Tom Stilson: Purchased a home from them last year. We were told the home would be ready in three weeks. Six weeks later, when we closed on our other home we had no place to live. The Builder had not obtained the proper permits including the occupancy permit for us to move in. He declined to mention this information to us.There was a list of at least 18 items for the Builder to complete when we moved in. A year later, we are still finding issues. Among those issues were:-plumbing leaks in several locations. Over a week to be corrected.-several areas still have yet to be painted a year later. This includes several doors.-House was never cleaned prior to our move in. We're still cleaning dust and grime up from contractors.-Proper gutter drains were not installed on house. We've had a severe erosion issue ever since and was never addressed properly despite agreeing on matter with builder prior to move in to have it corrected.-Front door was damaged and unpainted when we moved in. The rear doors to the house still have a primer coat only. There was also no hardware installed on a pocket door and several closet doors. There was no closet door in the hallway for over a month.-Had a leak in the roof and, despite contractor warranty, never came out to correct issue. Still a stain in bedroom ceiling.- Backsplash tile was partially completed upon move in. It took nearly four months for builder to get a contractor in home to finish the job.-Builder was to hydroseed yard. Still waiting on that one.-Located multiple wiring issues that had to be corrected on my own. Builder said he would send out electrician. Like so many other times, no show on the contractor.I recommend using extreme caution with this builder. His own realtor fired him after witnessing how he does business and our realtor will steer any of his future clients away from this company's projects. A complete inability to complete a job properly is putting it gently.

Brianne Shaffer: They sold their company, didn’t let their tenants know. We had to find out from the new place that the “portal signup” emails we got from TEXAS weren’t a scam by finally calling the new one and asking them to stop, they had the wrong emails. Nope, they bought out Triple S. But they have so refused to answer ANY of my questions and I’ve finally given up hope that this new company will be any better communication wise. If someone who rents from you has called you every other day for OVER a week, the professional thing to do would be to call them back!! Renter beware!

jason bruce: The maintenance supervisor went above and beyond for us on 4th of July weekend, coming out two different times because our air conditioner was not working. Tried fixing it twice and then when he realized it could not be fixed, replaced the whole unit by July 8th. He had to order the new unit and that took time. Came out as soon as the unit got here and replaced it. No problems since...:) The reason for the four out of five stars is Triple S charges a 3% mandatory inflation on the rent every year..:(
Brittany Huffine: Easily one of the WORST rental companies. Would share my experience on here but not even worth my breath anymore. Any chance they have to take advantage of you they will. Everything in their contract is basically open for their own interpretation when it benefits them. Rudest staff, and high turn over. Trust me when I say their over priced properties are not worth it, you will end up getting screwed over. Wish i could give no stars.

Which is fine but not how they go about it. Seems like they just want to collect application fees instead of renting out properties. And say you have to have a credit score of this and we had higher but were told the credit score was lower when it was actually high by like 100 points. (Was told it needed to be over 620 and credit was well over the qualifying amount).Definitely will tell people to never use this agency.

Kevin Lightle: This place is a joke. They had 2 houses in my area for rent. I called to schedule an appointment to see the house. My coworker was scheduled to see the other. On the day my coworker was scheduled, they called her and said the owners had decided to sell it, therefore had to cancel the showing. An hour later, they called me, and told me the same thing for the house I was supposed to see. I told them I was interested in any houses they had coming open, and she told me that they had one other house open, which was the one they just told my coworker that the owner had decided to sell. I have excellent references and a 745 credit score. What I don't have is time to waste with some dishonest property management company. If you see any properties that they are involved with, please don't waste your time. And as you will see, there are many more reviews just like mine.

They also completely sold the complex over to Emerald Properties without saying a word to the tenants and leaving them to figure everything out on their own. No employees in our office for the past several weeks. Very hard to deal with and would NEVER recommend to rent from. Nothing is easy with this company. All they want is your money nothing else.
Tina Booth: I contacted them to get information for my daughter and her boyfriend that are young and inexperienced. I was treated like I was bothering them and basically didn’t have time to answer my questions . I was told to just get on line . When I questioned them about the discrepancy in the monthly rent from what I had been told on the phone and the “on-line” information, they said price was no longer available.. No apology given, in fact, I was treated like I was being unreasonable to question them. I would call that false advertising!I have been a Realtor with the largest company In this area and I wouldn’t refer anyone to this company. Everyone deserves to be treated with respect whether or not they are first time renters or have rented for years !! Shame on you! Your management needs to fire the staff and find new, kind staff.
Tanner Klein: Make sure you document everything because if they have the ability to take you for a ride they certainly will. They promised to waive cleaning fees for me to move out 5 days early and after holding up my end of the deal they then told me the agent who promised me that didn't work there any longer and they wouldn't hold up their end. Keep in mind a maintenence person told me that both them and management knew about and were on board with this, and they offered it to like 12 other people as well. I urge everyone to stay away from their properties if possible.

Nicholas Clinton-Elliott: I rented a house from them. They said the contract was all of the usual stuff, so I didn't read it all. I have never had problems with a contract before. Turns out that they had an automatic increase in the rent each year in the contract. You have to have give a 60 day notice to move out. Your lease automatically renews for more money for a full year instead of going month-to-month. Then they said they were going to charge me rent until they rented the house out when I broke the lease.

Dustin Collins: I never had issues while living at Clifton Heights Apartments (promptly fixed any issue we had, minus not putting down salt before it iced), but the issue has arose TWO years later.When we moved out, there was damage (three 21 year old boys) but it wasn’t bad. When we checked out of the apartment, there wasn’t a bill of how much we owed, but Triple S Properties did inform us they’d send us an invoice of how much we owed. This was February 2018 and I had given them our new address.In April of 2020, I moved to a new residence and by May, I had a letter threatening to turn me into collections for non payment on debt owed to Triple S Properties, but if I wanted to negotiate I could via sending a written letter. Never received an invoice at the two years of my residence from 2018-2020, never received a call or email (I’ve had the same number and email for 10+ years).In my letter, I addressed the untimeliness and that I would pay for damages, but I would not pay the entirety of the bill, but that I was open to negotiate and they could contact me phone, email or mail (I provided my number, email and new address). Today, 7/1, I received a letter from a collection agency.Joke of a rental company.

Rebecca Meyers: I lived here for two years in college. The house was nice, with a big backyard. It was nice to have trash and lawn care included in our rent. We had very few complaints throughout our two years there. However, when he did have issues it was difficult to get anyone to help when we had an issue. They had a lot of student workers that would give out wrong information. When we moved out, there were a bunch of additional charges for no reason. The houses and their locations are nice for students. You won't have a ton of issues, but the few times you do it will be very frustrating due to lack of communication.
Katy Horner: WOW! What amazing customer service I have had with my time renting through Roza Homes. They were sure to fix any maintenance issues in a quick and orderly fashion. They also have such clean and up to date homes that are incredibly spacious. I just got through the whole subleasing process. Roza Homes truly stepped up and were so hospitable throughout the entire process. They get to know you as individuals, not as tenants and were so supportive and helpful throughout the entire journey. Even through subleasers pulling out at the last second, Roza Homes was cheering me on and helping when I needed it most. 10/10 recommend dealing with this office!
Erin Leitch: UPDATE: 4 months after moving out of my apartment. It has been a long process. We fought with them that the 3 inch defect on the oven was not our fault AND BY NO MEANS should have cost us $700 out of our deposit for a brand new oven. We found out that the oven with the short screws and minor defect WAS STILL IN THE UNIT and occupied by the tenant. They decided to charge us $700 for a new oven but yet not replace the oven nor make any changes. Just pocket the money and move on. The headache of still pursuing this matter was unbearable. DON’T MAKE THIS MISTAKE.I initially moved into 1325 cherry st last year because it appeared as a nice new apartment complex. I wish I never did based on the terrible management of Roza Homes. To start, they have sign postage saying “cameras are in use” to deter away thefts with 0 cameras on the premises. This results in multiple car break ins, and thefts of property(my bike), and homeless people digging through the dumpsters. When you call and ask about the cameras they say “we really don’t have any”.Second the parking is extremely limited for tenants with no enforcement. We would call multiple times for no available spots due to vehicles with no parking sticker occupying them. We would be told to call a towing company to assist us; only to be told we were not allowed to do that and our property manager “Roza homes” or Jen the supervisor would have to do that. We followed up with Jen on this issue and she never got back to us with a solution. Just continued to apologize and say they were working on it. The alternative is to park on the street and trust me Cherry st is nowhere u want to leave your vehicle overnight. I have witnessed many vehicles damaged by hit and run incidents on the narrow street.Third is the fact they use such CHEAP and low quality appliances. After only living there a year, we had 6 maintenance request on faulty equipment. Everything from the washer and dryer being unbalanced and causing damage to the walls and being extremely loud. To a short being in the ceiling lights which caused lights to flicker literally all the time. To cabinet knobs and panels falling off from having incorrect sized screws.But the main thing was using the cheapest oven they could have found. Our oven door fell off 3 TIMES due to a manufacturing error of having incorrect sized screws. We would go WEEKS without being able to use our oven for a maintenance man come to fix it. Jen and Roza homes apologized about the continuing headache, and admitted it was from a warranty issue. The fact the oven face fell off so many times had caused minor physical damage to it. Roza homes took it out of our deposit to completely replace the oven and leaving us without a deposit. Literally $1100 gone after 1 year for a cheaply designed space. I would not recommend Roza homes to anybody unless you are on a tight budget and are willing to give away your full deposit. They have to be the worst in Springfield,Mo

Madison Cornelison: Disappointed in the company, planned a viewing for 2 homes specifically wanting to see one of them more, then they leased the home without mentioning anything and told me just a few hours before expecting me to show up for viewing the second home they offered that is the same price as the first home with a house half the size. The least they could have done is let me know the day it was leased so I didn’t have to change plans to work around a viewing of a home I won’t even get the chance to lease.

Tanner Schnelle: This review is for Roza Homes property named “Bears Tower” on 600 E Harrison St, I cannot speak on any of their other properties so take this as a review for BT alone. I have lived in this property since it was first built less than two years ago (August, 2019). At first it was a beautiful brand new property that any student would be very pleased to live at. However, over the past year and a half the property has unarguably changed for the worse, which is why I’m giving them a two-star review. When it comes to communication with their tenants Roza is quite good at getting back with you and helping with any maintenance issues you may be experiencing inside of your unit. They often text tenants keeping us updated and aware of what’s happening at the place, but unfortunately texting tenants at the property is all they really do. In its current state, Roza’s property “Bears Tower” is completely trashed and has been for months on end. The property is full of piles of leaves, broken glass, random pieces of metal, countless beverage cans and bottles, and an immense amount of trash all around the trash can, parking lot, lawn, and walkways of the property. The property has been disgustingly trashed for many months now and the management has made zero effort to better the situation other than texting all tenants at the property multiple times and threatening us with a fine even though they are fully aware which of their renters are destroying their property. I really hate to leave this review as Roza would be a good company to rent through if they cared at all about the state and cleanliness of their properties. In less than two years a brand new property is now embarrassing to live at due to their complete negligence in upkeep of the property. Hopefully this negative review inspires the management to finally take action.

Madeline Hill: On the surface the home appeared fine but internally there were issues beyond belief. In our 1 year of living there we caught mice, we were told by animal control we had snakes, we found out after paying several 350 plus dollar utility bills that our central air was not connected to any of the rooms upstairs, our roof leaked, and last but very much not least we caught an opossum in our living room at 1 am. To address the marsupial issue, we initially filed an emergency maintenance request. After an unfortunate serious of events, including three separate opossum sightings in and around our “home”, Roza Homes implied that we let the opossum in our house and they then sent us a strongly worded e-mail from a lawyer stating that we were lying. Please note, we were very clean residents and did not have pest due to us being dirty. As a matter of fact, we received our entire deposit back. Roza homes is one of the most unprofessional and deceiving leasing agencies in all of Springfield.
Katie Goeke: I usually don't review things, but I feel obligated to warn other MSU students and parents about the lack of professionalism they will run into lest they lease through this company. My roommates and I were extremely clean tenants and had issues with not one, not two, but three forms of pests in a Roza Homes property. Roza Homes accused 3 college girls of these issues instead of taking responsibility for their obviously crumbling property. We were extremely diligent tenants, and in return, Roza Homes accused us of lying about opossum sightings INSIDE our home due to "lack of evidence." Apologies that we were too traumatized at 2 AM to pictures of the marsupials in our home. All we asked for in response was the $375 rent + utilities for the last month of our lease be waived. We tenants also agreed not to take legal action for obvious health endangerment. Every month, we were on-time with rent and put in countless maintenance requests in order to improve the quality of the property. After we roommates attempted and failed correspondence regarding the opossum situation with Roza Homes, each of our parents called, emailed, and had openly respectful conversations with staff at Roza Homes. In response, they were nothing but conniving, disrespectful to our situation, and the fact that it was finals season and my roommates were already stressed and Roza Homes only put us up in University Plaza for one night AFTER we had seen 2 opossums, adds to the unprofessional behavior of this company. This company should not be renting to college students, nor should these properties still be on the market in the first place. Thank you, Roza Homes, for teaching us valuable lessons about how NOT to treat other human beings.
Abby Daly: I don’t even know where to start with the disorganization and unprofessionalism of this place. I decided to gather a few highlights:1. Did not give us access to the garage of the property we rent until half way through our lease2. Maintenance literally screwed a door sweep into our hardwood floor the first day we moved in. Still do not know why.3. Every time we had a maintenance issue they would try and get us to fix it before coming out to look at it. Once it was an electric issue with the air conditioner.4. We moved out a few days early with the promise of getting our deposit back within 10 days. We did not get it back for over 30 days. My roommate and I both moved out of state and every time we called to ask about it they put us on hold for crazy amounts of time. We finally had to have a parent go into the office to get them to send us our deposits back.5. They send out a text saying they will give you a gift card to write a good review about them on here.So if you sign with this company good luck Charlie.
Joann Brand: On 6/27/19 Roza Homes asked my daughter and her three other roommates if they could move out by 6/30/19, (one month early). They had renters that wanted to move in on July 1st. The four girls said yes, then late Friday night Roza homes said never mind. The girls already had made arrangements (renting moving vehicles, adjusted weekend schedules, etc), so they moved out. Roza homes said they are still responsible for the July rent. This doesn't seem quite fair. These are college kids who all live faraway.

Ben Allen: Great landlords! Very responsive when you have questions/concerns and their rates are extremely affordable, especially for a college student. The tenant portal is easy to navigate and interact with, and you can request maintenance through it which makes it easily accessible for anyone. I would highly recommend Roza Homes if you are looking for someone to rent with, they have several options and will set aside a time and day to tour the property with you.

Daisey mae: This place is clearly just out for money.
joshandgabe bloodworth: After many years of home ownership, we took a two year lease on a house in a quiet, well maintained neighborhood. We’ve been in the house less than a month, but we already feel at home. The property manager, Tina Marie, has been responsive to every request. We’re very happy with Bryan Properties so far!
Louanne Hood: I lived at Bear Village for a lease and a half. The rooms are really reasonably sized but everything is built to look nice, not last. While they were very prompt with repairs, there had to be many done. There are also not enough parking spots in the lot which means if everyone purchases a spot, some people won’t have one regardless.The pool is very nice but management will do nothing about rowdy behavior. One day someone played the same song on a speaker for 3 hours that was just a rap song with a lot of slurs. I was nannying and had tried to bring my four year old to the pool. Not only did the person not want to turn it off but when I told the manager they told me nothing could be done. Overall a decently frustrating experience.
Laura Waters: Run from this place. They swindled a huge security deposit out of me. I am a past home owner and I’ve never dealt with this treatment. Horrible .
Jill Sisney: You can never speak to a live person at the office. There is also no explanation given on the pay portal for charges. The one good thing is most maintenance needs are taken care of quickly.
Boo Who: This place treated very poorly. They used to put failed inspection papers on my door for all my neighbors to see. Being a pregnant woman, emotionally it was a hard time for time. Stay away from this place.
Sherri Cheak: After my car accident, they set up a timeline for me to paint the property otherwise they wouldn’t renew our lease. I offered to paint and now they had put a timeline on it. They said because the paint would go bad? I informed them, paint doesn’t go bad for at least ten years. I couldn’t do it with my back, not within their timeline so I returned their paint.Another instance, I knew I would possibly be late on rent if I didn’t do something. This all because of being in a car accident. So I contacted Help Give Hope. They sent Bryan Properties a check, the check was sent to the address they had online, an address they hadn’t updated. We didn’t know at the time .They did find the check, but still took us to court even though rent had been paid. Just very cold people. Prior to this we had been long term tenants for 6 years. I think they wanted us out, so they could get more money out of the property. We have friends that rent with them that we work with. They all have the same complaints. They also were hanging overdue rent notices on doors, until someone reported them. I’m sure they will lie about this fact.
Chelsey McBride: If I could give 0 stars I would. Terrible communication, no one ever answers the phone or remain in the leasing office during office hours. There's been many switches to property managers, its been over a month and a half since i've moved out and still haven't received my deposit back which they claimed I get the full amount. They also go up in rent every year so be prepared for that. Its not a quiet neighborhood, and walls are very thin so if you work from home like I did, I wouldn't recommend it either. I lived in the Carlyle, but Bryan properties admin is who my problem is with.
Majestic Luna: Pretty rude maintenance crew. They like to close maintenance requests without actually addressing the issues. When they do, it’s because I’ve had to ask multiple times for help & then I get poor attitude from the staff. They are always rude to me. I’ve been a great tenant for 4 yrs and haven’t given them any trouble. Pay on time, keep property presentable. I think they are treating me poorly because they want me to move out so they can raise the rent on the house or sell it maybe. Not sure. When I told their management about the poor attitude from maintenance, I was greeted with her poor attitude as well. Rude. Ghetto rude. Do not recommend.

Mac: Management took over a building I lived in and immediately increased EVERYTHING. They charged me rent for a unit I’m not in and billed me for many issues that were addressed upon move in. I have emailed the property but was told I have 30 days to pay charges that they can’t get back to because “they’re too busy with move in/out.” At this point, the only way to get their attention is bad reviews. If you want to correct this issue, please respond to the email I sent to the 505 move out gmail.

Justin Dickens: There is not enough words to say how great Erika Peppers has been. From the day I came and looked at the property. She took time from her family to meet me personally and help me find a home for mine. She has always from day one been very responsive and went over and beyond to treat me how any person would hope to be treated. I have not had the same experience with employees below her. But she has always contacted me to make things as they should have been. Bryan properties is very blessed to have such an amazing person working for them that truly shows empathy , compassion and the level of care that she does. There has never been another person truly care the way she does and put forth the effort that she does to make a person feel that they are important. I thank you so much erika for all you are and all that you do and my family is so grateful for you maam.

They represent what good management should be. They allow pets! And they put in a new dog park just for the tenants! Its awesome we love it here! Looking for an apartment in Branson? Park Place is the PLACE to be!!!
