S P: If you are a STUDENT STAY AWAY FROM THIS PLACE. People in the building are LOUD and FIRE ALARM are pulled at night for NO REASON. The only good thing about this apartment is the maintenance people they are nice with their quick service.

Love KC: The apartments themselves look nice and the appliances are nice. Maintenance is quick to respond. Everyone in the office is friendly, attentive, and thoughtful. The staff is the best part. However, there are some major issues with this place.I used to love living here for the first couple of months. However that has changed.First, it is unacceptable for the movie theater to be without a TV/projector for over a year. Not to mention the downstairs common room has been without one as well. We all know it was flooded previously (does that tell you something about the build quality?), but blaming the issue on COVID is just an excuse at this point. TV/projectors are in plentiful supply. The "game room" is broken as well, the common area downstairs has no refrigerator. The build quality is also not that great, as they have single pane windows which makes the utilities more expensive and environmentally unfriendly. You will roast in the summer and freeze in the winter. Except in the winter the condensation is so bad you don't get the view you pay for because the windows are covered in ice/frost. The window also block no noise. You'll hear every scream, honk, car burnout, blazing music that passes by. Granted when you move downtown you expect some noise, but the poor quality of the windows exacerbates the issue. Honest to goodness, double pane windows have been around since the 1930s. How is that acceptable? Finally, given they are now charging nearly the same rent price as One Light....... why would you pay to live here, when you could get a well maintained building with functioning amenities like One/Two light or any other place downtown? When you take a tour, keep in mind that almost NOTHING will be "fixed shortly". You'll be paying for things that aren't present. They are charging the price as if you are making no compromises, but I assure you, you are making plenty of sacrifices.In my honest opinion, pay only a little more for a TRUE more luxury experience at One Light, etc. Avoid this till they are more realistic with the pricing of their apartments and amenities (they lack). They have had nothing but excuses for these shortcomings. But if you want to save $100 on rent to have 1/3 the amenities (if they are functioning), be my guest.I send my love to everyone in the office for the hard work you do, but people need to know what they actually get when they sign up for the place.We will plan to explore other options downtown, cause this place doesn't live up to the name.
Justin Delvasori: In the recent wind storm I be became aware of the cheap build they took for this building. They advocate the view but these cheap single pane glass windows are a safety hazard as well as an aesthetic eyesore. They never clean the windows like competitors one or two light, nor will they fix the window electronics that “prevent or help the windows from fogging/frosting.” Nice office staff but they’re liars too. Used to love it here but can’t wait to ditch this hole

My move out experience was simple, no excessive charges or nitpicking although I do take pride in how I vacate. Our experience at The Grand really set the bar high & I miss this place & their staff already!UPDATE: I have officially moved into my new apartment & I absolutely LOVE living here! The building is beautifully kept, staff continues to be extremely friendly & helpful. Parking is never an issue. Everything I want is in walking distance. I feel EXTREMELY safe here. There’s not a bad view in this building. I chose my unit, it’s quiet, I cannot hear my neighbors, no riff raff and best of all my first power bill was $25! I made the right choice by moving here. Come see it - it does not disappoint!I have been apartment hunting for over a month now. I’ve looked at 15-20 different places & I didn’t want to rush into a decision. After touring The Grand, I knew I finally found my new home. The building is in a great location & is absolutely amazing! I had a great tour with Hannah, she was very patient, answered all of my questions, showed me several units & was very thorough. When I left I knew I had to apply. The application process was super quick. I am so excited to begin the next phase of my life as an empty nester & I can’t wait to move in!

Andy Roberts: I lived at The Grand for the last fifteen months and had nothing but great experiences. Before finding The Grand I was extremely stressed moving from a house in the burbs to an apartment downtown while trying to find something extremely dog friendly… but luckily stumbled on this place. Right away the staff was very easy to work with and helped ease my worries while clearly answering any questions I had. My pup absolutely loved the dog spaces and made best friends with management who always seemed to have her favorite treats on hand. From day 1 - I only ever had pleasant interactions with all of the staff and many neighbors who quickly became great friends. Maintenance team was hands down the best and quick to respond to any of my concerns. Couldn’t have made a better choice with this pick.

The MOST animal friendly which we loved and the building was always the cleanest and the team is always quick to responding with anything. The place is immaculate and the staff I interacted with were incredibly helpful and friendly. Love that they have a rooftop turfed dog park and dog spa, living downtown can be hard with larger dogs and limited places to take them out. Great spaces to entertain company too.

LTdaBoss Williams: The worst place to stay at since management changed, I have beg this place to let me out my lease early cause they are infested with roaches. So many residents place was affected by this issue. It took them 3 months to let me out my lease. I do not recommend this place. To add to it. If you stay here be sure to video and take before and after pics of being there. They will lie on the move out inspection just to keep your money.

I had a pet so of course I paid a pet deposit, when I move out they LIED and said my dog had pee all through the apartment which is false and I have pictures to prove it. When I asked them for proof they stated they have pictures. Question: Hmmm where are these pictures at? Answer: oh ummm I know Chris said we have them however, we don't but we have a piece of carpet from your apartment that's saturated with pee. Now these weirdos are saying I owe over $800.00 to replace carpet but when I go into the payment portal it shows I owe $100. Isnt that weird? SMH if yall broke just say that!! WORST PLACE EVER!!! if you move here you will REGRET IT. Just A MESS.

Heath Babin: Property is well-kept and a great deal for the location. Never had trouble parking and the office staff has always been responsive and helpful.
Franklin Ford: I love it. Im a city country kid so I like the car noise. I love how clean and neat the area is and the location is perfect. I also love that even tho on my first day there, I accidentally left my door unlocked and nothin was disturbed which made me feel I could trust the other tenants.
Maddy Floden: Roanoke is wonderful! The buildings are conveniently located by 39th street with easy highway access. Tenants are super friendly and the leasing managers are very helpful! Mindy helped my friend and I through the entire process and she had answers prepared for any questions we asked. Mindy has a great attitude and kept the process moving as quickly as she could! If you’re looking at renting with Roanoke I would definitely recommend working with her if you’re able to.

Move in day the keys were left for me and a couple very welcoming home gifts. The apartment was the cleanest apartment I've ever moved into. New carpet, paint, stove and washer. I was very impressed with the place. Management is wonderful and maintenance is amazing. Right on top of things! I love it here!

Brandon Johnson: Do not move here.Apartments have outdated windows which cause the glass to form ice shields in the winter.When I was living there last year the roofing company should up at 7 am on a sunday and re did the roof in the middle of a rainstorm. This is problematic at the ceilings in our apartments already had leaks and brown spots from water damage.Maintenance staff lacks understanding and skills required to do the jobs correctly. Apartment entrances smell of dog feces and urine.

Plaza Westport downtown . Property has fence around it so no random ppl walking on the property. Love that!!!!! and you have free off street parking . WiFi is free . So streaming is easy and i cut out cable and WiFi bill from my monthly bills. Big bonus. The staff is very friendly and have been informative on a daily basis of weather concerns and reminders of everything going on in this apt community. If i has any questions or needed anything .... they responded that day . Lots of dogs cute court yard and the ppl I’ve met in passing have all been friendly . I have and will keep recommending this place. They have taken really good care of me . ♥️
Lateef Kane: I suppose to meet with management today to see a TWO BEDROOM apartment of theirs. When I arrived I met the janitor and he informed me that he would be showing me the apartment. His reason for this was the lady from management "forgot". So he attempted to show the apartment, but it took him 10 minutes to find the keys to the ONE bedroom apartment. I told him that we were looking for a two bedroom and he said this was the only one he could show us.On the way to see the one bedroom apartment the hallway carpets were disgusting. It looked like someone spilled coffee everywhere. Once the janitor got the door open, this apartment was one of the worst be and my partner had seen. The janitor did say it needed cleaning, but this apartment was nasty.My partner literally took swift look around and left, please don't waste your time here. They might forget about your appointment anyway so,... you'll see.
Morgan Baldridge: I wished I could give prism and this place less than 1 star. Worst costumer service ever. I called them from a listing they where very nice and I liked the property. Then they never answered their phone again. I did manage to contact them by email and set up a meeting time to look at the property and sign a lease then they stood me up and aging never answered their phone. It looks like a nice place but the property management has an exceptionally long way to go. If they are this bad now how awefull would they be to live here.

The Backyard Apartments at One North: what do users think?
Jessica Hazlett: I've lived here for almost 2 years and the only problem I have is neighbors occasionally being obnoxious in the common areas. I saw a review that mentioned a mandatory 3-day leave due to water issues--this did not happen when I lived here, ever. I saw another review about noise complaints--my unit is VERY soundproof. I can occasionally hear people if they're being loud in the hallway or literally screaming in the courtyard, but other than that I don't hear a peep. I've never had any issues with the appliances in my unit, and the only maintenance issue we've had is with the bathroom sink drain clogging, which maintenance took care of a couple of days after the request was submitted. The grounds are clean, the gym and pool are well-maintained, the valet trash is consistent, and the property management staff have been great, though I've had very few reasons to contact them.When we do move, we are really going to miss this place.
Jake Arnt: I worked with Lindsey Carpenter and she was super accommodating when it came to my unique situation of waiting to hear back from my last medical school. The property is beautiful, reasonably priced, and they have wonderful leasing staff to make the process easier!
Jocelyn Park: Mostly the amenities such as the gym & pool. I’m looking forward for this summer! I put in a maintenance order today & it was fixed same day. Mostly I was impressed with my white rug not being stained. Couldn’t appreciate that enough!
Eli Mies: Fantastic place overall! The staff is incredible and in a great mood everytime I get home from, very helpful in every aspect. When I had a problem, maintenance was there the same day. Nothing but good things to say about this place!

Erin Fern: I love living at the Backyard! I feel like I live at a resort! Customer service is top notch.. any issues are tended to immediately and everyone is so kind and helpful. A perfect location.. so close to iron district and downtown but also so much to do here at home!! Beautiful resort style pool with fire pits and bbq and such a great lounge area ! They even have a little store here which is so convenient.
Alyssia Goodwin: I cannot say enough positive things about living at the backyard! I loved the apartment, the amenities and just overall it was great. I lived for 1 year in the apartment, and enjoyed it greatly. Anytime I had an issue maintenance responded very reasonably, the staff up front was always welcoming, answered questions, and was super helpful throughout my time before I moved in to when I moved out. If I was staying in the state I would have extended my lease! Parking wasn’t an issue you could find a spot.The noise from the highway wasn’t a huge problem, sirens could be heard every now and then but for the most part it was pretty quite from the neighbors as well. The amenities were really nice when I got to use them! For sure recommend if you are looking. The location is great to be close to downtown, 5 min drive to the river market, walking distance to NKC.
CJ Hess: I want to preface this by saying the ONLY reason we are moving out is long distance from where we work. We could not say better things about The Backyard, it’s amenities, and it’s staff. From Kate, Scott, and Lindsey in the front office to Oscar and Brian with the maintenance staff, all fantastic! Any small issues we have had were handled promptly. This is a classic case of we didn’t realize how good we had it until we started looking at other complexes. Other places have shown us they are run like a business. The Backyard knows everyone (and their pets) by name and would love to just sit down and have a quick chat with you. The community is a very respectful place and everyone here is just looking to make it an enjoyable experience for themselves and their neighbors. From playing in the dog park to parties in the social lounge. We will definitely miss this place.

Mari Rivas: I have lived here for 2 months and I literally want to move out.The walls and floors are super thin. I have made complaints and all they can do is give notices to the loud neighbors. You can literally hear everything going on around you. Especially barking dogs and crying babies. Since I have noisy neighbors, I have to pay $500 to move apartments…I also put in a work order on my washer and have not heard anything back for a few weeks. Because whirlpool was going to come look at it, but nothing has been done and they closed my work order.Also, when I moved in they said the hot tub would be open in March, now they are saying it won’t open till May.
Ali AlQaysi: If you’re looking for a living space, DO NOT look here. This place is terribly managed with a Karen attitude type of management. My apartment’s AC haven’t been working properly for over a year now; I have submitted too many maintenance request regarding it, and each time it gets taken care of, it stops working again after few days. I have requested them to change the unit as the HVAC technician said, “they may have damaged the unit while installing it.”, yet they refuse to do so.In fact, they say try to open a window, when I’m paying $1200 for rent. If that’s the case, then might aswell live in the hood, open my window and pay $600 instead.

Kaylah Williamson: Where to even begin?!?! This place is AMAZING and I have only been living here 3 days. First day I moved in there were some plumbing issues and hot water issues which were fixed almost immediately, it was even after hours!! I went to the office to introduce my dog who is scared of everything and he warmed up to the staff in no time, which has NEVER happened!! The second day living there my car battery was dead. The guys in the office came to my rescue, no questions asked! (I know I sound like a hot mess, I assure you that I am) The other residents have been so pleasant. The amenities are always top notch. The halls and elevators are ALWAYS spotless. They even have carts to help make the move in process easier and it even helps with bringing in the groceries! This place has thought of everything!! Not to mention, DOGS.....EVERYWHERE!! I am in heaven!! Highly recommend. 15/10 would recommend living at the Backyard!!
C Shef: We are recent empty nesters and we love living here. My drive to work is 7 min and nearly everything else is within 20-25 min away. Downtown North Kansas City is a short drive or walk (half a mile). We haven’t made coffee in our apartment since we moved in because the coffee in the lobby is really good and convenient to grab on my way out the door. The amenities here are amazing and the management team is friendly and responsive. Apartments are spacious, well-insulated, have lovely neutral decor & nice appliances. Honestly, it feels like home and vacation all at the same time.

Tonya Whiteside (D'vyne Fai'vr): For them to charge so much for rent and you still have to pay for parking. Where's the dog park oh in front of the building !! Where's the nearest homeless shelter oh the parking garage! Stairwell smelled like dog urine all the time. Not to mention the after hour's across the street until 4 am of loud car music and crowds. Guess everything that glitters ISN'T GOLD !!
Syd: Honestly, living with Mac has been kind of a headache to say the least. Yes the apartment building itself is nice, but management is pretty terrible. We have had countless cars get broken into, damaged, and even stolen. We all asked for cameras to be installed in our lots and Mac still hasn’t. Our elevator was broken down for about 3 months. It was only back operational again once we all complained and asked for rent money back. It is operational again, however it has had a shattered panel and been scheduled for maintenance since before even I moved in (which was July). They simply turned it back on and placed a sign saying “Please be gentle, the elevator is scheduled for maintenance”. It has been up for over 4 months now. I don’t even think it’s currently safe to use, and I would honestly be surprised if the call button for emergencies even works. Residents allow their animals to use the restroom on the stairs and elevators, and will also leave trash and old food in the lobby. Mac does nothing to reprimand this behaviour, since the only single camera is in the lobby and they don’t even monitor it. No cameras in the stairwell or hallways. Not the safest area either, I do not feel comfortable going to my car at night when it’s dark out. Also, if you get locked out of your unit with the janky ‘sometime’ automatic locking doors, be prepared to sit in your hallway for over 3 hours since their maintenance man is MIA and they would rather make you wait then send anyone else with a key fob. Lastly, don’t bother paying for a membership for the pool/gym, since it was closed majority of last summer again and again by the health department. Yuck! Living here hasn’t been the worst experience of my life, but it also hasn’t been that enjoyable either. Rent here is high and they’ll charge you for everything they can… it’s best to spend your money elsewhere.

Patrick Topeka: Terrible apartment complex. During the first 3 months, the elevator has been down once a month. The entire weekend Nov 9, 2018 the elevator was down. Promises were made to fix it that Friday but never delivered. The trash chute has been broken on 2 occasions. Stay away from this complex.

I lived here when it was BRAND NEW and was with the original management. NOT the new one. It was great when it first opened but these recent reviews do not seem to hold up anyones expectations 6/14/23.
Haley Rothove: Moving in I didn’t feel like I was very informed on how everything worked (call box doesn’t work, wasn’t told about the trash rooms so didn’t know where trash should go that doesn’t comply with valet trash rules, was not provided who to write cashier’s check to upon move in, etc.). Some other things that bother me are that the key fobs for access are cheap quality (they have to be completely flat against access pad and take a second to open) and a little frustrating for opening the parking garage door especially (to have my key on my car key fob I have to turn my car off use the key fob on the garage and restart my car, my other option is to have it separate from my set of keys which is also a pain), any and all packages are left in one large room on the floor and you have to search through the entire complex packages to find yours, some gym equipment doesn’t work and no signs indicating machines out of service, my mailbox still hasn’t been updated from the last tenant, my first week here a homeless man was sleeping on the patio couches next to the coffee machine, you are unable to turn room temp down past 69° which I wasn’t aware of, I was also overcharged on my move in costs (fees, deposits, etc.) and only caught it when I was double charged for the rent I had already paid and looked further into the cost breakdown which had costs listed as “other” that they had to credit back (but no one was aware until I found it after paying and after moving in and I was not emailed a detailed receipt/report of what I was charged and what was credited back as promised). Not very impressed. The apartment unit itself is pretty nice though!

Tatiana: I have a hard time believing any of the recent positive reviews are real. Ever since Avanti management has taken over, the quality of this place has really gone down hill. I’ve lived here since the apartment complex opened and the first management we had was great- they were on top of communication with the residents and sent out monthly newsletters which were also posted in the elevators. They did the quarterly unit inspections and changed the air vents and batteries in the door locks and fire alarms- none of this has been done since Avanti took over. The quarterly inspections were a pain sometimes but at least I knew that the management really cared about the property and their residents. I miss getting the monthly updates about stuff in the community and events that would be put on for the residents. Multiple other people have stated this in their reviews, but management doesn’t care and no changes have been made.My air filter hasn’t been changed in months and now we’re having problems with the pool getting opened. It was supposed to open over a week ago but they didn’t service the emergency telephone line prior to the inspection (even though they knew this was a requirement for the pool to pass the inspection) so now our pool remains unopened. We were told we would have it serviced by today at the very latest and didn’t receive an email until almost 10pm telling us that this didn’t happen and who knows when it will.The carpets in the hallways are disgusting and the elevators are constantly dirty. Whenever management does send out an email about something being canceled or closed or broken, they say they will send out an update when the situation is resolved, but we never get any updates about anything. I’m really disappointed in how things have changed since Avanti took over. I see all these management replies to other peoples poor reviews, but just know that their request for us to reach out is useless and not helpful. They don’t respond to messages anyways.
Alec Wetig: I lived in an AVANTI owned complex in Tempe AZ and was MORE than DISPLEASED with how things were managed. When I heard AVANTI was taking over Arte I knew things would DECLINE. The ONGOING ISSUES detailed in the many NEGATIVE reviews is a direct case of GROSS NEGLIGENCE. This could be a really fun community in an ideal part of the city, but peace of mind and comfort at home quickly faded due to the lack of care for tenants..
Carlos Okelly: I can't believe the staff here is even able to keep a job. Broken coal boxes since 3/21 prevented the pool from opening. Delayed fixing the garage for weeks, even after multiple residents cars were broken into/vandalized.

Taylor Bellamy: Really disheartened to have to write this review and give such a low rating as I’ve lived at this community now for over 2 years.When I first moved in, the property was owned and managed by Milhaus. The Milhaus team was amazing and truly cared about the property and the residents. After my first year lease, I decided to renew and move to a 2 bedroom unit. The process was easy and smooth and the Milhaus team was super helpful and accommodating. The unit I was planning to move to has sat vacant since the apartment had opened, and they allowed me to secure it while finishing out my lease which was over the 60 day mark, that way I didn’t have to worry about someone else potentially leasing it.Fast forward to around December 2022, the property is taken over by Avanti and us residents were given 0 notice. We had a note left on our doors informing us of the immediate change and ever since then, the quality of the apartment in terms of service has substantially gone down.The communication has been almost nonexistent, or things are communicated after the fact and not ahead of time. There’s no events for residents hosted by the property anymore. We used to have monthly events with Milhaus. Not to mention, we also used to have quarterly apartment “inspections” where the maintenance team would come and change your air filter, door batteries, thermostat batteries, smoke detector batteries, etc. and check for any leaks under the sinks. This has not happened since Avanti has taken over. It’s now been like 6 months since our filters and everything have been checked on/changed. Again, no communication has been sent out on if these will be resumed by the new team and when. Also, even if I wanted to change the filter myself, I can’t because it’s behind a locked door.Another perk I miss about the previous Milhaus team is the pride and ownership they had for this complex. They were out walking around with every morning picking up trash and making sure the property looked nice. That no longer happens and the property does not look as nice as it used to.Finally, to top this all off, my lease is supposed to end this summer and I really didn’t want to go through the hassle of moving because I love the location and the as willing to be patient with this new team to see if they get their stuff figured out. However, they were advertising a he same unit available on their website at almost $309 less than what I was paying, so I tried to negotiate. Long story short, once again the Avanti team was not helpful and did not show that they cared about keeping a long standing resident by working something out. I’ve renewed just for a short enough time again to be able to figure out my next move unfortunately. Wish this was still the same property I moved into over 2 years ago, but unfortunately it’s just not.I hope Avanti takes these recent bad reviews from residents that lived here from the beginning and starts to make some changes. Every time I try to contact someone in the leasing office, it’s slow responses or no one’s there, and they say they are always in all of these trainings, but I really don’t know if these trainings that they are taking are working if there’s never any action put into place by anyone.
Lucas Miquelon: I wouldn’t recommend moving to Arte KC. I’ve been here for nearly two years.People easily get into our “secure” parking garage , taking cars and damaging vehicles/ property. They charge for parking but everyone uses it and there’s no enforcement. Huge waste to us that actually pay. No security and the camera system is extremely out of date and near impossible to navigate.Frustrating year here , first my motorcycle was taken. Then, my truck has been vandalized and unusable for 4+ months now.I’ll be happy when my lease up.

I have always rented from avanti property and now they don’t want to rent to me. I am transferring from the locale. However, due to my car be stolen within that week and getting a new job that is base +commission they’re saying I’m $200 short before my commission.
