Dalton Harris: Very poor experience with Beadles. They couldn't match the paint for my ceiling and only agreed to paint the whole ceiling if I bought the paint which was not our agreement, and they left my water running for over 8 hours.
A. Sch.: I've had Beadles do work for me in the past so when I saw drain flies in my house I called them for help. They did a free assessment under my house to make sure there were no leaking pipes and no standing water. Kellen is competent, thorough, and professional. It's great to find a company you can trust.I referred them to a friend who had several companies come look at the water under her house problem. She was really pleased with Beadles, their immediate fix, and the fair price.

Nathan McClellan: I heard about Beadles on the radio. I had some issues with a door that needed adjusted and wanted a new storm door installed. They gave me a fair quote and was able to complete the work quickly. I will use them again on my next repair for sure.
Eric Schumann: I really wanted to give 5 stars. Last year I had a new sump installed in one corner of my house and I had an existing sump (less than a year old cost over $200) plumbed to eject out a wall on the other side of the house.The first sump works great and is reliable. The sump that was plumbed has a float that continues to get stuck. I think the sump keeps moving around in the bucket causing the float to get trapped because every time it rains it gets stuck over and over and I have to go free it by pushing the sump back over.One time, the pipe became completely disconnected, shooting water straight up into the air towards the floor joists.They've been out to "fix" it four times at least under warranty. One time their "fix" was to put a brick between the sump and the inside wall of the bucket. A few times, the only reason I knew that came out after I called, was because things were moved around.I honestly don't know how to get this resolved. It's so stressful how much water gets into the crawlspace to begin with and now I can't even get a functional solution to have the water removed efficiently. This literally causes me to lose sleep at night. Especially when it rains.5 stars for the working sump. No stars for the disfunctional sump that i cant seem to get fixed.Edit 10/24/22:Down to one star. Pipe has popped off sump again. Spewing water directly into the air. Warranty expired. Hasn't worked properly since the beginning.

Diana Smith: I now have my dream bathroom. BPM had their work cut out for them. We live in a mid-1800’s house with a small bathroom, tiny tub, sloping floors, narrow doors, no insulation in the walls, etc. I need an accessible house and we could make it work except the bath area and BPM gave us an amazing quote for an absolutely beautiful bathroom. I now have an incredible walk-in cultured marbled shower, 2 sinks, below the floor the plumbing was updated, the floors leveled and new flooring that we chose was installed. The walls were torn out (finding a previous old doorway and window) and insulation installed. With the new walls and ceiling up, everything was painted with the colors of our choosing. They also widened the doors to make it accessible with my wheelchair. This was completed 6 months ago and I still gaze around and LOVE my bathroom every time I use it!!!

Really timely email responses, the place looks fine, the documentation of the state of the place upon move in was fine too. I was astounded at how pristine it was! The properties are very well managed are a great value for the SW side of Springfield. They maintained the upkeep so I rarely had any issues arise. Maintenance was efficient in responding to any calls for service. In any instance where I did reach out to their office, they were nothing less than pleasant.

Kyle White: I worked with Brandi and Brooke and they were both fantastic to work with! They had some issues with a past tenant that pushed back my move-in date, but were willing to help me out. Check-in was smooth and everything was laid out on paper with their expectations. It was such a turnaround from the apartment complex I lived at before! They were super organized and were very upfront about issues as they came up and offered solutions to help make my transition smoother.

Majority of the time I worked with Brandi as she was there every step of the way to ensure this would be a smooth move for both my son and I. Collin Hansen: I want to provide a new review being as it seems my previous 1 star review was removed. It’s important to me to inform potential renters of how bad of an experience we had with this property management company.To set the scene ,we were tenants at the Holly Ridge property in Nixa, Missouri. We have since been moved out 2 years.We moved in when the property was under previous ownership at the time and had a great experience with the very communicative and professional company, with an outstanding property manager, and continued living there for some time. Roughly a year to 2 years post move in. HS purchased the property, and that’s when the nightmare began. Within the 1st week or 2 friends of ours who we had referred to move in around the same time as us were being threatened with eviction, having there car towed without notice, and had been threatened with physical violence in the office by a short bulky man claiming to be the owner. Less than a week later they had moved out with a mutual agreement with HS that they would part ways, only to receive a $4000 plus bill in the mail citing damages, and a complete renovation (itemized as such) to the apartment which shouldn’t have been their financial responsibility.Now to our experience. Within the first year we received a large increase to the cost of our rent…okay whatever that would have been fine had it not been for the maintenance requests that took ages to be completed, the constant knocks on our door by an elderly woman who I’m assuming is a family member asking us to clean up dog droppings that were not ours as we made every effort to make sure we kept to the lease as we had a newborn at the time and could not deal with an eviction. This real issue on our end started when the property management company began micro manage people over taking there pets out (again a first hand experience) and tried multiple times to fine us $70 (an outrageous fine to begin with) because they had witnessed our dog urinating OFF PROPERTY, and claimed she had pooped and that we didn't pick it up. Seems they had multiple issues with peoples pets as they notified our neighbor (a tenant of I believe 15 years) that she had 24 hours to get rid of her dog due to the occasional bark as strangers would pass by, as dogs do.Now to the atmosphere.Our upstairs neighbors had multiple domestic disputes in which the boyfriend physically assaulted the girlfriend and verbally threatened me in front of my child, after we had called the police and he was arrested on the spot only to be allowed back on the property to add 5-6 dogs (which was well over the limit of the lease, and all of which were abused which we know because we heard constant screeching and whining as he would throw the dog around and hit it) again nothing was done.Break ins were commonAnd nixa police/ Christian county were constantly on the property.People breaking lease to move out almost daily at all times of the night into the early morning.I feel I need not go on. Very long story short. I highly recommend looking into other rental options to save yourself the nightmare we went through.
Tyman Dawson: They will take your security deposit no matter how clean you leave the place they’ll make up stuff just to take your money. Never had a problem with them up until it came down to that. Been with them for 2 years and 2 different places and basically take half if not more than half of your deposit.

Christian Clingman: From the beginning, the owners have not been the most professional. Here's just a sample of the things that happened:ADVERTISING: When one of their lady's pitched the townhouse to us, I asked her if the floors were hardwood. She said she thought so. They were basically "wallpaper" vinyl.MAINTENANCE: Some of the things we requested to have fixed in our place...instead of immediately assuring they'd send someone out to fix it...would ask us to try and fix it (things like tightening down the toilet seat or purging out mold) That's the management's job; not the tenant's. MOLD is what drove us to get out of our contract with these owners. (Described further down)CONTRACT: My wife has asthma and so her allergies suffered bad and we couldn't figure out what the deal was until we discovered mold growing by the water heater closet and under one of the bathroom toilet seats. When we lost track of time and our lease automatically renewed for another year (without our desire to have it renewed), we sent a letter to the owners asking them to find someone to take over our lease due to the mold issue. The owners responded back that they couldn't fulfill our request because if "they did it for us, they'd have to do it for everybody" (which makes absolutely no sense because they'd still be making money off the next tenant that took over the lease). A couple months later, they eventually conceded and found someone to take over our lease. [Hence, the 2 stars we're giving]DEPOSITION: Management sent us a receipt almost a month after we moved out. They spent $180 of our deposit to pay for a "deep clean", which is ridiculous considering 1) my wife found all the window jams dirty when we first moved in (management did a lousy deep cleaning job before we moved in; my wife even found a rusty knife that was in one of the window jams!), and 2) my wife had fully cleaned the townhouse prior to us returning the keys. Also, over $100 was spent on carpet cleaning which is also ridiculous because my wife used a deep-carpet cleaner to wash and dry the carpets. Management had also promised in writing that they wouldnt charge us for normal wear&tear, yet they did exactly the opposite by deducting $15 for blinds.IN SUMMARY: The owners who currently run HS Property Management have conducted/portrayed themselves as unprofessional and greedy people. I'd highly recommend you rent from a corporation like "At Home" off of Campbell, rather than this private company.

Lived in one of their properties for over 2 years and the so called managed ( I honestly don't even think she is a managed she's new) told us last wednesday that we had until Monday to filled out an application or else we had 10 days to vacate the premises. We immediately started looking for places to go and started moving into our new place Monday and I spoke to a gentleman who said there were no further costs because our prior contract expired so we just needed to pay the month we lived , leave the place clean, and switch utilities over to the new place and get shut off. This morning we had to go to the office to speak to office personnel because supposedly we're breaching contract and that we are indeed in a contract that "auto renews" and that we now have to come up with over $2,000. Don't ever do business with them they like to make up their own rules apparently. Now the lady that I spoke to on Wednesday says she never said we had 10 days and is trying to weasel out more money

Their units are infested with fleas, roaches, and they make several violations to the ADA act when it comes to certain illness requirements and registrants. If there is a previous problem with your unit, they will try to pin it on you so make sure you have documented proof of all issues before you move it. Completely unprofessional and dirty management.

Amanda Shields: Edit: Initially I left a scathing review of this company, but I feel credit should be given where credit is due. While my property had some serious issues including leaks, roaches, and broken fixtures. At Home has had wonderful customer service in regard to answering and fufilling my maintenance requests. Should these issues have been there prior to move in? No. However, it is because of the terrific work of their maintence director that I have not broken my lease. She is very quick to answer and is very kind and helpful. The same cannot be said of Robin. I would not recommend speaking to or working with her as she is very unprofessional and SO rude. If you decide to work with At Home, make sure to be very thorough when doing walk-throughs and steer clear or Robin!

Lindsey Lewis: At home has always been responsive to our maintenance issues, as soon as we put one in someone is there the next day. All of the women in the office are very friendly. We also had a situation where we weren’t intending to move at all but a place popped up and we jumped on it only to find out it had safety issues and did not want to move our son to that environment, I was also diagnosed with cancer during this time at a young age and we had to retract our 30 day notice and at home really worked with us and helped us out and even kept us at our same rate. Nothing but positive things to say about them!

After we moved out of the house, they sent us a letter saying they were taking our entire deposit and also demanding that we pay $2,000 for a new carpet. They wrote that we had ruined the carpet very much and they were forced to replace it. We had all the photos before entering and after leaving, apparently they did not know about it. And when we sent them our photos and said that we would not pay, because the carpet was in the same condition as it was when we moved in. After 2 days they sent us a letter that we do not need to pay $ 2000 and return part of the deposit.
Manuel Monteiro: Faith was the most helpful of anyone I have ever dealt with was the only one that would bother to pick up a phone and allow me to talk to a live person everyone else would only communicate threw text or email and moving from one state to another made it very frustrating trying to find a place to live Faith was not only the only one in your company to pick up a phone but was the only one in the entire are to bother to call me I can't tell you enough how much she did for me I'm not sure what position she hold with your company but I hope it's some wear at the top she is a remarkable representation of your company
Laya Darville: I would recommend checking the house/apartment you're interested in before moving. I've had a lot of problems with the house I'm currently in but At Home has done pretty well at fixing those problems as soon as they get the request and the people they send are usually very nice and will explain everything that they were working on. If everything keeps going smoothly I would like to continue working with At Home in the future.

Keith Hoover: I will say that the original communication with this office I had no problem with, they weren't rude or disrespectful in the traditional sense. I'm leaving this 2 star review. Because apparently school money isn't good money. I was told I would have to have a co-signer or an entire year's worth of rent. I was also told that my award letter for school doesn't count as "consistent" income. I have the necessary money to pay for an entire year. But I wouldn't do that for these folks. It's much the same way as saying we need you to make the "proper" income (Which i do) but oh wait... that money is no good here it comes from a SCHOOL with the entire purpose of its use is to pay rent and living expenses while in school.Response to their review: You are correct their are criteria that need to be met, however a responsible adult with proven record of attending classes is guaranteed funding. These funds are used exactly for that reason to pay rent, and living expenses. The problem I have with your review here, is that you make yourself sound more concerned with money. Than you do with people. Which is fine as a business that makes money. But it just further reinforces me not wanting to pay your "revised" option. You offered me two options. Both which you knew in the conversation was not going to work for me. Option 1. Have a co-signer with income that you could verify, with good credit. So that you would have an avenue to seek reparations in the event you assume I wouldn't pay. Option 2. Pay for an entire year up front. While I could have done this. I wouldn't do this for a company more concerned with their bottom line than the good people applying to live there. Like I said. It's your preference to be a "business". And before you do say it. I know its very clear you aren't a charity. As that would logically be a response from a business perspective, and from someone who doesn't deal in feelings. Rather cold hard cash. Have to be about that money dontcha?

She is amazing!We had one issue when we moved in and they sent someone over to address my concern immediately.I would recommend At Home to anyone that is looking for a rental in SW Mo.This team is great!

Captain Yolky: My location is very quiet and had not had any issues. It is across the street fom a hospital and on a busy thoroghfare but surprisingly peaceful. Any issues i jave ever had were always taken care of within 24-48 hours. I do still reside here and is very price pointed effectively.
Grace Moore: I had nothing bad experiences from the two times I rented from At Home.Starting off on a bad foot, when we started renting from them 5 years ago, they tried to bribe us with smoothie coupons in order to get a good Google review. Not only is that a red flag by itself, but the coupons were expired.They do not fill their maintenance requests. I had a fire extinguisher completely dead and submitted a request for them to recharge it. Instead of doing so, they marked it as "complete" through their web portal. My stove and oven each lit on fire twice in that time frame.If you call them, it's extremely difficult to get in touch with anyone. You will sit on hold, and literally every 30 seconds, you will have to press 1 just to stay on hold. And when you do finally get a hold of someone, they are always incredibly rude. If you really need to talk to anyone, you have to go to their unmaintained office building.

Phyllis Julien: I’ve had nothing but a great experience with At Home. The duplex I rent is much larger than I need but the price was right so I rented it. They maintain the lawn without ever having to be reminded & the yard always looks great. If anything is ask of them they get back to you immediately & I have a small dog which has never been an issue. They have an automatic payment so you need never worry about a payment being late either & that works well for me.
