The review below was my original post I made in response to the last management! They use an online portal that allows you to pay rent & submit important documents! They also use an online for you to submit maintenance request & they respond within the same day and sends someone out the same week! So far being under new management I now recommend renting through STL Leasing Co, they’re very helpful!Original review from early 2023:This company is very unprofessional! Their entire leasing & rental process is virtual and you will never meet your property manager or landlord in person. They also NEVER answer the phone so don’t bother calling! Their “office” is simply a P.O. Box so you’ll truly never meet anyone in person to speak with! The only time you’ll hear from them is via email when they raise your rent, need you to sign a contract or reply to a property maintenance request hours later!WOULD NOT RECOMMEND! 100%

Anyia Powell: The house was not properly cleaned when I moved in. Cleaners came days later. I have sewage back up issues from day one. Text the emergency maintenance line for days with no response so there was fecal matter in my basement for weeks. Only to find out weeks later that it was mold in the basement since I moved in. It's hard to connect with management. Alone with other safety hazards in the basement like plugs hanging out of walls and that sort of thing with my toddler. Avoid the headache: a lot of this could've been avoided if the property was properly inspected before move in but certain areas don't require inspections and renters aren't aware of this. Be careful and take a trained eye with you when you view their properties. Everything that looks good isn't. My issues have been getting resolved but it's been a headache since day 1 especially with a toddler . This shouldn't be a issue from day 1. The houses are not "move in" ready as advertised. The maintenance staff and vendors are great. It's just a lot of issues that should've been handled before I moved in so somebody is not doing what their supposed to do when it comes to deeming a property move in ready.

Derek Brennan: I really appreciate how Heritage has handled the COVID-19 crisis and took extra effort to connect tenants to rent relief programs and work with them through times of hardship. It shows how much they care about their residents and the larger St. Louis community.
Maggie: I was interested in an apartment managed by Heritage. This company has very poor customer service. I left multiple phone messages, no one ever called me back. It took days to hear back from emails I sent.Then the responses were not helpful or an answer to my questions. Not consistent communication, no explanation or apology for taking multiple days to get back to a potential tenant. The company seems very disorganized. The person managing my application seemed incompetent or maybe just too busy. Very concerning that if I was a tenant, I would not get concerns or repairs managed in a timely manner. I would not recommend this company.

From finding my gorgeously bright apartment to fixing any and all of my issues quickly, I’m 100% pleased. Their application process was safe and easy - the fee was only around thirty dollars which was a huge relief! Definitely recommend.
Emily Dustman: Heritage Properties charged me $45 for an application fee and claims to have run a credit report/background check, though they never did. I was denied an apartment rental, but was not provided any reason outside of “other applications were received.” I was not provided with a formal adverse action letter until I followed up with them stating that I would be contacting my lawyer. They also use an application submission app called AppFolio that is well documented to be a scam on the Better Business Bureau website. I would not recommend renting through Heritage Properties for the above reasons, among others.

Maggie Lalor: Poor communication & bad record keepingWould not consider for my investment properties - don't respond to questions in emails, don't respond to voicemails, apparently don't take good notes when on boarding a property with known tenant problem. Lots of problems like inaccurate information in landlord portal, losing security deposits, leases that contradict property management agreement. Cost thousands of dollars in delays due to "not knowing" about what had already been tried to work with a problem tenant, which they had been told about both at the in person meeting as well as follow up on site appointment.

Tina Lee: I lived here for about a year and a half and Nick, the property manager is awful, he's cheap, doesn't have his staff come fix things on time, and over charges people for maintenance ON NASH PROPERTIES utilities which should be THE OWNERS ISSUE. He also doesn't care about the condition of the units in the building and all together is just robbing people blind. THIS IS A TERRIBLE PLACE TO LIVE.there's also trash ALWAYS OVERFLOWING the dumpster because he's too cheap to get more than 1 small trash can, for 40+ UNITS. Leaving people to keep their trash inside and causing terrible pest issues INCLUDING COCKROACHES.

I was moving in from out of state, and he helped me with every step of the process, and answered to the best of his abilities any questions I had prior to moving in.My issue is with the way the apartment was handed off to me, and is why I didn't give 5 stars. Overall, great apartment, however a number of things were left very dirty with some awful stains that I can't remove. Additionally, there are little issues here and there, and one of them caused my to lose my cat for 24 hours as she was able to climb into the drainage system of the apartment, and I was told nothing could be done about that. Thankfully, cat was safe, and now that she's comfortable in the apartment, it's not a problem.Overall, good experience, great price point (especially in this hell market), and an overall above average apartment. It's in better shape than any other apartment I've lived in, even the "Luxury Apartment" that I used to live in.

Ron Baker: The entire application process to the move-in process with Nash Properties has been very straightforward and simple and I couldn't be more grateful for the experience I've had with them so far. Nick has been more than helpful. I found a really cute and comfortable studio in Tower Grove that I fell in love with immediately and was the first apartment I saw on my search. Nick was very responsive during the whole process and was even nice enough to work with me through some hiccups and special requests. It's only day 2 in my space but I love it and I am so glad that I contact Nash Properties.
J M: An apartment showed available on the Nash Properties LLC website. After an inquiry email, my son was further led to believe that an apartment was available. He completed the online application and paid the $50 fee. His dad completed the co-sign application and paid the $35 fee. Both applications were submitted within two days after viewing and sending the inquiry email that my son was notified the apartment was no longer available. The apartment still showed available on the Nash Properties LLC web site. I have to wonder, was this a type of fraud? Regardless, I would not recommend this company. Stay away!

Fields: We've only moved in and lived in the Gravois building for one month now, but honestly in such a short time it really does feel like much more than an apartment and more of a home, the building is in very good condition the common areas are kept clean our unit had brand new stove and refrigerator and new flooring, (painters splashed some drops of paint here and there but not a big deal, cleaned up easily!) We were amazed at how quiet this building is, the neighbors are friendly but not intrusive, there's enough off street parking in the lot, which was my only concern before choosing this property. It's so convenient to restaurants in the area there is an Aldi and Schnucks grocery and a Walgreens as well as CVS close by in addition to more pizza places to suit anyone's taste! It's been more than 20 years since I've lived in an apartment, but as private and well maintained as this property is, I'm in no hurry to return to home ownership anytime soon! Only issue we've encountered is when Tennant had moved out they left a couch and love seat out next to the dumpster which makes backing into a parking spot across from them a challenge after dark, I'm sure they'll be removed and disposed of soon. We're so glad we chose this property, Nick at Nash properties has been incredibly helpful in assisting me with the online aspect from the lease to the autopay system for rent payments, so nice not to send a check or pay in person! A huge plus is how the building itself is so secure and only acessed with a security code and keypad on ALL doors! I'm really looking forward to being a resident here for quite awhile!
Curran Oriley: They will charge you $50 for a washer/ dryer 2 in one that breaks down every two months then charge you a “buy out fee” of $50 for the next four months (that you won’t even have it) plus a $45 service fee to repair their broken machine all while you are paying to use the actual washer and dryers in the basement too. They just want people to sign the lease and pay for their cheap machine and then charge you when their cheap products are not working and need to be removed or replaced. If you decide you o move here DO NOT waste your money on the in unit washer/dryer. You will end up paying to wash your clothes somewhere else anyway. Also to respond to your response I have questions that I would like to be public so others can see your logic as well. As to us “already taking care of this issue”. It has not been taken care of. It has been fixed by the mechanic For Free but if I want it removed it’ll cost $45 to fix it? And my request was to have it removed because I would rather pay another bill during this pandemic instead of paying for the convenience of not walking downstairs. But instead you are wanting to charge me $200 to cover the next four months when I know for a fact you would just put it in the next residents location and get paid the $50 per month those four months as well meaning you would be making $400 on this one washer/dryer in four months even though I have only had this since the end of September before it broke. And if your logic is that it’s expensive to connect and disconnect it does that mean that next time it breaks I can report it but not get it fixed so I don’t get charged? I just want it removed. And until it is removed WITHOUT the ridiculous $200 fee his rating will continue to be here. Disabled Veterans should not be treated like this. Especially during a pandemic.

John: My wife and I moved into to Water Tower apartments on Russell Blvd about 3 years ago. We've been very satisfied. Mostly young couples live here. Many are students or employees of Washington University or Saint Louis University. We've never had a problem with noise. We get along very well with all our neighbors. We love being close to Water Tower Park which is a great place for evening walks. Our dog loves it too. The neighborhood around the apartments is adjacent to the quiet stately mansions of Compton Heights, which is another great place for evening walks.The grounds and outside of the buildings are nicely kept. The doors and inside hallways and basement are regularly cleaned. There is never a litter problem. These apartments are non-smoking! Which is critical for us because of my wife's asthma. We have a fairly good size locked storage area and access to coin-operated washers and dryers in the basement. Security-wise, each building is locked with a keypad. The parking lot is gated. My only complaint is the front gate which tenets will often leave propped open. I wish management would come up with a better way to secure it.We have had only a few maintenance issues: air conditioning unit, garbage disposer, and microwave. But Nash has always been very responsive to maintenance requests.One thing of note, these buildings are not handicap accessible and are unsuitable for elderly tenets or anyone having difficulty managing steps

It is an aging building, so it can cost a little more to heat and cool via electricity bill, but all in all a greatly maintained and perfect location home.
