blake bullock: This wonderful place has been my home for the past 4 years. Everyone from the maintenance team to the leasing office is so prompt in response time/requests they have really set the bar high for my future home. Sierra, the property manager, is the absolute best!!I will miss 45 Madison, esp the amazing gym and pool amenities and mostly the awesome people who have made my time here so enjoyable :)

The maintenance team is available all the time with 24 hour resolution, and the heated garage is a game changer. Would absolutely recommend and can see myself here for a while!UPDATE: This would've been my 4th Christmas in the same apartment & I still love living here. The pool during the summer is life changing, it's walkable to the Plaza & Westport. I'm only leaving because I'm moving away & I'm so sad to leave this fabulous spot. DONT EVEN QUESTION IT, MOVE HERE.

Katie: I've lived here for about 9 months now and really liked my time here. The complex is really well managed and Sierra goes above and beyond to make sure things are taken care of to the best of her ability and the communication is really great here.When I've had maintenance needs they've always been fixed quickly. On top of that the walls are pretty well insulated so when my neighbors throw parties, I really can't hear it from inside my bedroom.Just a heads up, be wary of the parking in the area. My car was vandalized the one time I parked it in guest parking for a couple of nights. These things happen and it's not managements fault, it's just a reality of Westport. If you're on the fence about the parking garage, it is so worth it!

The staff has always been so helpful to any needs I have had, and maintenance issues have always been resolved quickly and satisfactorily. The location is great - walking distance from the Plaza, and just a short drive to everything downtown has to offer. I took a job back in my home state, but will always fondly remember my time at 45 Madison.P.S. if you can snag a unit with a west-facing balcony, the sunsets are dreamy.

She was kind, professional and helped minimize the stress during the moving process. Upon moving in, there were some home cleaning products and wine on the kitchen counter, which was such a wonderful surprise.After moving in, there were several things around the apartment that needed to be fixed. Each time I let Sierra know about the various issues, she helped get the maintenance team on it right away. Every issue was resolved within 24 hours.The entire staff at 45 Madison Apartment is incredible and I would highly recommend this place to all my friends and family.

Isr o: stay away from this apartment the property manager is very rude I was with my child and my infant was crying non stop I told her if she can answer me a single question and she told me I have to wait and I told her the baby is hungry and i came from work and my baby was at daycare and she doesn’t care about people even if infant is crying she doesn’t care she will make you wait for hours just to answer a single question
Rosy: I live here at Kinsely forest almost 3 years and I never had any problems with the previous management but the new management isn’t considerate at all I always pay rent on time but this was the first month that I faced problems with my payment that didn’t go through when I pay on time and they couldn’t sympathize with the fact that I been paying on time every month and they make me pay $200 extra late fees just for being 2 days late that I didn’t expect things to go that way I did ask for discount but the property manager just made fun of me. They will make you pay $200 and above for being late for only 1 to 2 days depending on how much your rent is you will pay 15% of your rent which is very expensive compared to other properties which is at most 5% for late fees. The property manager cares about the money more than the people. Please be careful when moving to this property
Clare Saragnese: I spent a few hours today driving all around the Northland looking at apartments, which looked beautiful online but turned out to all be duds, and decided to call the leasing office on a whim to see if they had any availability for a tour today. I spoke with Z'Mariah who informed me that she was booked all day, but could happily squeeze me in between appointments. Once I arrived at the leasing office, she took the time to sit down with me and explain all of the pricing, amenities, and the application process in great detail. Even though I'm sure she was stressed and super busy, she still made the time to be kind and answer all of my questions. I decided to fill out an application on the spot because of her. Thank you again, Z'Mariah!

I can’t wait to move out here, how the bill goes up and up everyday? New management ( Sherman ) is terrible and the lady who is manager is rude and can’t figure out anything.

This is my 2nd year so I am familiar with both property management companies, and I prefer Sherman, the newest ownership team. They are addressing concerns that went unaddressed with the previous management: pool security, package security, installing speed bumps, painting the fire lanes, etc. The lobby, the gym, the outside area and the pool are much better looking and maintained; the landscaping is beautiful. I’m confident things will continue to get better under Crystal Vaca’s expert leadership. Brandon is easy to work with, knowledgeable and friendly. Z’Mariah is amazing! I could write another paragraph about her level of professionalism, charisma and attention to detail.As someone who has worked in hotel management, I assume some of these negative reviews have been in bad faith. Sherman runs a tight ship, and if you prefer that to a loose atmosphere where anyone can swim, anyone can park wherever, and cars speeding in the parking lot, then maybe you would like the previous management, but not me. It’s a peaceful, luxurious, well designed property, and I find it being managed extremely well.

Kinsey Ackerman: I would first like to note - pay attention to the most recent reviews if you’re interested in renting here - they are far more reflective of the current state of the property management. As well as if they were actual tenants.We moved into Kinsley Forest in 2021, and had a great relationship with the prior management team. They were responsive, kept the grounds and buildings clean, and solved problems quickly. We had an excellent experience until Sherman took over (they are the current management). We had issues with billing, incomplete maintenance requests, very poor communication from the office, overflow of trash and recycling into the street, etc.Communication with their management was like pulling teeth. It seemed we would have to call two or three times to get things resolved or most times, had to go up to the office in person. There were major discrepancies in communication from the various employees to the point that we had to start documenting our correspondence with their office. I would suggest doing this.We moved out two months ago, and still have not received our security deposit back. After calling, we were told they had to “resend” our check. Most communication will be like this from them - if you don’t follow up excessively, the issue will not be taken care of.Update: we finally received our deposit back.We do not recommend this property.
Travel Train Transform: I moved in here in February and I’m already ready to vacant the premises! Maintenance barely responds to work orders, the staff isn’t too helpful trying to resolve any sort of issues, and what type of “modern” apt complex doesn’t have any sort of parcel pending service? People work past bankers hours… The Admin fees, application fees, and all the other starter fees are ridiculous PRICED. I lived in some crummy areas in the KC metro areas this is by far THE WORSE. Not worth the base of $1200 per month for rent for a one bedroom without anything extra. I would give this a half star review if I could and NOT recommend anyone to move hereAlso I’d HIGHLY recommend documenting your conversations with this apartment complex as well! I had to wait nearly TWO months on waiting upon my security deposit where all they could say is “oh well we will try and resend it.” The check came but was not for the amount it was supposed to be! I called and they claimed they didn’t show in their memos I spoke with someone paying rent a day later upon move out! HIGHLY FRUSTRATING! Do not move here at all! I lived at better places than this in South KC!Management is not up to par whatsoever!

Brandon was the Agent that helped me and did a great job I really felt like home and the place I want to live with my kids.

Winston Jarquin: My wife and I moved here in February 2021 and it was great while north point was managing it. Thank goodness our lease ends in a month. They charge you a fee to put your bill together and then another fee to pay it!(The fees total out to about $1 and change but it’s the principle of the whole thing) Ridiculous! Also, the internet payment is mandatory whether you have internet or not! I’ve had mine deactivated for 2 months and I’m still paying them an extra $55/month. We were so ready to get out of there that we actually moved out and are paying the remainder of our lease and a new lease because we couldn’t stand the new management.

Management as great as ever, etc.Bad: To begin with, there was recently an altercation down the hall from me...- 2 guys got into a fight and wouldn't stop yelling at each other at 1:20 in the morning. I couldn't sleep. I didn't feel safe one bit.- BEWARE: FedEx service @ Kinsley Forest is the worst. I've lost expensive items due to FedEx's lack of responsibility and their laziness. There are quite a few of their delivery drivers who leave the packages outside of the apartment buildings (NOT THE OFFICE) and that gives others a chance to steal as they please.---------------------------------------------------------------------Are you looking for "luxury" in your personal space/apartment unit and nothing else? If so, this is where you belong!All I could say for this place is that the apartment units themselves are the "luxury". They're very spacious apartments, appliances are modern closets are large. Love the gym as well as the quick responding maintenance. I've never had issues with management, they are super kind.There are however a few downsides......Our first four months at this place were awful because my neighbor blasted music at some odd times (midnight until 2 or 3am, and then also super early in the morning). So the walls are thin and we had the most trouble sleeping, even after talking with him a few times about turning down the music.Walking through the hallway is sometimes rough because there is someone who smokes weed religiously and it makes the place smell awful. It's not the easiest to find parking as there are a lot of tenants.Ground floor apartments are not the best: obviously neighbors upstairs who stomp but that's not the issue... Do not get a unit by the AC or with ground floor access from the outside deck. You will not be able to sleep as the AC are obnoxiously loud. The apartment should allow discounts on rent due to such placement of AC units. It was not designed appropriately.Lastly, I woke up to puke and a red solo up at my outside door (ground floor "balcony"). There is easy access behind the apartment buildings and who knows who roams back there when no one is looking, definitely not management as there are no security cameras, etc.
Aleigha Harris: I have lived in Kinsley Forest apt for a year and half (just resigned my lease 1 month before the new management took over) and never had complaints when it was owned by North Pointe, as they were superior! The new management team, Sherman, is disappointing.I went to the office to check on a package that said it was delivered to the office. When I arrived, they said I could walk back in the package room to retrieve my package (package room door is locked so you have to walk through the office behind the consultants) and it was not there so I asked one of the leasing consultants for help. As we are trying to figure this out, the leasing consultant (did not get his name) told me that they had to lock the doors because people were stealing packages that were not theirs. But wait...you JUST allowed me to walk in and grab my package without checking to see if it was even mine? I could have grabbed anything and walked out. Doesn't that defeat the purpose of you "securing" the package room? As I am telling the leasing consultant that they need to have something better in place, his argumentative response was, "we are not babysitters" and "we are too busy to manage who picks up their packages".As a leasing consultant myself who manages 38+ properties in the midtown area, we can somehow manage to check everyones ID's, sign paperwork AND hand them their package while delivering superior service to 3,000+ residents. I would NEVER speak to my residents the way I was spoken to. I am not happy with the new management team. The manager did come out of his office and tried to redeem his poorly trained leasing consultant but damage was already done. I would suggest training your staff as I had ZERO complaints when it was owned by Northpointe.

Northpointe staff was OUTSTANDING - not only in their competence but they had the correct number of staff to manage this complex. They would actually solicit advise and implement the suggestions! Maintenance in particular was terrific. It’s a big shame that there is a new property management company that also now owns the property that doesn’t hold a candle to the previous management company. I feel sorry for the tenants - Sherman appears to be getting their ROI from cost cutting and rent increases.The units themselves are far from luxury. Just because you throw crown molding in the living room doesn’t make it luxury. I’ve lived in apartments nearly my entire life and it’s like they went out of their way to make these completely devoid of any sound proofing. No gypsum sound board, no concrete barriers (standard building code for multi family dwellings) means that I heard every conversation and bathroom visit of every unit around mine. Still, when I lived here the rent was cheap enough to put up with it, now not so much.The surrounding area is pretty boring but there was a charm to coming home to a complex that was secluded in a quiet part of town. If Northpointe still managed it I would still recommend living here but you will have to vet out the new management company and go with your gut (if you are ok with no sound proofing).

Jordan “JG” Gallant: The Power & Light Apartments are great & have nice amenities. Most importantly, their security is top of the line, mainly for one reason… & his name is Ralph. Ralph is tactical & always has the place secured. He keeps his head on a swivel & stays focused, unlike other security guards we’ve seen at other apartment buildings where they do nothing! You can ask any resident at Power & Light & they will tell you Ralph is good at his job & I agree!
Adnan Islam: This place is awesome to live. The staff is easy to contact and very helpful. The location and amenities are great. What made it for us was that the inside of the apartments is nicer compared to other similar complexes nearby.
Kenna Alber: Please note the website is miss leading. There is no hot tub. It was filled in with cement. The pool is broken a lot and often leaks into the garage so make sure to not have parking under the pool. Also the north building has fire alarms go off numerous times a month in the middle of the night due to glitching. Lastly the elevators in the main building are EXTREMELY unreliable and break down often. I personally have been stuck in them twice and once the elevator slipped down a few floors when it stopped. If you have a pet this building won’t be for you. You never know how long it could be just to get your dog outside. I highly recommend looking elsewhere. Worst apartment living experience ever. After the elevators broke due to the people working not knowing how to shut the emergency water off and causing the building to flood and have long term issues that have been short termed fix but caused long term issues for the building and the shortcuts cause daily issues for residents.
Sarah Sipple: We're so happy to be here. Nowhere else has felt more like home! The staff is responsive and helpful (though rarely ever needed), the community is quiet, and the amenities are fabulous! The location is one of the best features, too- a very short walk to a grocery store, the streetcar, restaurants, movie theater, and more. It feels like luxury, but at a similar price point as other downtown spots with less to offer.

I felt extremely unsafe there with this security guard and he even laid hands on a friend of mine. When I told the apartment about this they said they were aware of this and other complaints about this security guard. I live in another apartment complex run by the same parent company and I have zero complaints. I thought moving to Power & Light would be the same but it was an absolute nightmare.
kevinmaster5000: Most google reviews are due to building management asking you to review as soon as you move in, thus overall positive. Building has both structural and management issues, making it overpriced because same service is provided at lower tier buildings.

There are a few things that could be better addressed such as the unfixable leak from the pool, or the smell in the Bridge hallway from time to time that comes from the carpet, or the trash pickup inconsistencies. These are things that should not be issues considering the amount one pays to live here. But those aside the building is wonderful and the staff is very friendly and kind.

I compared to the other luxurious apartments in KCMO and P&L Apartments offers way more: sq ft: pricing, personal garage pickup at your door, dog park, pool, hottub, sauna, pet of the month, varies events for residents monthly, media room, study room, and gym. Now that I have moved to Minneapolis, I miss the treatment from P&L Apartments. The apartments are very nice and well kept. I stayed in the north building on 6th floor. I had super tall ceilings, the place was ventilated appropriately. My neighbors were great. Honestly at times I felt like I lived in the apartment complex alone b/c I never heard a sole, the walls are thick. I referred a friend to this apartment complex, she lives in the tower building but she loves it too. In the Tower they usually have elevator issues but P&L Apartments are prompt to fix these issues. I did not really experience elevator issues in the North building. Overall I HIGHLY RECOMMEND if you plan on living downtown Kansas City, MO!

Every time we went somewhere, we kept comparing everything to Power & Light.The apartment has top of the line appliances and fixtures. The amenities are beautiful and elegant. The building has a "Gatsby" feel to it. The 31st floor beacon lounge you can reserve for baby showers, birthday parties, or just for whatever has the best views of the city.The location of the Power & Light apartments is perfect. One block for the grocery store and streetcar. Two blocks from KC Live where we have watched many Chiefs games.Katie and her staff are top notch. Lauren Worden: As with some of the previous reviews, I was also a victim of a crime while living here. I should’ve backed out of my lease when there was a crime involving a gun on the day I moved in. The management including the parent company are just concerned with making money. After my daughter was assaulted on the property, I was still responsible for paying the buyout fee associated with terminating my lease early. Also, it seems like the application process isn’t extensive enough to keep the community safe. There are multiple tenants that have no respect for their homes and the community around them. Tenants throw trash throughout the property and there’s no sense of urgency to clean it up. This property is a joke and not safe.

John Miller: DO NOT. I repeat, DO NOT sign a lease at Northland Passage. From the day we moved in the leasing office has been unresponsive & doesn’t answer the phone. You have to take time out of your day to go visit them. Kim is the most unprofessional “assistant manager” I have ever delt with. They will charge you for “damage” after you move out of the apartment but won’t provide quality pictures or Kim won’t give you the time of day. “This is your final bill” are her words every time I get inquisitive. After reading through these reviews, I now see why this apartment complex is rated so lowly.

Adam Hudson: Staff often seems upset when you want to speak with them. They often give the vibe that they are more important than you. Also, my window was broken by one of their maintenance staff members. They used duck tape to keep it from falling into my apartment. Ducktape held up my window for around 6 months. An intruder literally would have only needed to push the window hard to enter my apartment. I asked if I could be compensated for the condition of the window since it was possibly making my bill higher and they refused. These apartments are also overpriced in my opinion. The positives about the place are the scenery looks nice and it is very quiet.

Lizy Gamel: It's rare now days to find an apartment with a great leasing team, stellar maintenance staff, good location, and great layouts. This is one of them. Whenever enviable issues arise, they are taken care of quickly. On New Years Eve we had a major plumbing issue happen due to the cold, the guys stayed until it was complete around 6-6:30pm! I was so amazed and thankful. The leasing team answers the phones regularly, and they do their best to take care of every single question. The managers, Kim and Trisha are absolutely fantastic to work with. They truly care about the property and make sure they keep it a friendly and happy place. The worst thing is the valet trash missing trash occasionally. A year ago, you'd be lucky to get service once a week. It has improved so much (It is handled by a vendor so no fault of the complex). They do prep for snow extremely well, and early to prevent any issues. The one downfall is parking, it kinda stinks if you come home late at night, you'd have to park farther down, but if you have a reserved spot, no issues. We live near the back and were warned by others about car break ins, we have NEVER experienced anything like that. We will be staying here for the next few years.

Shanice Love: I will say i was terrified to move out of here after reading the reviews however the move out experience was not that bad. Definitely fees for moving out but nothing as excessive as i was thinking after the reviews.i can say the living experience here was not that bad however it could have been greater. I will say i loved the space of my apartment. The closets have the big mirrors as closet doors which was my favorite, two walk-in closets and two big garden tubs in both bathrooms. I dislike there’s no lighting in the apartment besides the dining room and kitchen area, however it was not a deal breaker for me.The overall location of the complex is great 8 mins from the airport, food, shopping everything you need in very close by. There’s not many amenities on the property 2 pools is nice but the second pool is bigger however in my experience there is no supervision. Kids jump the gate because there is a code however it makes you not want to utilize the pool due to the unsupervised kids and preteen crowds. However the pool located behind the office is nice just a little smaller and crowds quickly. The gym is nice especially the 24 hours but really no equipment definitely the bare minimum and older equipment.As for the apartment i do agree with the other reviews regarding the utility bills. I had a two bedroom apartment and one of my rooms did not cool during the summer and did not heat during the winter which caused my utility bill to climb. I called and was explained that it was due to the structure of the apartment and it is a compliant they hear frequently so nothing was done and i was left to deal with it. The insulation of the apartment is not the greatest in that room i found that the windows was not fully insulated and will include photos of you being able to see outside through the window of the room. In the winter time my back door freeze close and have ice on the inside of the apartment again i will include photos.My fridge was dripping water almost my entire lease time. I did request maintenance multiple times and they did what they could and said it would probably need to be replaced soon, however it was not replaced. So the bottom of the fridge would fill with water and so did the drawer located in the fridge. The freezer would build with a thick layer of ice due to the leakage. But i honestly was over dealing with the temporary fixes, so i stopped requesting.The dryer burned my fuzzy blankets and was told it was the heater core and was recommended to turned down the notch on the dryer settings so it would not get to hot and burn my clothes. The dryer probably should have been replaced but it was just very inconvenient trying to schedule for maintenance to come in when i work overnights and sleep during the day and even with special requests of please call prior to coming it was not done so a lot of issues i would just deal with or accommodate myself due to my schedule. So i would air dry my blankets and frequently check on my clothes in the dryer so that i did not lose any more items.As for the reviews of you car getting broke into that is true it has happened multiple times so definitely watch where you park especially on the side of the back buildings, and there is not anyone watching the property through the night like on site security. The mailbox was vandalized multiple times at one point i had to go to the post office to receive the mail and was not notified until i went to the mailbox to receive my mail but again was very inconvenient due to working 12 hours overnights and the usps not opening until 9 am. There was a camera added to the mailbox site so i am guessing there was an attempt to add extra security.The communication is not the greatest emails are not returned which can be an inconvenience especially if you are like me and work overnights. It was a good starting home but definitely not a place i would stay long term. The property has potential but just needs some TLC. You would think that with the rates of the apartments they would have a better budget for the community.
Thad Perkins: Currently in the process of moving to KCMO for a job. We fell in love with this place but clearly we didn’t do enough research. After reading the reviews I can confirm they do not answer the phone or return calls these last two weeks. We’ve tried reaching out in several methods including their social media accounts and we still have not heard back. I guess we’ll keep looking. What a shame. We were really impressed with how the complex look and the amenities. I guess it’s just a front. The place at least looks nice.

When I went to address the issue of my stolen car and broken window they laughed and said “we have no cameras there’s nothing we can do”
Lindsay Thompson: No matter how desperate you are or how good this place looks on the outside DON’T fall for it.Not enough words to describe the problems with this place but it’s all of the negative reviews & then some. The office is impossible to work with 1. Because they literally never answer the phones & 2. Kim (the lady “in charge” here) is incredibly rude & dismissive. Don’t bother trying to get answers from anyone else in the office about virtually anything because they don’t know, likely due to their high turnover rate & probably why they don’t even answer the phone. They will never admit they’re wrong & will extort as much money as they can from every last resident there. Was never late on rent & left the place in pristine condition (despite it being disgustingly filthy & not cleaned when I moved in) yet they assess unjustifiable & excessive fees that you’ll be stuck paying, go into collections, or have to get a lawyer for. Really not sure if it’s Hayman Company to blame or just this specific property but it’s so incredibly bad.
Christian Hauter: To begin, I was lied to and was told that tenants are not supposed to smoke inside the units. This is not a no-smoking community, but I was not aware that meant tenants are allowed to smoke all day (quite literally) inside. I live on the top floor, so the smell has traveled up. EVERYTHING I own smells like cigarettes. EVERYTHING. Clothes, furniture, bed, bags. When I brought the issue up to management, the offered solutions were for me to move to another unit (despite just having moved in) or to get a vent cleaning service (which did absolutely nothing). When I originally brought up the issue, I was told someone had walked my unit to see if anything could be done, and was told nothing could get rid of the cigarette smell. Then I was told no one had ever walked the unit and that the vent cleaning would help, so I have been lied to on multiple occasions. Very disappointed, as the unit itself is very nice. I saw myself living here for multiple years but have already put in my notice that I am leaving due to how I have been treated. This place has great potential but falls very, very short of it.
Jim McBrien Ed Papacena: We recently moved out of our apartment at Northland Passage in Kansas City, concluding a 13-month lease from 9/28/2021 to 10/27/2022.Very early in the lease period, we notified the office of problems at the kitchen sink regarding the cold tap putting out hot water, the garbage disposal holding water, the dishwasher holding water and producing rank odors. The biggest complaint was the exorbitant electricity bills of 300 dollars per month.These problems were addressed in very piece meal ways dragging out over months. We had contacted the office several times seeking definitive solutions. We called the electric company who were unable to help.Another issue that arose was the slowness of mailbox repairs due to vandalism. Residents of the complex had to go to the post office for months due to the apartment complexes inability or unwillingness to fix the mailboxes. We finally decided to purchase a post office box because it had taken months to be fixed.Finally in mid-June, the plumbers came in and corrected faulty plumbing, opening walls and ceilings in the kitchen. Suddenly, our electric bill went down by 65% to 75%. So our overpayment for electric lasted about 9 months, costing us more than $1800 due to the faulty plumbing in the apartment. I mentioned this to the property manager and it was ignored.There were numerous other items not mentioned in this review, trash left strewn about, paper thin walls, etc. Suffice it to say, we were not happy with the apartment complex. I believe that the office was fine, it was the corporate office in Michigan (which I called numerous times), that did not want to address issues that would cost money to repair.We had no choice but to move and we did. So our electric bill was in excess of $300/monthly at Northland Passage for a ground floor 1050 sq ft, and it is now about $70 monthly at my new home of over 1200 sq ft.We would definitely advise against renting from Northland Passage despite the well kept grounds.
Stuart Brewer: I've lived at this place for a while and my experience there has been great. The location is convenient and centrally located within range of the airport and downtown. The amenities are good and they have some good community events. The only thing I would suggest is maybe have a coin machine for the laundry room.The maintenance team has been very consistent with responding and taking care of any issues especially during sometimes when I've had maintenance issues during off hours. During those times maintenance has usually responded and arrived within less than an hour.The management has been good with reporting addressing any issues going on. They have been good with communication and having a "my door is always open" type policy when facing any issues they are handling.I would gladly recommend renting here!
Zach Peck: From day one this place failed to meet expectations.No one answers phones and if you show up in person you get the run around. Staff is not on the same page, multiple times I would get different answers to the same questions.Pool was closed more often then not. Slow to complete maintenance requests, if at all. They would give you time periods that they would be entering your apartment doing preventivemaintenance or whatever else and sometimes not even show, which is especially frustrating when you have animals and you have to lock them up. After I moved out they sent me to collections for some damages, never tried to call me, email me, or even send a letter, just straight to collections. I tried calling them and leaving messages to find out why I owed money and they wouldn't even answer/return my calls.In short I would never recommend anyone live here.Update: I called just as the bellow comment recommended and no surprise, no answer and after leaving a voice mail no call back either.
Adam Christian: Absurd leasing payment arrangements and communication. Leasing can prorate your first month's rent, but can't prorate last month's rent through the payment portal for some unknown reason with the "system". They sure can hit you with penalties and add to your overall costs through the portal though. If someone had told me stopping my electric utility service when I left the apartment to start service at my new house would result in fees, then I wouldn't have done it in the first place. 60 days notice to vacate is required here, which basically guarantees they squeeze every nickel from your wallet as you search for and invest more money in a new place to live. I gave my notice to vacate months ago and my new forwarding address with it once I found a new place, but it "wasn't on file" when I called to inquire why I was being charged a full last month's rent. Apparently, this is a many years long problem with this outfit and I highly recommend you avoid living here because of it. A point more about nickel and dining your wallet: I lived here before they had "valet trash service" and you cannot opt out of that $30 fee even if you wanted to. The service oftentimes wouldn't pick up trash, or left it on the curb overnight, and wouldn't take unbagged trash like boxes -- boxes! If you want to set your money on fire and talk to a brick wall, by all means move here.
Alex Bisconti: HAVE LIVED HERE AROUND 2 YEARS NOW. HAVE HAD MASSIVE ISSUES WITH BROWN RECLUSES. HAVE TOLD THEM ABOUT IT MULTIPLE TIMES AND THEY HAVE SENT PEOPLE OUT TO "HANDLE" THEM BUT THEY COME BACK A FEW DAYS LATER. AT THIS POINT I HAVE NO IDEA WHAT TODO.

The gym is handy, the pool is amazing, and if you work from home, there are plenty of spots around the building to work if you want a change of scenery.Chris and Lindsay were particularly fantastic. Love KC: The apartments themselves look nice and the appliances are nice. Maintenance is quick to respond. Everyone in the office is friendly, attentive, and thoughtful. The staff is the best part. However, there are some major issues with this place.I used to love living here for the first couple of months. However that has changed.First, it is unacceptable for the movie theater to be without a TV/projector for over a year. Not to mention the downstairs common room has been without one as well. We all know it was flooded previously (does that tell you something about the build quality?), but blaming the issue on COVID is just an excuse at this point. TV/projectors are in plentiful supply. The "game room" is broken as well, the common area downstairs has no refrigerator. The build quality is also not that great, as they have single pane windows which makes the utilities more expensive and environmentally unfriendly. You will roast in the summer and freeze in the winter. Except in the winter the condensation is so bad you don't get the view you pay for because the windows are covered in ice/frost. The window also block no noise. You'll hear every scream, honk, car burnout, blazing music that passes by. Granted when you move downtown you expect some noise, but the poor quality of the windows exacerbates the issue. Honest to goodness, double pane windows have been around since the 1930s. How is that acceptable? Finally, given they are now charging nearly the same rent price as One Light....... why would you pay to live here, when you could get a well maintained building with functioning amenities like One/Two light or any other place downtown? When you take a tour, keep in mind that almost NOTHING will be "fixed shortly". You'll be paying for things that aren't present. They are charging the price as if you are making no compromises, but I assure you, you are making plenty of sacrifices.In my honest opinion, pay only a little more for a TRUE more luxury experience at One Light, etc. Avoid this till they are more realistic with the pricing of their apartments and amenities (they lack). They have had nothing but excuses for these shortcomings. But if you want to save $100 on rent to have 1/3 the amenities (if they are functioning), be my guest.I send my love to everyone in the office for the hard work you do, but people need to know what they actually get when they sign up for the place.We will plan to explore other options downtown, cause this place doesn't live up to the name.
Justin Delvasori: In the recent wind storm I be became aware of the cheap build they took for this building. They advocate the view but these cheap single pane glass windows are a safety hazard as well as an aesthetic eyesore. They never clean the windows like competitors one or two light, nor will they fix the window electronics that “prevent or help the windows from fogging/frosting.” Nice office staff but they’re liars too. Used to love it here but can’t wait to ditch this hole

My move out experience was simple, no excessive charges or nitpicking although I do take pride in how I vacate. Our experience at The Grand really set the bar high & I miss this place & their staff already!UPDATE: I have officially moved into my new apartment & I absolutely LOVE living here! The building is beautifully kept, staff continues to be extremely friendly & helpful. Parking is never an issue. Everything I want is in walking distance. I feel EXTREMELY safe here. There’s not a bad view in this building. I chose my unit, it’s quiet, I cannot hear my neighbors, no riff raff and best of all my first power bill was $25! I made the right choice by moving here. Come see it - it does not disappoint!I have been apartment hunting for over a month now. I’ve looked at 15-20 different places & I didn’t want to rush into a decision. After touring The Grand, I knew I finally found my new home. The building is in a great location & is absolutely amazing! I had a great tour with Hannah, she was very patient, answered all of my questions, showed me several units & was very thorough. When I left I knew I had to apply. The application process was super quick. I am so excited to begin the next phase of my life as an empty nester & I can’t wait to move in!

Andy Roberts: I lived at The Grand for the last fifteen months and had nothing but great experiences. Before finding The Grand I was extremely stressed moving from a house in the burbs to an apartment downtown while trying to find something extremely dog friendly… but luckily stumbled on this place. Right away the staff was very easy to work with and helped ease my worries while clearly answering any questions I had. My pup absolutely loved the dog spaces and made best friends with management who always seemed to have her favorite treats on hand. From day 1 - I only ever had pleasant interactions with all of the staff and many neighbors who quickly became great friends. Maintenance team was hands down the best and quick to respond to any of my concerns. Couldn’t have made a better choice with this pick.

The MOST animal friendly which we loved and the building was always the cleanest and the team is always quick to responding with anything. Definitely recommend if you’re looking to move to downtown :)
Chase Fortune: This place is a gem here in downtown KC. I had been in and out of the high rise visiting friends and decided to take a tour myself. The place is immaculate and the staff I interacted with were incredibly helpful and friendly. Love that they have a rooftop turfed dog park and dog spa, living downtown can be hard with larger dogs and limited places to take them out. Great spaces to entertain company too.

They make you feel at home and apart of the community with the weekly/monthly events. I particular enjoyed having a wrapping paper station available to me during the holidays and fun pool parties!! I definitely recommend living at The Grand when choosing to live downtown.

The staff from the leasing agents, especially Jordan, to the maintenance crew are best in the city. If you don’t believe us, check out the awards on display in the lobby. The amenities are top-notch. We toured many buildings in downtown and this building provides the best amenities. The most pet-friendly building you can find anywhere in KC. If pets are not your thing, we’re sure the views from the highest rooftop pool in KC won’t disappoint you. But the best part of this building is the community. The Grand sets up many community events and parties that really allow everyone to get to know each other. If you want a fun, safe community in a fantastic location, the Grand is the place for you.
Kelly Racadio: Amazing place to live! I moved to KC from Florida about six months ago and can proudly say this is my home away from home. The views are unbeatable. Located in the heart of downtown, you are block away from the Sprint Center and Power and Light. The staff are all outstanding and go above and beyond to make sure your living experience is grand. I couldn't ask for a better place to live and meet new people after moving halfway across the country.

Management has also been pretty helpful whenever I've needed assistance. All my neighbors are friendly and not problematic. I also enjoy the convenience of whole foods beneath us. Traci Morris: When I first moved in things were great. Staff was supportive. Wonderful location. My opinion is quickly changing. After 8 months it seems the honeymoon is over.I moved from one unit to a different unit in the building. Enjoying the quiet in the new unit after having lived over the gym and hearing weights drop under me 24/7. At the move out walk through I was told everything was fine. No charges. I’d get my full refund. I received the refund. All was well until a few days later when one of the staff members randomly called to say that they now were going to add charges to my account for items that they said were “found” later. After no reply to emails to the staff member who left the message, I called the manager to find out what’s going on . She wasn’t aware. I didn’t misconstrue, I still have the voice message saying I’d be charged for a list of ambiguous items and to expect to see them on my next bill. Manager said not to worry. I ended up not being charged, but this went on well over a week with no one responding to me before I got the manager with me wondering what I would be charged and what I’d been accused of. At least this was finally resolved. I’d had a clean walk and refund issued. Why after the fact was I being told I’d be charged? I’ll chalk this up to an inexperienced staff member, but the lack of communication and response to messages to try and get it resolved caused me to become less happy with things as time went on. Didn’t have to be.Nowww we get to fire alarms. This is bad because it’s a safety concern. When an alarm goes off in the building the fire department is called, investigates, and clears the building to assure all is fine. A staff member of the complex must turn the alarm off. This doesn’t seem to happen quickly. Today the alarm went off for about 4 hours until a staff member finally turned it off. The KCFD had cleared the building within the first hour or less. After the first hour I tried to reach the after hours staff line for help. No response from the staff, so I called the KCFD and they confirmed they couldn’t turn off the alarm. Has to be staff. This went on for 4 hours. Just when the residents thought we were good, the alarms started going off again every so often for about 5 minutes at a time. They’d stop, then go off again. There are elderly people in the building and some disabled. When we don’t know if it’s a valid alarm or false some residents now opt to ignore the alarms. This is a clear safety issue. If it ends up to be real I guarantee some won’t now leave because this isn’t the first time this has happened. Those of us with animals vacate because each unit has a very loud alarm with flashing lights that make the animals scared and react. Today I was in my car for hours with the animals trying to get anyone from the staff to respond to requests to come and fix the issue. Was wondering if I’d need a hotel for the night.Alarms finally stopped late tonight having started at 3:15. Staff is very unresponsive in these situations especially if it’s after hours or on weekends even though someone is supposed to be on call. Not the first time this has happened.Other residents are warning that at move out the staff will “find” things wrong in order to charge and keep deposits. From my experiences, I’m starting to believe it.Growing tired of situations that could be easily resolved instead of ignoring residents. It’s causing many of us to be irritated and not feel safe and secure with the alarm issues.All this would take would be staff who responds and has a desire to rectify situations that are easily fixed instead of ignoring tenants for hours or days.Wasn’t going to leave a bad review, but after the fire alarm incident, changed my mind. This needs to improve for our safety.Update: mgmt responded to the tenants, 48 hours after the alarms situation. First time. Memo started,”as you may be aware…” How could we not be aware? The noise was deafening for over 4 hours. They relayed KCFD attempted to turn it off. But, KCFD a told me directly they don’t do this. It’s up to mgmt.

Terracar: I have been in and out of Brookside 51 for 10 months now, i dogsit for a friend who lives here but even though the staff all know me every single time I park in or around the building I get a tow notice even after I changed vehicles they tracked it and will not stop harassing me, the tenant I work through has gone into the office and shown pictures of my vehicle and the parking spot he gave me and they still will tow the vehicle after more than a day has passed, I get constant dirty looks from the security staff when shopping and the building is not kept up well, multiple outlets in the apartment don't work, the craftsmanship is subpar, fit and finish is ok at best and there is often something broken in the building, there was even a time in January 2023 when a blackout hit the building but they didn't use the backup generators! For three hours there was no power meanwhile I could look out the window and look at the generators that weren't being used, every other building in the area had power during the blackout except brookside 51. Overall they charge an arm and a leg to live here and they clearly don't put that money back into the building or the management I couldn't recommend living here as even just visiting is a pain
Eric Briscoe: Wouldn’t recommend, in addition to management being extremely rude to me, they assign random unexplained charges to my account and falsely advertise many aspects of the community. Avoid unless you really want to be close to a grocery store, the landlord/management here love to power trip over their residents. Also there are some extremely violent dogs living here that management has done nothing about for several months, in spite of me promptly contacting them with details after the first mauling (to my knowledge) took place outside Whole Foods.
Mallory McElroy: Everything is always maintained so well. The community inside the building as well as outside is so welcoming and comforting! The convenience to everything I need is just an added bonus!
Dinson Do: Upon moving in everything seemed fine, until you start to notice that there’s just so many things wrong with the place. I haven’t moved in for a while but there’s just so many problems that should’ve been checked on and solved before someone moves in. For instance theres a crack in the wall, carpet coming off from the corner of the wall/under, smelly sink or toilet that’s super bad, dish washer being clogged, thermostat as well as dwells security being broken, electrical outlets not working, stains, and many more. All of this stuff should’ve been managed beforehand. They don’t let you keep the damage form to note all of this but many things sure need to be updated on the form. I’ve been trying to knock out some of these things but as a busy person all of this should’ve been fixed before I moved in and is just a hassle.
Catherine Serwatka: This apartment complex gets 1 star because of the location- it’s great, but that’s where the praise ends. When you first move in, they don’t let you keep the inventory and condition form so they can charge you ticky tacky things when you move out. They ask you to go around and look at the state of the apartment when you first move in, while they are standing there with you, and say they will mark the things you notice (they don’t) and it’s a pretty awkward and uncomfortable experience. Not only that, moving out was a NIGHTMARE. Linda was the most rude, unprofessional person I have ever come across in a hospitality type field. She blatantly told me she wouldn’t help me move out, and only when I went to a different managerial staff did she comply. I have never had such an awful and rude experience with any apartment community. She claimed I sent my email to reserve the freight elevator to the wrong address (I didn’t) and was self-righteous the whole time saying there was no way she missed my email and it was my fault. She double booked me with another resident who was moving in and proceeded to chastise me for parking the Uhaul in the loading dock (mind you, there was nowhere else to park as the apartments are above a Whole Foods with a clearance limit.) I received $20 left of my deposit, how generous of them, for things which were already needed to be replaced before I was a resident. Again, the location is great but the staff leaves much to be desired, and I will be thinking about how rude Linda was for many months to come which soured my entire experience with the apartment. Rent at your own risk for overpriced “luxury”.
Olivia Chiu: I enjoy living at brookside 51. As a student at UMKC, I can walk to school across the street. I also enjoy shopping downstairs at whole foods market which is a plus living here. Staffs here are friendly and responsive. I will definitely recommend this place!
Janie Vranicar-Lewis: My husband and I moved into Brookside51 in late May, 2022. There was a new office staff team on board who were very welcoming and helpful during our move-in. Katie, Jae, and Linda have continued to be responsive to any questions and concerns we have had and have made our experience very positive thus far. The issues with the valet garbage service were addressed and service has been much better since July; the often-inoperable parking entrance/exit gates issue seems to have been fully resolved as well and we credit the team's efforts in staying on it until it was done. The monthly resident gatherings are wonderful! It has given us a chance to meet other residents and mingle over good food and drink and we love the effort the staff makes to host these events. We are happy to be living here in this building in such a vibrant area of KC!
Sydne DiGiacomo: We've lived here since October 2021 and can say that overall the experience has been positive. The parking garage is cramped which can be a hassle. The garbage compactor was down for several weeks if not over a month and I don't too much care for the fact that garbage bins are sitting outside of each unit for valet pickup (it smells up the hallway and doesnt look very appealing if you're having guests over). The units are spacious and the amenities are comprehensive. I love our balcony and our view. The front desk staff (Linda!) is very friendly and maintenance is SUPER responsive to any repairs needed. Early on, I noticed that maintenance would come into your apartment for repairs even when I specifically requested a phone call to set up appointment, but that has changed and now we get notice before entry. Rent and utilities are easy to pay to online.
Chris Busch: Any issues I have had were addressed by the team and maintenance, always quick and in a professional manner. The team has always been kind and helpful; however, living here has its problems. There is hardly any water pressure, peoples cars getting broken into in guest parking, and there is always construction going on so you can never sleep in past 7:30am. Whether it is Whole Foods food delivery trucks or the never ending construction, or events taken up the street, it is difficult to sleep in on days off.
Serena Jade: I lived here for 2 years. Living close to UMKC, Whole Foods, and the plaza is great. Fire alarms went off a few times but not enough to be a huge issue. Yes there was construction for months but I wasn’t so bothered by it. However, as time progressed the price quickly became lessand less justified by the level of unprofessionalism, mistakes, and maintenanceissues. They switched management companies 1 time but there seems to be a high turnover for office and maintenance staff. When I renewed my lease the first time, I was sent an offer and I accepted. As time passed, I never heard anything and so I went to the office and asked when can I sign my new lease. One of the assistant managers or leasing managers said that I never accepted the offer (I had email receipts and confirmation that I did and it was an overlook on their side) I was told they would “honor it this time” ???? The door to the garage was broken many times (see photos) and so using an alternative door was required or simply left unlocked for months and no key fob was needed. If you move in PLEASE never live by a trash chute room because the hallway will smell. It’s jammed on average once a week and neighbors aren’t considerate. They will continue to pile trash in the room even though they could take it downstairs to the loading dock area and throw it away.

bhavana purighalla: One Light has been an amazing home for the past two years! AD has been an amazing and wonderful life style coordinator and has always had great events. Some of my favorites so far have been the holiday party the derby day party and just the pool activities every weekend. Another great story from my time at one light was when I got sick and my friends helped me through the two months I was sick..they helped me through it and had a party for me when I was off meds! I love my one light family and I’m grateful for my one light family :)

The Genesis gym is included for free.The market store is downstairs and can be acessed without goingoutside when weather is bad.There is a green roof park on top of the garage ,that our dog loves to play at. The maintenance team is amazing and our dog (Dobby) loves seeing them.The house keeping department keeps the place clean and beautiful. We have lived in downtown for about 5 years now. There is not anything like this place! Your only limitation is how social you want to be!

The staff are amazing and attentive to any requests, the amenities are top tier (with possibly the best pool in downtown KCMO), and the location is perfect! With a grocery store on the first floor, complimentary access to Genesis Gym on the second floor, and the KC Street Car that services from union station to the Rivermarket... I don't drive during the weekend.The community here is wonderful, I have made new friends in a very short period of time. The complex has multiple events per month for the tenets of the building and makes it fun and inclusive for all.I face the west side of the city and have an amazing view. I have very minimal issue with noise, however, this may be different depending on the apartment view you have.There is 24/7 security/door service that monitors the entry areas.I have really enjoyed my time in OneLight and would recommend this complex to anyone.

The property manger Francesca gave me my tour and she was electric. The amount of energy and passion she had made me want to move in immediately!!! I would love to have her work for my buisness if im being honest! Besides that the amenities are perfect for group hangouts with a fabulous pool. The only downside is you are right by the highway, but with the price, location, and amenities it is well worth it. Hands down the best experience I’ve had touring in KC. I highly recommend doing business with Francesca and they are blessed to have someone like her!!! 10/10

Shania Peck: UPDATE: I have changed my review to one star because I would never ever recommend this place to anyone. I had been communicating with someone via email about my final balance owed. I informed them that I had a very busy work schedule which made it hard to get the check I needed to them. They told me it was totally fine, and to try and get it there at MY earliest convenience. Apparently it was not fine because they sent me to a DEBT collector, AND they never informed said debt collectors that I in fact DID pay. So, I have been receiving phone calls from them for over a month now requesting a balance that has already been paid.It was great living here when we moved in last September, but with the turn over in the leasing office things have gone down hill. The hallways and elevators smell like urine, the trash by the doors are never emptied. Cars still being broken into even with the new fence. Our clickers to be let in the gates took serval presses before the gate opened. There were times i waited 5 plus minutes trying to get the gate to open. For the amount you have to pay for parking you’d expect to feel somewhat secure, and would think you’d be able to enter the parking lot quicker than 5 minutes. Also, If you have any issues, and you go to the leasing office no one there knows what’s going on besides Francesca, who surprise surprise can never be contacted in the office. During our move out we had several questions, and were always met with “umm I’m not sure Francesca is the only one who can answer that.” We didn’t even have a person do a proper walk through with us on our move out date. The person in the office looked confused when we handed our keys in. Until the management becomes more structured good luck finding out any answers.

The units are all unique and updated, the many amenities, and the helpful leasing office. Eric Carrell: Amending my review after three years of living in this building.I haven't quite seen a decline in quality of a complex like I've seen at Crossroads Westside. It used to be a luxury complex with nice amenities, a fun culture and tenants who respected the building and the community.In the past few years, it seems like CW had occupancy issues, so they lowered their standards for who they'd let in the building. The once luxury building became a place where people would constantly let their animals use the hallway as a bathroom and not pick it up, blast music outside at the pool until 3AM or later, throw their trash in the hallway or elevators, etc.We were charged $430 for "normal wear and tear" on the carpet - something apparently they're doing to a lot of people. I've never seen this before.This place is ghetto honestly. If you value a respectable culture and community, then I'd strongly advise against living here. I moved out and so did several of my friends solely because of the decline of the property.This place isn't AT ALL what it seems.Giving two stars because our unit was okay.

If I was a pet owner, I think this would be a great place and the principle of the community is great, but I don't think this is a top-notch spot for non-pet owners.The enclosed hallways are great, and I'm glad the parking lot is secure. I do wish that pet owners were more courteous of others, as I've come across a few messes in public spaces.
Michael Reddick: I’m in the market for my first apartment, and looked into crossroads westside to see what they had available. I was greeted by their leasing specialist Gage Katzer, who was very inviting and extremely friendly! He sat me down to go over what I was looking for, and then showed me several floor plans they had available. He then guided me on a very detailed and well formatted tour of the property and available units! Gage was great at holding conversation and made sure to answer any questions I had and much more! The tour was great and the units are so nice! It would definitely be a great place to call home! We then went back into the leasing office and talked over quotes. Gage offered me refreshments! He broke everything down for me and Francesca, the property manager, chimed in with some great info that definitely enlightened me to all the options i have! Overall, the property is very nice and the team goes above and beyond! I think anyone could be very happy living here!

Craig Peters: All floors are fake wood, so if you have anyone above you, you will hear every step. Walls are thin, have said hi, to my next door neighbor through the wall. The management will do nothing for noise complaints. If security shows up at all, they don’t even know which building’s are which and the one time they did arrive it was a literal hour and a half later and they said theres nothing they can do for noise complaints. They have one dumpster for 8 buildings on the furthest part of the complex. They added a trash pick up service that you pay extra for and this means people have to leave their smelly trash in the hallway. Overall everything is cheaply built and just an awful living experience. Guarantee you will kick yourself for spending so much on a low end and poorly managed apartment.3/5/23 update: Finally moving out after 18 months here. In addition to all these things still being a problem, I have now lost over $600 in delivered packages in 3 months. The office basically said "sorry" and thats it. They openly admitted the cameras do nothing as they cannot tell who is taking packages that are not theirs. The room does not have enough secure package lockers to support 8 buildings so the room gets so packed you cant even walk into it. (not an exaggeration), you will not be able to walk in, until someone comes in and steals literally every single package, which has happen multiple times. Again no solution. The office did try a third party package delivery company. So your item arrives, and a third party has to bring it to your door... lasted about a week before that started having obvious issues, now we are back to package roulette. Good luck!

Mona Clarise: First of all, I’m not sure who they paid to make false positive reviews. Earlier this year, this place only had 2.5 stars on Google, which also correlated to the 2.5-star rating they had (and continue to have) on Yelp (go check it out).This place has really gone downhill. We have been here for several years, and initially we really enjoyed living here (despite a few small things). Every apartment complex has issues, but there were no terrible ones here… until 2022.I’m actually afraid to post my honest review for fear of retaliation, but I think it just has to be said. This year, we have had A LOT of cars and garage units get broken into, one car stolen, all of our packages stolen from the package room in a single night, and multiple catalytic converters sawed off from parked cars.Packages often went “missing” from the package room, but I cannot confirm whether or not that was a shipping carrier issue or someone with sticky fingers. However, now that the apartment complex does not want to assume any liability with packages, they have closed their package room to residents (even when we asked them not to). The Landing at Briarcliff is trying to coerce residents to use Fetch, a third-party delivery service that has terrible reviews online and terrible reviews from residents who have tried it already.Although many residents have complained about the lack of safety and security (since the crime has directly impacted residents), nothing has been done by management. No move to add security cameras or security rounding, no move to reopen the package room, and no statement even addressing the crime that’s been happening on THEIR property. The maintenance staff is great, but all the other employees are horrendous. DO NOT LIVE HERE.

I spoke with Satara and she confirmed with the new resident that the package was still in the building so Satara told me to have my daughter come with her FOB and just go in and get it...but she turned in her FOB when she moved out so I asked that Satara go get it and take it to the office and my daughter could pick it up upon verifying her identity with office staff. Satara agreed. Now 24 hours later my daughter said the package is gone, the office not only didn't keep their word but are without concern for this unfortunate chain of events. I guess when you move your rental status and respect are canceled as well. We are talking about USPS mail. It shouldn't be treated like a missing sock.

CETERA HEATH IS A ROCKSTAR and has been so helpful getting my Fiancé’s in the perfect home prior to our upcoming wedding!The price is incredible for the quality you receive here.You can find cheaper places to live but you are gonna miss out on the quality, trust me!The speed of maintenance staff from what I have seen so far is superior to anything I’ve ever experienced in apartments!They seem to be proactive rather than Reactive!Run don’t walk, you have found your landing pad!

They rarely blow their horns (no RR crossing nearby)- Trash: valet trash just started. Before, there was 1 dumpster in the corner of the property- The package room is a bit small and regularly overcrowded with boxes- Car break ins have been an issue in the past, but I’ve noticed nightly security patrols sinceThe property is well maintained and I’ve never had a noise issue. This is a great place for the price. As someone who has lived in downtown, Hyde Park, and toured about a dozen places in between, I think that this has the best value in KC.

Eli Williams: I urge every decent person to look elsewhere when finding a place to rent an apartment.Not only did they not offer to compensate our electricity bill when the AC went out during the hottest month of the year but they also made us stay 1 extra month after not accepting our Resignation Letter sent 75 days in advance. When I tried to confront the manager she refused to meet in person and would only call me while I was at work. Very Unprofessional.To make matters worse, this horrible excuse of an apartment complex sent me to collections after taking my full deposit. No email. No call. No letter. This collections experience happened 1 full year after I moved out.I just pray to the almighty that those who read this message pay heed to my warning. They will make more attempts to take your money then try to help hear you out.Thanks for listening to my TED TALK. You have all been warned.
Cedtoron: Not bad. However when I moved out I went to the office to confirm the amount of my final payment. The manager worked out the number and I wrote them a check for the final amount they told me. Months later they tried to bill me another $100 without any explanation. Then they turned it over to a collection agency.

ADC: The only issue i have is with the pool and the gym. Every other community's pool is open except this one. I haven't seen any other pools closed anywhere. Even Ocean's of fun is open. Same goes for the gym. It should be limited to adults and used at your own risk but it should be open. All other gyms lifted all restrictions. The cost to maintain these areas is included in the rent. If they aren't' going to be available then it needs to be reflected in the monthly rent.

Deb Snell: I loved living here but i mii oh well to Florida where it’s warm. Close to everything. I had really nice neighbors. Maintenance responded quickly. Very clean apartments, very quiet, close to everything and neighbors were nice. My apartment was on the first floor and a bit cold. Maintenance fixed the weather stripping but still had air and it was hard to get hear to the front bedroom even after we tried adjusting the vents. However it faced the north. That’s really the only issue i had. I love being able to park close or next to the front door. Having the private entrance was nice. Lots of walking area around. Nice neighborhood.

Sean William: Lived here 7.5 years. I paid carrington place over $113,000 during that time. Moved out March 29, 2019. My advice to everyone considering moving here...go look at the brand new beautiful apts across I-35 on the Liberty side. NO kcmo earnings tax. They allow adult residents who pay alot to have alcohol at their pool. And they are the original owners of Carrington Place. I left my 3 bed apt immaculate 11 days early and carrington still billed me $384 for painting garage and entry way. Beware, they are deceptive and rude.8/16/20 they sent the $384 to collections. will NEVER pay it. Just got a new car. ZERO effect.
Melanie Houston: I have been here a little over a month and love it. For the most part, it is very quiet. I do not hear neighbors except for the occasional opening of the garage doors below my apartment but, that is much better than hearing Tv's, showers, loud talking, etc. The staff has been great and informative, maintenance is friendly and quick! If you're thinking about this complex, give it and shot and check them out. You won't be disappointed. :)Edit: think again before renting from here.
John Carrigan: I, too , have fallen victim to exuberant fees associated with my pet. Non existent costly damages that were unwarranted. Apparently apartments use this tactic to exhort extra money atop the pet fees, deposit and rents. If it’s not this , it’s a burned out bulb, a dusty ceiling fan. I’ve never received my deposit (s) upon my departure.
Claudia Evans: I am shocked at all of the bad reviews for this complex. I lived there for 2 1/2 years and had no issues at all. The office staff was wonderful and always greeted me by name. Any time I had a maintenance issue (which was maybe 3 times) they always addressed it immediately. I just recommended this complex to a coworker.

Annie Gorham: I have had the most pleasant experience with the office staff... they know me by name, always say hello if they see me out at the pool etc. Today was the icing on the cake for me..... my ac went out... I put in a work order on line and within less than an hour maintenance arrived with a portable unit to cool it off until they can get the main unit fixed!!!!
