Emily Adams: HPM took over management of a building I had been living in for several years. I did not choose to rent from them, and based on my experience with their management, I do not recommend them. Maintenance gives a week long window of days they "might" come by to do things like air filter changes. Pets are expected to be put away during this time, which is a challenge if you don't know what day they're coming. This happened multiple times. Please be aware of this if you are a pet owner and no one will be home during the work day, which is the only time maintenance comes. My biggest complaint, however, was this: I went to drop off my keys at the leasing office on the final day of my lease, as I was instructed to do. Because I do work a job with normal workday hours, I arrived at the office 5-10 minutes before closing time, which I was told was 4:30. There was another car in the parking lot, which I assume belonged to an employee. It is written on the door that visitors are to knock or call if no one answers. I tried both, multiple times, all before 4:30. I then waited in my car until 4:40. At that point, I pulled around the building to see if there was a drop box specifically for keys, which there was not. When I pulled back around to the front of the building, the other car was gone. I can only assume that the employee waited on me to leave before getting into their car. If the office stops serving tenants at a time before 4:30, it would be courteous to communicate that instead of ignoring visitors. I then had to go home (Ozark) to retrieve an envelope so that I could leave the keys in the mail box intended for rent. This was particularly frustrating because I was there within work day hours. Even if the employee present could not take my keys, they could have communicated what step I needed to take to return my keys on time before leaving for the day. If the office actually closes before 4:30, hours listed online should reflect that. Overall, I found HPM a frustrating company to work with.Additionally, HPM began charging an additional $45 a month for water during my time with them. They did communicate this with tenants at least one month prior.Positive experiences:-My one maintenance issue (broken mailbox) was fixed promptly. However, there was no communication that maintenance was coming at all that day, so it was a surprise.-Jessica is genuinely helpful and easy to communicate with. Overall, communication from the company was positive.

Hunter Properties has done everything possible to make our transition from AtHome to Hunter as easy as possible. We now have a place we can call home and raise our little daughter in a much more safe environment.

Tristan Sajona: Jessica was absolutely amazing!!!My partner and I have been scrambling trying to find a new home to live in, with failed multiple attempts, Jessica sent me an email to let me know at one point that I was declined and she refunded my application fee, I checked their website a few days sent her an email asking how many applications they had received on the home, she advised that none had came in we applied, I get paid in a non traditional style so there isn't any way of proving ALL of my income, and that wasn't a problem I sent my W2 from a previous employer as well as a few bank statements, Jessica was extremely patient during the application process this go around with me including the animal and pet screening application. As soon as the information was submitted she actually performed the credit check and the background checks necessary to move to the next steps, I think she could tell that I was a little bit stressed out to say the least but she handled it beautifully she deserves a raise. Thank you so much Jessica for giving us an opportunity to stay with Hunter property Management.

Steve Duffy: Hunter Property Management is unlike any business I’ve encountered. They accused me of making threats. I made no threats. They claim I have been evicted several times (when I have never been evicted). They claim I am on house arrest! I have never been on house arrest. I have absolutely NO criminal record. I can prove everything here that I claim is untrue to be 100% untrue. They claimed also that my credit score unqualified me. This is not possible. I can back up everything. Absolutely a ridiculously bad experience. Can’t figure out if I was mistaken for another, or if they just didn’t like me! Bizarre situation!

I was astounded at how pristine it was! The properties are very well managed are a great value for the SW side of Springfield. They maintained the upkeep so I rarely had any issues arise. Maintenance was efficient in responding to any calls for service. In any instance where I did reach out to their office, they were nothing less than pleasant.

Kyle White: I worked with Brandi and Brooke and they were both fantastic to work with! They had some issues with a past tenant that pushed back my move-in date, but were willing to help me out. Check-in was smooth and everything was laid out on paper with their expectations. It was such a turnaround from the apartment complex I lived at before! They were super organized and were very upfront about issues as they came up and offered solutions to help make my transition smoother.

Amanda Shields: Edit: Initially I left a scathing review of this company, but I feel credit should be given where credit is due. While my property had some serious issues including leaks, roaches, and broken fixtures. At Home has had wonderful customer service in regard to answering and fufilling my maintenance requests. Should these issues have been there prior to move in? No. However, it is because of the terrific work of their maintence director that I have not broken my lease. She is very quick to answer and is very kind and helpful. The same cannot be said of Robin. I would not recommend speaking to or working with her as she is very unprofessional and SO rude. If you decide to work with At Home, make sure to be very thorough when doing walk-throughs and steer clear or Robin!

Lindsey Lewis: At home has always been responsive to our maintenance issues, as soon as we put one in someone is there the next day. All of the women in the office are very friendly. We also had a situation where we weren’t intending to move at all but a place popped up and we jumped on it only to find out it had safety issues and did not want to move our son to that environment, I was also diagnosed with cancer during this time at a young age and we had to retract our 30 day notice and at home really worked with us and helped us out and even kept us at our same rate. Nothing but positive things to say about them!

After we moved out of the house, they sent us a letter saying they were taking our entire deposit and also demanding that we pay $2,000 for a new carpet. They wrote that we had ruined the carpet very much and they were forced to replace it. We had all the photos before entering and after leaving, apparently they did not know about it. And when we sent them our photos and said that we would not pay, because the carpet was in the same condition as it was when we moved in. After 2 days they sent us a letter that we do not need to pay $ 2000 and return part of the deposit.
Manuel Monteiro: Faith was the most helpful of anyone I have ever dealt with was the only one that would bother to pick up a phone and allow me to talk to a live person everyone else would only communicate threw text or email and moving from one state to another made it very frustrating trying to find a place to live Faith was not only the only one in your company to pick up a phone but was the only one in the entire are to bother to call me I can't tell you enough how much she did for me I'm not sure what position she hold with your company but I hope it's some wear at the top she is a remarkable representation of your company
Laya Darville: I would recommend checking the house/apartment you're interested in before moving. I've had a lot of problems with the house I'm currently in but At Home has done pretty well at fixing those problems as soon as they get the request and the people they send are usually very nice and will explain everything that they were working on. If everything keeps going smoothly I would like to continue working with At Home in the future.

Keith Hoover: I will say that the original communication with this office I had no problem with, they weren't rude or disrespectful in the traditional sense. I'm leaving this 2 star review. Because apparently school money isn't good money. I was told I would have to have a co-signer or an entire year's worth of rent. I was also told that my award letter for school doesn't count as "consistent" income. I have the necessary money to pay for an entire year. But I wouldn't do that for these folks. It's much the same way as saying we need you to make the "proper" income (Which i do) but oh wait... that money is no good here it comes from a SCHOOL with the entire purpose of its use is to pay rent and living expenses while in school.Response to their review: You are correct their are criteria that need to be met, however a responsible adult with proven record of attending classes is guaranteed funding. These funds are used exactly for that reason to pay rent, and living expenses. The problem I have with your review here, is that you make yourself sound more concerned with money. Than you do with people. Which is fine as a business that makes money. But it just further reinforces me not wanting to pay your "revised" option. You offered me two options. Both which you knew in the conversation was not going to work for me. Option 1. Have a co-signer with income that you could verify, with good credit. So that you would have an avenue to seek reparations in the event you assume I wouldn't pay. Option 2. Pay for an entire year up front. While I could have done this. I wouldn't do this for a company more concerned with their bottom line than the good people applying to live there. Like I said. It's your preference to be a "business". And before you do say it. I know its very clear you aren't a charity. As that would logically be a response from a business perspective, and from someone who doesn't deal in feelings. Rather cold hard cash. Have to be about that money dontcha?

Grace Moore: I had nothing bad experiences from the two times I rented from At Home.Starting off on a bad foot, when we started renting from them 5 years ago, they tried to bribe us with smoothie coupons in order to get a good Google review. Not only is that a red flag by itself, but the coupons were expired.They do not fill their maintenance requests. I had a fire extinguisher completely dead and submitted a request for them to recharge it. Instead of doing so, they marked it as "complete" through their web portal. My stove and oven each lit on fire twice in that time frame.If you call them, it's extremely difficult to get in touch with anyone. You will sit on hold, and literally every 30 seconds, you will have to press 1 just to stay on hold. And when you do finally get a hold of someone, they are always incredibly rude. If you really need to talk to anyone, you have to go to their unmaintained office building.

Phyllis Julien: I’ve had nothing but a great experience with At Home. The duplex I rent is much larger than I need but the price was right so I rented it. They maintain the lawn without ever having to be reminded & the yard always looks great. If anything is ask of them they get back to you immediately & I have a small dog which has never been an issue. They have an automatic payment so you need never worry about a payment being late either & that works well for me.

Rebecca R: We're moving in Sept 1, the communication with Angela getting approval and Dana as leasing agent was fabulous. Never waited more than an hour for a response, and they went above board helping us out of state to get approved and toured on Facetime. However, we've been waiting over a month for 2 repairs (one of them a safety issue) and have been told repeatedly "waiting for approval by owner". One is an electrical issue which really should have been approved immediately, and the other a cosmetic repair which we've volunteered to do the labor ourselves if the paint is bought, so it's a very low price for the owner to approve. The hold up for repairs is disappointing.

They respond quicyto all issues, and higher actual plumbers, HVAC companies, etc. As opposed to a general maintenance man to fix thinga when they break. They are professional, kind and understanding. Ive rented for 20 years in Springfield and have never had a more pleasant experience than I have had with G and J.

Melissa Burandt: Been with this company since 2018. They have been amazing. Anytime I have a maintenance request, they are on it. They were and are understanding lovely people. My interactions with them have always been very pleasant. I recommend them to anyone I know that is looking for a place. My kids and I love our home. ❤️
Victoria McGath: About a month or two ago my boyfriend and I put in our applications as well as the fee for the property we were looking at. we were in contact with them and were told we were the first or second in line. they told us we would need a co-signer so a third application + fee was paid. The day of the tour I was scheduled for was cancelled and then later that day they told me we were denied. I called and asked them for a reason and the lady said to send an email. I did and no response was given. I called again the next day and she gave me the same answer. So I sent another email to which no response was given. I paid over a hundred dollars, was given poor communication, and never got a response from my calls or emails.

Alexis Jones: The only issue we had is the fact that they didn’t give us any of our deposit back. They charged us $150 for a cleaning fee when our apartment was spotless when we left (see attached photos). Then they charged us $109 for a new garbage disposal when we had issue with the garbage disposal when we first moved in. We notified them about it and they came out to “fix it” but it wasn’t actually fixed. Other than that, no issues except for extremely loud neighbors from the apartment below us. Intentional stomping, banging, SUPER LOUD TV, kids skateboarding, etc. at all hours of the night. Notified management but nothing was done.

Hailey Michelle: I’ve lived here for 3 months now. I haven’t had any problems. The management was super friendly when I met them and the one maintenance request I had was taken care of the same day! The portal online is super easy to use for tenants to pay rent. Internet was already set up, just needed a router to plug in. I haven’t had any issues with noises or obnoxious dogs etc. Highly recommend this company to anyone looking for a nice place to live.

Jason Norris: Not a place to live at I have been here for 5y and they say one thing to you little not being able to write a personal check and couple months later they tell you that you can't do that that it has to be done electricly to them to pay your rent and then send you a violation and tell you that you owe rent when you have bill pay to them and rent check gets sent from your bank to corporate office for your rent then tell you that you can't do that and give you 10days to vacate or pay when you already have paid even when you are in hospital having health problems and have a disability that you have to have power for your medical equipment that is keeping you alive that you have to have 24hours 7days a week.
Brook: I live in Oak Crest apartments in Sullivan, MO and since Amiey became the property manager things have actually been getting fixed!! Prior to Amiey taking over management I was dealing with living with flooding/flood damage and it was miserable. I have to give Hamilton props for hiring one of the best managers they could've hired!

One of my relatives and I have repeatedly tried to call, email and address concerns of the property and whom work there who constantly lies to the elderly people who live there, intimidates them, and openly restricts their rights within their small community. Gross excuse for a company to be completely honest. The people they have to receive complaints obviously need a different job. This is not a nice review because no one at your company has even tried to deal with these issues. Says a lot about a place when you’ve tried to contact them multiple times about concerning issues and no response. I will forever steer people looking for a compassionate and decent place to live from here.
Joshua Reavis: Willard Estates has the worst land lady/manager or whatever you wanna call her! Her name is Glenna and she will try to steal your rent checks an cash them for herself an say you did not pay rent for that month. On top of that she will have your car/truck towed from the parking lot of your apartment an say it is an abandoned vehicle an she will evict you at anytime she wishes an only give you a 10 day eviction notice unlike the norm which is atleast 30 days so you can get your things in order.... This woman needs to be fired and sued for everything she's done an she done alot of illegal activities and continues to do them daily!!!!! Step-up and do something about her corporate!!!!!
D B: Company is negligent. Although rent has been repeatedly increased due to "increased maintenance" we seem to have less maintenance than ever. Rather than address a plumbing issue, management ignored the issue causing the downstairs apartment to be partially flooded. After advising the manager that she was being negligent, we were provided a new rental agreement stating they are not responsible for any damages due to their own negligence. We were advised we had to sign the agreement 30 days prior to our renewal. We informed management that we were waiting for our attorney to review the new agreement before we decided to sign. Soon after, the Manager stated she had been misinformed and the agreement was now late. We were actually given a violation for not signing the agreement "on time" per the original timeline provided. When a corporation is negligent, that negligence leads to a resident being hospitalized, and the official response is to update their agreement stating they're not liable for their own negligence... This is an indication that they are aware of issues and do not intend to fix them. Almost all contracts state a company is not liable UNLESS it is due to their own negligence. There is simply no other reason to include a future waiver of liability unless the company intends to continue to neglect its property and tenants. I sincerely hope that Hamilton addresses the issue before another resident is hospitalized.

shawna loney: Fox River Estates is a wonderful place to live. I have been here for almost 3 years now. The grounds are always kept well taken care of. The Apts are beautiful inside and out. It is Kid friendly and pet friendly. Our manager Dani does a wonderful job, she is very friendly and makes everyone feel welcome. Always has a smile for you when you see her. The maintenance men are the same way. If you need them for anything they get right to it. I would highly recommend our community to everyone.

We have a great property manager who makes herself available at any time in case something goes wrong. Our duplex is beautiful and spacious inside. There's a LOT of paperwork required to live somewhere that is income-based, but for the money it's the best place you can get in the area, so it's worth the hassle.

Everything is new and modern style inside and out. It's truly an incredible place to live and affordable! The maintenance man Randy is also incredible! We have created a nice small little neighborhood thanks to Hamilton Properties.

I went and looked at a house that had a no pet policy and it was really nice, the guy that showed me the house was very nice and professional. I told him about my Tharapy dog and how he was going to actually be my service dog but ended up being to friendly to do his job properly. But he did go though training and had passed the CGC test, the CGCA test, and the CGCU test, l have his certificates from the AKC to back up all these titles. They are not one of those fraudulent things you can buy online, go look at the AKC website. Not to mention he also knows 2 specially trained tasks to help me. This one doesn't really matter but he also has a TKN title to his name as well and l have a letter from my psychologist saying l need him in the home to help with my disabilitys then it lists what they are. Anyways l looked at their pet policy on their website before seeing the place. But when l was talking to him, he said l should call the office person and ask about the pet policy (weird but okay), l can't remember her name but her extension was "3" after you call their number. So l called and asked her what the pet policy was, fully knowing she was going to say "we have to accept him because he's a therapy dog even if it says no pets but we'll need proof" something like that because it's the law. So l politely asked her what the pet policy was and she must of been having a bad day because off the bat she had a hateful tone and said no pets at that house, l was like okay thank you, l have a therapy dog so it's no big deal, man did that just grind her gears for no reason because she raised her voice a bit and said no pets allowed at that place, l was like okay, that's cool he's a therapy dog not a pet. And she said no pets includes therapy dogs. I was like ummmmm... but that's illegal, by law any rental places has to accept Therapy dogs even if it says no pets. She said no they don't, having a therapy dog means you don't have to pay the pet fee on rentals that allow pets. l said so what if someone had a service dog, would they be denied to rent this house because of their service dog? She said no pets include service dogs, if it says no pets then that means NO pets. I was like nahhh that's super illegal and she said no it's not, the property owner for this rental doesn't want pets and doesn't have to allow them, l was like bye and ended the call. Mind you, her tone this whole time just kept getting more and more hateful. This legit is in direct violation of The Federal Fair Housing Act and Missouri Human Rights Act. You can look it up on MO.govl honestly might file a complaint against them discriminating against people with disabilities that need ESA and service dogs because they honestly need to know and learn what the law is. This is no way to run a business.
Cheyenne Henson: We have rented for 6months in one house which was the length of that lease. We since have had a baby so were looking for something cheaper. Shelley from the company was very helpful and answered my many emails and questions. Since emailing we plan on entering a new lease with the company in a different property of theirs. Any problems or issues we’ve had which have been only 2 were handled very professionally and quickly. Everyone is very friendly and eager to help. I love this company and will continue to rent from them until we buy our first home. When the time comes we plan on trying to buy through them first since we have had such a great experience. So happy we found them!! Best rental company we have been with!

Jan Jacques has purchased three different homes for us, and two are properties that are managed by the Jacques Company. This team is awesome, timely in reports (always get monthly report on 1st business day of the month) and have promptly answered any questions that we have had. I have worked with them in three different roles; renter, house owner, and buyer. Each case it was a 5 star experience. I would not hesitate to work with them. If you're going to break lease and get an attorney, spare your time with a review - companies don't deserve one stars from people who break contracts.
