Lace King: Cheapest lot rent you will find anywhere. Managers change frequently but they were all straight shooters when I was there. No flood drains, but somehow this park never floods more than a foot past the curb. There are great deals in this park (and the lot rent is stellar!), just make sure you do your due diligence in assessing the home's condition before you buy.

Summer Rain: New speed bumps damage my car when I was going under the speed limit. They're rules and regulations are trash and so are the landlords that act all high and mighty because you can't have a window unit I your house that you paid for. Would not recommend moving or visiting here.

Kayla Carter: Quiet neighborhood. Neighbors are friendly only downfall is the leasing manager is extremely impatient. She gives everyone 3 days maximum to fix everything on the check list. Water is ridiculously high over a 3 month span. I understand they are trying to keep the park looking good but at least 95 percent of the people here work for a living and have to get things done in such a short span of time. Its hard to do all the work she wants when we have no time

Jessica White: People of the community are nice. You have to stay up on the rules of the community, or management is not happy. Heavy congestion occurs allot in and out of the community. Did not like all the speed bumps.
R Theiss: I would be very wary of the business ethics of this mobile home park. Uncertain if the owner knows that the manager is running interference and impeding the sale of people's property and manufactured homes inside there Park. But he should be or they should be made aware by the city council. Or by the Housing Authority. It seems as though the property manager is directly purposely impeding the sale and trying to push people out of their mobile homes and not letting them sell them as we did purchase a mobile home and before we were able to hand the money over for the title as we went through the application process Mary could not have been more unpleasant or unperson thebyl we had heard that she had already tried to sell the trailer to someone else without the owners knowledge. City council should be very aware of this and st. Charles County Housing Authority should be made aware of this and the property owner should be advised regarding their selection of management. I directly am aware that this impeding was facilitated by their manager on a first-hand basis. Again her name is Mary I would be happy to go to court regarding the people that were trying to sell their trailer to us as it's definitely relatable and substantiating evidence to show that she is running interference for one reason or another I would again be very wary and take note for anybody who is living there or anybody who would set a remove into this mobile home Park. Tyris Martin: Very clean. Defies stereotypes. Although neighbors have varying political POVs, everyone is peaceful and respectful so far. Diversity is apparent. However I do not like have to have my water bill enmeshed with everyone's in subdivision. I prefer that be separated.

Just Sayin': This place is sorta ok if you just keep to yourself. Some of the people that live here are great, and some are consistent trouble makers, busy-bodies, self-appointed judges & jurers...you know, just like anywhere else.... There are considerable maintenance issues. I haven't seen a much of the promised effort from the new owners.Update: ripped me for my deposit due to damage created by the fire department when the neighbor's car caught on fire. NOT COOL!

I am quite disturbed how more than half the reviews made on here are negative but the people who made them weren't great people themselves. It is quiet and peaceful out here now that the people who were up to no good have been kicked out or left the park and as far as one person's comments on children there are only 5 kids out here total and all they do is play ball or ride bikes that's what kids are supposed to do outside this isn't a bad place to lice and it's affordable I enjoy it out here now that things have changed!

Sometimes police activity is frequent. Maintenance has often been a major issue. Unless Hazelwood Code Enforcement has passed its inspection, you can't be sure of your move-in date. If you have children, be aware that multiple ex-cons reside here.

After they left there was no one here to assist with anything for the longest time.Suddenly new folks pop in are start upping the rent but providing no additional value. They also put a bunch of new regulations into effect that seemingly serve no purpose other than to try and being down people with families or people who own the older trailers in the park.What purpose does suddenly enforcing porch size regulations serve? Or the choice to ban trampolines? Under previous management my trampoline was allowed, so we bought one. Who is reimbursing our families for us having to throw it away? Also, if you don't like toys and trampolines in yards, maybe provide a place for families to hang out. I understand not letting the park fall apart, but this is just ridiculous.

kelly sullivan: Father in law lives there and oak leaf owners are trying there best to improve the lifestyle and maintaince not only from them selfs but the residents living there of they worry about the children playing and appearance with constant reminders and warning if need be . Also expanding oak leaf with a variety of brand new trailers and a second entrance. Good job only leaf keep it up. I personally don't live in trailer park but I see dedication and and the improvements from my frequent visits

Tiffany L0v3lY Evola: This is a very nice Mobil home community. Especially compared to any other ones around. They have strict rules of which everyone must follow in order to keep the park nice. The management seems very nice. They are working to better all the streets in the park and also they are building a playground for all the kids to have something to do and so they quit playing in the streets because that is very dangerous. They seem to do a good job with clearing the streets after a snow storm. It's a quiet community and most people expect much crime to occur in places like this but they have doneca great job at keeping all of that at bay.

Lived there for a couple years will never live there again. My kids dad still currently lives there which is why I'm still in and out of there. In the past 18 yrs I've watched this neighborhood go down the toilet. Yes you've got your good mobile home owners who live there and then you have trash. The owners or last 3 always promise they are going to fix it up and nothing different has ever been done ... no pool no park for the kids. I really have no hope for this trailer park. It used to be a nice family mobile home park but not anymore.

Nina Volz: I have lived here for 4 yrs now. Yes the previous owners were very nice and management and the maintenance were very friendly. They were slow about getting things done in the park wasn't taken care of all the time. But it felt like home. Now these new owners that are coming in from California. Are raising our lot rent and telling us lies about they are fixing things and doing things around this trailer park and have not done any of these things yet. They are raising a lot rent at regularly too much for people who are on fixed income they don't care about family.. all there are care about is making that money

I know the new owners are from California, but this is missouri. Cost of living is not as high and people don't make as much as they do in California.
