Jules C: Edit to add that I'm still here and happy. In 2022 they resurfaced the parking lots.The apartments are small, but really nice. I have a 2/2 with laundry hookups in the unit, which is surprisingly hard to find in Springfield. On top of that, Wooten is investing in the property. This year they installed a new roof on all of the buildings in the complex and they're working on resurfacing the pool now. I would definitely recommend the Field to young professionals and students in the Springfield area.

Cole Piercy: First off, this is the first review I have ever made. I do not typically bash companies, because I know how one employee can ruin the reputation of an entire company.While we lived at The Field apartments, I didn’t have any issues at all. We enjoyed our time there, outside of some minor inconveniences that I did not agree with. But again, I understand the bureaucracy of large companies. During our move out process, we put in work orders for regular maintenance months in advance so there would be no confusion during our move out inspection. I also tried for nearly 2 months to schedule a move out inspection through email, phone calls, and in person. They ended up doing the inspection without sufficient notice(the day of) without me present. We cleaned the apartment very thoroughly, so I wasn’t really worried about the inspection, I just preferred to be there. When we moved in, they pressured us to pay monthly for a pet bond with an outside company. Which, they insured us would cover any damage that my pet would cause. Come to find out, the pet bond only benefited the apartments and not me whatsoever. Our dog is a very well mannered and house/kennel trained. She was never in carpeted rooms of the apartment… ever. When we got the charges from our move out inspection they included complete replacement of the carpet due to pet urine smell and stains. It also included many of the work orders that I had put in requests for, that were never completed. When trying to get in contact with somebody at the Wooten Company for 3 months to dispute the charges, I got nowhere. I never got any return calls or emails, and anytime I would get in contact with somebody they would transfer me to a voicemail- which I never got a call back from. We received multiple emails stating that they would send my charges to a debt collection agency if they were not paid by a certain date.Long story short, we paid an extra $900 because of the company’s incompetence and lack of integrity. I will never again rent from this company and urge anybody that is thinking about it, to go into it with well documented pictures and payments.
Morgana Johnson: I've enjoyed my year living here and recently renewed my lease. The managers and staff are friendly and easy to talk to. I've had to ask for maintenance a few times over the past year, and the experience has been reasonable: maintenance and repairs are often done the day they're requested, or we set a date to have it taken care of.The property is always clean, and there's a fantastic field nearby that people often use for picnics or as a space to play with their dogs. The apartments are also surprisingly quiet despite how many pet owners there are.

Jason C: Previous managers have been very personable and helpful, but the new manager is not. He would rather spend his time playing mall cop and sending emails, which he never responds to, than actually keeping up with the property, as there are cob webs, spiders, and foliage in nearly every staircase/stairwell on the property. They also use Conservice to split the water bill. I guess the Manager isn't capable of using an Excel spreadsheet, so tenants are charged around 20 percent of their monthly total just so Conservice can split the bill. Huge ripoff! CON service is the perfect name for it. Lastly, they bribe tenants for positive reviews, so the majority of these positive reviews you're seeing from the past couple of years are likely providing dishonest reviews. Tenants are offered money off their first month of rent on a new lease if they leave positive reviews on here and several other sites that have reviews. That should show you how shady these people are. It doesn't give potential tenants an accurate view of what the property is actually like. They only care about your money. If I could leave 0 stars, I would.
Adam Fessler: I’ve lived here for about a year now, and I think this is a great place to live. Safe community, relatively easy access to major roads and businesses, and the apartment itself is great. The property manager is always willing to help whenever issues or questions arises.

brandon durham: My wife and I lived here a while back with our 2 young sons. We lived here about 9 months.The home itself was considereably nice considering it’s low income. Large bedrooms and ours was one of the lucky ones who had a dishwasher. Had washer and dryer hookups which was amazing. The management straight off the bat was a problem for us. Heather was very very nice and respcetful. Debbie was very rude and unprofessional. She treated us as though we were beneath her and she was better than us from the get-go. We stayed to ourselves and a lot of the other tendents did too. However there were alot of them that did not and were able to just let their kids and guests run wild but because they were a “favorite” Nothing was done. One woman who I was told lived there for years had like 4 kids who were always outside without supervision and we’re extreamly rude to any other kid trying to play at the playground. We found a used needle at the playground at one point and a knife in the parking lot by the playground. There were domestic violence calls on the regular. Not at all a safe environment for any children ever. The place was “ok” when we needed it and times were tough. We were glad we had somewhere to live. Needs to work on management and cutting down on crime and talk to people about having unsupervised rude kids running around.

Cristy Westerfield: This is a great place to live for students and anyone wanting to be close to downtown Springfield. New management here was friendly and very helpful with any questions that I had. Lots of amenities here as well!
Gillian Hance: Just wanted to share some warning about this apartment complex. I lived at the 505 from September of 2021-April of 2022 when I found a sublease. I paid $200 in a reletting fee and never was told of any balance remaining until I got an email in April of this year. Over a year later! I asked for an itemized bill that same day, to which they did not respond until a month later. They have already sent my “balance” to collections and it is showing on my credit when again I was willing to pay if I had received an itemized bill and it was somehow legitimate. Living in this complex was atrocious. My ex was able to gain access to the parking garage a multitude of times to show up at my door, I was right next to the pool/courtyard where people would scream next to my window until 4 in the morning, and there was constantly trash everywhere.

Clayton Budd: Edit: the building manager tried to make me change this review, first asked for a month to improve it then called me into his office a week later and tried to force me to change it with three people and threats of legal action or eviction, I had to call 911 to get out of his office, they were all doing hearing damage and broken record. End of edit. These reviews are fake, this is my second one star review. Worst landlord ever, it’s teenage salespeople who will lie and tell you anything then burst into tears like you hit them to not have to tell the truth. Every word is a lie, they ripped up my original lease and changed landlords twice to delete reviews. My first 1 star review got my laptop broken. Stuff is constantly stolen, the staff tell you nothing but quick lies, there’s so many hidden expenses and the parking is always full, rules never enforced. I always pay, get to park about %50 of the time. Had all my windows broken and tires popped twice out in the street. Tons of room theft and the cameras never work, fire alarms often left going off all night without response. Set aside $1100 /month for rent here, not the rate they promised. They’ll rip up your lease for an extra $100 and all the theft and vandalism and lied about fees.

Matt Okazaki: The apartments used to be amazing, I was so proud to live here and now I can't stand it. The elevator is always down, the place is always loud and the residents are mostly aggressive and love to start things and break things (elevator, doors, fire exit signs etc) there's no accountability on the residents part. They will just let anyone in. The list goes on and on.If you can I'd absolutely avoid this place and do yourself a favor and go to sky eleven or somewhere that actually cares and isn't just greedy and money hungry. Absolutely worst decision of my life.

Ferlie Ann: Just renewed my lease. I have lived here in Dryden for 3 years. The management are very professional and very quick whenever I have little issues about my place. They have just renovated the outisde of the apartment and it look nice. I am happy to call Dryden my home.

Even removing the doorframe if you have the chain on.They dont fix things they say they will when you move in even with constant reminders.Told them there were roaches, crickets etc when I moved in and kept reminding them and nothing to fix this problem. So glad to have left.Management are also rude as hell and look down on everyone. Constantly felt judged and couldnt feel like home when there was no privacy.Neighbours were also rude. Buildings run down. Nothing good about renting here

Management is great and tries to fix things quickly. We are renewing our lease after a year and they even offer a free carpet cleaning service when you do.

Out of all the apartments/townhomes my daughter and I looked at, this one had the most storage space. During the summertime we enjoy the patio space with privacy fence. There's a nice swimming pool, too! You should check it out!

John Mabrey: My studio apartment is really nice and I love living here. The management is also extremely nice and always willing to help
Hannah Ast: Maintenance is not great, waited 3 weeks to get something fixed. Our sink was leaking at one point and the complex blamed it on us as if the sink hadn’t been there for 20 years with no maintenance. Another time the disposal wasn’t working and they didn’t even tell us they were going to take it apart and instead took the pipes apart and dumped it on everything I had under the sink ruining it. The hot water only lasted 5 minutes max. The sinks constantly wouldn’t drain and water would just get backed up. They do very poor renovations and just paint damaged things for instance the wood floors were just painted if they were scuffed up and the paint didn’t even match. The person that lived above us constantly had their bathroom fan on so if was a loud buzz every night. The whole year we lived their we only got to use the pool once of twice because it was constantly closed because someone threw glass in it or other reasons. Very bad experience, total waste of money. Spent lots of money on deposits which apparently were all no refundable but failed to mention this until we were moving out. Lots of ant and bugs in the apartment but always kept it very clean. Do not recommend.

Bob Snyder: Would give 0 stars if I could. Apartment was decent during the tour, but was told applying online was the only way to go about it. I tried to apply less than 30 minutes after leaving, just to find out it wasnt available online. Then, I called the leasing office to try and apply in person perhaps? Id say it was about 45 minutes after I called the first time, no answer. Maybe they were on lunch? Waited another hour and called, to no response. Called a 3rd time about 2pm, and thankfully finally someone answered, just for them to tell me they just had someone approved on a PAPER application. I asked the lady when out tour was finished HOW TO APPLY, while we were standing right in front of the leasing office which apparently has paper applications, and she said online only.

They even allow commercial vehicles to sit in visitor spots for days on end. Then security attempts to tow visitors when they park ONE spot outside of the non-available visitor parking when the few spots that exist aren't open.
Peyton Brown: Hi, I would like to strongly, STRONGLY, suggest against living here. If you go through and read all of the bad reviews on here, they have probably happened to me and my roommates as well. When we decided to live here, the only available apartment they had was the third floor in the lodges. We were okay with that, however they tried to make us pay an extra $30 a month just for vaulted ceilings, that we didn’t ask for. The gates are always broken. The maintenance will walk into your home unannounced at any time. The rules on parking change with no warning at all. Then it’s $200 to get your car. I ended up wanting to leave at one point, so one of my roommates called the office to ask a few question about moving someone else in, the office then called not me, but my grandmother to tell her a complete fabricated lie that ended up causing some serious drama between me and my roommates, and then proceeded to lie about things that were apparently on our lease but actually weren’t at all. They towed my car even though it has a sticker, and then didn’t bother to bring it back so I had to pay $30 to get an Uber to get my car. They have now fined us $900 for carpet removal from animal urine even though the cat there, was paid for and litter trained. Oh also they require your cats to be declawed. Super humane. Have fun doing your laundry as well, the head maintenance guy will be in his office gossiping about the front desk and other members of staff Very vulgarly.
Logan Reeves: I have lived here for two years now. The first year the only problem was that the gates were always broken and when that happened they would just leave them open so anyone could come in and out, but for the price that I pay every month I feel that these problems should have been addressed a lot quicker. This year, however; I have had the worst experience with Kensington. I have to call security on my neighbors multiple times every week because they argue all night long, will throw parties, and play music until 3 or 4 in the morning. Nothing has ever been done. They just send out texts with warning to those tenants. It is very frustrating to people who actually have a job and have to get up in the morning for school and work. I would NOT recommend living here unless you’re in college and have no responsibilitIes.

Joan Yang: I've lived at Seminole North for three months. I would say it is a decent place to live in. It is near shops and restaurants, and it is affordable. However, there has been many problems over the three months. There were roach problems, leakage, and many more. I did live in the basement, so that probably says it all.Management is amazing. Ryan became the new manager the same time I moved in. He has been a great help. He had pest control spray every time they were on site. There are many other problems that the previous manager did not fix throughout the property, so he has been fixing and managing the property in a fast and timely manner.
Autumn Holtzclaw: I stayed for 6 months while my roommate stayed for a year. While I was living there our top neighbors bathroom started leaking through the ceiling and onto our toilet. We called for WEEKS to get it fixed and no one was ever at the office when it was open. I’m pretty sure there is new management there though so who knows if she does a better job than Ben. I sure hope so. Credit collections called us when we moved saying we have to pay for the ceiling damage that was NOT caused by us from the bathroom. I was so livid. The fact we tried to tell them to get that fixed for so long and also the fact it was our top neighbors fault that it was leaking. They really tried screwing us over on that one. Honestly one of the worse places I’ve lived that.
Ethan Helton: I lived at the Seminole Apartments from May 2017 to May 2018 and it was my first apartment I got living on my own. What a great place it was. Rent was very affordable for someone like me living out on my own and utilities were included so there were no extra surprises with regards to bills. The maintenance guy was very nice and any issue I had was resolved. I told management I found a bug in my kitchen one day and I don't know what happened but I never saw a bug there again. I would highly recommend living here. The price, community and location are very worth it. My only complaint would be that sometimes you can hear your neighbors through the walls but its not a big deal.
Brandon Castaneda: Not a bad place to live with a fair pricing for rent. And really good spot to live for being close to alot of things. Management and staff have been great in fulfilling any problems that have occurred.

If anyone were to ask what my experience has been so far, well, I would tell them it is quiet, unless privileged to be my neighbor! My children and I have built our little nest here at Seminole Apartments , and I cant really even count any issues i have had living here! Which is rather extraordinary! There is respect for privacy, and a communication system i could not appreciate more! So, did I hesitate in signing another year lease? NOPE! Was thrilled to! As a single momma, affordable HAS to be up my ally; and this property is! Ill keep adding memories to this nest I have built here! Id highly suggest this property if anyone is looking for a quiet and WAY affordable place to call home!

rebecca geer: Lived here since 2017 and I can not recommend that someone move into these apartments. The internet is spotty constantly turns off, even though I had previously talked to the apartment manager(s) about getting my apartment rewired was told it would happen and it's been almost a year and still nothing has been done. Now I am trying to move into another apartment and have been denied a transfer because I needed to do my dishes, take out the trash and clean my toilet. The manager comes into your apartment with no notice because their is a clause on the lease that states they can. I've been renting for almost 10 years and never had a manager come into my rental without notice. It is plain rude.
Ty D: Seminole Apartment's are affordable, clean , quiet and well maintained. The office manager of Seminole Apartments assured me that I would be treated fairly . I was so scared of being scammed out of more money or mistreated again. I've had a great experience after a year of living here . Maintenance comes around regularly to ensure everything is kept up and they truly seem to care . You can call them and they'll come out at any hour. For example one day my A/C didn't work but I waited until a reasonable time in the morning to call. After maintenance came they were so upset I hadn't called at 10 PM because I "shouldn't have to suffer through the heat of summer" .The office staff is considerate and eager to help and will go above and beyond to make sure you are taken care of . We do have new staff in the office but they seem to have kept to the high standards of the previous office staff. You get yearly carpet cleanings FREE! They don't keep people that are a nuisance to current residence (confrontation, loud , etc) which is nice . Living here has been wonderful .

Cobress: Living in the Seminole apartments and being under the Wooten co’s management has been great. Not only are the affordable, it happens to be in a perfect location.Management has always been transparent about pricing and communicates to the best of their ability. Empty promises aren’t made and if there’s a lack of knowledge on something, they don’t mind finding an answer. They’re really patient and try their best to be understanding.The upkeep of the property is always in order and any repairs I’ve ever had have been handled with punctuality. I definitely would recommend!

seth daughtrey: I have lived in these apartments for years, about 6 now in total. I will say i really do enjoy living here, and I am glad overall that I have stuck around. However, Over the years we have had a lot of managers come and go. thats one of the things i never liked here was that we never had consistent management for the property. Currently there is a manager in there that is great. The best part about these apartments is the courtyard. its very quiet and fun to sit out at night and just listen to the bugs. The location is great too, the cemetery across the street is nice to walk through.the rent is super affordable, especially for the quality of apartments as well.I will say that it has been hard getting things fixed here in the past, not impossible but difficult sometimes. if you need something maintained in your apartment. But recently that has changed with the new manager.be prepared if you have pets to pay a pet fee if you decide to move apartments here within the complex, that's another thing that kind of frustrated me, but i easily got over it.Overall if you are looking for a good place to live, that's quiet and has a good community, id recommend here for sure.
Lauren Flowers: I've just renewed for another year here. Very affordable place, convenient for my work, the management is always professional and helpful, maintenance issues being taken care of generally in a timely fashion, especially for as much trouble as they seem to be having with personnel. No place is perfect, but the office agent Kaitlyn is always running around at top speed to keep things in shape while still taking the time to greet tenants by name throughout the property. Lots of Pokestops nearby. Pool and grounds are lovely and kept well.
Carly Kahler: These apartments are great! It’s perfect for a smaller families or even those who want to live alone. The management is super friendly and transparent, also very easy to get ahold of! The apartments themselves are beautiful, from the landscaping to the 3’-9’ deep pool.
