Diamond Warren: Horrible people to work with. Unprofessional and the leasing agency manager showed complete racism. And when I talked to higher management they ignored my concerns. Sad sad sad place.
Bobbi Jewell: I wish I could rate the maintenance team separately, cause they are 5 stars through and through. However, the fact that I'm so well acquainted with the maintenance guys having lived here less than a week is absurd! The unit was filthy upon move in, and the only two appliances we're provided don't work. The hot water spout for the washer hook up flooded our garage, and our screen door won't even close. Whomever Voepel uses for move-out cleans, is scamming them. The walls, cabinets, and baseboards are disgusting! I've found the previous tenants hair all over the bathroom! The condition of this unit is simply unacceptable. I could go on, but it's probably pointless.
Jaxin Kennedy: Wife made a maintenance request for some water issues. Walt was sent out. Did a terrific job helping in conveying what the issue was. Pointed out a few things that could help out with tenant maintenance of the property overall. Will definitely be requesting him for any future work orders. Down to earth, and interactive with children.
Zack Mcmahan: Helped my wife move out of her property in March of 22 after we got married. Her and her mother spent days cleaning after we left. I hired a removal/ cleaning company after they were done to finish the job. Definitely went the extra mile. We didn’t even expect our deposit because who ever actually gets a deposit. Fast forward a year and we’re trying to buy a home, my wife’s credit, higher 700s, has tanked into the upper 500s. There is now a collection for $3700 to Voepel property management ON TOP of the deposit we didn’t get back. $5000 dollars total. Every dime of rent was paid and the house was left immaculate. We didn’t receive a single call, an email, a letter. Nothing. Just an unknown debt that was sent to collection that did serious damage. Since they’ve sold the debt to collections, they won’t return my wife’s phone calls. We’re getting attorneys involved, since these slumlords think it’s ok to play with peoples lives. Avoid Voepel at all costs.

He always explains the issue as well as the solution in a way that I can understand instead of talking over my head. He’s precise with his timing, communicative when he needs to leave for other items and even tries to clean up every drop of water. I also like that he actually remembered who I was! He came around Christmas for another plumbing issue (in a Santa hat) and told our girls he was an Elf sent by Santa to check on them lol! 10/10 would recommend, Walt is the best!

It has been 4 months since I was employed with the company. If I could get a phone call or get this situation handled it would be greatly appreciated.

Michelle Vaughn: I was unable to move until days after scheduled due to the utilities not being able to be put in my name because the company owed money, I couldn't even start to move boxes and had to take days off work because of the change.The house was not move in ready, the yard and lawn was overgrown, porches were green, and trees coming up through wood slats. All closet doors were falling down or hard to open or move (one almost fell on me). The maintenance request I said needed to be fixed before move in (a giant hole in the ceiling and a garage door that didn't open) weren't done by the time I moved in, even though it was delayed.Randomly my utilities were turned off because they took them out of my name on accident. It took hours on the phone to figure out what had happened with the utility company.I work overnights and make the allowed dates for maintenance request to work with my schedule, and one day an hour after I'd gone to bed they had maintenance cutting trees, and cleaning gutters on my roof on a day and time that I did not approve without notifying my via email or phone call.Accounting request take months to go through (if they ever do) and the company is impossible to get ahold of.And as far as getting ahold of someone goes, the front desk will ONLY transfer you to property managers (who never answer or don't fix the problem). You cannot get ahold of anyone else or higher up, even if you are responding to emails they sent you directly.

KCCRM just took my money and didn’t fixed any of my issues. I reached out to Jennifer Shipman and I swear she jumped right on it with my maintenance issues, I received my new refrigerator within 24 hours. I am so appreciative of her and her team for helping me with this issue and resolving this matter within hours. I absolutely love HRG they’re truly amazing company. Thank you so very much!!!

Tango - Mike Davis: Being a Property Management company, our community and neighborhood in Gardner Kansas would expect more from a Professional Management Organization. It's very unappreciated to allow the vacant property's lawn appearance to go out of control and not escalate it to a priority over 2 weeks period to tend to the property's fallen tree blocking the entire (ONLY) sidewalk risking the pedestrians from having to walk into busy street to get around. This is also a major issue for those with walking impairments that use assistance. I'm certain the owners of this property would disapprove the service of the terms of thier contract with Home River Group.

Bill Becker: BEWARE!!! Be very careful of charges. House was deep cleaned top to bottom and much cleaner than at the time of move in and was charged for a house clean. I was charged for 2 garage door openers, I left the one I received when I moved and confirmed by employee of Home River Group along with my keys. The carpet was shampooed right after I moved and was charged for shampooing. Charged for pressure washing back patio when poor landscaping causes dirt and mud to back flow when it rains or snows onto patio. It was pressure washed at move. Poor communication on tenant portal. They kept $825 of my deposit for absolutely no reason.Update 05/12Here is my latest email to Home River GroupIt has been over 2 weeks since the last contact from Home River Group.... So, I guess getting back to me is at your discretion and keeping what is owed to me follows suit. I was charged for pressure washing back patio, which was done at move out, and for garage door openers even when I returned everything given at move in. You already said the charge for the garage opener was to be corrected when it was discovered all was returned that was given.

Ara Kimble: Overall I love homeriver group as a leasing company. This is my first time ever dealing with a leasing company. I've always had a landlord but dealing with homeriver has definitely been a breeze. The application process was quick and easy and they are willing to work with you even if you have not so perfect credit so I love that about them. The house I stay in is a nice house but unfortunately it has been problem after problem which to me is not the fault of homeriver. Any time I place a maintenance ticket they are on it fast and I've never had a problem with them. But even still with all the fulfilled maintenance requests its still a lot of work that the house needs but it is what it is. I want to give a special shout out to Jenny and Andrea. Their communication has been on point this whole time and they are very understanding and professional. I would definitely recommend homeriver to a friend. Best leasing property hands down. Tina Kirksey: I thought this was the go to place for rentals. I put in an application for a Home 🏡 on Morrell Ave, I was denied cause of broken lease. I was encouraged to reapply once the debt was paid off. I reapplied for another home once I paid the debt. Now all of sudden my application doesn't meet HOME RIVER GROUP requirements. The only difference between now and 1st time I applied is $2556 debt which I paid off. They have really nice homes.

Olivia Simmons: I am a current tenant, genuinely the worst experience I’ve had with a property management company. They charge you for EVERY SINGLE THING. I didn’t sign my lease in time? $75 for them posting a notice to vacate. If you submit a maintenance request, they send you a list of things to fix yourself before they send someone out. If you cannot relight your own pilot light, they are more than happy to charge you $75 for them doing it. They never answer the phone. My neighbor paid for something to be sent to them and they never reimbursed him. You miss your annual inspection? $75. Your payment doesn’t go through? $75+a late fee. I am sure landlords love this property management, but they are a NIGHTMARE for tenants.Edited to add: they didn’t mow my lawn to the point that I got a letter from the city, they continue to not come out and trim the dangerous tree in our yard/over the street or remove the leaves that house bugs/mice right by my place. So not only do they charge you for everything and avoid sending maintenance out at all cost…they also literally don’t provide the care they are supposed to. They are AWFUL.

The process to get into the house was easy and since then any bumps in the road they’ve been right there to help. Example.. David Bruno: Read before you apply!!!!!To preface this review: We are 8+ year, extremely clean and highly respectful home renters who wanted some answers and amends to One Stop's leasing agreement. I also had their agreement run past other property managers, some local, some who handle properties across the country.All agreed with our concerns and the poor terms and conditions of One Stop Property Managements leasing agreement.Here's what we received.The agreement is filled with lots of nickel and diming and too many loose terms that put the tenants at greater liability than they should be placed into. I'm also very appalled by the way we were treated over the phone: comparing the employee's personal rental agreement with theirs. I don't care that they agreed to a bad agreement for their peraonal rental. Their personal agreement does not affect or relate to ours. I wanted some reasonable amends and answers, and all we got was a lot of defensiveness.One Stop Property Management's rental agreements are horribly and lazily written. They don't include any linked referencing to clauses in their own agreement (good luck spotting them all), they are littered with loose terminology like "within a reasonable amount of time." They ask tenants to basically sign away their rights (not legal), allowing the landlord to enter the premises for any reason at any time ("usually with a 24-hour notice"). They ask that the tenants return the keys AND will still be charged $150 for lock replacement (even though by law you cannot force the tenant to pay a set amount pulled from a security deposit- only state that something will need to either be replaced or cleaned by the tenant). They state that the tenants will be billed $50 if the landlord has to answer inquiries from anyone requesting information about tenants, etc. The list goes on and on.I'm totally floored that anyone would be served such an agreement and wasted time, money, and a credit check on this.Hopefully, this review helps others.And I'm sure the negative review is worth a heck of a lot more than $150+ for the fees we incurred. Hopefully they do the right thing and try to address and listen to their prospective customer's concerns.

I’ve heard about unethical landlords but assumed it was just hyperbole. Folks One Stop made me a believer in reading reviews. They are sadly very accurate.Words I’ve heard so far regarding pipes freezing and not being able to keep heat in the home above 9 degrees of outside. “Owner is considering upgrades”. And “no one complained before”.Good luck if you have a maintenance issue. It might be considered an upgrade. If they are sending the same trade multiple times with no plan, they are just buying time to force you out.UPDATE…Still waiting for any plan to address. Pictures don’t lie. Notice in their response they didn’t say what they will do beyond “hours of communication”. Translation, I can’t argue the facts so I will talk about communication.The Broker/Owner can’t respond with anything to refute my very reasonable expectations of a landlord. But sure they have sent me emails, that’ll fix it.You will have the same experience, for any “upgrades”. My suggestion pay for a home inspector if renting from One Stop.Apparently working on a resolution with One Stop is a legal filing in court.UPDATE…Only response from the Broker/Owner to my questions to address the implied warranty, was contact my attorney. Folks they do not care. They charge 2 months as a deposit for a reason. They know they are unethical and will take a short term cash turn the property again, charge 2 months deposit. Wash repeat. It’s there business model. In the 4 months since we complained of ice inside of the home, frozen plumbing, broken fence, downed trees… nothing has been done. The Broker/Owner offered at no cost to let me out of the lease of course I’m assuming keep all monies paid. They have instead filed a court action after I accepted their offer. In their response to the BBB complaint the broker/owner states they offered to let me out of the lease yet they file a court action. I am counter suing for all monies paid to them. The Broker/Owner has no interest in addressing any issues. The Broker/Owner was offered all rent paid if he could communicate a repair plan. I received no response other than an eviction notice and talk to my attorney. No response to all monies paid for a simple plan to do maintenance.Compare that to their words in response to this review. Folks you’ve been warned. Insulation and wind barrier to keep the home above 50 degrees is considered a “upgrade” by the Broker/owner. Apparently, the next sucker to rent 12 Atchison Ct Platte City will learn, but atleast they will have someone to corroborate their ongoing assumed illegal activities at minimum or just plain slumlord attitude.Update….We had our hearing. They sued for almost three month’s rent. They lost. They are going to get a little over 1200 not the 7k they wanted. I wasn’t able to provide any evidence as my ask for a continuance was denied. Just by questioning them without evidence they lost. We had to move so my pics were in a box. Debating now whether to appeal. They are slumlords couple of notable moments from the trial. They testified, they rent as-is. As-in they have no responsibility to repair as it’s as-is. They quote the page and paragraph in the lease. Translate, we will decide what is too expensive to repair and then won’t because rent as-is. They admitted on record 33deg and ice indoors is not unreasonable.Business model is to charge 2 months for deposit and if you are late more than 10 days to evict, regardless of issue, the deposit will cover the rent till they sue under as-is.They are the living definition of Slum-Lord. Sue them you will win. Save your communication, email the owner Jim Carlson directly. He won’t do anything just provides proof of do nothing. Just remember one thing, they rent as-is. That’s is their goto defense. Mo law has a implied warranty. The home is not safe.
Kirsten Hubbard: The absolute worst experience I have ever had in my life. Upon moving in, there was a divider in the back that they refused to fix for SIX MONTHS. My neighbor, who was also a tenant, had to threaten to sue these people to finally get someone to come out. I had a few other maintenance requests that were cancelled, without being fixed and without being notified of. Upon moving out, I did EVERYTHING they asked. Took off work to clean the house spotless for 8 hours, paid a professional carpet cleaner to come out. House was spotless and they charged me for "severe cleaning" and so many other bogus charges. When I called trying to ask about all of the charges, they refused to speak to me and told me to send an email. Sent an email with no response. These people are the worst human beings. Please consider not going through this company for rental.

She has been more then helpful with helping resolve any issues including getting moved in, getting payments arranged, and any questions regarding my lease. I haven’t dealt with one stop much more then Racheal, only because I am simply able to get my issues resolved that easy. I’ve had bad experiences in the past so great job one stop!

WBA {We Bout Action}: NEGATIVE STARS if i could the whole time I’ve lived in this property they SCAM they need to be sued and shut down they steal money and add extra random fees they are so unprofessional threaten to kick me out even thou they couldn’t evict me just cause my payment bounced they came banging on my door like the police for 30 minutes straight harassing me they steal your whole security deposit they made me pay 1400$ for plumbing when I should not have had to pay because I don’t own this property I rent. they are a horrible company threaten to kick me and my wife out and we’re just trying to scare us cause there was no way they could evict she was 7 months pregnant this company has no remorse multiple reviews say they steal money DONT move here anything you do!! You will call and call and never get any response from them they are scammers be aware if you struggle to pay bills it’s the fees they slip into your bill unannounced RUN from this company they need to be taken to court.

Bryan: Big shout out to the maintenance team -- Brent, Clarissa, and Nate, for working over the Christmas weekend and being prepared to quickly address a frozen and burst pipe at my property which cost $353 but could have cost thousands if not repaired quickly. One Stop PM has an excellent team at all positions and I appreciate all of them very much.

Malisa Monyakula: I hired e2e in 2018. They were responsible for reporting pay data to ADP. They incorrectly entered information into the system. As a result, I have to pay an exorbitant amount of money to correct this for my employees. When I contacted e2e, they refused to accept any responsibility for this and did not offer to compensate my company in any way. I highly do NOT recommend their services.
