Angela Hill: Nice quiet place to live. The kids love the pools and the park area.
Sharm Bloomingdale: I'm currently living in the townhomes for about 4 to 5 yrs know. Very spacious rooms with alot of space. On the east end of town which is growing alot. Easy access to 65 and close to schools for the kids. If you want a neighborhood with lots of friendly people and lots of room then move to quail ridge townhome or apartments.
Frank Gillham: I've always had positive experiences with the apartment management at quail ridge. Courteous and attentive to any need that I might have. My apartment location is close to amenities that I need.
Bearing Victory: They never fixed anything properly. Places have mold some bugs. Some flooding. The HVAC doesn't work upstairs in most townhomes so u will suffer. Don't waste your time or your money. Plumbing is horrible too

They're very spacious and affordable. And staff is always friendly. I definitely recommend!I lived on the concord manor property for a year and decided I needed more space. The staff helped me upgrade to a townhome just down the street. They made the process super easy! I love my new spacious townhome and recommend the Wooten co for anyone seeking a new place.Edit to add: after I moved into my townhome I stayed for my lease. We signed a new lease for a townhome with a basement. Apparently there was something on my husbands rental history they didn’t like (even though we had already been living there for two years?) so we couldn’t have the basement town home but we could stay where we were. We needed more space so we decided to buy a home. The property managers then said that since we signed a lease (for a DIFFERENT townhome) we would have to buy our way out of it. Then proceeded to charge me for several “damages” that were already there when I moved in. Sketchy people.

CaptBillMorgan: I have lived at Oakwood Townhomes for 3 years.During that time, we’ve seen dozens of property managers and maintenance folks. It got to where we residents figured it was a good property manager if they lasted longer than a month.But then Mercedes arrived as the property manager, and things started to smooth out. Not long after, Tony came onboard as maintenance.These folks are so good at what they do, that I actually renewed my lease last year, hoping that the problems at the corporate level of Wooten would iron themselves out. They haven’t, in fact, the Wooten office has gotten worse. In spite of this, Mercedes and Tony continue to do an outstanding job, when they are allowed to by Wooten.The very best thing that could happen to Oakwood Townhomes is to leave Mercedes and Tony here, but switch management companies to one who actually SUPPORTS their front-line folks.I highly recommend Mercedes and her staff here, but unfortunately cannot endorse Wooten.

We’ve been looking for quality/affordable renting option in Springfield for years and have moved almost every year since 2015 to look for the perfect place. We finally found it in Oakwood. The 3 bedroom/1.5 bath is so spacious and has so much storage room. They offer fast, reliable internet and have a great app. Maintenance is fast and efficient. They allow our two cats for a very affordable rate too. The grounds are clean and even maintained for winter weather! We won’t be moving anytime soon!

Would recommend renting with them.Oakwood Townhomes has awesome townhomes to rent. The prices are low & the amenities are exactly what we needed. Furthermore, they accept pets with a reasonable monthly pet payment, which was such a relief to find since we were moving from Utah with our cat. I love the property manager, Mercedes-she is very helpful & always friendly. The internet company Oakwood Townhomes uses has been very helpful as well & provides fast internet (and is also free!). The only downside to Oakwood is the sometimes fluctuating office hours (as there is only one leasing agent here, so when she is out of the office, there is no one else to keep the office open). Other than that, I love living here & have renewed our contract for another year!

Michael: Edited Review:Pros :-High Speed Internet (only reason for the 2 stars)-Dog and Cat Friendly-Reasonable price (currently)-Basement-Relatively safeCons: See belowMy opinion has really gone down about this place since my old review. If you are going to live here, please read these points.-Apartments look way different than advertised-When you look at the pictures online, they look nice and clean and updated with walls and trim painted. The reality is that all the rooms are all haphazardly painted white. the trim, doors, door frames, everything. Even the floor has some paint on it. There is no fan in the living room. The kitchen layout is different in every unit so make sure and ask the specific layout before approving the one for display. Some have islands, some don't. some have the Refrigerator on the far wall rather than with the cabinets. The cabinets in my unit are basically just pieces of wood held with a hinge. Before I moved in, I was told the living room floor was getting new flooring and that the bathroom was getting a new vanity as well as a new tub. this delayed my move in date by 3 weeks. Upon moving in, there was giant scratch in the floor in the living room "polished" out. The vanity is about 2 inches slimmer than the old, leaving a large gap where the trim and texturing should be. Less than a week in, the caulking in the tub began to detach. Also, No idea why they haven't updated the advertisement yet, but cable TV is not provided, they will tell you this on the tour if you ask.-Current Management Unreliable and very hard to contact.-9 times out of 10 when I try to contact anyone, I get sent to the answering service who (while it is nice having 24/7) is only able to forward a message onto the current management. Nothing gets done until you are able to contact the office directly, and even then its not guaranteedanything will happen. Because of theft, Management keeps the packages that don't fit in the box in the office at all times for us to collect. First of all, we get no notice of this when it comes in, so we have to check periodically. Second, there is no telling when we can pick up our packages because Management is rarely in the office, Closed sign hanging on door. I have had to wait over 5 days to get my packages. (Management lives on site and is constantly seen going to and from their own unit, often being gone for long hours.) Notifications for maintenance or changes is often vague, extremely late notice or non-existent. After a report of an issue, they have come in to fix things while I was sleeping and I never knew. After that, I told them to call me first. Management said "Sometimes they just get busy and it slows them down to call." If the problem is that maintenance cant contact us, Management needs to, if they cant, there MUST be a second person that the residents can get assistance from.-Management will do just about anything to avoid spending money-When I am able to contact them, almost nothing can be done. In my original review I mentioned that because of all wood flooring I have fallen down the stairs on more than one occasion. I asked if they could put grips on the stairs, they said no. I asked if I could put some on their stairs, they said yes, but if they leave any damage I would be held liable. Over the course of a month, my water heater would stop heating unexpectedly. It took about 5 visits for an offsite (after hours) maintenance guy replaced something. For a good year my toilet had been having issues where the water would leak into the bowl and refill itself 30-40 times a day. On site maintenance came and did not fix it. Finally when a leak started, an off site guy came and replaced the part.*Was told by the man that Oakwood would charge me for the parts if he reported it, he understands how ridiculous that is and didn't report the part charge*Unless someone offsite is doing maintenance, your problem will not be fixed.My previous views on this place have changed drastically. It's nice at first, then you realize how many issues this place has.
Sapphire L: We've lived at Oakwood Townhomes since June 2016.We've watched the property go through multiple property managers. Its been a fun, wild and emotional ride with the property managers. Some not responding to our needs. Some invading our personal space. However, Mercedes, the current one, is very respectful, super fun to relate to, and easy to get ahold of if its super important.The property itself is super spacious so you can wander around, if you feel like it.Occasionally, like another individual previously stated, a resourceful individual or two like to dig in the garbage can. If you stay up really late at night, you may see a few of those who enjoy their liquor in large quantities at a time.Sometimes Fort can be entertaining and the police and emts like to light up the street with beautiful lights and make beautiful music. If you're imaginative enough, you can picture it as a party. If you're tired enough, you're tired of people malfunctioning in society and want people to try again another day.All in all, the apartments are spacious, and no one really disturbs you!

All Mercedes cared about was her commission to move my mother in. My mother is elderly and fell down the stairs multiple times and told Mercedes and she did nothing. Now my elderly mother has a broken ankle because management didn’t care to follow the equal housing rights la. The equal housing rights law protects the disabled people, but not from that place!

Kody Noe: I have lived here for a year and I can honestly say is wow, when I first moved in it was a decent place and good price, but then came the internet issues, the maintenance is iffy, and the people you call on the phone to get help with anything are no help. Visitors park in YOUR assigned spots and there are visitor spots closer to my building than my actual spot. I give a 1/5 because the lack of customer service, and the lack of size. Would not recommend!
Mallory Richardson: The apartments are clean and include everything (even internet and cable) expect you pay electric. We have lived here for a year and half now. Upon renewing our lease, rent was raised from $725/month to $745/month. When we first looked at these apartments, they were in high demand and no one ever seemed to move out. In the last few months, under new ownership and management, several people in just the few buildings surrounding us have moved out. I have heard that rent will go up to $800/month and see that is the listed price advertised on various websites.I have no complaints about maintenance requests, but haven't needed to request from the new management. We had our dishwasher replaced last year and just had to wait a while for the new one to come in after being ordered.Parking is assigned and if you live in certain buildings there is visitor parking close by. Other buildings, however, like ours, make visitors walk a pretty good distance across the parking lot. There was an incident last year in which they replaced the roof on each building and did not inform anyone. Workers blocked off sections of the parking lot and started work at 7am on a Saturday with no warning. That made everyone pretty angry.The only thing I really hate about living here is that the window and front door in the living room downstairs let in A LOT of cold air in the winter. It is impossible to have a comfortable temperature downstairs and upstairs. We are always cold downstairs and mostly too warm upstairs. There is an electric fireplace in the living room, but it runs up the electric bill substantially.I feel pretty safe walking my dogs in the evening. I believe the neighborhood is nice. It is located in a convenient spot where you can hop on Kansas and then the highway quickly or drive down the road to get to Walmart. My husband and I like living here while we save up for a house, but we hear many conflicting things about rent and the new owners that may cause us to move at the end of our lease.
Chelsey Prost: I promise there's way better places you can find to spend 800 a month for. These are the most incompetent managers you'll find. They'll never get anything done and they have no sense on how to professionally and properly give any kind of notice about anything. Go somewhere else.
Blake Miller: Rockford Townhomes has been one of my favorite places to live! The staff if very helpful and Tina in the office was always available to help with anything that we needed. I looked around for a while before I decided to move in here. The townhomes are very spacious and have really cool features. The only real negative of the townhomes would be the lack of a pantry. Most people use the area with the washer/dryer (extra space) as a pantry. However, if you have a front loading washer/dryer, then you cannot easily access this space.Definitely come check them out. I know that you could be happy living here as well.
Dominick Wood: Rockford is such a great place to live. The staff is friendly and very helpful. It's a great little community and really close to walmart and hyvee if you need to get groceries or whatever. The townhouse is a great size and it includes so much more than any of the other complexes around town (they include water, sewer, trash, free assigned parking, free cable, free internet, they have an electric fireplace inside, and their floorplans include 2 master bathrooms and a guest bathroom downstairs...) I work with a different property management company and I chose Rockford for a reason. Seriously check them out if you want a great 2 floor apartment without without breaking the bank. Give them a call and sign a lease asap before they're all rented up!

Jules C: Edit to add that I'm still here and happy. In 2022 they resurfaced the parking lots.The apartments are small, but really nice. I have a 2/2 with laundry hookups in the unit, which is surprisingly hard to find in Springfield. On top of that, Wooten is investing in the property. This year they installed a new roof on all of the buildings in the complex and they're working on resurfacing the pool now. I would definitely recommend the Field to young professionals and students in the Springfield area.

Cole Piercy: First off, this is the first review I have ever made. I do not typically bash companies, because I know how one employee can ruin the reputation of an entire company.While we lived at The Field apartments, I didn’t have any issues at all. We enjoyed our time there, outside of some minor inconveniences that I did not agree with. But again, I understand the bureaucracy of large companies. During our move out process, we put in work orders for regular maintenance months in advance so there would be no confusion during our move out inspection. I also tried for nearly 2 months to schedule a move out inspection through email, phone calls, and in person. They ended up doing the inspection without sufficient notice(the day of) without me present. We cleaned the apartment very thoroughly, so I wasn’t really worried about the inspection, I just preferred to be there. When we moved in, they pressured us to pay monthly for a pet bond with an outside company. Which, they insured us would cover any damage that my pet would cause. Come to find out, the pet bond only benefited the apartments and not me whatsoever. Our dog is a very well mannered and house/kennel trained. She was never in carpeted rooms of the apartment… ever. When we got the charges from our move out inspection they included complete replacement of the carpet due to pet urine smell and stains. It also included many of the work orders that I had put in requests for, that were never completed. When trying to get in contact with somebody at the Wooten Company for 3 months to dispute the charges, I got nowhere. I never got any return calls or emails, and anytime I would get in contact with somebody they would transfer me to a voicemail- which I never got a call back from. We received multiple emails stating that they would send my charges to a debt collection agency if they were not paid by a certain date.Long story short, we paid an extra $900 because of the company’s incompetence and lack of integrity. I will never again rent from this company and urge anybody that is thinking about it, to go into it with well documented pictures and payments.
Morgana Johnson: I've enjoyed my year living here and recently renewed my lease. The managers and staff are friendly and easy to talk to. I've had to ask for maintenance a few times over the past year, and the experience has been reasonable: maintenance and repairs are often done the day they're requested, or we set a date to have it taken care of.The property is always clean, and there's a fantastic field nearby that people often use for picnics or as a space to play with their dogs. The apartments are also surprisingly quiet despite how many pet owners there are.

Jason C: Previous managers have been very personable and helpful, but the new manager is not. He would rather spend his time playing mall cop and sending emails, which he never responds to, than actually keeping up with the property, as there are cob webs, spiders, and foliage in nearly every staircase/stairwell on the property. They also use Conservice to split the water bill. I guess the Manager isn't capable of using an Excel spreadsheet, so tenants are charged around 20 percent of their monthly total just so Conservice can split the bill. Huge ripoff! CON service is the perfect name for it. Lastly, they bribe tenants for positive reviews, so the majority of these positive reviews you're seeing from the past couple of years are likely providing dishonest reviews. Tenants are offered money off their first month of rent on a new lease if they leave positive reviews on here and several other sites that have reviews. That should show you how shady these people are. It doesn't give potential tenants an accurate view of what the property is actually like. They only care about your money. If I could leave 0 stars, I would.
Adam Fessler: I’ve lived here for about a year now, and I think this is a great place to live. Safe community, relatively easy access to major roads and businesses, and the apartment itself is great. The property manager is always willing to help whenever issues or questions arises.

Laura Lee: Does not follow HUD standards. HUD only goes back 7 years, even if you owe. This "company" basically blacklists you for bills that no longer even show on a credit report.

brandon durham: My wife and I lived here a while back with our 2 young sons. We lived here about 9 months.The home itself was considereably nice considering it’s low income. Large bedrooms and ours was one of the lucky ones who had a dishwasher. Had washer and dryer hookups which was amazing. The management straight off the bat was a problem for us. Heather was very very nice and respcetful. Debbie was very rude and unprofessional. She treated us as though we were beneath her and she was better than us from the get-go. We stayed to ourselves and a lot of the other tendents did too. However there were alot of them that did not and were able to just let their kids and guests run wild but because they were a “favorite” Nothing was done. One woman who I was told lived there for years had like 4 kids who were always outside without supervision and we’re extreamly rude to any other kid trying to play at the playground. We found a used needle at the playground at one point and a knife in the parking lot by the playground. There were domestic violence calls on the regular. Not at all a safe environment for any children ever. The place was “ok” when we needed it and times were tough. We were glad we had somewhere to live. Needs to work on management and cutting down on crime and talk to people about having unsupervised rude kids running around.

I called to confirm my last day and they said it was too late because I didn’t sign the papers for a 30 day notice. They continued to tell me I had to sign a month by month lease and couldn’t leave till the next month even though I called them and told them I wasn’t extending my lease. She said it wasn’t her job to write a note saying we were leaving. They were so disrespectful on the phone and hung up on me.
Erika Barnes: It's a pretty nice place to live on the cheap. Good maintenance crew, too. You will get thing misdelivered by Amazon quite frequently, so make sure to keep the map of the building numbers, because they make little numerical sense. It's got its quirks, but decent. It has its ups and downs.

B Jones: Horrible management they are lazy. My bike was stolen, had a horrible incident with one of the maintenance men, they mix the college kids in with the older tenants, which makes living there a nightmare if you actually want to sleep at night.

Im kinda glad my Father and his Girlfriend didnt get a place here now but they do discriminate against disabled people. My fathers girlfriend is disabled and could get help through Oacac to rent somewhere everything was good to go and the Manager said they could rent here. Oacac got all the nessisary paper work and when they went to sign the lease the Manager said sorry im not going to rent to you now. My father got ahold of corporate and they said yes we will rent to you, then they went back because they were ready again then the Manager of the propery once again said no I will not rent to you because your using Oacac. So beware you will not be taken care of here and you will probably regret renting from this discriminating company.

The leasing office and the corporate do not communicate about policies and are constantly giving me different information over the phone and sending me notices with completely different information.

Logan Wolfe: Worst experience of my life. On top of the mold everywhere, maintenance would come in unannounced more than twice a month. Doesn't matter if you're asleep or naked, they will come in. Office people are terrible, never any help and always so mean. Paid for amenities that we couldn't use because of Covid. When I moved out they charged me a full months rent when I was only living there for 2 weeks. Do yourself a favor and avoid this place like the plague.

John Mabrey: My studio apartment is really nice and I love living here. The management is also extremely nice and always willing to help
Hannah Ast: Maintenance is not great, waited 3 weeks to get something fixed. Our sink was leaking at one point and the complex blamed it on us as if the sink hadn’t been there for 20 years with no maintenance. Another time the disposal wasn’t working and they didn’t even tell us they were going to take it apart and instead took the pipes apart and dumped it on everything I had under the sink ruining it. The hot water only lasted 5 minutes max. The sinks constantly wouldn’t drain and water would just get backed up. They do very poor renovations and just paint damaged things for instance the wood floors were just painted if they were scuffed up and the paint didn’t even match. The person that lived above us constantly had their bathroom fan on so if was a loud buzz every night. The whole year we lived their we only got to use the pool once of twice because it was constantly closed because someone threw glass in it or other reasons. Very bad experience, total waste of money. Spent lots of money on deposits which apparently were all no refundable but failed to mention this until we were moving out. Lots of ant and bugs in the apartment but always kept it very clean. Do not recommend.

Bob Snyder: Would give 0 stars if I could. Apartment was decent during the tour, but was told applying online was the only way to go about it. I tried to apply less than 30 minutes after leaving, just to find out it wasnt available online. Then, I called the leasing office to try and apply in person perhaps? Id say it was about 45 minutes after I called the first time, no answer. Maybe they were on lunch? Waited another hour and called, to no response. Called a 3rd time about 2pm, and thankfully finally someone answered, just for them to tell me they just had someone approved on a PAPER application. I asked the lady when out tour was finished HOW TO APPLY, while we were standing right in front of the leasing office which apparently has paper applications, and she said online only.
Lilli Hurst: A pleasant place to live while going to college. Feels safe and the lodges area is really nice.
Dillon Osborne: Nowhere near enough visitor parking, have had friends attempt to come over and ALL visitor spots are filled. They even allow commercial vehicles to sit in visitor spots for days on end. Then security attempts to tow visitors when they park ONE spot outside of the non-available visitor parking when the few spots that exist aren't open.
Peyton Brown: Hi, I would like to strongly, STRONGLY, suggest against living here. If you go through and read all of the bad reviews on here, they have probably happened to me and my roommates as well. When we decided to live here, the only available apartment they had was the third floor in the lodges. We were okay with that, however they tried to make us pay an extra $30 a month just for vaulted ceilings, that we didn’t ask for. The gates are always broken. The maintenance will walk into your home unannounced at any time. The rules on parking change with no warning at all. Then it’s $200 to get your car. I ended up wanting to leave at one point, so one of my roommates called the office to ask a few question about moving someone else in, the office then called not me, but my grandmother to tell her a complete fabricated lie that ended up causing some serious drama between me and my roommates, and then proceeded to lie about things that were apparently on our lease but actually weren’t at all. They towed my car even though it has a sticker, and then didn’t bother to bring it back so I had to pay $30 to get an Uber to get my car. They have now fined us $900 for carpet removal from animal urine even though the cat there, was paid for and litter trained. Oh also they require your cats to be declawed. Super humane. Have fun doing your laundry as well, the head maintenance guy will be in his office gossiping about the front desk and other members of staff Very vulgarly.
Logan Reeves: I have lived here for two years now. The first year the only problem was that the gates were always broken and when that happened they would just leave them open so anyone could come in and out, but for the price that I pay every month I feel that these problems should have been addressed a lot quicker. This year, however; I have had the worst experience with Kensington. I have to call security on my neighbors multiple times every week because they argue all night long, will throw parties, and play music until 3 or 4 in the morning. Nothing has ever been done. They just send out texts with warning to those tenants. It is very frustrating to people who actually have a job and have to get up in the morning for school and work. I would NOT recommend living here unless you’re in college and have no responsibilitIes.
