Highland Park Apartments: what do users think?
Hannah Eisenhour: Love this property! I have a wooded view, which I highly recommend. It is so quiet and peaceful! We have even seen deer grazing in the dog walking areas. The property staff has gone out of their way to make sure that we are happy with our apartment and to make us feel welcome!
Jordaine Lanckriet: Clinton is absolutely amazing! Called him today to have him fix my A/C he took minimal time to get it back up and running, called me to let me know it was fixed & even have me advice on how to prevent my A/C from quitting on me! Clinton you are a LIFE SAVER in this 99° weather!
Cole LeMaster: Lived here for 2 years and couldn’t be more happy with the stay here. Management is top notch, maintenance is very responsive, and very clean and nice apartments. You have access to three of the surrounding TLC apartment amenities like the pools and gyms. The location is great, only a ten min drive from Missouri State University. If your looking for a nice quiet place to stay this is it!
Mackenzie Foster: I have lived here for almost a year now. I have had a great experience so far! The grounds are well kept, the complex itself is well maintained, and the staff are very friendly and willing to help you with whatever. It's pretty quiet here, except for the normal apartment noise that is to be expected. There are tons of amenities available to use, I especially love the movie theater! I would 100% recommend living here to someone who was looking for an apartment.
Talma Cohoon: Talma Cohoon-LawleyThe management and employees are amazing. They go above and beyond! There are holiday contests. Popcorn theater night, trivia, food drives. It's literally a community. It's Home☺☺
Gavin: I lived here for 2 years. Apartments are nice and fairly priced but not huge. Office staff are friendly and competent. When I moved out I wasn’t charged excessively or unfairly and my apartment was not immaculate. Overall it was a good experience and I would live here again.
Gina Broz: This is the THIRD time something was stolen from us! First item was a treasured cat statue at my front door. Second was our truck tool box. Took all of my husband work tools. Reported to the office,no result or sympathy. This last time, was today. Someone stole a lounge chair ,right off our porch!! Between the hrs of 2am and noon. Tie down or chain up your belongings if you want to live here!
Victor Broz: The have little concern for people that work night shift.
Ari Z: Rip off place
Lindsay Mahder: I lived here in a one bedroom apartment for two years. Everything was very clean and the apartment was very nicely maintained and spacious. The maintenance staff were prompt and helpful whenever I needed anything. The pool and laundry facilities are very nice as well. Quiet neighborhood on the west edge of Springfield and very convenient to main roads to get around the city. I was very happy with my apartment and was sad to leave when I finished grad school and moved away.
Christopher Parkinson: It's not a bad place for the price. I lived there for almost 2 years and had no problems. The manager and maintenance people are nice. They only offer 1 bed 1 bath places, first floor with utility hookups. The area in town is pretty quiet, but you hear a lot of sirens from the freeway.
woowdy: Good place. Quite. The room are a little bit small but still good for the price

Sherwood Village Apartments: what do users think?
Kinley Thornhill: Michael was awesome!
hope willoams: I lived here for 3 months, and ended up leaving due to the lack of care from management. I moved into a ROACH infested apartment for 2 months. It was terrible management kept telling me the issue would get resolved but it took forever. I know they have to spray and these things can take time BUT the apartment should have been roach free before I moved into it. On top of that they promised to fix several things they had left undone in the apartment (paneling/paint/drywall). I had to beg for these things to be fixed and some were never even addressed. The manager Matt was also incredibly rude . I ended my lease because it was so gross there. Never again.
Claudia Marie: Sherwood is such a great place to live, staff and maintenance are continuously on top of it and always kind. I’ve lived here for over a year and couldn’t be more content. Sherwood is super close to the gas station and other places in town that i regularly go to, so it’s super convenient to live here. Rent is a decent price and i have all the amenities i could ever need. Couldn’t be happier to have a lease here!
Hamza Kamran: Worst management I’ve ever seen. Upstairs neighbors have broken lights in my apartment and cracked the ceiling from jumping and stomping, and after dozens of calls and tens of emails (including photo and video proof!) they have been unable to resolve the issue. I have had multiple packages stolen from me, even seconds after having them delivered, over $500 of stuff. Happy to leave this place, would not recommend this location to anyone due to pathetic management.
Garrett Clevenger: My experience with Sherwood Village has been nothing short of amazing! The staff are always very nice and happy to help in anyway they can!
Brandy Clark: EDIT, 6/23/22: They send lofty emails, such as saying that there will be a 24/7 security presence. This is a lie. Security is not around at ALL. In the past, they used to be around on a consistent basis. This apartment manager needs to be replaced. Since he's been here things have gone downhill. We will be moving out as soon as possible. I have issued multiple complaints about an upstairs neighbor with an incessantly whining dog. They said they contacted the person and went to check on the noise and "couldn't hear it" and that they've done everything possible. The noise is still continuing. With the first property manager I felt taken care of and when this dog was whining he took care of the problem. With this new property manager, I feel like he could care less. For someone who has to get up early to work, constantly being woken up by these noises and feeling brushed off...not cool. It's too bad because I really like the place otherwise but have to prioritize my health and wellbeing, and barely getting any sleep because of this is just ugh.
Just James: My experience at Sherwood so far has been fantastic. The best aspect would without a doubt be the front office staff and how friendly and prompt they are. Along with that, they are always quick to deal with maintenance requests and leave no holds barred.Only complaint I would have is living next to Kansas Expressway, there’s a wreck next to the apartment complex at least once a week but that’s not the apartments fault. I highly recommend Sherwood.
Joey Lolly: Best apartment ive rent from. Greg and the team do all they can and then some to make u feel welcome. Always a pleasure talking to them and always willing to help if something is wrong but hardly anything is wrong.
Ryan T: The apartments were great, the staff friendly, lots of amenities, no major complaints. Definitely willing to rent from them again in the future.
Abby Marie: I love living here! The office staff are so nice and professional. Great amenities and reasonable prices
Danielle Gunter: I love living at Sherwood Village! The staff is always so nice and professional! They keep the grounds nice, maintenance gets to my issues so quickly and always leave a note letting me know the result, they have been doing projects to make the property even nicer (new roofing and parking lot repairs) and take a personal interest in the residents. My dogs literally run to the office to see Greg, Jess and well... anyone who will pet them in the office lol I also love how convenient this location is too! I can get to Walmart in 6 minutes then restaurants and the gas station is all walking distance if needed. Great place to live! I would certainly recommend Sherwood Village Apartments!
Charlotte Back: We love it here. The office staff are great. Maintenance is handled quickly. All the staff are friendly and helpful. They are friendly to pets and give them treats. Overall it is a quite place to live.
Ethan Ruhland: Affordable, nice amenities, great staff. I lived here for a couple years and enjoyed it. Would definitely recommend
Jordan Oliver: The apartments are of great quality at a decent price, and the office people are amazing!
Brian Kasperski: Great internet, good pool, awesome basketball court, management really nice. They love my dogs and give them treats every day.
Live a Life Fulfilled: Called to ask about availabilities. I am sure this is a busy time of year with pre leasing, however the agent I spoke with seemed somewhat bothered that someone would be inquiring about unit availabilities. These apartments seem particularly difficult to find availability in.
Jessie Meyer: Sherwood Village is already an amazing place to live! Greg and Chris made the move in process absolutely painless and I love my apartment! The location is perfect, I’d recommend this apartment complex to anyone!
Dustyn Gray: I moved into Sherwood in March. Greg and the staff have been fantastic. I appreciate this management staff and I love where I live. (I was not asked to say these things) lol
Tessie Bowmaker: This was generally a nice place to stay. A quiet setting for a college student. That said, when we went to move out funny enough they charged us exactly the same amount for "restoration fees" as my deposit was. Therefor they did not have to give me my deposit back. So, $50 for one set of mini blinds ($10 at Lowes), $5 for each light bulb ($1 at Lowes), $84 for "touch up paint" which could not have been much as I didn't put nails in the walls I used Command Strips and I only lived there a year. So if you want to get ripped off with your deposit this is the place to go.
katelyn Fernandez: Danielle is the greatest! She always is there to help and makes Sherwood a great place to live!
Alley Sarge: Absolutely love leaving at Sherwood! I've lived here for a combined three years and couldn't picture being anywhere else. The property manager, Danielle, is awesome! She always answers my questions as soon as possible and makes sure we are taken care of. Plus it's so close to campus!

Beacon Springfield: what do users think?
Darien Gideon: Would Not Recommend. I would give zero stars if I could. I called multiple times today to try to speak with someone. The phones just rang through to the answering machine. Heather sent me a text message saying she’d be happy to answer my questions. I asked about pricing and never made it further than that. I asked about pricing for all of their four bedroom unit options, they have 4 types. She would only give me two of the pricing options. I reiterated multiple times that I would like to know the pricing options for all of them. She finally told me a third, but said she wouldn’t tell me the fourth because there were not Male rooms available in the fourth unit if he type. I am not a male, nor did she even ask my gender. When I said I was not male and I would still be interested in having that information, I stopped getting a response. I tried emailing as well to get further information and was not able to get any response. Due to the lack of communication I decided to go into the office for assistance. The manager Danielle was there and said she could help me. I inquired about pricing and she told me it was between $660 and $675 a month. I asked if this was the pricing between each type of 4 bedroom unit, and she said she wouldn’t get into details like that because I was didn’t have an exact move in time frame to give her. I asked about parking they have numbered parking spots, but she said it was free parking, which I think she was referring to the parking behind the office building. They advertise bike storage which is just bike racks, like anywhere else. Overall they wanted to talk in circles without providing actual information. The pricing from the manager Danielle and the leasing agent Heather were completely different ranges.. They were not welcoming, they were rude, spoke with a tone as if they were talking to someone beneath them, and very unfriendly. I wouldn’t rent with them! I can’t imagine how they treat their residents if this is how they treat people interested in renting from them.
Hà Anh Cao: Not recommended!!!!My friend got insulted by the management team. She was being told to shut up and cut off my friend when she tried to explain the problem and have to pay the damage that she didnt make. The management team is racist as well eventhough there are a lot of POC living there! And guess what the managers are siblings so my friend cannot even say anything! If the management team can read this comment, dont even dare to delete it. I'll make sure I'll post everywhere about this and tell everyone about this racist place!!
Shannon Easterling: Heather was extremely helpful from the initial phone call all the way to the lease signing process. Looking forward to August and moving in to the apartment.
Justin Warren: Within my short time dealing with Beacon, I have been very impressed with my experience so far. The staff has been incredibly helpful and responsive, making the move-in process very easy and if any questions arise they are always will to help out. The apartment itself is spacious and the location is convenient and with in walking distance of campus. I highly recommend Beacon for anyone looking for a comfortable and convenient place to call home.
D Lang.: Very nice apartments, super close to campus, wonderful staff!
Joel De Jong: I am moving in this month. Heather has been very helpful with the administrative process. She answered any questions that I had clearly and promptly, making sure that I understood. The facility itself is very well kept. Individual leases and all-inclusive utilities make monthly payments simple. The largest appeal to me was that the location is walking distance to my classes. If the high quality of service continues after moving in, I can see the Beacon being where I stay during all my years of education.
Colin King: Customer service was very nice while on site giving a tour, as well as over the phone, keeping in contact and answering any questions me and my roommates had.
Madelyn Lindeman: I haven’t moved in yet, but Heather has been so helpful throughout the process! I can’t wait to move in :))
Nicholas Luebbering: I moved to Beacon for college, and I was very worried about so many things, but the staff and residents here are the nicest and friendliest people ever. They made me feel at home so fast. The staff made moving in/out super easy and smooth. There are also many community amenities such as a gym, computer lab (free printing), a lounge, and many more. I find myself utilizing them every day!
Tegan Monnig: I LOVE HEATHER ❤️
Mattix: Great place with friendly staff and reasonable pricing !
Matthew Abeyta: Great customer service and answered all my questions in great detail.
Alex Easterling: I recently ran into a problem of needed to find a place to live, and find it fast. Beacon was super helpful in not only assisting me with finding tons of places in the area, but also helping me with anything I might have needed. The staff was very friendly and supportive and you truly feel like they want you to stay at Beacon Suites. I’ll be moving in during August and can’t wait for that day!
Caitlyn Sellers: Beacon is a great place to live if you don’t want good wifi.. I’ve lived here for 3 years now and every time they come to fix our Wi-Fi it gets worse. Other than the horrible Wi-Fi everything else is good but it’s just very annoying when everything is online and I don’t always want to have to leave my house to have Wi-Fi.
Taemin Park: Heather was very friendly and helpful! Very safe and nice apartment for students.
Blaine Swinford: excellent place to live. lovely staff & heather is the bomb dot com
Daniel Wong: Great location and atmosphere, it's close to campus! Access to study rooms, gym, and computer lab with free printing service.
zelun he: Really good place to live at. I had problems with my lease and the staff helped me straighten things out to avoid extra cost. Staff are really nice and they remember my name.
barcley graham: Living here has been extremely enjoyable. The office staff are some of the nicest people I've ever met and know the residents by name. The apartments are reasonably priced and located within a 5 minute walk to campus. Management is always extremely quick to respond whether it be maintenance or general questions.
Andrew Davis: Great apartments with private bedrooms and bathrooms, amazing office staff who remember everyone by name (quite an impressive feat), a maintenance team that has saved my keister many times over, a snazzy coffee maker, and distances so close to campus you can walk there. I have lived here for nigh on two years and would happily do so again!
Mark Meads: I’ve lived at Beacon for over two years and it has been an incredible experience! The staff is incredibly attentive, responsive, and helpful at all hours. There are always several available parking spots which is luxury I never knew I would value. Most importantly, the buildings are in a great location, which becomes invaluable during the cold walks to MSU’s campus during the winter. I could go on and on about all of the positives! At the end of the day, living at Beacon was one of the best choices I could make!!

The Abbey Apartments: what do users think?
Savannah Brown: My husband and I spoke with a woman on the phone named Abbey. Although we are not moving into these complexes, we wanted to recognize Abbey for her amazing service. We’ve called many other apartment complexes and their customer service over the phone has been terrible. Thank you Abbey for being friendly and helpful! :D
John Farmer: You have to watch yourself at this place. They only care about money, even when moving out, they charge you 50 dollars for a light bulb. They lie, steal and cheat you at every corning. Lived here for three years. They say you are late on your rent when you are not, just so they can get more money. Do not move here unless you are very desperate and don't care about yourself. They smile at your face and stab you in the back. Not good at all...
A Kelley-Burks: Yeah the apartments look “nicer” but at what cost? TLC properties and The Abbey is a complete joke. They don’t care about you AT All - they just care about the money. Good luck ever trying to leave. Such a complete and utter JOKE and waste of money. I’m so sad to have had to experience renting an apartment this way.
Jakota C: Brok with the maintenance team did a great job. He came in the same morning I called to fix my sink and even went to the store to get us new parts etc. He finished very quickly and even fixed something else for us. Brok deserves a raise for sure👊🏼.
Tara Walton: I don't live here, so I can't speak to prices, but the grounds are well maintained and the apartments are beautiful.EDIT:3 years later, I've been living here almost 3 years. The prices are great and the grounds are mostly maintained still. The "amenities" are shiny on paper, but lack luster in real life.Maintenance is about par with the rest of the apartment living world. What has been immensely problematic in the last few months since I moved from one side of the building to the other is the office. Lost paperwork, incorrect invoices, not responding to noise complaints, not responding to grounds maintenance, and the inability to not call me at work when response is requested in email form (Don't call people when your form specifically asks how they would like to be contacted.)I regret resigning at this point since whatever happened in the last year has really made this place... less.
Lori Key: Lived at the Abbey 2 1/2 years. The service I have just received from the new maintenance guy Novie, was exceptional! I needed a new oven and he got the old one out without any problem and put the new one in as quickly as possible. The same day the handle on my toilet broke and he came up twice to fix it, the second time with new parts. I do so appreciate the maintenance crew and Novie is spectacular
Ivie McGuire: Would give no stars if an option. Apartments stink and there’s mice in the pool.
Brenna Hulem: Dead mouse in pool 0/10
Jessa Lorraine Andalan: Very expensive apartment but lacks BASIC utility supplies such as platform trolley. And most of all, very poor customer service! Staff would not help you at all. If you ask for something, the answer is always no. No matter how simple the request is, it is always a NO. Just find another apartment.
Justin Floyd: This a terrible place to live. They don't respond to complaints and they allow other tenants dogs to urinate in the hallways. This is way overpriced for what you get and the way that they up keep it. Unfortunately we are stuck here for a few more months but we are going to do our best to get the word out how bad this place is.
Chris Przybyl: The staff are Friendly, Prompt, Always do great at getting repairs done. Also Very nice to be able to talk to. I would always recommend TLC!! The Abbey also has great amenities and is worth the money. Thank you to all the staff at The Abbey!!
Rob M: Living here is dope! 10/10 would recommend
Pebbles Harris: I the cosigner for my daughter her boyfriend and their roommate. these apartments have quite a few amnesties for the price of the rent. not only is it located within walking distance of shopping and take out but it has 2 outdoor pools a hot tub, workout room, puting range, movie theater but wifi is included in the rent and washer and dryer hookups on the apartment. another added bonus is if you attend MSU there is a shuttle bus to get you to and from.I recommend you check this place out of your looking to locate in Springfield.
terry jones: This place is quiet, safe, clean, and very, very affordable. OK, so I was living in an apartment that was 475.00 a month and I thought it would be foolish to move to an apartment that was almost double that. But when I looked closer and realized that utilities are a fraction of what I was paying and that the blazingly fast internet and cable was ;completely free. All in all I am ending up paying about 70 more dollars a month and I moved from a damp, mildew, smelly carpet apartment to an apartment with all hardwood floors, energy saving appliances, south facing windows that defeats the need for any additional lighting during daylight hours and a cross breeze that campers can only dream about. Pools? We have two, hot tub, pool table, ping-pong table, workout gym with a surprising amount of quality equipment, outdoor grills? Yes. We have that too. Expensive? It's only expensive if you don't live here. What are you waiting for?
Arielle Morin: Good place to live, quiet, the residents are very friendly. It's a bit pricey for what it is though. I still recommend it though if you want a clean, safe, and quiet area to live in.
Duy Nguyễn: Hi sir. I live near apartment and I would like to go around inside it and take some photos. If you don't mind, could I do it, sir??
Chris Burch: For real? Ive never seen this place in my life. Unless........my son stole my phone and truck while I was sleeping.
michael elliott: Nice place. People are nice.
Soumen Sahu: Nice apartment
Jennifer Vunovic: Nice place
CLEEVERIMAGES LLC: Well people seem to be very nosy. I saw what appeared to be a lovely water fountain in the front, and pulled over to grab a few pictures. Turns out it was rundown and had murky water in it. Up close it just wasn't what it appeared to be from the street.

Township 28 Apartments: what do users think?
Marilyn Baker: I LOVE Lacey, she plans such fun events! I can always count on her to follow through if I have a need. Her ideas are fresh and fun. I hope she sticks around.
ken Elfrink: My first ever experience living in a city or apartment and I could not be more pleased. The staff has been amazing, professional and readily available to address any issues that may occur. Work orders are always attended to in a timely manner and all staff members are kind! I love having access to trails and local shops, restaurants and grocery stores. The location of this apartment complex is great and the units are spacious and modern. Living here gives a person the feel of country living with how peaceful and quiet it is, all the while having attractions and entertainment close by ,
Steve Decker: Moved into a studio apartment here a year and a half ago and absolutely love it! All of the neighbors are super nice and TLC has been by far the best apartment management I have dealt with. Always responding promptly to maintenance request, hosting events, adding and trying out new amenities it definitely feels like you are being taken care of. The location is great I love the 12 mile bike trail right in front of the apartment we walk our dogs every night! Great food super close! Township 28 and the Galloway experience was peaceful & clean exactly what I was looking for.
Megan Jensen: We’ve lived here for 6 months now, and it’s by far the best apartment complex we’ve ever lived at! Management, amenities and location are phenomenal and we couldn’t be happier! :)
Jennifer Axtell: Four and a half years later and we are still here! Best location, management, and amenities hands down!
Aryanna F: I absolutely love it here! The people and staff are so nice and I couldn't feel more comfortable with my apartment.
Alex Crites: Best staff at an apartment complex I have ever met!! They are always super kind and super helpful. The buildings are top notch and the property is well maintained. Property management communicates with residents in a convenient way and regularly.Parking can get a bit tight, but there are assigned covered spots available.
Sydney Skyles: Worst apartment experience I’ve had. Currently just keeping a running list until I can move.
Molly Cook: Township 28 is an amazing place to live! Matt & all the staff are so friendly, and as a woman living alone it was really nice that they had a nighttime security guard. I love how pet friendly they are, and my dog and I are huge fans of their end of summer doggy dip in the pool! Couldn’t recommend this place more!
Sally Trtan: I moved in a little under a month ago and it has been such a great experience! The Property Manager, Matt, is super helpful and nice. The location is great! Multiples food places, interesting little shops, and being right across from a Greenway Trail has been fantastic for my pups. Highly recommend living here
Crystal Speak: I had been communicating with Matt Petry for quite a while about a studio apartment. He was always professional, kind, informative and patient with me and my many questions. Once there was one available to tour Matt contacted me. During the tour I got to see how beautiful and well laid out the studios were. I was hooked!! When the time came for me to go through the application process Matt was amazing in helping me with it. The facilities, grounds, staff and residents are all top notch. I can't wait to get moved in!!
Elizabeth Robison: Love living here! You can't beat the amenities! Management is always available and they truly care!
Megan Ouhl: I absolutely love living here! The price is great when you consider the amenities that come with it. The gym and pool area is always kept clean and well maintained. Work orders are always attended to in a timely manner and all staff members are kind! I love having access to trails and local shops/restaurants and the units are modern and very spacious. Parking is limited and you sometimes have to walk a little ways to your unit if you don’t pay for a covered spot.
Josh Harcourt: Best place I’ve lived in Springfield. The staff is always there and responsive. They are always open to suggestions on things to make better, and they actually do improvements every year! Things get fixed quickly, and the buildings are up kept, they didn’t just build the apartments and leave them to make money, they make the apartments/amenities nicer every year. The tenants are friendly and actually interact with each other, it feels like a community. And people actually pick up after their pets! Most importantly it’s quiet and secure. There’s manned overnight security that requires tenant info to be let it, with only one road in/out and the property is fenced all the way around. To my knowledge there hasn’t been a break in in the year and a half I’ve been here (super rare for Springfield unfortunately). You also can’t beat the location, it feels tucked away in its own little community in Galloway with 2 breweries, Sequiota park, the greenway, and new shops/restaurants opening up all the time, yet it’s located close to all the shopping and nice restaurants in Springfield, plus there’s little to no traffic to have to deal with! If you can afford it, I highly recommend living at Township 28!
Lauren: I have lived in several apartment complexes in a variety of cities (large and small), and Township is by far the best! Very well priced for being an upscale apartment. Those who disagree have obviously never lived outside of Springfield. The staff is very friendly, attentive, and quick to fix even the most minor issue (which are rare!). The complex is very quiet and I never hear my neighbors through the walls or floors. Dog-friendly community with our own little dog park and yearly "doggie dip" in the pool at the end of summer season. Great location for walking outdoors including new restaurants and Sequiota Park!
Talli Delaney: A wonderful place to call home, the property is very well maintained and every request I have had has been addressed expeditiously. Matt, the property manager is helpful and treats people with kindness. The location is stellar and there is an extra layer of security, both added bonuses. We could not be happier.
Brian Hunter: Township 28 isn't inexpensive, but it is a great place to live. Jenna is absolutely fantastic to work with, the property is well kept, the maintenance crew is amazing, and the proximity to the park and trails is great. The only issue is parking. It is limited and even if you pay for a dedicated covered parking spot, more often then not someone else will take it (especially if the forecast is bad) and there isn't anything you can do about it. For the cost, I would expect a less lackadaisical approach to enforcing paid for dedicated parking spots.
Randy Miller: This is a beautiful facility with many accommodations. The staff is very friendly. Jenna is professional and helpful. It is nice doing business with Township 28.
Lacey Gregg: Gorgeous complex!
Dustin Engle: I moved to Township 28 after having lived at Farmers Park for over two years. The studio floorplan appealed to me, as I travel frequently and enjoyed the cheaper (per-month, not necessarily per-square-foot) rent and the smaller, more efficient space. The complex itself, amenities and staff are wonderful. Thoughtful and attentive, they're also actively engaged with residents and quick to sort out any minor issues and bumps you may have along the way. The gym and pool area are great, and the grounds are always tidy. However, it wasn't long after moving in that I realized the downgrade in quality I had actually undergone. After seeing my apartment floors in better afternoon light I realized they were marred and dotted with paint from the walls, as well as being warped and stained near the balcony door threshold. The knobs on my closet doors (which themselves seem to be made from balsa wood) were loose, eventually falling off later. And the noise. Noise travels through the walls of my apartment as though only a sheet of drywall separates myself from my neighbors. I've been an unwitting eavesdropper on many conversations, along with other "activities" that have not only been embarassing to experience with company, but have kept me awake at night on numerous occasions. I was told to utilize the security staff to address the noise, but I was very hesitant to file complaints about people simply living their lives. It's not their fault the apartments are so poorly insulated. And who wants to be "that neighbor".My utilities are also, on average, nearly double what I was paying at Farmers Park. The irony here is that my current floor plan is around 20% smaller. I've actually found it necessary on more than one occasion to run Cooling, during the winter, to prevent my top floor apartment from overheating. This and the noise issue are undoubtably linked. Many may associate these issues with the general pains of living in a multi-family housing development. However, Township 28 prides itself as being on par with other A-Class properties in and around Springfield, and after having lived at one of these and experiencing none of these issues, I can say with certainty that Township 28 is very pricey for the quality of the experience received. After weighing the myriad of issues I've experienced while living here, I decided to attempt exiting my lease in a manner that was agreeable for all. Though my floorplan always has a waiting list, Township 28 insisted on profiting from my leaving, and refused any kind of flexibility or accommodation, mandating that I pay the maximum termination "fees" as well as reimbursing the entirety of a leasing promotion I was provided at the onset of my time here. I attempted a very reasonable compromise, stating I'd happily pay additional charges per month in exchange for a shorter term lease. No dice. Tenant satisfaction is not among their priorities.I'd give Township 28 one and a half stars if I were able because the staff, amenities, and grounds are truly great. The issues I experienced here are a result of cheaper construction, and an imbalanced focus on style over substance. I'd trade my granite countertops for insulation in a heartbeat.
Connie Kirkpatrick: Nice place, just a touch overpriced.

TLC Property Management: what do users think?
James Sain: Have lived at sherwood Village apts for over a year, just last week we got word by a sheet of paper in our door that TLC had dropped the complex and sold it without any warning to a cres llc out of Kansas city. No warning at all, all services, mowing, everything just stopped and new owners just showed up and took over. Won't be recommending ANY TLC properties in the future!!!
Jarom Parker: -They tried to charge us for repainting of a room that had barely been touched. (Won’t be paying that by the way)-Tried to raise the rent by 200 dollars after the first year-They tried to charge us because my renters insurance was cancelled two days too early and was just wayyyy too much of a risk to the company😥 (sarcasm)Terrible company, will nickel and dime you at every turn.
Kendell Holdren: TLC is the best property company to live with in the Springfield area. I lived at the Verandas for awhile and was beyond happy. Andrew the property manager was very professional, caring, and wonderful to have. The amenities were wonderful and the building and grounds are kept so clean and well maintained. I am now coming back to a TLC property after living in a house for awhile and I am so excited to go back. TLC has always been so wonderful to us. The staff are wonderful as well as your experience there. We will not live with any other property company in Springfield again other than TLC.
Jack Sparrow (Jakesparrow): False fundraising. Sent Maintaince to help with Hurricane damage. Ask residents and employees for donations. Sent main Maintaince crew on a private jet to Puerto Rico to work on hurricane damage. The crew went out on a yacht and then repaired a fence on a Millionaires estate. Local news should check into this. The Staff also places false reviews on google and other sites to up there property. The property managers do that so the corporate staff doesn't reprimand them.
Caitlin Jean: No tenant should go 8 months without functional and safe water.
Heather Haloupek: I've lived in various TLC properties over the course of 4 years. For the last 2 years, I lived at Highland Park Apartments. For all but maybe 3 months of my time there, there were renovations happening all around me, and it was annoyingly noisy, but the staff was nice enough and my issues got taken care of quickly. 2 and a half months before I was going to renew my lease for a third year, I got an email informing me that I would not be allowed to renew my lease because the company wanted to renovate my unit. So basically I was getting warning that I was being forced out. I had to scramble to find somewhere to live in a market that is frankly not affordable, because the company could not get me into a new unit since they were all getting renovated. After the new units would be done, they would have cost upwards of $900 for a one-bedroom unit (I was paying $715 before moving out). After moving out, I went with the manager to the walk-through when I returned my keys. I was informed nothing was wrong and I wouldn't be charged, thank goodness. Out of curiosity, I asked if I would have been charged anyway since they would be renovating the unit. I had seen one of the renovated units, and I knew they would be replacing literally everything. The manager said, "Unfortunately yes, that's company policy." Why would someone need to pay for a repair that was going to be made upon renovation anyway??? The manager even admitted that he thought the policy was unethical, but "That's what the company says we have to do." This company loves to squeeze every penny out of its tenants, whether it's absurd non-refundable application fees or unnecessary repair charges even though the unit is getting renovated. The only thing the company has going for it is the quick maintenance (in my experience). I am done living with TLC for a good long time.
ROI WILLIAMSON: I have lived in a TLC property for 4 years and it has been wonderful. The staff has always been top notch and wonderful to work with. The complex I live in is ways clean and so nice but with that being said, I served in the United States Navy for 4 years and have proudly display the United States of America flag on my balcony. Last week I was told I can no longer display the flag and told to take it down. I couldn't imagine being told I couldn't fly our nations flag in America. Yet this morning on my way church passed another TLC property there were atleast a dozen U. S. flags flying. 🤔🤔 Seems this rule or policy doesn't apply to all. Why would you not let your tenants fly the flag of our nation? Guess maybe TLC isn't owned by Americans anymore.
HelvieRecords: Tyler was an amazing help with finding me with what I needed and was very friendly with good customer service and advice! Highly recommend! Thanks again Tyler!
candace Rucker: I wanted to give Tyler Fretheim a huge shout out and my very much appreciated thanks. I have been searching and searching for a place to move with my family. Everything everywhere is tied up or too far out as a move in date. Well he called me several times to keep me updated and to alert me as soon as something came available. If it weren't for him I would still be stressing. He is wonderful and so helpful. Thank you so much Tyler from my family to you! We need more caring people like you.
Shayla Jenkins: Andrew, Property Manager and Willy, Maintenance at Verandas Apartments have been wonderful to work with. They truly care about their residents while providing a safe and welcoming place to live. Verandas has been my favorite place to live in Springfield. I recommend everyone to check it out.
Kimberlee Boise: We lived in Watermill Park for almost three years. If you choose to go here note that the “pet deposit” and “move in deposit” are considered fees from which they don’t take out any normal wear and tear. We lived there for almost 3 years. We recently moved and they saddles us with a $600 bill for painting and carpet, things normally covered by a deposit. We also went through several managers while being there and there is 0 communication between them. We told one about our vehicle sitting in the lot because we had to wait for a title from our home state during COVID-19. We woke up and it was gone. It had to be towed and no one seems to know who had it towed or to where. Renter beware. This is why we moved. Not worth the $$$
Sydney Skyles: I just tried to call emergency maintenance and no one would answer. Is there no one to answer or are all of the apartments just simultaneously falling apart?
Jake Anthony: Cole is an absolute legend. Very helpful gentleman. This guy loves apple juice. Never drink his apple juice!
Jeremy A: Moved here from a different state, management was so helpful including one of the workers named Cole. He gave me a tour, answered all of my questions, and was very respectful.
Jeffrey Rogers: *******Update since review with the original bill out for apartment walk through the painting fee was adjusted by TLC Properties. I am still sad it took so much effort after 6 years of living there but I am Satisfied with resolution. Thank you for correcting the balance for the paint. and responding to the review so quickly.********
DoM: Is it possible to contact someone at Google and ask them why I am unable to rate TLC Property Management more than 5 Stars? I guess I'll play their game, but they can't stop me from uploading a photoshop representation of my TRUE rating!!
Angela Rowe: I've toured several TLC Properties managed apartments and have been impressed by the quality and cleanliness of all of them, not to mention the friendliness of the staff. I will definitely recommend TLC Properties to friends and family who are looking for their next apartment.
Casey Struble: Great people and apartments 🤙
Guy Knox: My wife and I met a very nice Representative of Tera Vera today on location in Springfield, Mo. His name is Kenneth Oeser. He is Portfolio Manager at TLC 55+ Properties. Ken was able to set up a tour for us during these tenuous times and we really appreciated it. All we can say is the property is more than we bargained for. It is real quality for the investment and we plan on pursuing relocation in the near future. Thank you Ken for your time and for the great tour. The property is First Class! We will be back in touch with you soon.
Brenda Claxton: This company is ruining The Ozarks Greenway Trail and South Creek. They have build on the banks of South Creek and ruined the trail that is beside it. Please find property elsewhere and leave the Ozarks Greenway Trail for the people to enjoy
Heather Chapman: Bruce was amazing help with our water problems and took the time to show us the actual problem and why it was happening. Would definitely recommend him to anyone needing maintenance.

Southwesthousingnet: what do users think?
Cole Piercy: I usually don’t leave reviews… but I was thrilled with Southwest Housing! Ronda made the process very easy and made sure we were taken care of while still leaving us our privacy. After having some very bad experiences with renting, Southwest Housing gave us a great overall renting experience!
Brad Walters: I hired them to manage my property, and they ended up renting it out to a guy that had just gotten out of jail as a favor to one of their friends who was related to the guy. He ended up destroying my property, and stealing the laundry machines to sell. I was lucky that the lady who was he bad tenant's relative agreed to pay for a lot of the damages, or I would have lost many thousands more than I already did through their terrible management. Overall a horrible experience, and I ended up paying them for it...EDIT: I have included a picture with this review to refute Southwest Housing's claim that I never hired them. The picture is of one of the documents containing my name, the felon's name, and the name of one of the owners of Southwest Housing. The State of Missouri has a public records site called CaseNet where you can look up any name and see the felony cases against them. Any interested party can see felony charges pre-dating southwest's rental of my property to the person in question.
Sheree Graves: I’ve rented from southwest housing for over 5 years now and have nothing but wonderful things to say about Ronda. She is always quick to take care of any maintenance issues even if she’s out of town! She’s very professional, fair and friendly! I love where I live and would highly recommend them.
Gina Collins: Southwest Housing saved me & my daughters!! They were able to find a property for us quickly, in a safe neighborhood & was an overall great experience. My prior rental property decided to sell my house at the last moment & offered it to me at an unreasonable price. I didn't have much time to purchase nor rent anywhere else. Pluse the real estate market right now is outrageous! Ronda at Southwest Housing was quick to help & was sympathetic to my situation. I was very pleased with my experience & would strongly recommend Southwest Housing to anyone looking to rent/buy.
Luzanne Schultz: Theses people i rented from for 3 years. They were HORRIBLE managers when it came to an issue with black mold in my apartment!! I had to hire & pay for my own State Certified Professional Mold Inspector. The managers INSISTED there was no mold & i wasn't getting sick from the mold. The mold inspector wrote a 17 page report on the BLACK MOLD & OTHER MOLDS found in my apartment. THESES PEOPLE MOVED AN INFANT into my old apartment AFTER I moved out. They did NOTHING BUT COVER UP the black mold & painted over it!! Thats ALL THEY DID TO REMEDY THE MOLD!! I really don't know how they can SLEEP AT NIGHT KNOWING HOW DEADLY BLACK MOLD IS!! Dont EVER USE THEM!! By the way... they were fired by the OWNER OF THE BUILDING Not long AFTER I MOVED OUT.
diana castillo: I have many nice things to say about Ronda at Southwest Housing. I rented a house in the summer from her, and she graciously allowed me to store my belongings in the garage while the house was being work on, saving me from having to move twice. Over the months, she has been an exemplary landlady in all respects. Also, I purchased a house today and Ronda was the buyer’s agent. She did a great job as an agent. She took care of everything and looked out for me, explaining things that were difficult to understand. She is trustworthy and keeps her word. I highly recommend her both as a property manager and real estate agent.
Eric Strode: Positive:Professionalism,Quality,Responsiveness,ValueI can't thank them enough for all they have done for me
Tracy Bailey: Positive:Professionalism,Responsiveness
Hannah Piercy: Positive:Professionalism,Quality,Responsiveness,ValueRonda is very professional and easy to work with!! She made leasing a house simple and enjoyable
Judy Thompson: Very professional and helpful. Ronda was great to work with would highly recommend on having her manage properties and be your realtor.
Eric Good: Because of a verbal argument with my sister over a year ago I got a 4th degree domestic on my record. So this and a lot of other rental companies will not rent to me.
Holly Burgin: We have been renting from Southwest Housing for almost 5 years. They are a good rental company that works to do what is best for both the renter and owner of the property. I would definitely rent from the in the future if we choose to move.
Ashley White: Positive:Professionalism,Quality,Responsiveness,ValueRonda helped sell our house and get us into our dream home ! Highly recommend!
Ariana Collins: Positive:Professionalism,Quality,ValueThe people at Southwest Housing works extremely hard to get things done fast
Lacey Salsman: Positive:Professionalism,Quality,Responsiveness,ValueReally great places. Ronda is very professional and helpful. She made getting a place very convenient and easy for our family. I wouldn’t rent from anywhere else!
Jessica Johnson: Positive:Professionalism,Quality,Responsiveness,ValueSouthwest Housing has helped tremendously in getting my house on the market, and picking out good tenants. They have been consistently professional and knowledgable about the market. Would recommend!
Lieutenant Alcon: Been with southwest for a year now. Came from a certain renter beforehand who let everything break down and never cared to fix anything in our home. Now that I'm renting through southwest It's like a whole new world. Although it wouldn't have taken much to impress me by comparison to my previous rental company, Rhonda and Southwest Housing have certainly gone above and beyond making sure my family feels safe and comfortable. Not only with quick fixes and repairs, but with peace of mind as the management staff has a mind for you and not just your wallet. I highly recommend southwest to anyone, especially if your looking for security and friendly people.
Stephanie Thompson: The staff is very informative and helpful!!
Jennifer Dietrich: It's really hard to get them to answer the phone. I was really confused about the entire thing. They didn't explain much at all. The girl at the front desk was really really nice. Very professional.
Sean Sutton: Property owners, run the other way. Rhonda has a terrible attitude and will cause you more trouble with your tenants than other agencies would. I am a real estate apoeaiser and have had personal experiences with this lady not shiwing up to appointments then lying and being super vindictive to cover her own rear. She is not to be teusted.
Sammantha Owens: We began renting a house with Southwest Housing in March of 2015 and our son got diagnosed with leukemia 2 months after that and they were absolutely amazing and always told us if we needed anything to let them know. We ended up parting ways with them when we had to make a trip to Seattle Childrens Hospital for a few months and they were so great about letting us go and pro-rating rent, anything we needed. Absolutely would recommend them to anyone and everyone!! Thank you guys so much!!!!
