Taliyah Metcalf: I love it. It’s affordable. Wooten company has really helped make the place better. They just recently fixed up all my problems and I thought it was gonna take awhile but they were got here pretty fast.

They are very professional and clear about rules and guidelines as well as knowledgeable about any questions I may have. I don’t have a lot of contact with the main company but what I have had has been positive. Especially in the Embassy Apartmets on Elm.
Emily Trent: *I don't fault the current workers for the issues I've had (they seem to be doing their best and are very personable), but the company has problems.I am about to move out of the Embassy Apartments, and while I enjoyed some of the perks (utilities included and close to the university); there were too many difficulties for me to decide my stay was worth it.1. Moving in: I had discussed a move-in date with the management(Not the current manager but not the original I saw either; original person I looked at the apartment with was gone by the time I got there; they seem to go through managers quickly; current manager seems better than the others though), and when I got there on that day, they said my apartment wasn't ready yet. I managed to get moved in two days later, but it messed with my schedule. When I got to the apartment, there were many things that were still dirty from previous owners (Dishwasher, blinds, windows, carpet still wet from cleaning etc.)2. Maintenance issues: For a while, there wasn't a maintenance person on site, and they didn't tell us. I kept putting in maintenance requests (fix the a/c, fix my shower, disposal issues, my fridge shut off, etc.) but they wouldn't show for over a week. While they have a maintenance person now, it is for all of Wooten properties, not just Embassy so they are completely swamped with all the requests. **Don't expect your requests to be seen on the day of even if it is an emergency.3. Parking: You need a pass for parking, which is nice, BUT there aren't enough parking spots for the amount of people who live in the complex. Sometimes I had to park on the street, sometimes I had to park in theBear Park North parking garage half about a block down, especially if I worked nights (Scary for me, as a woman). If you park in the lots nearby (Hickman) you will 100% be towed. Because I went to MSU I was able to park in their lots, but this might not be the case for all people.4. Moving out: Embassy cut my lease off two months early for the sole purpose of installing central heat and air throughout my area of the building. Central Heat and Air is great and all, but they should've waited till my lease was up. I think they thought they could get away with it because I'm a college student, but nowhere in the lease does it say that this is okay. My A/C also shut off the week before, but even if I asked for it fixed in the last days I'm living here, it wouldn't even get fixed in time based on past experience. Plus they're redoing the whole system. I asked for compensation at least for the unjustified breaking of the lease, but they never got back to me. This seems to be from the higher ups at Wooten Co.I don't usually leave reviews, and I don't blame the people that work for Wooten Co. or in the Embassy office, but I wouldn't want anyone to sign a lease without knowing the true rundown.For the people who run the website: The maintenance phone number on the website is no longer in service, and it should be taken off the website.
C W: Apartments are very spacious with tons of storage. Can't beat living right across the street from campus, very convenient for students. Price is good for what is included. However, internet speeds are nowhere near what is advertised. There is never parking for residents, let alone guests. The stove in our particular unit was from the 1970s and never cooked without burning. Single pane windows mean cold nights in the winter and hot days in the summer. Not to mention condensation that drips down into the window frame causing mold and mildew.I battled management for nearly two years about a persistent black mold issue caused by poor ventilation specifically in the bathroom. They dragged their feet the entire time until finally electing to paint over the existing mold on the walls and ceilings. Low and behold the issue returned less than a month later.Save yourself the health risks and headaches and look outside of Wooten Co.
Dung Truong: If you are looking for a cheap place by Missouri State University's campus, this is the space for you. It is right on the edge of campus which makes it very convenient! I love how everything is included in the rent as well. Will be renewing!

John Vaughan: This is the first time we're renewing our lease with Wooten at this location! And I don't regret it a bit! It's walking distance to my work and the management is friendly and quick to respond. Affordable and clean living conditions are so easily taken for granted, but not by me. I haven't ever had a better Apartment experience when it comes to paying and living well!

Shelby Brunscher: Embassy apt. is great for MSU students as it’s affordable and in walking distance of campus. The one bedroom apartments are very spacious and have a lot of storage space. Plus, you can do almost everything online, such as paying rent, work orders, etc., which is very convenient.

Gabriella Billups: I have lived in this apartment for 3 years and it has gone downhill. My one bedroom is extremely spacious. However, they don’t keep apartments updated. Maintenece request take months to fill. There’s a new leasing manager every two weeks. Parking sucks (slim to none for the amount of tenants). They say they tow people without parking passes but they don’t. Everything is included with rent. Walls are kind of thin but most of the neighbors are pretty quiet anyway.
Jessica Durham: Kings Apartments are very nice and reasonably priced. They are spacious and close to campus. The helpful and attentive management make living here that much better. They fix any problems and address any concerns that arise in a reasonable timeframe. Definitely a great place with great people.
