Market data and common sense support their values which is not always the case with other appraisers. I do not want an appraiser to give me a number he/she thinks I need to get the deal closed. I want an accurate opinion of value so our underwriters have reliable basis for making lending decisions. Cornerstone provides that solid foundation. The nature of the appraisal business opens the door for unhappy buyers, sellers and realtors when the market doesn't support a value they want. But if your goal is an honest, well supported opinion of value, Cornerstone will get you there.

Andrew Mezzacapa: Appraisal was under value. Was told they could not appraise for more than purchase price. How is that fair? They did not call when arriving at home. They hung up on me and would not return a call because I was asking questions. Review would have been much better if they would have just returned a phone call. Poor customer service.

My home was appraised by this exact individual on both September 2020 and September 2021.Please see my concerns below:My home on September 2020 was appraised and valued at $247,000.The charge - cost was $500.00 in 2020.After replacingupdating: (Personally investing) from Sept 2020 - Sept 211.) Front door completely replaced (1-2021) with luxury ($10k) door.2.) Brand new HVAC (entire) unit installed March 2021 - ($20k)3.) Brand new instant hot water (April 2021) heating system installed (3k)4.) Brand new kitchen appliances added (May 2021) (6k)5.) New siding added to outside of home.5.) New outside brickstone flower bed around entire front of house.After above improvements and modifications, my home was againappraised by same individual at 'Park Place Appraisals' during month of September 2021... exactly 1 year later.It appraised for $249,000, only "2" thousand dollars more than same time last year!The cost of this appraisal was $620.00 in Sept 2021, a 20% increase in price over last years rate.Interesting to hear how this individual emphasizes extremely conservative appraisal values but have no problem considering or adding factors like inflation into their own costs and charges.So after all the improvements and modifications, my home value only increased 0.8% (with above improvements and 1 year inflation) while his charge for services increased 20%!Zillow has this house with an increase of $60k value in this 1 year time.Numbers on such sites are often inflated, but really? After all those improvements, two thousand dollars?Before you use... would you be concerned?

Wendy Cave: Do not use this company, specifically Nicholas R Schafer who seems to give himself 5 starts. A qualified appraiser should create a report based on a visual inspection, using recent sales of similar properties, current market trends, and aspects of the home, which did not happen in a recent residential appraisal, causing panic among the buyers as they would possibly be homeless. It is very apparent he used his own opinion regarding the price per sq ft this house should fall in, not taking into account and more importantly recent sales (i.e. the house next door and 2 other houses) and chose to go outside the neighborhood to support his price per sq ft appraisal. At the time of listing, the market trend in the neighborhood was $20 per sq ft higher than what Mr. Schafer used. Choosing to use older sales as well as houses that did not compare to the fully updated home (new roof, HVAC, windows, floors, counters, stools, sinks, gutters and pain) and chose to use homes that were not updated, those whose exterior paint was falling off and those bought by flippers. When both buyers and sellers agents provided him with ample documentation to support the listing price as well as the offer price, Mr. Schafer would not budge on his appraisal.

She immediately took all the pertinent information about my property and was out surveying it within three hours. I received her appraisal by early that very evening. This allowed me an impressive turn around showing the interested client a fair price. And, they agreed! I will use Ariana time and time again! You. Should. Too!!! 👍👍

Justin Beightol: Jim did a fantastic job of representing our house in photos and measurements even with a lot of last minute fix it construction. He and his team are very friendly, schedule friendly and do a great job at putting it all together.As for the other reviews, The only thing I can tell you is they use ANSI standards which is recognized nationwide and required by many places now. It is not how our county measures sq ft or stairs, etc. Each mortgage company requires different formats, measurements etc. it’s also a boom for sales and everything is slow.

Rodlfo Vargas: If I could give negative stars I would without even thinking twice.James Hollenberg was selected by our mortgage company to do the appraisal for our first home. Not only was he late with the initial appraisal report but he was almost impossible to get ahold of to do the follow up after necessary repairs were completed...only 2 days after the initial report was done! After he finally showed up to assess the repairs and then finally turned the report in...late again for closing date...we found at least two errors in his report that required him to fix it. This prompted the lending company to go through the entire report with a fine toothed comb to look for any other errors he may have made. All of this nonsense pushed our closing date out by almost 2 weeks. We own our own business in the transportation industry and lose money every day we sit here waiting. The only thing holding back the process was this person's lack of attention to detail, time management capabilities and complete and total unprofessionalism.Long story short this appraiser is literally costing us thousands of dollars simply by not being able to do his job correctly or in a timely manner. I will be telling anyone and everyone I see not use this appraisal company for so much as thinking about your property much less appraising it. If I had paid for this myself I would be asking for a refund. As it is they should probably be compensating me for all the money I've lost by not being able to work!

Kim Parrott: We recently had a refinance done that needed a new appraisal. Just a reminder we only bought the house 1 year ago and now it’s 70,000 less than we paid for it. The home is on 25 acres and not a comparable close to ours was used. These people are absolutely unintelligent and can not do the job they were asked to do by our mortgage company. Please if I could give less than 1 star I would.I don’t normally write reviews but homeowners need to be alerted.

First shorted out square footage by 300 sq ft from our original appraisal for buying our house and didn’t use the comps of the houses recently sold in our exact neighborhood with the exact same house being built right next to us! Do not go with appraisals first inc or Bevin pope. If I could give less than 1 star I would.

Jim told me 5 days in a row that he would have it to me by the end of the day but at the end of each day still no appraisal. Now Jim won't answer my phone calls or return a call after many voicemails left. Never do business with them!
