Jordan “JG” Gallant: The Power & Light Apartments are great & have nice amenities. Most importantly, their security is top of the line, mainly for one reason… & his name is Ralph. Ralph is tactical & always has the place secured. He keeps his head on a swivel & stays focused, unlike other security guards we’ve seen at other apartment buildings where they do nothing! You can ask any resident at Power & Light & they will tell you Ralph is good at his job & I agree!
Adnan Islam: This place is awesome to live. The staff is easy to contact and very helpful. The location and amenities are great. What made it for us was that the inside of the apartments is nicer compared to other similar complexes nearby.
Kenna Alber: Please note the website is miss leading. There is no hot tub. It was filled in with cement. The pool is broken a lot and often leaks into the garage so make sure to not have parking under the pool. Also the north building has fire alarms go off numerous times a month in the middle of the night due to glitching. Lastly the elevators in the main building are EXTREMELY unreliable and break down often. I personally have been stuck in them twice and once the elevator slipped down a few floors when it stopped. If you have a pet this building won’t be for you. You never know how long it could be just to get your dog outside. I highly recommend looking elsewhere. Worst apartment living experience ever. After the elevators broke due to the people working not knowing how to shut the emergency water off and causing the building to flood and have long term issues that have been short termed fix but caused long term issues for the building and the shortcuts cause daily issues for residents.
Sarah Sipple: We're so happy to be here. Nowhere else has felt more like home! The staff is responsive and helpful (though rarely ever needed), the community is quiet, and the amenities are fabulous! The location is one of the best features, too- a very short walk to a grocery store, the streetcar, restaurants, movie theater, and more. It feels like luxury, but at a similar price point as other downtown spots with less to offer.

The apartments are spacious and modern and the complex has great amenities. The common spaces are very well kept and the pool is perfect in the summer. The staff is wonderful, very fast to respond with any questions, issues or inquiries. Great place to live!

Sarah Montoya: Absolutely WORST experience at an apartment EVER!!!!! They have a security guard on staff who is completely unhinged. I felt extremely unsafe there with this security guard and he even laid hands on a friend of mine. When I told the apartment about this they said they were aware of this and other complaints about this security guard. I live in another apartment complex run by the same parent company and I have zero complaints. I thought moving to Power & Light would be the same but it was an absolute nightmare.
kevinmaster5000: Most google reviews are due to building management asking you to review as soon as you move in, thus overall positive. Building has both structural and management issues, making it overpriced because same service is provided at lower tier buildings.
Andrew: Living here has been wonderful. There are a few things that could be better addressed such as the unfixable leak from the pool, or the smell in the Bridge hallway from time to time that comes from the carpet, or the trash pickup inconsistencies. These are things that should not be issues considering the amount one pays to live here. But those aside the building is wonderful and the staff is very friendly and kind.

But hands down, Ralph their security guard is awesome!! He helped me move back in Aug 2020. Ralph was personable and easy going but did his job to the T. The pricing was fair especially w/ all the amenities that are included such as 15 spots guest parking. I compared to the other luxurious apartments in KCMO and P&L Apartments offers way more: sq ft: pricing, personal garage pickup at your door, dog park, pool, hottub, sauna, pet of the month, varies events for residents monthly, media room, study room, and gym. Now that I have moved to Minneapolis, I miss the treatment from P&L Apartments. The apartments are very nice and well kept. I stayed in the north building on 6th floor. I had super tall ceilings, the place was ventilated appropriately. My neighbors were great. Honestly at times I felt like I lived in the apartment complex alone b/c I never heard a sole, the walls are thick. I referred a friend to this apartment complex, she lives in the tower building but she loves it too. In the Tower they usually have elevator issues but P&L Apartments are prompt to fix these issues. I did not really experience elevator issues in the North building. Overall I HIGHLY RECOMMEND if you plan on living downtown Kansas City, MO!

Todd Porterfield: We have lived at the Power & Light apartments now for a little over a year. We toured everything downtown had to offer. Old buildings to brand new builds. Every time we went somewhere, we kept comparing everything to Power & Light.The apartment has top of the line appliances and fixtures. The amenities are beautiful and elegant. The building has a "Gatsby" feel to it. The 31st floor beacon lounge you can reserve for baby showers, birthday parties, or just for whatever has the best views of the city.The location of the Power & Light apartments is perfect. One block for the grocery store and streetcar. Two blocks from KC Live where we have watched many Chiefs games.Katie and her staff are top notch. Security and the Maintenance team are on top of all your needs.We love it here!!

Rosy: I live here at Kinsely forest almost 3 years and I never had any problems with the previous management but the new management isn’t considerate at all I always pay rent on time but this was the first month that I faced problems with my payment that didn’t go through when I pay on time and they couldn’t sympathize with the fact that I been paying on time every month and they make me pay $200 extra late fees just for being 2 days late that I didn’t expect things to go that way I did ask for discount but the property manager just made fun of me. They will make you pay $200 and above for being late for only 1 to 2 days depending on how much your rent is you will pay 15% of your rent which is very expensive compared to other properties which is at most 5% for late fees. The property manager cares about the money more than the people. Please be careful when moving to this property
Clare Saragnese: I spent a few hours today driving all around the Northland looking at apartments, which looked beautiful online but turned out to all be duds, and decided to call the leasing office on a whim to see if they had any availability for a tour today. I spoke with Z'Mariah who informed me that she was booked all day, but could happily squeeze me in between appointments. Once I arrived at the leasing office, she took the time to sit down with me and explain all of the pricing, amenities, and the application process in great detail. Even though I'm sure she was stressed and super busy, she still made the time to be kind and answer all of my questions. I decided to fill out an application on the spot because of her. Thank you again, Z'Mariah!

I can’t wait to move out here, how the bill goes up and up everyday? New management ( Sherman ) is terrible and the lady who is manager is rude and can’t figure out anything.
Ronnie D: Fantastic property, professional staff, and my apartment is beautiful. This is my 2nd year so I am familiar with both property management companies, and I prefer Sherman, the newest ownership team. They are addressing concerns that went unaddressed with the previous management: pool security, package security, installing speed bumps, painting the fire lanes, etc. The lobby, the gym, the outside area and the pool are much better looking and maintained; the landscaping is beautiful. I’m confident things will continue to get better under Crystal Vaca’s expert leadership. Brandon is easy to work with, knowledgeable and friendly. Z’Mariah is amazing! I could write another paragraph about her level of professionalism, charisma and attention to detail.As someone who has worked in hotel management, I assume some of these negative reviews have been in bad faith. Sherman runs a tight ship, and if you prefer that to a loose atmosphere where anyone can swim, anyone can park wherever, and cars speeding in the parking lot, then maybe you would like the previous management, but not me. It’s a peaceful, luxurious, well designed property, and I find it being managed extremely well.

Kinsey Ackerman: I would first like to note - pay attention to the most recent reviews if you’re interested in renting here - they are far more reflective of the current state of the property management. As well as if they were actual tenants.We moved into Kinsley Forest in 2021, and had a great relationship with the prior management team. They were responsive, kept the grounds and buildings clean, and solved problems quickly. We had an excellent experience until Sherman took over (they are the current management). We had issues with billing, incomplete maintenance requests, very poor communication from the office, overflow of trash and recycling into the street, etc.Communication with their management was like pulling teeth. It seemed we would have to call two or three times to get things resolved or most times, had to go up to the office in person. There were major discrepancies in communication from the various employees to the point that we had to start documenting our correspondence with their office. I would suggest doing this.We moved out two months ago, and still have not received our security deposit back. After calling, we were told they had to “resend” our check. Most communication will be like this from them - if you don’t follow up excessively, the issue will not be taken care of.Update: we finally received our deposit back.We do not recommend this property.
Travel Train Transform: I moved in here in February and I’m already ready to vacant the premises! Maintenance barely responds to work orders, the staff isn’t too helpful trying to resolve any sort of issues, and what type of “modern” apt complex doesn’t have any sort of parcel pending service? People work past bankers hours… The Admin fees, application fees, and all the other starter fees are ridiculous PRICED. I lived in some crummy areas in the KC metro areas this is by far THE WORSE. Not worth the base of $1200 per month for rent for a one bedroom without anything extra. I would give this a half star review if I could and NOT recommend anyone to move hereAlso I’d HIGHLY recommend documenting your conversations with this apartment complex as well! I had to wait nearly TWO months on waiting upon my security deposit where all they could say is “oh well we will try and resend it.” The check came but was not for the amount it was supposed to be! I called and they claimed they didn’t show in their memos I spoke with someone paying rent a day later upon move out! HIGHLY FRUSTRATING! Do not move here at all! I lived at better places than this in South KC!Management is not up to par whatsoever!
Yini Montes: Honest I came in today for a tour of a 2 bedroom apt . I saw maintenance cleaning up the carpet in the hallways . The community is so clean and beautiful brings me so much happiness. Brandon was the Agent that helped me and did a great job I really felt like home and the place I want to live with my kids.

Winston Jarquin: My wife and I moved here in February 2021 and it was great while north point was managing it. Thank goodness our lease ends in a month. They charge you a fee to put your bill together and then another fee to pay it!(The fees total out to about $1 and change but it’s the principle of the whole thing) Ridiculous! Also, the internet payment is mandatory whether you have internet or not! I’ve had mine deactivated for 2 months and I’m still paying them an extra $55/month. We were so ready to get out of there that we actually moved out and are paying the remainder of our lease and a new lease because we couldn’t stand the new management.

They made removing someone off of my lease seamless.. way too easy. They are working to fix the parking issue which is appreciated. I recommend Kinsley Forest! Daniela Barba: UPDATE: LOTS OF THINGS HAPPENED......Good: The management offered to transfer me to another unit in another building due to the situation I was in which was soooo nice. 4th floor, similar unit, still very pleased with the apartment itself. Management as great as ever, etc.Bad: To begin with, there was recently an altercation down the hall from me...- 2 guys got into a fight and wouldn't stop yelling at each other at 1:20 in the morning. I couldn't sleep. I didn't feel safe one bit.- BEWARE: FedEx service @ Kinsley Forest is the worst. I've lost expensive items due to FedEx's lack of responsibility and their laziness. There are quite a few of their delivery drivers who leave the packages outside of the apartment buildings (NOT THE OFFICE) and that gives others a chance to steal as they please.---------------------------------------------------------------------Are you looking for "luxury" in your personal space/apartment unit and nothing else? If so, this is where you belong!All I could say for this place is that the apartment units themselves are the "luxury". They're very spacious apartments, appliances are modern closets are large. Love the gym as well as the quick responding maintenance. I've never had issues with management, they are super kind.There are however a few downsides......Our first four months at this place were awful because my neighbor blasted music at some odd times (midnight until 2 or 3am, and then also super early in the morning). So the walls are thin and we had the most trouble sleeping, even after talking with him a few times about turning down the music.Walking through the hallway is sometimes rough because there is someone who smokes weed religiously and it makes the place smell awful. It's not the easiest to find parking as there are a lot of tenants.Ground floor apartments are not the best: obviously neighbors upstairs who stomp but that's not the issue... Do not get a unit by the AC or with ground floor access from the outside deck. You will not be able to sleep as the AC are obnoxiously loud. The apartment should allow discounts on rent due to such placement of AC units. It was not designed appropriately.Lastly, I woke up to puke and a red solo up at my outside door (ground floor "balcony"). There is easy access behind the apartment buildings and who knows who roams back there when no one is looking, definitely not management as there are no security cameras, etc.
Aleigha Harris: I have lived in Kinsley Forest apt for a year and half (just resigned my lease 1 month before the new management took over) and never had complaints when it was owned by North Pointe, as they were superior! The new management team, Sherman, is disappointing.I went to the office to check on a package that said it was delivered to the office. When I arrived, they said I could walk back in the package room to retrieve my package (package room door is locked so you have to walk through the office behind the consultants) and it was not there so I asked one of the leasing consultants for help. As we are trying to figure this out, the leasing consultant (did not get his name) told me that they had to lock the doors because people were stealing packages that were not theirs. But wait...you JUST allowed me to walk in and grab my package without checking to see if it was even mine? I could have grabbed anything and walked out. Doesn't that defeat the purpose of you "securing" the package room? As I am telling the leasing consultant that they need to have something better in place, his argumentative response was, "we are not babysitters" and "we are too busy to manage who picks up their packages".As a leasing consultant myself who manages 38+ properties in the midtown area, we can somehow manage to check everyones ID's, sign paperwork AND hand them their package while delivering superior service to 3,000+ residents. I would NEVER speak to my residents the way I was spoken to. I am not happy with the new management team. The manager did come out of his office and tried to redeem his poorly trained leasing consultant but damage was already done. I would suggest training your staff as I had ZERO complaints when it was owned by Northpointe.
Bawnow: I lived here almost three years, previous management was awesome, helpful and very friendly but since the new management came to in, this place became horrible and exhausted.
R. D.: I lived here for a couple years when they first opened up when Northpointe Development managed the property and it was owned by Taurus investments. Northpointe staff was OUTSTANDING - not only in their competence but they had the correct number of staff to manage this complex. They would actually solicit advise and implement the suggestions! Maintenance in particular was terrific. It’s a big shame that there is a new property management company that also now owns the property that doesn’t hold a candle to the previous management company. I feel sorry for the tenants - Sherman appears to be getting their ROI from cost cutting and rent increases.The units themselves are far from luxury. Just because you throw crown molding in the living room doesn’t make it luxury. I’ve lived in apartments nearly my entire life and it’s like they went out of their way to make these completely devoid of any sound proofing. No gypsum sound board, no concrete barriers (standard building code for multi family dwellings) means that I heard every conversation and bathroom visit of every unit around mine. Still, when I lived here the rent was cheap enough to put up with it, now not so much.The surrounding area is pretty boring but there was a charm to coming home to a complex that was secluded in a quiet part of town. If Northpointe still managed it I would still recommend living here but you will have to vet out the new management company and go with your gut (if you are ok with no sound proofing).

katelyn larkin: If I could leave less than one star I would. My husband and I lived in Second + Delaware, a Yarco Property, for almost 2 years with very minor complaints outside their management not enforcing some community guidelines. The issue came 3 weeks prior to our move out when our brand new vehicle had its front 2 windows smashed and contents of the car stolen while parked in our secure garage which we pay $$ for overnight. The car being broken into was annoying but we chalked it up to it could have happend anywhere and we are just happy we are safe. The part which makes my blood boil is how the managers and the management team of this building acted throughout the entire situation. We discovered our car was broken into at 7 p.m. on a Wednesday after parking it in the garage the evening earlier. We did not once hear from the building despite them advising they have overnight patrol and have people in and out of the garage at all hours. On Thursday at 10:00 a.m. I still did not hear anything from our building so I did want to go to the office to make them aware that a) we filed a police report and they could be asking for info and b) to see if anything else was reported between Tues night and then. To my shock they KNEW our car was broken into and never told us because one person "had to run to another building and forgot" and the other "was traveling." Neither are good enough excuses to not let a tenant know their items have been vandalized and let the rest of the community know that there was a breach in security. I had to essentially beg for the info to be shared that they knew i.e. car detail, how long they were in the garage, etc. To add salt to the wound when the team decided to notify the community about yoga and to clean our door mats rather that some cars were broken into recently I decided to do so as safety is a concern - they censored my post and declined it from being posted! Fast forward to today and the police officer on the report we filed called us to say they caught the person, and we asked if our building provided the info to them. They had not, they have not been in touch, and clearly are not looking to help their tenants who pay $3000 a month in rent but rather keep their pockets fat and happy by dodging bad press. Shame on Yarco, Second + Delaware and the management teams; your lack of empathy and responsibility is astouding to me!
Ellie Wilson: I absolutely love living here and would recommend this complex to anyone. The staff is extremely friendly and helpful. The complex is well built with concrete walls so I almost never hear my neighbors. There are plenty things to do here as the staff plans multiple events here such as painting nights, happy hour, and more. 10/10 love this place.
Chelsea Sunderland: My wife and I have lived here for 4 months and we couldn’t be happier renters! The staff is communicative and polite and there is almost NEVER noise from neighbors. You can hear what’s going on in the hall, but not next door. It’s soooo nice!Halls and common areas are always clean and the doggie stations have only been out of bags a couple of times. And when that happened, our neighbors stepped up and placed some for others to use.We have a free parking spot and our utilities are included in our rent price. We face the courtyard, but even that is a nice view!We are so glad we decided to move here and plan on staying for as long as we rent in KC. ☺️

Michelle Reed: I lived here for 10 months and the first 8 months were fabulous. The last 2 were not. It is expensive for the lack of finishes but no real complaints with the apartment other than 2 items. The fact that no lights were provided in the bedroom is complete BS and honestly just annoying more than anything. Don’t say it is a loft style even though the walls go all the way up. I assume you ran out of money at completion and couldn’t afford lights because your project went over schedule. My other complaint is to warn people that you will 99% of the time not hear noise through the walls but if somebody above you moves furniture or drags items across the concrete floor, you and all of your neighbors will hear it. I could not stand living in this apartment for the last 2 months I lived here since the noises happened every night. I thought it was just from somebody moving and said ok fine but it did not stop for weeks and as far as I’m aware, the staff did nothing to find the person doing it although multiple residents complained. So be prepared that you know what living in a concrete building without soundproofing or flooring is like. It is a great location and good amenities. Besides the washer and dryer, those are awful. The rooftop is a big perk.

Caroline Houser: My favorite place I've ever lived as an adult! We have INCREDIBLE light (the plants are thriving), and we really enjoy having a rooftop garden plot of our own. We sit on our patio and watch the hawks and eagles circle above the river and feel lucky for the view! And no utility bills!!
N M: I don't live here... yet, but the customer service I have been receiving from Tansee has been nothing but exceptional, the best in the City. I should know. I've reached out to KC Lofts, and several other properties in the city, most of them never respond to me! I hope and pray everything works out and I can be approved to call this place my new home next summer. This is an exceptional property, and it would be a great move logistically, as I work downtown, just 5 minutes away from this property.
Kelly Reed: Living at Second and Delaware is a dream. I have never felt more welcomed to a community in my life. The location is super safe and I absolutely adore being able to walk to restaurants, coffee shops, bars, and the street car is super close so you can really travel the entire down town area without a car. The amenities are amazing and you really can’t hear your neighbors at all. I love that there all people of all ages and walks of life here and there is a ton of community engagement through weekly yoga, book clubs, movie nights, the roof top garden and more. The fact that I am making a better impact on the environment living here through the solar power and concrete walls helps me live aligned with my values and feels so rewarding. The leasing agents, maintenance crew, and everyone else who works here are truly kind people and make it a great place to live. The apartments aren’t cheap but to me it is worth it, (I call it my happiness tax) and I think I actually save money once you consider the parking, trash, and utilities are included. Thank you Second and Delaware for being the happiest spot in KC!!
Jimmy Bolanos: Poor management. Washer and dryer do not meet the standards of what a luxury apartment should have. Garage is always dirty and dusty. There is constant layer of dust on all of the vehicles in there. Will not be renewing my lease.
Jean Young: We love living at 2nd and Delaware! There is almost no noise from other tenants and we have a spectacular view of the river. Even tho it’s right on the train tracks you can only hear a light hum when they go by. The amenities ROCK. The pool, the rooftop and the courtyard are all great. There are rooms you can rent for parties and a rooftop garden. The gym and Delaware room are great too! Free coffee and lots of social events make this a great place to live. Did I mention utilities are included!? Oh and the staff - Erin and Tansee ( and Kimmy whom I miss) have been great to us. They are willing to hear concerns and help figure them out. They make the place like a home! The river market is a safe place to be and although there are many people living here, it never feels crowded.
Bailey Schaub: Edit: I’ve officially lived here for a month and I’ve lowered my rating from five stars to three. The rate for rent is high as this is considered a luxury apartment but we can’t even get the hallways swept or mopped. Some people have gone days without their trash being picked up and some of the interactions I’ve seen with staff and residents doesn’t seem to be too kind. The actual apartment itself is fine and I am enjoying it but I could go down the street and get a two bed room for the price I’m paying now for a studio and have some change left over. The pool is also great and I have enjoyed my time out there. The puppy area is also nice but it is not lit and not enclosed so residents don’t feel safe going out there at night and the staff doesn’t like when residents allow the dogs to go potty out front where there is adequate lighting. There is very minimal security staff and the maintenance staff while amazing and kind is small as well and they could probably use a person or two added to their team. The community areas are expected to be fully cleaned by residents with a list of chores but after their own events the trash is left in the community room over night. To use any amenity here you have to make sure you leave it cleaner than you found it by ten fold because they don’t have a cleaning crew but if they hired an actual cleaning crew more than just wiping windows and doors then it wouldn’t be an issue. Stepping over trash juice in the hallway for days on end isn’t a pleasant experience as a resident. Finally, the other residents here are amazing. The community is fantastic and I thoroughly enjoy the connections I’ve made with people here, just be warned that if you’re making your decision to live here based on the amenities and luxury you’ll probably be disappointed.Original review: 5/5I've only lived here for a week but so far I am loving it. I feel completely safe living here and I love the location both of which were very important to me as a single woman moving to a different state away from all friends and family. There is some noise sometimes, mostly when people are rolling carts in the hallways and moving in but I don't feel as though it is too much noise and it's never disturbed my sleep or evenings. The staff is absolutely wonderful, especially Kim! I am also excited for the pool to open up here this week (the rules and expectations are completely reasonable for pool usage) They have several social events planned and the community areas are fantastic. No evidence of bugs or pests at all in my apartment. Only two minor complaints, one is that there is zero phone service in the hallways. I have to be inside my apartment or in one of the community rooms / gym to use my phone but it's not that big of a deal and second is the washer and dryers are quite small so large blankets will need to be done at a laundromat - once again not a big deal since I even have a washer and dryer in unit.
Mt Jobs: we are CRAZY in love with this place. We are apartment dwellers, and have been for years. The noise levels here are virtually nonexistent and what you can hear is clickity clack of train, and an occasional giant plane take off. Very minimal. The view is second to none and we really are so glad we signed a 2 year lease because we don't plan on going anywhere! The management is super attentive, they plan events, and we have our own little garden space. The neighbors are great. Worth the $ -- we're actually saving money by not having utility bills, parking fees, trash service, and our car insurance went down! We actually were fearful we'd be the "old folks" in the property but there is a fabulous cross section of folks. p.s. I am not a paid spokesperson for the property LOL
chris shropshire: This place is great! My apartment is very spacious and functionable. The floor to ceiling windows, roof top garden, large courtyard..... and on. The construction of the units make my apartment the quietist I have lived in. The proximity to the river market and streetcar is an added bonus. The whole staff is always helpful and efficient with any request. I'm really happy with my choice to call this home.

M Mor: Based on my personal experience with the management and the overall noise level within the apartment complex, I strongly advise against considering this particular complex. The walls seem to be extremely thin, and unfortunately, many tenants show a lack of consideration for others.If you're a student or someone with a demanding schedule, I WOULD NOT recommend this complex. In fact, I know of a fellow peer who broke their lease solely due to the excessive noise disturbance they experienced. Every time I had visitors from out of town, including my parents, they all commented on the excessive noise level and were shocked that I was living in such conditions. You would think management would do something about it after your 4th complaint but they won't because they genuinely don't care. I lived in a college town for 3 years and never had an issue with sound but am dealing with this issue at a so-called "luxury" apartment.Pros: The Kansas City area where the complex is located is considered safe.Cons: However, the complex itself has cleanliness issues. For instance, there were Takis left near the elevator, and they remained uncleaned for over two days. Additionally, we encountered a persistent unpleasant odor in the hallway. The walls are paper thin. Moreover, the management team's level of assistance significantly drops once the lease is signed—they demonstrate a lack of willingness to help with any concerns or issues thereafter. It's worth noting that there's a hefty $500 fee for moving out, which supposedly covers "repainting" and "cleaning the apartment complex." However, it seems questionable since upon moving in, we noticed numerous scratches on the walls and floors, making it clear that this is just another way for the management to generate more revenue.PAY ATTENTION TO THE MOST RECENT REVIEWS!!! They have low ratings for a reason.
TrollSec: I used to think highly of this place the first year and a half I lived here. As soon as Horizon became the new management, this place went down hill really quick. The issue first started when it was time to renew my lease with the new management. I have a registered service animal with all of the documentation needed to be exempt from being charged a monthly pet rent for the animal, but the management was unwilling to accept my documentation I already had, and required my doctor to fill out their own documentation. My doctor filled out the info and requested the ability for the papers to be faxed, or brought in person, as sending it over email was not feasible due to privacy rules they were required to follow. Horizon failed to accommodate me in this situation, by requiring the papers be emailed or mailed. My doctor tried mailing the paperwork on multiple occasions, but Horizon's excuse was that they never received the papers. I requested to bring the paperwork to them in person in a sealed envelope, but Horizon refused to let me. So I was left paying monthly for my service dog. To continue on the issues, management would make multiple excuses to enter your apartment whether it was for "maintenance" reasons, or for different types of inspections. They would gripe about the littlest things, whether I had people over and they brought their animal, or complaining about trash cans being left out for more than a day because their trash service failed to pickup the trash multiple nights in a row. Now onto the topic of the upkeep of the building. This apartment complex used to look very well kept up, and maintenance used to be on top of fixing issues around the building. Since Horizon took over the property, they have failed to keep the building in a presentable state. Ducktape was put on broken door handles, and drawer handles were screwed on because they were to lazy to either swap out the broken handle or repair it. There were half painted walls, and their was always urine and other foreign substances left in the elevators to dry and leave sticky and smelly floors. Lets not forget to mention the conditions of some of the facilities. The TV on the rooftop didn't work half the time, and the remote was always hidden which prevented people from utilizing it even though it is part of the amenity. Oh, and don't get your hopes up if you expect the parking garage to be a safe place for your car. There are frequent break-ins, catalytic converters being stolen, and homeless people sleeping in the stairwells. Anytime something occurred in the parking garage, Horizon failed to assist in finding a resolution to the situation, other than pointing their finger at the parking garage owner. Horizon charges the tenant for the parking garage rent so therefor Horizon should be held responsible for helping find a resolution to the issue. One last thing to mention. If you do have any need to contact the property, good luck trying to talk to them in person or over the phone, as they claim to be short staffed, but have been since October 29th, 2021 when they took over as management. For $1400 a month, in a 760sqft apartment, you would think that the quality of living there would be up to par. It is especially sad how I had to sit here and rewrite my good review to reflect the bad customer service this management company provides. If you are thinking of living here, I would strongly suggest you look elsewhere before deciding to do business with this management company.

RM West is the one.Their maintenance staff is so thoroughly dedicated, they not only fixed my washing machine but finished my wash AND began the dryer while I was at work. I didn't even ask of that, they just surprised me with it.The leasing team is phenomenal. Knowledgeable, communicative, and friendly. Couldn't ask for a better team.Finally the place is just modern but "homey". You don't feel like you're stepping into a modern apartment devoid of emotion, but a home. I've never been as impressed with an apartment complex like RM West.Couldn't recommend anywhere better. This is the place!

The employees spend more time planning little events for the complex (that no one asked for) than actually doing their job.The building itself is dirty. When touring pay attention to the poorly painted walls and scratches inside of the apartments. The walls are extremely thin and you can hear everything. If they try to trick you into getting to stay on the first floor, then you will hear everyone coming in and out every night.It is truly not worth the money. You pay over $1,000 and that does NOT include parking, wifi, water bill, etc. You pay $25 for your trash to get taken out when they forget to do it half the time, which makes the hallways stink up. The building is poorly built. One of the places that is cheaply made and looks good from a distance but once you start living here you see how poor the quality is. Definitely do not recommend living here, especially if you have a family.

TE: EDIT: I have lived at RM West for a little over a year. The previous management team was truly AMAZING, so as you read older and more positive reviews keep in mind that they are about the old property team. Since the new owners, Horizon Residential, took over in November 2021 I have had nothing positive to say regarding this complex. Not only is the leasing team unresponsive to most emails and phone calls, they are almost always out of the office early or not present at the complex at all. For example, we experienced an over-night fire evacuation which required the fire department present and the complex made no mention of it the next morning or were even aware that the situation happened at all. Secondly, expect trash piles, although you pay to have trash "removal", dripping ceilings with water damage, chipped hallway walls, etc. A final remark I will include is regarding the maintenance staff. There have been TWO times that maintenance has entered our units without permission. Another time we were left with their trash and dirty footprints on counters after they finished a repair.Let it be known that they "attempt" to reconcile their issues with constant apology notices to residents. They offer lip service when you are finally able to get in contact with them and although there are promises of improvement, there is no action. As you can see from additional reviews, there are others experiencing the same issues.
Liz Robinson: I signed my lease in November 2021 and then moved in to my apt in Jan. I couldn't say enough wonderful things about RM west! The management staff is amazing. They are always going above and beyond to provide excellent customer service! Each staff member was so helpful getting me settled and continue to help with any questions or concerns that arise. I always am provided an answer in a timely manner. The property maintenance staff is also wonderful, they stay on top of keeping the property clean and operating. The community itself is very positive, other residents are always nice and friendly. wouldn't want to live anywhere else in the RM area!! Other reviews mention "hidden fees", personally I don't see any abnormal fees compared to other apartments I have lived in. They are all explained in the contract and are normal/typical apartment fees.

The trash is constantly overfilled, lights are out, hallways are dirty and my paid parking lot has not consistently been plowed. The office is slow to respond to any concerns and were consistently rude and not helpful/knowledgeable when I had to renew my lease (In hindsight now I would not have done). Would not recommend considering the price you pay.Update - don’t let the response from RM wear below fool you. I missed this managers 1 phone call while I was at work. Attempted to return the call 3 times over the past week and never heard back. Again, not helpful or responsive.
Tony Y: I have been a resident here since early September, in that time they have changed management but they have been very transparent in updating us via email, notes on doors and in notifications on the new property app. This building is built very well as my utilities have not been over $60 since I have been here, the maintain the property well and valet trash now has a app for us and we know exactly when they come through. I have a pet and pay pet rent and also pay a parking fee for the garage and at this time I have not noticed any increase in any fees from what I originally agreed too in September. This new team here is available to help and do respond pretty quickly. Only thing I wish they would do would be to leave the canopy's out year around so we can enjoy the rooftop even in winter.
SALOMON PRIETO: Lived here for 3 years under Lincoln Management and it was great! The new management team is rude and they will charge you a move out fee!!! They will take your money in made up charges and they send you to a collection agency to put pressure on you to pay their made up move out charges. And good luck getting your deposit refunded, I'm still waiting for mine and I all got from them is bills. Beautiful place to live, amazing people, coolest neighborhood in Kansas City but a TERRIBLE management company.

Endsley Evans: I recently toured RM West with hopes of making it my future home. My roommate and I were greeted by Diallo Simms who welcomed us with his outgoing but professional demeanor. The tour process was extremely simple and very informative. Diallo did an exceptional job showing us the complex and answering questions as we looked around. I was impressed with the clean amenities and additional features such as the rooftop social lounge, dog washing station, bike room and at home work spaces. The tour went so well that my roommate and I decided to make RM West our next home. Diallo has been there every step of the way making the application process and transition very easy. I would recommend RM West to anyone and make sure to ask for Diallo!
Zach Coleman: Good place to live. I only lived here two years and only moved out as I am moving out of state. It was a little bumpy when management changed back in 2020 but overall I’ve been very happy.Like someone mentioned below, there have been car break ins for the *phase I* parking garage (this garage is NOT owned/maintained by RM West however). I don’t keep anything of value in my car (and also drive a Hyundai, which is on the lower end of some of the cars in the garage) and still got hit. However it seems like it hasn’t occurred in a while so the garage management company may finally be addressing the issue. The leasing office was quick to respond when I reported the occurrence, but unfortunately they are limited in what they can do as they do not own the garage.Also, occasionally other residents could be a bit of a nuisance (either loud, smoking weed constantly, or leaving dog messes for someone else to clean up) but honestly I’ve experienced that pretty much anywhere I’ve lived that was an apartment.
Tony Mack: RM West was a great place to call home. Wish I had found this place when I initially moved to KC two years ago. Moved into their RM West II building which has been an excellent experience. Dog friendly. The management team here is always pleasant, greets you and are quick to help with issues. They're always providing us with cool treats in the lobby whenever there's a holiday. Shout out to Johnny the maintenance guy and all the other maintenance staff who bust their butts to keep this place up and running. Just know all the work you guys do doesn't go unnoticed and is really appreciated!Edit:In retrospect, I felt the need to change my review after the last few months of living here and reflecting on the year as a whole. Unfortunately when you first move in, you tend to overlook a lot of things that start to slowly annoy you. For instance, despite the dog friendliness of the building, there tends to be a lot of dog poop everywhere, even with RM west having cameras in the front of the building and easy access to doggie bags. One neighbor had a dog that would poop and pee on their porch and the urine would drip over the balcony onto the walkway below. I also want to add that the dog "park" at RM West II smells like urine and feces year round. Way too many dogs use it to relieve themselves, and having turf that's sprayed down about once every 3 months doesn't cut it.Another issue was the prevalence of marijuana use, because the smell was obvious in the hallway. I don't care that people smoke it, but when you're in an apartment, it just comes down to common neighbor decency and being aware that your actions are affecting others.We informed the management about neighbors letting their dog defecate and urinate on the porch and the smoking. We were told they reached out to the tenants multiple times, unfortunately these problems persisted.Lastly, we pay $25 each month for trash valet, and it wasn't picked up multiple times in the last month, despite following every single little rule they have about picking it up (eg. tied up tight and neat, in trash bin, cover closed). It honestly seems like the workers just "didn't feel like it" when they were coming around to pick up trash.
Zahn Fields: Terrible place to live between the fire alarms , fires ,and car break ins probably the worst place I’ve ever lived especially for the amount of money. I wouldn’t recommend this place to anyone. Glad to be gone
Jonathan Friend: The location, amenities, and space are great. But what REALLY makes RM West special is the people. In all of my searching, I never encountered people of the quality, professionalism, and friendliness anywhere else. Any issue we have ever had has been quickly resolved (never more than one week, usually within 1-3 days). We love our terra homes! Not only are they beautiful, charming, and often historic, but they are deeply cared for by its people.

Izzy Hart: I lived at 4012 Oak for 3 years and for the most part enjoyed my time there until the last year or so. I was a good tenant who always paid bills on time and got along with everyone else in the bulinding. False claims were made by the pest control guy (who literally comes in and walks in a cricle for 30 seconds once a month) that I was damaging the hard wood floors and causing damage to the property. Specifically, he claimed my litter box was never clean even though my cat's litter box was kept in my bedroom with the door closed. (I personally keep my bedroom door closed when I know a stranger is going to be in my apartment when I'm not home) Upon move out, there was no damage to property and they attempted to scam me out of my deposit claiming I broke a window. They did not properly provide evidence of a broken window and tried to tell me that there was a large crack in it, when in reality the "crack" in the photo (an extremely low quality and pixelated one at that) they provided me was power lines outside the building. Luckily I had photos to prove that nothing was damaged and I got my deposit back after a long battle, but take this as a warning that Terra will do anything to make sure they can squeeze every penny out of you. I was originally told I owed them $23, but I ended up getting $150 back from them.TAKE PICTURES OF EVERYTHING. If you don't, you might end up their next victim.
Clay Warfel: I lived at the Notre Dame apartments for 2 years and had an absolutely terrible experience. The way terra management handles business is very unprofessional. The staff at the office are extremely rude. Threaten you with lawyers left and right and acted very predatory. I had personal property thrown away for no reason, received constant petty complaints, and didn’t get my deposit back even though I spent 3 days cleaning. All this for being a good tenant for 2 years.

john iiams: After renting with Terra for 2 years we have had a mostly positive experience. However there have been several issues that have been communicated to the ownership that have either been ignored or completely brushed off. The best example involved stolen property from the "secured" parking garage on more than one occasion. The response from the management and ownership was not only slow and ineffective it was insulting and dangerous. In our building they charge more rent for upper level units even thought it's only a 3-story building. On top of all this they have started increasing lease rates in the middle of a global pandemic which in my opinion is about as unprincipled as it gets.
Daniel Shafton: It is very challenging to come across a property management group as responsive and helpful as Terra management has been during my time here. Their properties are thoroughly cleaned and maintained throughout the year so it's not often things break. When issues arise, they are immediately resolved, no waiting a week to have your work order filled! The office staff is knowledgeable, available, and actually have the power to fulfill your requests. I've really enjoyed living at such a professional family owned and operated business. When friends tell me they are looking for properties around KC I always tell them to check out Terra properties, everyone has been so thankful for the recommendations!

bhavana purighalla: One Light has been an amazing home for the past two years! AD has been an amazing and wonderful life style coordinator and has always had great events. Some of my favorites so far have been the holiday party the derby day party and just the pool activities every weekend. Another great story from my time at one light was when I got sick and my friends helped me through the two months I was sick..they helped me through it and had a party for me when I was off meds! I love my one light family and I’m grateful for my one light family :)
Nikolina “Niko” Kosanovic: Love living here! Pool is amazing, staff is wonderful, maintenance fixes everything quickly. And AD is the best lifestyle coordinator I’ve ever had! So many breakfasts and cool events, we even had an orchestra and aerialists accompanied by champagne and desserts. Definitely recommend this place.
Patti Jefferson: 2 yrs now at One Light and I love it, it is top-notch! I wanted a place where I felt safe, had secure underground parking and the building was well kept, they haven’t disappointed. So ‘many’ amenities, my favorite the incredible roof top pool and the amazing views of the city! Leasing staff Nicole, Emina, Bailey & team are the best! They have assisted me on several spur of the moment requests, always professional and with a smile! Equally, the maint. staff, Shane, Chris, Danny & team are always prompt and responsive! The bldg.. always looks so nice & clean, kudos to housekeeping! AD our lifestyle coordinator is amazing, so friendly and helpful. We are so lucky to have every one of these professionals. They each play an integral role in making life at One Light so special. A great place to call home!!!
Randy: The maintenance group truly knows their work. Fast service, very knowledgeable, very analytical in solving my problem. In my case, the solution was not obvious. It took a lot of rationale thinking to drill down and determine the root cause. And they stuck with it discovering some hidden defects and resolved those issues as well. Excellent service and I was impressed! Nice work!Had a chance to experience this group again. They are excellent. Got to me right away and resolved the problem. Great team!These guys don’t walk, they run all day getting things done. What a great group!Always impressed with their work and commitment to getting repairs made quickly!
Lora Sparkman: The One Light associates are so kind and responsive. The maintenance team ( Chris and Danny) are the best! This place is truly Maintenance free living. Fabulous and a beautiful building in a great location. Living here has been a fantastic experience.
Brad Erich: We moved into One Light this past month and love it so far! We originally toured back in February, and signed our lease in March. We’ve worked with Danica mostly up through move in, and she has been excellent! It’s been so nice having a consistent contact throughout the whole process, and Danica has been timely, efficient and kind since we met her.We’re looking forward to getting fully settled in to One Light and downtown KC. From the amenities, to the staff, and the location, it really is a special place.

Chris Daley: My wife and I have been living our best lives here! The residents here are family. There is never a dull moment here. There are resident events which include music, bars, restaurants, game nights, pool movie nights, sip and paint, wine or tequila tasting, pool parties and a One Light Perks Card to get discounts at local stores. The Genesis gym is included for free.The market store is downstairs and can be acessed without goingoutside when weather is bad.There is a green roof park on top of the garage ,that our dog loves to play at. The maintenance team is amazing and our dog (Dobby) loves seeing them.The house keeping department keeps the place clean and beautiful. We have lived in downtown for about 5 years now. There is not anything like this place! Your only limitation is how social you want to be!

That was exactly what happened and we do.The maintenance is first-rate, the housekeeping staff is fastidious, and the security/concierge personnel are perfection. They all do so much to make you feel safe and right at home.The time we've spent in other properties downtown feels like time wasted. Choose OneLight, or, another "Light". You won't regret it.
Brittany Moy: I am new to KC and today was a crazy thunderstorm and I was so worried about my 10 m/o puppy while I was at work, because she has never been in Wizard of the Oz weather like this before. My dog walker wasn’t coming until 11:15am, and I couldn’t find anyone else sooner, or to stay with my pup, so I reached out to Danica Gall who to leased me (a seamless transition btw) to see if she could recommend anyone, and she offered to go up herself and check on my baby!! She even took a video and sent it to me. So grateful. Thank you Danica and thank you One Light! I love it here.

Sterling Kromas: OneLight KC has been one of my absolute favorite places to live. I just moved here in June and am very grateful for this place. The staff are amazing and attentive to any requests, the amenities are top tier (with possibly the best pool in downtown KCMO), and the location is perfect! With a grocery store on the first floor, complimentary access to Genesis Gym on the second floor, and the KC Street Car that services from union station to the Rivermarket... I don't drive during the weekend.The community here is wonderful, I have made new friends in a very short period of time. The complex has multiple events per month for the tenets of the building and makes it fun and inclusive for all.I face the west side of the city and have an amazing view. I have very minimal issue with noise, however, this may be different depending on the apartment view you have.There is 24/7 security/door service that monitors the entry areas.I have really enjoyed my time in OneLight and would recommend this complex to anyone.
Jon S.: 1st class downtown apartments, great staff, pool and gym are both top notch, floor to ceiling windows, outdoor balconies options, reserved parking spot, power and light location, near street car, attached to upscale consentinos grocery store, the best luxury apartment living in KC ---- maintenance staff is prompt, thorough, and highly skilled and experienced, Recently Danny from Maintenance was kind enough to probably fix the three things that I manage to clog as well as replace fixtures that I wore down, as a founding member/tenant at the One Light apartment building, I have lived here for seven years and love it!

Michelle Vaughn: I was unable to move until days after scheduled due to the utilities not being able to be put in my name because the company owed money, I couldn't even start to move boxes and had to take days off work because of the change.The house was not move in ready, the yard and lawn was overgrown, porches were green, and trees coming up through wood slats. All closet doors were falling down or hard to open or move (one almost fell on me). The maintenance request I said needed to be fixed before move in (a giant hole in the ceiling and a garage door that didn't open) weren't done by the time I moved in, even though it was delayed.Randomly my utilities were turned off because they took them out of my name on accident. It took hours on the phone to figure out what had happened with the utility company.I work overnights and make the allowed dates for maintenance request to work with my schedule, and one day an hour after I'd gone to bed they had maintenance cutting trees, and cleaning gutters on my roof on a day and time that I did not approve without notifying my via email or phone call.Accounting request take months to go through (if they ever do) and the company is impossible to get ahold of.And as far as getting ahold of someone goes, the front desk will ONLY transfer you to property managers (who never answer or don't fix the problem). You cannot get ahold of anyone else or higher up, even if you are responding to emails they sent you directly.
shaunts s: I was very happy with maintenance, the guy named Maurice replaced the faucet in my bathroom and he was very kind, great worker and quick! Very knowledgable about the things he works on and explains what he did to fix the problem. Great Customer Service
Patrice Beverly: I recently moved into my beautiful home and upon move in I had maintenance issue and a major issue with my refrigerator and being that my home was just transferred from KCCRM TO HRG things were not fixed in a timely manner. KCCRM just took my money and didn’t fixed any of my issues. I reached out to Jennifer Shipman and I swear she jumped right on it with my maintenance issues, I received my new refrigerator within 24 hours. I am so appreciative of her and her team for helping me with this issue and resolving this matter within hours. I absolutely love HRG they’re truly amazing company. Thank you so very much!!!

Tango - Mike Davis: Being a Property Management company, our community and neighborhood in Gardner Kansas would expect more from a Professional Management Organization. It's very unappreciated to allow the vacant property's lawn appearance to go out of control and not escalate it to a priority over 2 weeks period to tend to the property's fallen tree blocking the entire (ONLY) sidewalk risking the pedestrians from having to walk into busy street to get around. This is also a major issue for those with walking impairments that use assistance. I'm certain the owners of this property would disapprove the service of the terms of thier contract with Home River Group.

Maurice is very professional, completed the work and was always available to answer other questions I had! very nice and great work. Liked that he explained the process of what he would be doing and made sure once completed he double checked his list of things needed to be done making sure it was all completed.
Bill Becker: BEWARE!!! Be very careful of charges. House was deep cleaned top to bottom and much cleaner than at the time of move in and was charged for a house clean. I was charged for 2 garage door openers, I left the one I received when I moved and confirmed by employee of Home River Group along with my keys. The carpet was shampooed right after I moved and was charged for shampooing. Charged for pressure washing back patio when poor landscaping causes dirt and mud to back flow when it rains or snows onto patio. It was pressure washed at move. Poor communication on tenant portal. They kept $825 of my deposit for absolutely no reason.Update 05/12Here is my latest email to Home River GroupIt has been over 2 weeks since the last contact from Home River Group.... So, I guess getting back to me is at your discretion and keeping what is owed to me follows suit. I was charged for pressure washing back patio, which was done at move out, and for garage door openers even when I returned everything given at move in. You already said the charge for the garage opener was to be corrected when it was discovered all was returned that was given.

Ara Kimble: Overall I love homeriver group as a leasing company. This is my first time ever dealing with a leasing company. I've always had a landlord but dealing with homeriver has definitely been a breeze. The application process was quick and easy and they are willing to work with you even if you have not so perfect credit so I love that about them. The house I stay in is a nice house but unfortunately it has been problem after problem which to me is not the fault of homeriver. Any time I place a maintenance ticket they are on it fast and I've never had a problem with them. But even still with all the fulfilled maintenance requests its still a lot of work that the house needs but it is what it is. I want to give a special shout out to Jenny and Andrea. Their communication has been on point this whole time and they are very understanding and professional. I would definitely recommend homeriver to a friend. Best leasing property hands down. Thank you guys. I appreciate all you do😊

Tina Kirksey: I thought this was the go to place for rentals. I put in an application for a Home 🏡 on Morrell Ave, I was denied cause of broken lease. I was encouraged to reapply once the debt was paid off. I reapplied for another home once I paid the debt. Now all of sudden my application doesn't meet HOME RIVER GROUP requirements. The only difference between now and 1st time I applied is $2556 debt which I paid off. They have really nice homes.

I had no time to do anything as far as findin a new place bc I still had to pay rent there PLUS deposits on a new place. Long story short, I’m now currently lookin for a new place and they have on my credit that I owe them over 2000$. I wouldn’t recommend anybody doin business with this company.
derek rios: HRG has been awesome! They managed 2 of my properties for 3 years before I sold them. They keep them rented and in great condition. I would recommend them to other investors. Jenny is the best there!

Maddy Duvall: I was really excited to live here. My tour went great and the space itself/amenities looked really nice. Unfortunately follow up regarding some of my rent questions were never answered so I was unable to apply.
Linda Luu: Very fast and efficient. Ken was very nice and informative with his work. I also notice the team using great team work with one another. Thanks guys for all you do.
Sara McElroy: I have loved living at Galleria apartments for the last almost 4 years. Great location close to the hospitals and downtown for people who work in those locations or who frequent the great food and bars downtown. Within walking distance of a local park. Apartments are nice with good appliances and still new (built in 2019). Amenities are good- nice pool, grills, common rooms. The gym is great and so far I haven't had issues getting a machine when I go there- but I could see it getting over-crowded. The package system is fantastic- don't have to worry about people stealing your package as it goes to a parcel room into an individual slot that you can open with a one time code. I have always felt safe in my apartment. There is a garage for parking- extra fee and I have never had any problems but I have heard of a couple car break-ins (honestly, that's probably to be expected for the area). In response to the break-ins, the complex hired a security service. Overall, I highly recommend living here!

They keep everything here clean and safe! Merrit is an absolute doll and handles everything with kindness and professionalism. Very please thus far. 10/10 recommend.

Katrina Guillot: As other have stated this place lack safety. I have personally had repeated issues with a homeless man. Who a couple weeks ago got into the building and was trying to get into my unit in the middle of the night(icon building). All that happen was an email from management, saying sorry that happened. The police were not very helpful either . There are are gates that have been broken for over a year allowing anyone to walk on to the property. I believe that maintenance have tried to fix it, but are unable to get resources to fix it properly. Overall I do like living in the gallery it’s convenient, and the people are very nice. But my safety and the safety of my child is more important.
Brandon Haggard: My wife and I have spent the last year here. The management here could use some work. I get responses somewhat promptly, however when directly contact on specific issues, all I got was excuses. There have been weeks where our building has been left unsecured due to the key fobs not working and because of the failure to act, homeless people have been found wandering the halls and sleeping on the entry couches. Thankfully those people have been nonviolent, but in my opinion this is still unacceptable. Once I communicated that I was starting a paper trail, the issue was fixed in two days. It’s hard for me not to take this as apathetic management.The leasing agents are friendly and helpful and I believe they do everything they can do help the tenants with what they can. The location is great! During big events I am pleased to see the property add extra security to our buildings.Overall, this property has gone through a lot this last year. Pipes bursting and numerous repairs needed. It seems like they have moved tenants around somewhat well, but I know those tenants have not been happy, but I can’t give specific examples. I don’t know where the breakdown is, but there is one.P.S. if you don’t own a ceiling fan personally, you can rent them from the property for a monthly fee of course…I always thought this was odd.
Jenna Yarochowicz: I have had packages stolen from package room multiple times, they say there’s nothing they can do about it. If you live in a 3 bedroom they’ll only give you 2 parking passes so one of you has to park on the street and you’ll get towed - but don’t worry, they aren’t liable. Hallways smell like absolute garbage. Door locks can only be locked with a deadbolt so if you have a roommate you’ll constantly be locking each other out. If you don’t lock it, you’ll get broken into because the building is very unsafe. Not the experience I was expecting to have living at Gallerie.
Echo Jones: If you live here come in with the open expectation of your car being broken into in the parking garage you PAY to park in. My window has been smashed in twice and locks picked once! Staff did not care whatsoever.I also hope you don't enjoy peace - fire alarm is regularly set off. My favorite time was at 3 am on a Sunday!Today for example they sent an email after 9 am to let us know they're testing it on and off until 1pm. Which gives you tons of notice if you're WFH, have kids or pets.The hallways and staircase are also filthy. It's overpriced for what's provided.
TJ Fine: DO NOT LIVE HERE!! Car was broken into twice while I lived here while parked on the 3rd floor of our “secure” parking garage. There’s fruit flies and centipedes everywhere in the summer which were disgusting and get into the apartments. The apartments themselves are built horribly - we had our key fob reader go out on our door and lock us out FIVE TIMES before management finally replaced it, cracks and gaps in key structural pieces of the apartment, things constantly breaking/malfunctioning. Management here and the front desk staff are terrible. Their customer service is garbage and you have to follow up with them 5 or 6 times to even get them to start trying to get something done for you. If you’re thinking about living here - don’t. Pay a little more to live somewhere where the management and building aren’t a dumpster fire.
jillian schlatter: Bryant helped me and my boyfriend on our tour and was so friendly and helpful! He really made us feel welcome and was thorough with all information he gave us. He consistently followed up which I really appreciated! Taylor, the other leasing consultant was also so sweet! This property is beautiful and has such helpful staff!
Shreya Gautam: This place is nice, but the main issue is safety. I’ve lived here for two years now and the safety standard just keeps dropping. Every winter, the garage gate stops working, leaving our private parking area open. The private parking area is also accessible to the public from the stairwell and elevator. There have been so many car thefts and break-ins in our garage. Apartment management’s lack of empathy is ridiculous.Staff and maintenance are lovely and helpful.Update: There have been so many more break-ins in the private garage area. Car windows bashed in, etc. Gallerie is completely disagreeable to listening to our requests for key fobs in the stairwell to prevent random people from entering the garage space.
Manuela Marinho Nunes: Luxury?! If by luxury you mean a playground for thieves and a place of organized crime.Catalytic converters being stolen and cars being broken into daily. Management keeps using the "excuse" of the garage door being broken but it has been 2 months now. We all understand that things break but crime should not be allowed and or constant. They refuse to add 24/7 security and they keep saying they added a night security (I have seen them once). Considering break ins and theft are also happening during the day (I would know) 24/7 secure should be a must! They charge $75 for the garage and won't even put cameras to bring crime down.They also love to say "this is city living" but I have lived in the city for years and have never experience crime like this! I have friends that live in different apartment complexes that are walking distance from the Gallerie and they are not experiencing this. I have asked for a meeting with management and have heard nothing. All I received was an e-mail saying there is nothing they can do. They do not care about you or your safety!
Mikayla: Poorly ran, poorly made, everything is broken, the tenants private parking gate has been publicly accessible for over 4 months causing NUMEROUS auto thefts and break ins. Management is absolutely atrocious and WILL NOT take responsibility on any maintenance issue. Do NOT sign a lease here.
Manuela Nunes: Just a month ago I was leaving a review and here I am again!Within less then 2 months of me living here, my catalytic converter has been stolen twice (and that’s with my car being in the shop for a month from when it was stolen the first time) so truly within 3 weeks it was stolen twice!I was told that installing cameras in all the floors will not lower crime. It’s becoming expensive to live here now that I’m having to pay $1,000 every time my catalytic converter gets stolen and they are doing absolutely nothing about it!If this happened twice in three weeks can you imagine how many times it will happen during my 18 month lease?!Will they be paying for my catalytic converter? At this point I would be okay with them just letting me move out so I don’t have to be dealing with this on a monthly basis.Unless you have an extra $1,000 a month to be repairing your vehicle, find somewhere else!
Layth Alkhatib: Parking Garage and stairway security is terrible and seems that the leasing managers and management team do not care.Residents express need for better security on doors and in the garage but little to no action has taken place.
Jackie Anyaso: Update-- spoke to manager Kaylee and she was completely tone deaf. She states that management cannot guarantee the safety of their residents. They are not taking any concrete actions towards resolving safety concerns. She could only speak to talks about locking the elevators and potentially increasing Metro police presence. Completely unapologetic and unphased. "These things happen when living in a city". But for some reason, this problem is more prevalent at Gallerie than any other complex.If I could rank this complex in the negatives, I would. I absolutely would not recommend any person takes up residence at this apartment complex. Every day, I fear for my sister's safety, who is a UMKC student living at the Gallerie. They have nice amenities but that is it. It is very overpriced and they lack the very basic component of housing, which is safety. There are weekly reports of the garage being broken into and cars being damaged/parts being stolen. My sister's was one of them. Management's response was simply that they will work on fixing the gate. There are also reports of homeless individuals wandering around in the apartment complex as well. Residents are charged a fee to park in the indoor garage, but there are no cameras, there is very easy access to the buildings' elevators, and there is no presence of security. The Metro security that they claim to have is hardly visible as car break-ins are nearly a daily occurrence. Management is not taking this safety issue seriously enough and my concern is that they are waiting for a grave incident to occur before they take swift action. This building is mostly occupied by students, which makes them an easy target and unfortunately, management is doing the very minimum to keep them protected yet charging one of the highest rents in the city. Please avoid this apartment complex at all costs!
M K: I wouldn't move here again. Lately had some disturbing safety issues and almost no security. Vehicles getting stolen stolen/vandalized in the parking garage that you are paying extra for. Residents' apartments are getting broken into because the management has not been fixing the locks/doors and the "security team" they hired is pretty absent.
J'dyn W: If I could give this place a 0 star review I would. The manager kaylee or whatever her name was is a complete b****. The apartments are nice the leasing staff is very fake. The maintenance people are very nice. Very over priced apartments for what you receive. There is never any parking and you will have to find parking any and everywhere and walk far with no promises of getting your car towed. There have been many car break ins and apartment break ins. The garage is not safe either. Over priced garage fees. No cameras or security all throughout garage. Homeless people roaming through garage and getting on elevator to different floors. Abandoned cars that’s been sitting in the garage my entire 15 month lease. Leasing was notified and did nothing. I do not recommend these over priced apartments. Do yourself a favor and find REAL LUXURY apartments and get what you’re supposed to pay for. They don’t even have a workable call box. A pain in the behind carting groceries to your apartment. Stains all in the carpet all throughout hallways and in stairway. it’s just a dirty facility. and to gallerie apartments wait on it 😘

Craig Peters: All floors are fake wood, so if you have anyone above you, you will hear every step. Walls are thin, have said hi, to my next door neighbor through the wall. The management will do nothing for noise complaints. If security shows up at all, they don’t even know which building’s are which and the one time they did arrive it was a literal hour and a half later and they said theres nothing they can do for noise complaints. They have one dumpster for 8 buildings on the furthest part of the complex. They added a trash pick up service that you pay extra for and this means people have to leave their smelly trash in the hallway. Overall everything is cheaply built and just an awful living experience. Guarantee you will kick yourself for spending so much on a low end and poorly managed apartment.3/5/23 update: Finally moving out after 18 months here. In addition to all these things still being a problem, I have now lost over $600 in delivered packages in 3 months. The office basically said "sorry" and thats it. They openly admitted the cameras do nothing as they cannot tell who is taking packages that are not theirs. The room does not have enough secure package lockers to support 8 buildings so the room gets so packed you cant even walk into it. (not an exaggeration), you will not be able to walk in, until someone comes in and steals literally every single package, which has happen multiple times. Again no solution. The office did try a third party package delivery company. So your item arrives, and a third party has to bring it to your door... lasted about a week before that started having obvious issues, now we are back to package roulette. Good luck!

Mona Clarise: First of all, I’m not sure who they paid to make false positive reviews. Earlier this year, this place only had 2.5 stars on Google, which also correlated to the 2.5-star rating they had (and continue to have) on Yelp (go check it out).This place has really gone downhill. We have been here for several years, and initially we really enjoyed living here (despite a few small things). Every apartment complex has issues, but there were no terrible ones here… until 2022.I’m actually afraid to post my honest review for fear of retaliation, but I think it just has to be said. This year, we have had A LOT of cars and garage units get broken into, one car stolen, all of our packages stolen from the package room in a single night, and multiple catalytic converters sawed off from parked cars.Packages often went “missing” from the package room, but I cannot confirm whether or not that was a shipping carrier issue or someone with sticky fingers. However, now that the apartment complex does not want to assume any liability with packages, they have closed their package room to residents (even when we asked them not to). The Landing at Briarcliff is trying to coerce residents to use Fetch, a third-party delivery service that has terrible reviews online and terrible reviews from residents who have tried it already.Although many residents have complained about the lack of safety and security (since the crime has directly impacted residents), nothing has been done by management. No move to add security cameras or security rounding, no move to reopen the package room, and no statement even addressing the crime that’s been happening on THEIR property. The maintenance staff is great, but all the other employees are horrendous. DO NOT LIVE HERE.
Steph Man: My daughter used to live here. She lived. Loved the staff. Loved everything about the complex. Now she lives at a new address and an online order was mistakenly sent to her previous address which is the Landing at Briar Cliff. I spoke with Satara and she confirmed with the new resident that the package was still in the building so Satara told me to have my daughter come with her FOB and just go in and get it...but she turned in her FOB when she moved out so I asked that Satara go get it and take it to the office and my daughter could pick it up upon verifying her identity with office staff. Satara agreed. Now 24 hours later my daughter said the package is gone, the office not only didn't keep their word but are without concern for this unfortunate chain of events. I guess when you move your rental status and respect are canceled as well. We are talking about USPS mail. It shouldn't be treated like a missing sock.

CETERA HEATH IS A ROCKSTAR and has been so helpful getting my Fiancé’s in the perfect home prior to our upcoming wedding!The price is incredible for the quality you receive here.You can find cheaper places to live but you are gonna miss out on the quality, trust me!The speed of maintenance staff from what I have seen so far is superior to anything I’ve ever experienced in apartments!They seem to be proactive rather than Reactive!Run don’t walk, you have found your landing pad!

They rarely blow their horns (no RR crossing nearby)- Trash: valet trash just started. Before, there was 1 dumpster in the corner of the property- The package room is a bit small and regularly overcrowded with boxes- Car break ins have been an issue in the past, but I’ve noticed nightly security patrols sinceThe property is well maintained and I’ve never had a noise issue. This is a great place for the price. As someone who has lived in downtown, Hyde Park, and toured about a dozen places in between, I think that this has the best value in KC.

When I tried to confront the manager she refused to meet in person and would only call me while I was at work. Very Unprofessional.To make matters worse, this horrible excuse of an apartment complex sent me to collections after taking my full deposit. No email. No call. No letter. Cedtoron: Not bad. However when I moved out I went to the office to confirm the amount of my final payment. The manager worked out the number and I wrote them a check for the final amount they told me. Months later they tried to bill me another $100 without any explanation. Then they turned it over to a collection agency.
