Dustin Woods: What a beautiful modern industrial rental within walking distance to everything. Fabulous, Amazing, Wonderful, I could go on and on. The rental is within walking distance to anything you may need. I was there two nights, parked my vehicle in a parking garage about half a mile away (there is closer parking) and didn't use it a single time during my stay. The host is extremely quick to respond to any questions you may have. As a property manager myself with 60+ rentals in Western North Carolina I am 1 jealous I dont have this rental in my portfolio and 2 was beyond grateful that for once I was not the one on the management side of it and was able to relax in this stunning rental. Many thanks.
Laura Patidar: Cute vintage home, in a quiet area of St. Louis. Close enough to the attractions to go in less than 20 minutes but far enough to feel like your in a small city. It was perfect for my Husband, (newborn) Daughter, and I. We spent the week with my Mother (for mothers day) siteseeing in the city but could come back "home" in the evenings to a quiet house to relax and unwind. Will definitely book again if we are ever in St Louis.Thanks again to the Host for an enjoyable experience.

Arun Biswas: Very nice location in a working class neighborhood close to attractions and dining. The check-in and follow up from the manager was great and very responsive. This was a business stay and the proximity to downtown, universities and other attractions was great. The bungalow was quite clean and had a full kitchen with two large bedrooms. There was a full bath with tub, but it could use a makeover and was missing towel bars. Overall we had a great stay.

The review below was my original post I made in response to the last management! They use an online portal that allows you to pay rent & submit important documents! They also use an online for you to submit maintenance request & they respond within the same day and sends someone out the same week! So far being under new management I now recommend renting through STL Leasing Co, they’re very helpful!Original review from early 2023:This company is very unprofessional! Their entire leasing & rental process is virtual and you will never meet your property manager or landlord in person. They also NEVER answer the phone so don’t bother calling! Their “office” is simply a P.O. Box so you’ll truly never meet anyone in person to speak with! The only time you’ll hear from them is via email when they raise your rent, need you to sign a contract or reply to a property maintenance request hours later!WOULD NOT RECOMMEND! 100%

Anyia Powell: The house was not properly cleaned when I moved in. Cleaners came days later. I have sewage back up issues from day one. Text the emergency maintenance line for days with no response so there was fecal matter in my basement for weeks. Only to find out weeks later that it was mold in the basement since I moved in. It's hard to connect with management. Alone with other safety hazards in the basement like plugs hanging out of walls and that sort of thing with my toddler. Avoid the headache: a lot of this could've been avoided if the property was properly inspected before move in but certain areas don't require inspections and renters aren't aware of this. Be careful and take a trained eye with you when you view their properties. Everything that looks good isn't. My issues have been getting resolved but it's been a headache since day 1 especially with a toddler . This shouldn't be a issue from day 1. The houses are not "move in" ready as advertised. The maintenance staff and vendors are great. It's just a lot of issues that should've been handled before I moved in so somebody is not doing what their supposed to do when it comes to deeming a property move in ready.

Abby Mannisi: I lived in a unit managed by Kingsland for 4 years and was finally able to move out in April 2023. When I originally moved in, a different company managed the unit and were always very responsive and helpful; once Kingsland took over, things were much different.We had an issue where deteriorating tuckpointing was letting water in to the apartment, damaging the plaster. The plaster detached from the wall, and bubbled out. I notified Kingsland multiple times of the situation and they neglected to rectify the issue until it resulted in over half of the plaster in my living room crashing down. Even still they refused to address the issue. I had to involve the city inspector, who demanded they fix it, and after months and months of stalling and trying to talk me out of having it fixed, they finally-- only after the city threatened to take away their landlord license-- fixed the issue. All throughout the ordeal, the office workers, especially Mechelle, were VERY RUDE and completely unsympathetic to the fact that my home was in a state of disrepair.This is just one of many negative experiences I've had with this company: pest problems that they refused to deal with, sewage backups, leaving our lawn un-mowed for months, issues with HVAC equipment not working properly, the list goes on.From my experience, Kingsland will be very kind and helpful when they stand to make money from the interaction, but as soon as you need them to fulfill their duty as a landlord, they will do anything they can to shirk their legal obligation to provide a safe, habitable dwelling. I would not recommend this company to anyone- If I could give 0 stars I would.

I can understand 3 to 7 years.. but forever? This is such a defiance of what the law actually states is supposed to be...
ygn: A warning to potential clients: Robert is an absolute nightmare to work with. In my years of working with him, he has: lied; been unprofessional, disorganized and disrespectful. These things were brought to his attention and perhaps because I am a minority, he was unapologetic and dismissive. I brought these concerns to the owner’s attention, multiple times via multiple mediums but he simply could not be bothered to care as he was utterly unresponsive. I would not recommend anyone engage with this company, especially any minority.

Magic I tell you.Highly recommend Gina, she’s a star.

Micah: I just started living in this really nice house in Soulard and I can't tell you what a relief it is to have a rental management company respond to every issue I've had as quickly as they have. I've had a few normal issues that sometimes come up when you move in a place like the toilet not flushing correctly or AC isn't working which, in both these cases I texted the property manager Laurie Blackhurst and there were guys out at my house fixing it same day. I mean, can't get any better than that. I also had a leak, which Lauri had mentioned when I was looking at the place, assured me that whatever the case it would be fixed quickly, which honestly I did not expect, but she wasn't sure what was up with it. She mentioned that it was going to be painted because you could see where it leaked. When I moved in it was painted but I noticed water on the kitchen floor. I texted Lauri to let her know and showed her how the leak was coming from a gutter issue. It happened to be pouring rain the day I moved in. The gutter guy was here next day, I showed him the video I had of all the rain water looking like a water fall coming off my roof directly under where it's leaking into my kitchen and also the newly created baby lake at the base of the house that I think was also related to the bit of water in my basement: it was seeping in I think. The roofer that fixed the leak was a very likable character and had it fixed so quickly because I went out to see how it was going and he was already gone. He texted after letting me know it should be fixed and texted again later when it rained again to see if it actually fixed it which it did. I know it's fixed because it has rained since and it's no longer leaking into my kitchen or into my basement. The response and people from this company are extremely impressive and I am not an easy person to please. Gotta give these guys 5 stars. I highly recommend them to anyone.

He helps weigh in on potential tenants during the application process, updates to the rental that will add value and is very clear with the tenants on my expectations. We also appreciated that West End Management's fees are competitive relative to other companies, which allowed us to offer the home at a reasonably affordable price to the renters. The West End team uploads all transactions to a user-friendly online portal for us, where we can download monthly reports. Their team also sent us letters and greetings in the mail, which show professionalism and care to their customers. Highly recommended!

Suzanne Renard: We feel at home in our little apartment at 4161 Magnolia. The wood floors give a rich feel to the space. It's a pleasure to cook in the kitchen with the original deep enamel sink and big pantry, with the back door open to the trees and the sounds of birds. It's amazingly quiet for being right in the heart of a big city. The maintenance staff is very responsive, efficient, and professional. We got lots of support on moving day--a warm welcome and information on the details of life in this beautiful building, from use of the laundry room, to enjoyment of the serene garden area. Architecture like this cannot be found in many cities. There were so many thoughtful touches from cold drinks in the fridge, to breakfast foods, to snacks and candy, and a wonderful selection of teas. Our daughter LOVES tea and she was quite impressed with the selection. Everything was so cozy and inviting from the moment we stepped in the door. There was a lovely collection of books, movies, games, large TV and very comfortable furniture and beds. Even the fold out couch was extremely comfortable. We loved all the beautiful windows and stained glass accents. The kitchen was small, but mighty. I don't think we have ever stayed somewhere with such a well appointed kitchen. It has everything we could need and some fun snacks and coffee and such. The neighborhood was wonderful. It was located across from a large beautiful park. We enjoyed poking around the farmer's market at the park on Saturday. It was also just around the corner from the botanical gardens.

The space is furnished with charm and unique touches that provide cozy comfort. As a courtesy, thoughtful amenities of sweet and salty snacks, along with eggs, bagels, butter, cream and coffee had all been provided! The bedroom's queen mattress and bedding were super comfortable. I also really appreciated the closet storage, luggage racks, and empty dresser drawers for staying organized. The bathroom was bright and outfitted with ample towels and toiletries for my five night stay. Anna's Retreat is nestled in the midst of a lovely neighborhood setting with great walk-ability, with a local eatery and coffee shop right next door. My hosts were very communicative and attentive to my comfort. The self check-in process was a breeze, and the new digital key system is a nice upgrade. I highly recommend Anna's Retreat as the perfect combination of convenience and cozy!
Mark Parmenter: SF Shannon is the most responsive and personal rental agency we have worked with. We have stayed in Ullrich Suite several times and one other apartment in the same building. The extra special treatment is always a real treat.

The full apartment feel with living room, full kitchen, and bedroom made things feel great.All of the amenities were appreciated. The fridge items and snacks were a nice addition. Of particular note was the fresh whole bean coffee with both a normal coffee maker and a French press. And I can't leave out the high quality chocolate bar!The Roku device is a particularly nice touch as streaming from mobile devices was very effective. It also meant we did not have to sign in to the local device with our personal accounts.It is a pleasant and safe feeling neighborhood close to public transit, which we used to attend a baseball game and visit the Gateway Arch.The hosts were very quick and helpful via the App with questions on things like transportation recommendations. Overall this was a awesome stay.

Frontier Property Management: what do users think?
Samantha Richardson: Unprofessional and impersonal. The system is automated and lacks information. When attempting to reach a person, i was forwarded to a voicemail only. I took off work to view the rental and 5 minutes made the difference on someone showing up to my viewing despite my being 10 minutes early. The staff doesn’t care if you want to see anything or not because the city is filled with people looking for homes. If you’re looking for a company who cares, this is not it.
Meena H: Lived at a Columbia, MO property for a year. The place was ok. In average repair, one closet was a bit moldy and air didn't circulate well. The A/C required an extension cord to function which seemed dangerous. Maintenance was actually good! There were various animal issues like people not following leash laws and leaving poop everywhere, a feral cat colony, and neglected dogs. I witnessed two dog fights by my building that resulted in injuries to people and dogs which was stressful and made me hesitant to walk my animals. Neither landlord or CPD would do anything about it.I was denied the ability to foster animals with Second Chance even though pets were allowed which was confusing, and my lease was non-renewed after one year which was very inconvenient. Both of those decisions came to us without explanation and I have to wonder if it had anything to do with disability discrimination.

Mallorie Morgan: Moved me in a unit with severe water damage and mold and the unit was never freshly painted or cleaned. It was filthy when I moved in. Triple check everything before you give them any money! They tried to only give me $915 of $2,830 refund which was half of my deposit leaving them with my other half of deposit and first month rent. The bank got all my money back because I wasn’t in the unit a week and I was unable to live there with the black mold! Then they tried blaming the upstairs neighbor for the damages but they’ve only been moved in for a month. Do not rent with these people!!!

Ivy Meyers: Consumer beware! The people who run this company are the worst! This company bought out another management company halfway through my son's lease, and that's when the problems started. They wouldn't come out for maintenance, so we paid out of pocket for repairs. After my son moved out they sent us a bill for $1,000 to "fix" things that were already broken and in bad condition when he moved in. We disputed the charges & they said the previous rental company didn't have any records of move-in condition. They refused to show me any proof that the damages were made by him, but we provided photos we took of the carpet, the appliances, broken blinds, etc. on the day my son moved in showing that what they charged for was already there. When we proved to them the damages were not our responsibility the woman became very hateful and threatened to turn us into collections. DO NOT RENT FROM THESE PEOPLE! After reading reviews of them I see that they do this to almost everyone (except for their friends & spam bots who gave them 5 star reviews...).
Jonathon Stewart: From wentzville. Unfortunately my fiancé and I have been stuck here for the past 2 1/2 years. I have lived in many places and this is by far the worst company I have rented from. We asked for weather stripping when we first moved in and we were told it would be faster to just put it in ourselves. The owner cuts the grass himself and does no weed eating at all. If I wouldn’t have asked multiple times the grass in my backyard would have been 7 inches long all winter. Now I’ve asked multiple times to fix my light in my kitchen. Its literally not working at all, they were supposed to show up Thursday but I sat and waited for nothing, no call, no text, no email. Now it’s been dark in my kitchen for a week so when it’s dark I cannot cook or clean my kitchen. Overall very dissatisfied with the service from this company and its maintenance. I can’t wait to move out of here.

It took days to hear back from emails I sent.Then the responses were not helpful or an answer to my questions. Not consistent communication, no explanation or apology for taking multiple days to get back to a potential tenant. The company seems very disorganized. The person managing my application seemed incompetent or maybe just too busy. Very concerning that if I was a tenant, I would not get concerns or repairs managed in a timely manner. I would not recommend this company.

From finding my gorgeously bright apartment to fixing any and all of my issues quickly, I’m 100% pleased. Their application process was safe and easy - the fee was only around thirty dollars which was a huge relief! Definitely recommend.
Emily Dustman: Heritage Properties charged me $45 for an application fee and claims to have run a credit report/background check, though they never did. I was denied an apartment rental, but was not provided any reason outside of “other applications were received.” I was not provided with a formal adverse action letter until I followed up with them stating that I would be contacting my lawyer. They also use an application submission app called AppFolio that is well documented to be a scam on the Better Business Bureau website. I would not recommend renting through Heritage Properties for the above reasons, among others.

Maggie Lalor: Poor communication & bad record keepingWould not consider for my investment properties - don't respond to questions in emails, don't respond to voicemails, apparently don't take good notes when on boarding a property with known tenant problem. Lots of problems like inaccurate information in landlord portal, losing security deposits, leases that contradict property management agreement. Cost thousands of dollars in delays due to "not knowing" about what had already been tried to work with a problem tenant, which they had been told about both at the in person meeting as well as follow up on site appointment.
