Abbie Kemble: we had horrible communication via text when our electric was out for 5 days, and when we tried to go to the leasing office to discuss next steps, we were interrupted, accused of lying, yelled at in our faces, and treated like scum of the earth. i’ve had a great experience renting here, but if something goes wrong don’t expect any empathy. we were told the house was livable because it’s “not that hot out” and when I brought up working from home I was like “boo hoo go to a starbucks.” you would’ve thought I was communicating with a middle schooler instead of a middle aged man.

The maintenance team is friendly and prompt- they've been there within an hour for urgent fixes, or usually within a day for non-urgent service requests.My dad got diagnosed with cancer in February of 2020, and lived out of state, and when we found out, we decided to move back to be close to family. When we told Soigne, they were extremely supportive, and willing to do whatever they could to make the transition easier on us. My dad unfortunately passed away 12 days later, so we never actually moved back as everything happened so quickly, but the grace and kindness they showed us during that time stands out so much in my mind.Now we are expecting our first child next week, and have needed a few accommodations to make our place a little more baby-friendly, and once again, Soigne accommodated everything we asked for, and has gone above and beyond to show us kindness in this time of so much change.They are not just wonderful landlords, they're wonderful people. I can't imagine someone I'd rather be a tenant with. You will not regret working with Soigne.

Michelle Vaughn: I was unable to move until days after scheduled due to the utilities not being able to be put in my name because the company owed money, I couldn't even start to move boxes and had to take days off work because of the change.The house was not move in ready, the yard and lawn was overgrown, porches were green, and trees coming up through wood slats. All closet doors were falling down or hard to open or move (one almost fell on me). The maintenance request I said needed to be fixed before move in (a giant hole in the ceiling and a garage door that didn't open) weren't done by the time I moved in, even though it was delayed.Randomly my utilities were turned off because they took them out of my name on accident. It took hours on the phone to figure out what had happened with the utility company.I work overnights and make the allowed dates for maintenance request to work with my schedule, and one day an hour after I'd gone to bed they had maintenance cutting trees, and cleaning gutters on my roof on a day and time that I did not approve without notifying my via email or phone call.Accounting request take months to go through (if they ever do) and the company is impossible to get ahold of.And as far as getting ahold of someone goes, the front desk will ONLY transfer you to property managers (who never answer or don't fix the problem). You cannot get ahold of anyone else or higher up, even if you are responding to emails they sent you directly.

Patrice Beverly: I recently moved into my beautiful home and upon move in I had maintenance issue and a major issue with my refrigerator and being that my home was just transferred from KCCRM TO HRG things were not fixed in a timely manner. KCCRM just took my money and didn’t fixed any of my issues. I reached out to Jennifer Shipman and I swear she jumped right on it with my maintenance issues, I received my new refrigerator within 24 hours. I am so appreciative of her and her team for helping me with this issue and resolving this matter within hours. I absolutely love HRG they’re truly amazing company. Thank you so very much!!!

Tango - Mike Davis: Being a Property Management company, our community and neighborhood in Gardner Kansas would expect more from a Professional Management Organization. It's very unappreciated to allow the vacant property's lawn appearance to go out of control and not escalate it to a priority over 2 weeks period to tend to the property's fallen tree blocking the entire (ONLY) sidewalk risking the pedestrians from having to walk into busy street to get around. This is also a major issue for those with walking impairments that use assistance. I'm certain the owners of this property would disapprove the service of the terms of thier contract with Home River Group.

Bill Becker: BEWARE!!! Be very careful of charges. House was deep cleaned top to bottom and much cleaner than at the time of move in and was charged for a house clean. I was charged for 2 garage door openers, I left the one I received when I moved and confirmed by employee of Home River Group along with my keys. The carpet was shampooed right after I moved and was charged for shampooing. Charged for pressure washing back patio when poor landscaping causes dirt and mud to back flow when it rains or snows onto patio. It was pressure washed at move. Poor communication on tenant portal. They kept $825 of my deposit for absolutely no reason.Update 05/12Here is my latest email to Home River GroupIt has been over 2 weeks since the last contact from Home River Group.... So, I guess getting back to me is at your discretion and keeping what is owed to me follows suit. I was charged for pressure washing back patio, which was done at move out, and for garage door openers even when I returned everything given at move in. You already said the charge for the garage opener was to be corrected when it was discovered all was returned that was given.

Ara Kimble: Overall I love homeriver group as a leasing company. This is my first time ever dealing with a leasing company. I've always had a landlord but dealing with homeriver has definitely been a breeze. The application process was quick and easy and they are willing to work with you even if you have not so perfect credit so I love that about them. The house I stay in is a nice house but unfortunately it has been problem after problem which to me is not the fault of homeriver. Any time I place a maintenance ticket they are on it fast and I've never had a problem with them. But even still with all the fulfilled maintenance requests its still a lot of work that the house needs but it is what it is. I want to give a special shout out to Jenny and Andrea. Their communication has been on point this whole time and they are very understanding and professional. I would definitely recommend homeriver to a friend. Best leasing property hands down. Tina Kirksey: I thought this was the go to place for rentals. I put in an application for a Home 🏡 on Morrell Ave, I was denied cause of broken lease. I was encouraged to reapply once the debt was paid off. I reapplied for another home once I paid the debt. Now all of sudden my application doesn't meet HOME RIVER GROUP requirements. The only difference between now and 1st time I applied is $2556 debt which I paid off. They have really nice homes.

Long story short, I’m now currently lookin for a new place and they have on my credit that I owe them over 2000$. I wouldn’t recommend anybody doin business with this company.

Alex Smith: I have lived in a Terra management property since 2016, and each place has provided a lovely abode that is well-tended to by staff that is kind, fun, and takes a genuine interest in its residents. They know my name, my partner’s name, and even our dog’s name. When we see them around, they always say hello. Any issue we have ever had has been quickly resolved (never more than one week, usually within 1-3 days). We love our terra homes! Not only are they beautiful, charming, and often historic, but they are deeply cared for by its people.

Izzy Hart: I lived at 4012 Oak for 3 years and for the most part enjoyed my time there until the last year or so. I was a good tenant who always paid bills on time and got along with everyone else in the bulinding. False claims were made by the pest control guy (who literally comes in and walks in a cricle for 30 seconds once a month) that I was damaging the hard wood floors and causing damage to the property. Specifically, he claimed my litter box was never clean even though my cat's litter box was kept in my bedroom with the door closed. (I personally keep my bedroom door closed when I know a stranger is going to be in my apartment when I'm not home) Upon move out, there was no damage to property and they attempted to scam me out of my deposit claiming I broke a window. They did not properly provide evidence of a broken window and tried to tell me that there was a large crack in it, when in reality the "crack" in the photo (an extremely low quality and pixelated one at that) they provided me was power lines outside the building. Luckily I had photos to prove that nothing was damaged and I got my deposit back after a long battle, but take this as a warning that Terra will do anything to make sure they can squeeze every penny out of you. I was originally told I owed them $23, but I ended up getting $150 back from them.TAKE PICTURES OF EVERYTHING. If you don't, you might end up their next victim.
Clay Warfel: I lived at the Notre Dame apartments for 2 years and had an absolutely terrible experience. The way terra management handles business is very unprofessional. The staff at the office are extremely rude. Threaten you with lawyers left and right and acted very predatory. I had personal property thrown away for no reason, received constant petty complaints, and didn’t get my deposit back even though I spent 3 days cleaning. All this for being a good tenant for 2 years.

john iiams: After renting with Terra for 2 years we have had a mostly positive experience. However there have been several issues that have been communicated to the ownership that have either been ignored or completely brushed off. The best example involved stolen property from the "secured" parking garage on more than one occasion. The response from the management and ownership was not only slow and ineffective it was insulting and dangerous. In our building they charge more rent for upper level units even thought it's only a 3-story building. On top of all this they have started increasing lease rates in the middle of a global pandemic which in my opinion is about as unprincipled as it gets.
Daniel Shafton: It is very challenging to come across a property management group as responsive and helpful as Terra management has been during my time here. Their properties are thoroughly cleaned and maintained throughout the year so it's not often things break. When issues arise, they are immediately resolved, no waiting a week to have your work order filled! The office staff is knowledgeable, available, and actually have the power to fulfill your requests. I've really enjoyed living at such a professional family owned and operated business. When friends tell me they are looking for properties around KC I always tell them to check out Terra properties, everyone has been so thankful for the recommendations!

Diamond Warren: Horrible people to work with. Unprofessional and the leasing agency manager showed complete racism. And when I talked to higher management they ignored my concerns. Sad sad sad place.
Bobbi Jewell: I wish I could rate the maintenance team separately, cause they are 5 stars through and through. However, the fact that I'm so well acquainted with the maintenance guys having lived here less than a week is absurd! The unit was filthy upon move in, and the only two appliances we're provided don't work. The hot water spout for the washer hook up flooded our garage, and our screen door won't even close. Whomever Voepel uses for move-out cleans, is scamming them. The walls, cabinets, and baseboards are disgusting! I've found the previous tenants hair all over the bathroom! The condition of this unit is simply unacceptable. I could go on, but it's probably pointless.
Jaxin Kennedy: Wife made a maintenance request for some water issues. Walt was sent out. Did a terrific job helping in conveying what the issue was. Pointed out a few things that could help out with tenant maintenance of the property overall. Will definitely be requesting him for any future work orders. Down to earth, and interactive with children.
Zack Mcmahan: Helped my wife move out of her property in March of 22 after we got married. Her and her mother spent days cleaning after we left. I hired a removal/ cleaning company after they were done to finish the job. Definitely went the extra mile. We didn’t even expect our deposit because who ever actually gets a deposit. Fast forward a year and we’re trying to buy a home, my wife’s credit, higher 700s, has tanked into the upper 500s. There is now a collection for $3700 to Voepel property management ON TOP of the deposit we didn’t get back. $5000 dollars total. Every dime of rent was paid and the house was left immaculate. We didn’t receive a single call, an email, a letter. Nothing. Just an unknown debt that was sent to collection that did serious damage. Since they’ve sold the debt to collections, they won’t return my wife’s phone calls. We’re getting attorneys involved, since these slumlords think it’s ok to play with peoples lives. Avoid Voepel at all costs.

He always explains the issue as well as the solution in a way that I can understand instead of talking over my head. He’s precise with his timing, communicative when he needs to leave for other items and even tries to clean up every drop of water. I also like that he actually remembered who I was! He came around Christmas for another plumbing issue (in a Santa hat) and told our girls he was an Elf sent by Santa to check on them lol! 10/10 would recommend, Walt is the best!

They overcharged me for utilities. A water pipe burst in the basement of the building and it took them 3 days to do anything about it. The maintenance guys are great, but that's the only thing passable.

It has been 4 months since I was employed with the company. If I could get a phone call or get this situation handled it would be greatly appreciated.

During our lease there were multiple health issues such as open plumbing, mold, and holes in flooring all caused by the bad contractors they hired. The house was filthy when we moved in and had to be scrubbed from top to bottom and they are now trying to charge us for crazy amounts even though it’s 10 times cleaner than before. Horrible communication. They only email using do not reply email addresses and if you try to call there is conveniently no one available. If you leave a message, they won’t call back. They MIGHT email you but you won’t be able to respond. Worst year of my life. Save yourself the trouble.

Ali Barghelame: Landlord BewareAs I write this review of SCUDO Property Management, I genuinely hope that I can steer other property owner’s away from this company so they don’t have to share my experience. SCUDO is a poor choice for property management as it failed to take care of my properties (it managed 6 of my properties over the course of a year and a half) without providing a reasonable level of diligence while charging constant and excessive fees. As an out of state owner, I must have a property manager that I can trust to take care of my property and not take advantage of me.Some examples of not operating with a reasonable level of diligence include, but are not limited to:1. Charging for a new dishwasher which was never installed. When I moved the property to a new property manager, I discovered what had happened, and while SCUDO did reimburse me, it clearly failed to do its job.2. My properties were all delivered to SCUDO clean (spotless) and ready to rent. During the process of finding renters, SCUDO determined that the properties had to be cleaned again. I was charged $300 to $400 per property to have them re-cleaned. First of all, SCUDO should have taken care not to have people with dirty shoes trapse through the house during showings. Second, the fees are beyond excessive to clean an empty house.3. When the new management company went to get keys from SCUDO, there were NO KEYS for 2 of the properties, and they were given a key for another property that didn’t work.4. Two of the six properties (which had been fully remodeled one year prior, in fact one was a new building) had a laundry list of issues we had to address. Any manager paying attention to the property would have brought these issues to my attention.Some Examples of the excess fees include:1. A “maintenance coordination fee”. Seriously, I can’t make this up.2. $125 fee for preparing a 1099. I was charged this fee twice on a property SCUDO managed for 12 months (despite the fact that no 1099 was necessary the first month since there was no revenue).3. SCUDO’s “submission to legal” fee. Every other property management company I have worked with will bill the tenant for these fees and reimburse me once collected—not SCUDO.4. $1000 to leave before 12 months fee—seriously, a fee to hold one hostage since SCUDO knows the value of its service.5. $99 periodic report fee—I am not sure what is being reported as a third of my properties had major issues uncovered immediately by the new management company.6. They also charged at least one of my tenants a “tenant benefit package” for $31.99/ month, when the tenant applied for rental assistance, SCUDO took close to $200 out of the rental assistance money for this “benefit” as well as late fees (which, of course, went to SCUDO). Essentially, SCUDO is always careful to act in its own best interest rather than that of its clients.7. Of course, there is the 8% per month “management fee”, but I am not sure what you get for this, as SCUDO charges an additional fee for everything that a typical management company covers in the 8% management fee.8. These fees add up, January through November, on the three properties that SCUDO managed, their fees alone were 16.28%, 17.73%, 14.7% respectively. If you are a property owner, if you hire SCUDO, you should build in at least 16% to 17% for their fees in your pro-forma.

It’s great to have a direct contact to a real person instead of just automated messaging systems. She made sure that my application process was as easy as possible, responded to questions very quickly, and even gave friendly reminders on payments and how to get everything setup correctly. Finding a new place and moving is stressful enough as is but Maria and the whole company have made it as painless as possible. Thank you!!!

Larry Walker: First of all let me say my move was unexpected and needed to be done as quickly as possible. I found the property I liked on a for rent website and clicked the contact button. Due to the immediate need for placement I needed to speak to someone to make sure the property was still available before waisting my time with the application process. When I first called it actually took a couple tries to get a live leasing agent on the line (they have a call service that answered the line) and was a little irritating because of my time constraints. That was the only issue I have had! After getting Maria on the line and explaining my urgency and frustration with the answering service, she gave me a direct number for communicating. She also sent an email so I had another way to reach her if needed. Through the entire process she was very quick to respond regardless of which method I reached out. They use some third party vendors for some of the things and if there was an issue with getting a hold of them I could just reach out to Maria and she would "stoke the fire" and get things moving quickly again. I've only just finished the process and I'm about to move in, so I can not speak about the service after move in. But if the experience I've recieved to date is indicative of how the company is ran, I feel comfortable about how professionally things will be handled in the future. Thank you Maria for all of your help!
Tina Young: Every month I have a problem that has nothing to do with me. You can never talk to a live person. They went from a 3 day grace period for you paying your rent to 2 days and apartment complex at lease gives you 5 days. The worse mistake I made resigning another lease should have just did two years and got out. Im still waiting on a floor to be fixed since I moved in 2 years ago some stuff they move fast on but if its going to cost them a lot of money you can for get it. my property was threw together every person that has came by to fix something has confirmed it

If you can even get ahold of the leasing manger you’ll be left with “I don’t knows” and “well that’s not my department”. When we first moved in a year ago we were told that cosmetics would be fixed, then that statement was later changed after we signed the lease that our house came “as is”.To be told by a young woman “she had no idea and to call the leasing company with any further questions” If you can get ahold of them. She later left the company. I don’t know about anyone else but I don’t like to live with playdough in my carpet, children’s writing in the closet, terrible calk jobs all around the house, no blinds on certain windows, and other peoples belongings still left in the home. We have tried to be reasonable and continued to live in the house for the rest of our lease, but now that we are moving there’s so much more to say about the people who work for this company. They send emails telling you to do one thing , and then contradict themselves weeks later. Then when you call to get clarity on them Marlene is as smart and rude as she can possibly be. Save yourself some trouble and do not rent from renters warehouse .

From Flooding in the basement, to electrical problems and MIce. They blame every single issue on me and I NEVER had any of these issues before. They refuse to fix anything. We entrusted them with the critical task of finding tenants, managing our properties, and ensuring timely rent payments, but they have failed at every turn.Their inability to properly screen tenants has resulted in significant financial losses and they have have a habit of findings tenants who have a history of evictions being placed in your properties. This is a clear indication that they are not taking their job seriously, and are putting our property and financial well-being at risk.Additionally, the fact that Renter's Warehouse failed to ensure that tenants transferred their utilities is completely unacceptable. As a landlord, we were burdened with unexpected expenses due to their negligence.The fact that Renter's Warehouse has also been consistently late in delivering tenant payments is further proof of their incompetence. They repeatedly failed to transfer timely payments so that we could pay our own bills. Renter's Warehouse's failure to deliver payments on time is unacceptable and demonstrates a complete disregard to the needs of their clients.Their lack of communication and customer service only adds to the frustration. It is clear that Renter's Warehouse is not equipped to handle the needs of their clients, and their website is a confusing mess that only adds to the frustration.In conclusion, we strongly advise anyone looking to rent or manage their property to steer clear of Renter's Warehouse Kansas City. They have proven themselves to be unreliable, incompetent, and a complete nightmare to deal with. Do not entrust your property and financial well-being to this company.
Amanda Nedelman: The company I work for owns about 2 dozen rentals, all managed through RW. Maria Lazcano and Charita Portillo are amazing and always on top of things, eager and responsive to help me out with inquiries about our properties and quick to get things done for our tenants. The lack of communication from the Kansas City office is problematic. I’m not impressed so far with the actual property management side of things. If you choose to use, please use only for tenant placement.

Timothy Stubbs: I rent from them and it has been a horrible experience so far. First off the duplex I rented was filthy and over run with mice. I had to clean it and sanitize the whole place. And I had to buy the traps to get rid of them. Michael the leasing agent said I would get reimbursed and that never happened. Second I'm renting a duplex and was paying for the water and sewer for both sides. They expected me to talk to my neighbor about splitting the bill. I asked them if I was paying for the neighbors other utilities and they told me I had to contact the city to find out, that it wasn't their responsibility. It's impossible to get a straight answer from anyone and they just don't seem to have any knowledge of the property at all. I wouldn't recommend anyone rent from them.

This will be our second time renting from FirstKey after several years and it already appears we did not choose wrong.

He was super thorough in helping us find issues so they could be resolved. Can't give 5 stars on the total rating because we found a leaking sink during our showing a few weeks ago and were told by 2 different people that it would be fixed before we took possession, and unfortunately, we showed up today and the problem wasn't fixed. Our washer hookup is also unusable. We are hoping to have these issues resolved in the next day or two so we can run our sink and do laundry, and if the issue is resolved in a timely manner, I am happy to update the rating. The house is great though, good neighborhood, and good price.
