The duplex we rent was in good condition, new paint and carpet when we moved in. The rent was well-priced, and just increased very less amount when we renewed the lease. We had to end up to break the lease due to the job relocation. The staff in PPMC were very supportive for the whole process. I'll definitely recommend PPMC to everyone who plan to rent a place to live in Springfield.
Patricia Wilson: They have built some beautiful homes and duplexes and they’re always there when you need them I think the rates are very fair compared to a lot of other places that are not near as nice as these I have been here for almost 4 years now and I still just love my Duplex there have been several people next-door that have lived here in the last four years and I never hear them these homes are built very well and I’m happy to say I am going to be here for a very long time

Really timely email responses, the place looks fine, the documentation of the state of the place upon move in was fine too. Crystal Cas: I was a tenant with PPMC for four years. I remember Brandi and her team working diligently to prepare the duplex for move-in upon me letting them know I worked remotely. I was astounded at how pristine it was! The properties are very well managed are a great value for the SW side of Springfield. They maintained the upkeep so I rarely had any issues arise. Maintenance was efficient in responding to any calls for service. In any instance where I did reach out to their office, they were nothing less than pleasant.

Kyle White: I worked with Brandi and Brooke and they were both fantastic to work with! They had some issues with a past tenant that pushed back my move-in date, but were willing to help me out. Check-in was smooth and everything was laid out on paper with their expectations. It was such a turnaround from the apartment complex I lived at before! They were super organized and were very upfront about issues as they came up and offered solutions to help make my transition smoother.
Charmaine Payne: I’ve recently taken a huge step in life by moving from one state to another. Majority of the time I worked with Brandi as she was there every step of the way to ensure this would be a smooth move for both my son and I. The way that she was patient enough to not only work with me but give me advice and discuss things with me that really helped the process! I love how she is always available to contact when I need her(even after the lease signing)! I would also like to say thank you to Donna, who remained willing to helped even to the extent of keeping my 8 year old comfortable and content during my lease signing! From the moment I walked into the office I began to feel such strong positive vibes. I most definitely would do business with this company again!

Great value for the money; excellent area and neighbors; close to shopping, library, Academy, Ssm's Club and freeways.

Melissa Burandt: Been with this company since 2018. They have been amazing. Anytime I have a maintenance request, they are on it. They were and are understanding lovely people. My interactions with them have always been very pleasant. I recommend them to anyone I know that is looking for a place. My kids and I love our home. ❤️
Victoria McGath: About a month or two ago my boyfriend and I put in our applications as well as the fee for the property we were looking at. we were in contact with them and were told we were the first or second in line. they told us we would need a co-signer so a third application + fee was paid. The day of the tour I was scheduled for was cancelled and then later that day they told me we were denied. I called and asked them for a reason and the lady said to send an email. I did and no response was given. I called again the next day and she gave me the same answer. So I sent another email to which no response was given. I paid over a hundred dollars, was given poor communication, and never got a response from my calls or emails.

Angela Jordan: Terrible place. Cars broken into a lot and neighborhoods gotten very sketchy over at Lester and Macs Court. Do not recommend at all.. in response to the owner And yes by more than 4 complaints have been made. New owner needs cameras and security patrols as it's not a comfortable feeling to exit or enter a vehicle.
Jonathan: I've never had a landlord who was so serious about getting home maintenance and repair done quickly when needed. The Collins are good people and they're good people to rent from. I would recommend them to a family member.

Richie Marquez: Inexperience and disinterest clearly evident from day one, when the wrong address was on the lease. Difficult to get a hold of. Even more difficult to get clear answers to questions. Maintenance folk were always kind, quick, and effective.
Alexis Jones: The only issue we had is the fact that they didn’t give us any of our deposit back. They charged us $150 for a cleaning fee when our apartment was spotless when we left (see attached photos). Then they charged us $109 for a new garbage disposal when we had issue with the garbage disposal when we first moved in. We notified them about it and they came out to “fix it” but it wasn’t actually fixed. Other than that, no issues except for extremely loud neighbors from the apartment below us. Intentional stomping, banging, SUPER LOUD TV, kids skateboarding, etc. at all hours of the night. Notified management but nothing was done.
Tiffani Hardwick: I rented from this company and they were great. Awesome office staff, fast and knowledgeable maintenance, clean and all around quiet at their Clifton Heights location. Great experience. Would recommend.
Hailey Michelle: I’ve lived here for 3 months now. I haven’t had any problems. The management was super friendly when I met them and the one maintenance request I had was taken care of the same day! The portal online is super easy to use for tenants to pay rent. Internet was already set up, just needed a router to plug in. I haven’t had any issues with noises or obnoxious dogs etc. Highly recommend this company to anyone looking for a nice place to live.

Daisey mae: This place is clearly just out for money.
joshandgabe bloodworth: After many years of home ownership, we took a two year lease on a house in a quiet, well maintained neighborhood. We’ve been in the house less than a month, but we already feel at home. The property manager, Tina Marie, has been responsive to every request. We’re very happy with Bryan Properties so far!
Louanne Hood: I lived at Bear Village for a lease and a half. The rooms are really reasonably sized but everything is built to look nice, not last. While they were very prompt with repairs, there had to be many done. There are also not enough parking spots in the lot which means if everyone purchases a spot, some people won’t have one regardless.The pool is very nice but management will do nothing about rowdy behavior. One day someone played the same song on a speaker for 3 hours that was just a rap song with a lot of slurs. I was nannying and had tried to bring my four year old to the pool. Not only did the person not want to turn it off but when I told the manager they told me nothing could be done. Overall a decently frustrating experience.
Laura Waters: Run from this place. They swindled a huge security deposit out of me. I am a past home owner and I’ve never dealt with this treatment. Horrible .
Jill Sisney: You can never speak to a live person at the office. There is also no explanation given on the pay portal for charges. The one good thing is most maintenance needs are taken care of quickly.
Boo Who: This place treated very poorly. They used to put failed inspection papers on my door for all my neighbors to see. Being a pregnant woman, emotionally it was a hard time for time. Stay away from this place.
Sherri Cheak: After my car accident, they set up a timeline for me to paint the property otherwise they wouldn’t renew our lease. I offered to paint and now they had put a timeline on it. They said because the paint would go bad? I informed them, paint doesn’t go bad for at least ten years. I couldn’t do it with my back, not within their timeline so I returned their paint.Another instance, I knew I would possibly be late on rent if I didn’t do something. This all because of being in a car accident. So I contacted Help Give Hope. They sent Bryan Properties a check, the check was sent to the address they had online, an address they hadn’t updated. We didn’t know at the time .They did find the check, but still took us to court even though rent had been paid. Just very cold people. Prior to this we had been long term tenants for 6 years. I think they wanted us out, so they could get more money out of the property. We have friends that rent with them that we work with. They all have the same complaints. They also were hanging overdue rent notices on doors, until someone reported them. I’m sure they will lie about this fact.
Chelsey McBride: If I could give 0 stars I would. Terrible communication, no one ever answers the phone or remain in the leasing office during office hours. There's been many switches to property managers, its been over a month and a half since i've moved out and still haven't received my deposit back which they claimed I get the full amount. They also go up in rent every year so be prepared for that. Its not a quiet neighborhood, and walls are very thin so if you work from home like I did, I wouldn't recommend it either. I lived in the Carlyle, but Bryan properties admin is who my problem is with.
Majestic Luna: Pretty rude maintenance crew. They like to close maintenance requests without actually addressing the issues. When they do, it’s because I’ve had to ask multiple times for help & then I get poor attitude from the staff. They are always rude to me. I’ve been a great tenant for 4 yrs and haven’t given them any trouble. Pay on time, keep property presentable. I think they are treating me poorly because they want me to move out so they can raise the rent on the house or sell it maybe. Not sure. When I told their management about the poor attitude from maintenance, I was greeted with her poor attitude as well. Rude. Ghetto rude. Do not recommend.

Mac: Management took over a building I lived in and immediately increased EVERYTHING. They charged me rent for a unit I’m not in and billed me for many issues that were addressed upon move in. I have emailed the property but was told I have 30 days to pay charges that they can’t get back to because “they’re too busy with move in/out.” At this point, the only way to get their attention is bad reviews. If you want to correct this issue, please respond to the email I sent to the 505 move out gmail.

Justin Dickens: There is not enough words to say how great Erika Peppers has been. From the day I came and looked at the property. She took time from her family to meet me personally and help me find a home for mine. She has always from day one been very responsive and went over and beyond to treat me how any person would hope to be treated. I have not had the same experience with employees below her. But she has always contacted me to make things as they should have been. Bryan properties is very blessed to have such an amazing person working for them that truly shows empathy , compassion and the level of care that she does. There has never been another person truly care the way she does and put forth the effort that she does to make a person feel that they are important. Rachel Norris: Don't trust them, we lived in one of their duplexes, and were never in trouble and can prove this, we were never late on rent I can prove this with my bank statements! We were kicked out, without any reason, they lie and make things up. We had lived there over a year and were approved to live there month to month, never had any trouble until suddenly we get an eviction notice with no reasons on it, and we asked and called and not a single person knew what we had done!

Adien Christianson: FHS took over as property management for my house I’d say maybe a year cutting close to two years ago. They’ve been great with maintenance calls and repairs on my house but today Damon came through to fix my sink, which has been worked on a couple of times now and let me tell you that has to be some of the quickest work yet. He got my sink draining properly again and fixed a leak I didn’t know was there!! Definitely much appreciated!
Colleen D'Ottaviano: Had a problem with valves to washer machine, & (the movers hooking up washer wrong). Put in for a maintenance request which was addressed very quickly . Damien the maintenance man figured it out in a few minutes and got my washer up and running. Such a polite gentleman. Thank you
