Rio Tysk: Cambria Luxury Rentals (CLR) is AMAZING. I lived here for two years and would’ve stayed many more if I didn’t move states. I have nothing but positive things to say from my experience living here.The staff at CLR incredible - specifically Heather in the leasing office. Heather always has a smile on her face and gives tenants a warm welcome and goodbye whenever we cross paths. She also responds in a timely fashion to all emails and effectively communicates with tenants so we are up-to-date on all maintenance, community events, and pertinent information. Heather frequently coordinates fun events for tenants to mingle and share drinks or food. She genuinely cares about the tenants experience at CLR and it shows!In addition, the maintenance team typically responds in 24hrs to requests made. I submitted a few requests and they were fulfilled and completed in less than a few days.The appliances in the units are top-notch and quality. The apartment building is also kept in a clean condition. There is an excellent coffee machine in the lobby that I used everyday.You cannot get a better view of the Plaza than at CLR. It has a beautiful view overlooking the plaza and is a quiet neighborhood at night. There are tons of restaurants within walking distance and the community and streets are clean. There are a few health clubs withing walking distance that make up for no gym area in the building.There is also a good demographic of tenants at CLR. Tenants are respectful, nice, quiet, and keep their door spaces clean and neat. The range of ages is anywhere from young professionals to successful, older professionals that makes for an inclusive and enjoyable community.I would recommend CLR to anyone that is looking for 1) a luxury living experience with a fair price 2) belong to a diverse community of respectful and successful adults 3) live in an area with a wide selection of restaurants and shopping that is busy during the day and quiet at night 4) a good view of the Plaza 5) a building with an excellent management staff!

Shaan Somani: Lived here for one year and had an excellent experience. Spacious apartment and an excellent balcony views overlooking the plaza for a very fair price. Biggest cons would be the lack of amenities in the building and, more recently, the lack of security for package deliveries. On the whole, I would strongly recommend living in Cambria!
JT: We were told a few weeks ago that the office in our apartment building would be staffed daily. With this, the packages would no longer be stored in the secured office. There is no one in the office! Our packages are placed in the open common area for anyone to take and there is no organization of them. Also, you cannot have dry cleaning pickup and return services unless you carry it over to the sister complex office which is fully staffed. While we have great views and great apartments, we have no customer services available to us. Very disappointing for the prices we pay to live here. I keep hearing from those that have been here longer than me, we are the "step child". I'm starting to believe it. Thanks,

Kelly Pfeiffer: Nice, quiet apartment but when my daughter was ready to move out, at the end of her lease, they say we owe another month's rent because she didn't fill out a "notice to vacate." They are not willing to negotiate at all, even though we have paid every month, on time, and she caused absolutely no problems while she lived there. Very very disappointed...

Jasmine Abou-Kassem: I have been living at Cambria for at least 5 years and have always loved the location and my unit, as well as their maintenance care. Most recently, I reached out to their management office regarding replacement of carpet. The manager, Savannah Gochenour, was an absolute pleasure to work with. She was very attentive to my communications, timely scheduled coming to my place and checking out my request, then scheduled the carpet replacement really quickly. They came in, got it done, and I am so happy with the results. I can tell Savannah really values the tenants, which is rare these days for any multi-tenant complex. Way to go Cambria! I would highly recommend living at Cambria to anyone!!
Vince Vaughan: I have lived here for almost 2 years and it is best apartment experience of my life. After living up north for most of my life, I decided to give "city" living a try. As soon as I walked into my apartment, I fell in love with the view and moved in a week later. The management group is top notch. They are always running events, and in Covid times, they ensure that people feel safe and are safe when they attend. The maintenance people are so kind and very thorough and attentive. I love living at Cambria (where I have the best view of the plaza anywhere)
Ashley Dawn Schulte: Best apartment complex I've ever rented from! I absolutely loved the location on the Plaza. My move-in was a breeze and so was my move-out. I cannot tell you how helpful their staff and management was throughout my two leases. When I re-upped my lease I requested a fresh coat of paint on the walls -- Cambria had painters out within the week. The other residents that live there are very friendly and the cost of rent is very reasonable for the area. Also, the parking is very convenient. I lived in a studio and it was beyond spacious especially compared to other shoe box studios I've seen -- lots of storage space. Take away -- rent from these folks because the staff is respectful and goes above and beyond.
Maya Burtin: Cambria is such a wonderful place to live. The staff are friendly, kind, and very responsive when there are concerns or issues. The location is wonderful and the views are amazing. If you have a chance, definitely check out this wonderful apartment and location. I have seen several negative reviews on other apartments because staff are unresponsive when there’s an issue. I have NEVER had that issue. No matter how many times I email the office or tell them about an issue I am having, they are very very responsive and quick to fix any issues (i.e, maintenance, etc.). Definitely check them out!
Qiyang Lian: This might be the only place where you can overlook the entire Plaza and have direct sunlight in your rooms. It is professionally maintained. The management team is beyond helpful. I requested servicing three times in the past. All problems were fixed the next business day. The only reason I would move out is me getting a house. Cambria is perfect.
Katie Swetala: I have been a resident at Cambria Luxury Rentals for over 7 years and I have zero complaints. The community of residents are friendly, quiet and respectful. The location of the building is perfect for Plaza dining and shopping, trips to nearby Brookside/Westport/Crown Center/Crossroads and jogs to Loose Park. The floor plan of my unit (1-bedroom/1-bathroom) is spacious and well-planned - highlights for me include an in-unit washer/dryer, private balcony access and an abundance of cabinetry and storage. The Management team is professional, transparent and responsive - any maintenance issues I have ever had were addressed and corrected in a very timely manner. Finally, the safety measures in place (assigned parking, coded building/elevator access, COVID-response, etc.) have helped me always feel safe as a single woman coming and going from the building in the early morning or late evening hours. This community is home!
Kelli Sharp: The location is top notch. Can’t beat living one block north of the Plaza! Having a gated parking garage at no additional cost is something you cannot find anywhere else in the city. The laundry room with the additional storage was a huge selling point for me as well!

It’s been 2 years and we have never faced a single issue with the apartment.The staff is usually responsive to emails or any calls. The apartment entry and exits are very well secured.We were out on vacation and the staff took care of our plants and we really appreciated that. Overall a very homely place to be.

Enjoyed the quiet atmosphere in the building and short walk to Plaza restaurants and shops, so decided to lease a studio here. Balcony is great, full size washer/dryer, dishwasher and refrigerator make for easy daily living. Electronic entry to parking, building and elevators is easy and secure. Assigned parking is a big plus in this area of town!

Our experience are awesome. The interior of each apartment have a unique design but the most interesting things that impress me the most is the view to the plaza at dawn is like I am lost in a romance story. The leasing staff are amazing. They went over and beyond what I expected. They love their residence and they care for each of us and in time when we needed them. They usually come up with some fun event in the building to make people stay at the place feel fun and comfortable like they are at home. The place located above the Country Club Plaza I just only need to take a few steps and I am already in the plaza. Well taken care. Extremely happy with my choice of this Cambria Apartment and i truly recommended and thanks the staff.
Victor Lee: Been here for more than 2yrs now, overall couldn't be happier with our experience. Best location you can find in KC, right on the Plaza. Felicia (property mgr) is very responsive, professional, and friendly. She throws a lot of events and happy hours for the tenants. Unit is clean, well maintained, and cozy. Rent is relatively affordable compared to the location as the apartment doesn't have fancy amenities. That was perfectly fine for us as we went to Woodside (healthclub nearby) but could be a Con for some folks. Lastly, make sure you get the Plaza view, you're missing out a lot without the view.
Shannon Niernberger: I lived here for about 8 months. It's a good place to live, location wise. I wouldn't recommend it for someone who is new to the city and looking to make friends, though. There are no amenities and the only events hosted are happy hours at 3-4pm on weekdays, so it's difficult to meet people aside from the elevator. On top of that, this building shares its employees with its sister site, so no one is in the front office until around 1pm daily. That makes it hard to reach an employee when someone is needed. There's a lot of potential here, and again, AWESOME location, but the staff really needs to do more. This place never felt like home to me.

Some of my favorites so far have been the holiday party the derby day party and just the pool activities every weekend. Another great story from my time at one light was when I got sick and my friends helped me through the two months I was sick..they helped me through it and had a party for me when I was off meds! I love my one light family and I’m grateful for my one light family :)

So many breakfasts and cool events, we even had an orchestra and aerialists accompanied by champagne and desserts. Definitely recommend this place.

It took a lot of rationale thinking to drill down and determine the root cause. And they stuck with it discovering some hidden defects and resolved those issues as well. Excellent service and I was impressed! Nice work!Had a chance to experience this group again. They are excellent. Got to me right away and resolved the problem. Great team!These guys don’t walk, they run all day getting things done. What a great group!Always impressed with their work and commitment to getting repairs made quickly!

There are resident events which include music, bars, restaurants, game nights, pool movie nights, sip and paint, wine or tequila tasting, pool parties and a One Light Perks Card to get discounts at local stores. The Genesis gym is included for free.The market store is downstairs and can be acessed without goingoutside when weather is bad.There is a green roof park on top of the garage ,that our dog loves to play at. The maintenance team is amazing and our dog (Dobby) loves seeing them.The house keeping department keeps the place clean and beautiful. We have lived in downtown for about 5 years now. There is not anything like this place! Your only limitation is how social you want to be!

The staff are amazing and attentive to any requests, the amenities are top tier (with possibly the best pool in downtown KCMO), and the location is perfect! With a grocery store on the first floor, complimentary access to Genesis Gym on the second floor, and the KC Street Car that services from union station to the Rivermarket... I don't drive during the weekend.The community here is wonderful, I have made new friends in a very short period of time. The complex has multiple events per month for the tenets of the building and makes it fun and inclusive for all.I face the west side of the city and have an amazing view. I have very minimal issue with noise, however, this may be different depending on the apartment view you have.There is 24/7 security/door service that monitors the entry areas.I have really enjoyed my time in OneLight and would recommend this complex to anyone.

michael schwarz: Great downtown space. Modern. Secure. Roof top is awesome. Game room, kitchen, meeting place is so convenient.One item to mention that I wish has known. There is no means to roll a luggage cart from the parking garage to the main elevators. There are 2 sets of stairs that do not have ramps. If you are planning on wheeling belongings to your room from the parking garage you'll have to hand carry them up the stairs.
Teo Munteanu: My girlfriend and I had a scheduled tour here this afternoon and we were absolutely blown away by the beautiful units / amenities, and low prices here! Tonia, the leasing agent who was kind enough to show us around the property, was extremely professional and courteous - she took the absolute best care of us and we are extremely thankful for her! 11/10 would recommend these units to anyone!

Management is wonderful, maintenance is literally the best, the 24/7 security guards are the nicest guys in the world, no issues parking, never hear my neighbors, energy bill is a flat rate and included in your rent (you really can’t beat this), apartment is perfect and has so much natural light, and it‘s truly prime location in downtown KC. If you’re considering moving in, DO IT.

Jack Conway: I moved to KC a couple months ago, and I'm really glad I chose to live in Sky on Main! The location is great, right next to a streetcar stop and CVS, and walking distance from restaurants in River Market, bars in Power and Light, and nice cafés. There is even a great café (Bloom Baking Company) in the building lobby! My unit faces West and gets really beautiful sunsets. The unit itself is really nice, with high ceilings and a well-designed layout. Connie and Amy have been great, making the move-in process easy and organizing fun events for the building. I can't recommend it enough!
Paul Secor Morel: We have just moved into Sky on Main, and our experience here so far has been very high-level (literally and figuratively!) Connie made herself so available and was so quick to thoroughly answer questions during the leasing process, during move-in, and after. Both Connie and Amy have checked in regularly to make sure everything is going smoothly for us, and maintenance has been quick and thorough for all the little tweaks we have requested (like adjusting the water heater because we love hot baths and showers). The leasing and move in process can be so tedious, and they have made it so easy. The security guards are 24 hours, and are so friendly and helpful as well. So far we're thrilled and we highly reccomend Sky on Main for both the beauty of our living space as well as the top-notch service!
Nathan Sands: To be clear: I currently live here - just providing a few facts that may be helpful.I will begin by saying the leasing staff/security are all wonderful people and this rating is not a reflection of them. There are a few issues I have experienced over the past year of living here.1) AMENITIESThe amenities here are sub-par. The "rooftop patio" is simply located on top of the parking garage, not the actual apartment. The view is decent, but it is nothing crazy. Also, the basketball court is a cool feature in the gym, but it CANNOT be used during the week between hours of 8AM and 5PM. Lastly, there is no pool, which is sad during the hot summer days of Missouri.2) ELEVATOR/GARAGE ISSUESOver the year, there have been several issues with the elevators going out of service in both the main lobby and garage lobby. Currently, the garage elevators have been out of service for two weeks, and we were informed they will not be repaired for a few months - with zero compensation in rent payment. The garage door in the parking garage has also had issues several times throughout the year.2) SECURITYThere is 24-hour security, but it lacks consistency. Often, the gaurds are away from the lobby desk and not answering the security phone number when you need them. Earlier this year, there was an armed shooter who entered the property and residents were not informed by management until long overdue.3) DOGSThe apartment claims to be dog friendly, but upon getting a dog, I soon realized the policies in place are not dog friendly. Dog owners are required to use one frieght elevator and the secondary entrance (not the lobby) to take dogs outside. This makes the walk to take the pup to the bathroom even further, and usually results in a longer wait for elevator use. When it is raining, it is quite annoying being confined to the loading dock entrance with a dog (far less convenient). Also, dogs are NOT allowed in any of the amenity spaces, including the outdoor patio/rooftop area. So, if you own a dog, it will not be allowed to be with you if you intend to enjoy the amenities.When recently comparing Sky on Main to other apartments near downtown (visiting/touring), I feel there are more suitable, affordable options. The apartment units here are extremely nice, but the amenities, pet policy, and security lack in comparison to other apartments in a similar price range.

I moved out of downtown to Independence and then South KCMO and got a job downtown!!After 3yr of making the commute in, I decided to finally to live where I work!!!It was a great and logical choice. The building is great with all the amenities And everything is near, grocery shopping, bars (best wings in KC), restaurants and the river market.Great place to be at this moment in Kansas City!

Constantly upgrading the common area for the new feel and always top notch cleaning and ongoing maintenance with a smile on face. Had great experience with Etta and Derick with their diligence at work and readiness to help the residents make most of it. They and other people in staff make sure the place is spotless and everything works as it’s supposed to, and are so humble. Definitely a shout out to Maxwell at leasing for being so overarching, accommodating and for being simply Awesome.

From the first meeting with Maxwell ( in Leasing) who had our needs met from the beginning and Darrien always ready to go the extra mile for whatever you need. Tyler and Ad (Activities) keeps the bar area organized, nicely stocked with the best libations and of course fun. These two young men work very hard at keeping events planned and to make sure that people have reason to connect. From paint and sips to 80"s themed dance parties and the amazing Saturday brunches with mimosas the activities staff has it more than covered. Ally (bartender) is there to keep your glass full and of course be of good company. Etta and Gloria (housekeeping) pays great attention to detail and keeps the entire building looking spotless. Etta always has a smile on her face and fun to chat with. Derek, Shane and Robbie in Maintenance are quick to respond and fix all maintenance request. Shannon and Victoria at the front desk are there to offer friendly greetings to all guest and residents and watch out for the safety of the building. At first I was apprehensive to sell the family home and move to an apartment but we could not have made a better choice. Our 12 month lease will turn in to 24 as we plan on staying for awhile. We love the Two Light family.

Etta in particular always goes out of her way to check in with us - it's so great to have friendly faces in this community. I highly recommend living here the place is fantastic!!!

Rent raises (250/month), overpriced parking with 10 "free spots" out front that are never available, managers specials everywhere, they will tow your car, time to get packages limited, prime crime location, management is unhelpful.

Over one month of increasing mice sightings.First sighting in apartment - told to look for droppings and that it’s normal this time of year.Second sighting-“the person who books pest control is on vacation” waited a week plus to get an appointment with pest control. In house maintenance put one snap trap down.3rd sighting - third party pest control comes puts 2 snap traps down.4th sighting - pest control puts more snap traps.By this point I’m seeing multiple mice everyday.I had to find other accommodations.BROKEN ACfor 5-6 weeks during summer - was told on multiple occasions by a union hill employee “EVERYONE GETS AC PROBLEMS THIS TIME OF YEAR”. For over a month my AC wasn’t working. In house maintenance came, thought the problem was one thing, it turned out to be something else; then they forgot to order parts. I expressed it’s too hot and they only put a small window unit that maintained 79-81 all summer. I had to find other accommodations.THEFT- my apartment flooded and destroyed everything. When I was out of town they moved my things without my consent or notice. Then when I looked through my things many small valuable items were missing and recently confirmed as stolen.Mould/humidity-when I first moved in there was no dehumidifier in the apartment. Many things became damp and moldy. Some bags and shoes were ruined. I expressed this to maintenance and they quickly responded with a dehumidifier. However, they always ignored the comments about my damaged things.Pros-The location and neighborhood is great !The gym is really nice full gym.The area feels nice and safe to walk around.

Lisa Minis: Just one of the many great amenities they offer is a Wrapping Station with bags, giftwrap, bows, ribbons, tissue paper and all the supplies you need. - and at no cost! This is a wonderful place to live and a wonderful community. The gym is also great and free for Union Hill renters including the classes!

Maintenance responds almost immediately and are always so kind. The leasing agents have been so helpful, even when there was a mix-up in our lease. They always answer the phones quickly and the office staff is extremely friendly and helpful. The amenities are always clean and well-maintained. I always feel safe in this area due to the constant security patrolling. I highly recommend living here!
Julie Nelgner: I've been a resident at Union Hill for the past 2 years and was looking to transfer to a different building because I loved it so much and wanted to stay. I was given a new lease and was in the process of signing it when I received a phone call from Collin. He informed me there was a mistake and somehow another client had signed for my unit. On top of the stress of finding out that I was no longer going to receive the unit that I had already been promised, Collin tried to convince me to stay at my current unit, which was a two bedroom, and extend my lease until another unit was ready, even though my roommate was going to be moving out. He seemed very adamant that my roommate would be willing to stay, although she had told me that she was going to move and had just signed a lease elsewhere. Arguing with me and completely ignoring me when I told him my roommate was moving out in June is extremely unprofessional and began to turn my view of Union Hill in the opposite direction. It almost felt like I was being pressured to either extend my lease and pay for the two bedroom myself, somehow force my roommate to stay, or to move out for the time period between when my current lease ends to the time when the next unit would be available. It did not seem like he was wanting to rectify his mistakes, but rather what I could do to resolve the situation. LUCKILY John, the person in charge of my account and who gave me the tour of my future home, and Joanne were more than willing to help me out and continued to reach out to me to see what could be done to fix the situation. They have been more than willing to offer different solutions to a mistake that they know was not mine, and they have profusely apologized and made me feel prioritized and valued as a resident. Union Hill has always emphasized how much they prioritize their residents, especially those who choose to transfer, and Collin made me feel more like chopped liver. All in all, I'm very excited to continue living in this amazing community, and Union Hill is so extremely lucky to have such amazing and dedicated employees like John and Joanne.
Charlie Cronenwett: List of things:Overcharged covered parking in a lot that isn't that great at all. Appears to have exposed wires in the garage and have had items stolen from the garage that is supposed to be secure.Floors and walls are very thin, you can hear pretty much everything. If you move here, try and get a 3rd floor corner apartment.Street parking is an absolute nightmare. Street parked for the first 4 months of living here, and had my catalytic converter stolen on my car. Switched to covered parking, and had more items stolen.Apartment didn't come with a microwave. Small, but inconvenient none-the-less.Packages can only be delivered to the main office, and if you have a job that doesn't get off till 6 (like me) you can only get your mail on Saturdays, or before work when they open at 8.Dryer unit makes a god awful noise when running. Small and avoidable I know, but it is simply still a personal list.Drainage system doesn't work properly. When running a shower it basically turns into a bath.Outdated kitchens with little to no counter space.Gross carpeting and cracked tiles where there is no carpet.

Sean Typher: Do not rent here!Union Hill inappropriately withheld my security deposit upon moveout.One month prior to moveout I was sent an email specifically instructing me NOT to repair any holes in the walls left by nails, screws, or anchors. I intentionally emailed them to confirm this because I had purchased supplies/paint to repair the minor holes left by the anchors myself (a very simple job), and they again confirmed "don't worry about it".I moved out, and several weeks later I heard nothing from them regarding reimbursement of my security deposit despite reaching out several times by several different methods (phone, email, etc.) When I did finally hear back it was with a bill including $200 for repair of the anchors and holes. I assumed it was a mistake considering the instruction I had been given, so I emailed them quoting those instructions.They responded "We ask that residents do not attempt to patch these holes on their own as it has been our experience that most people do not patch them correctly and end up creating more work". In essence, they do not instruct you not to use nails/anchors, they tell you to leave the holes from them, and then charge you for this afterwards. This was never communicated ahead of time, and absolutely nowhere in the lease did it mention not using nails, screws, or anchors. When I brought this up to them, they responded saying they "apologize that it was not as clear as it could have been, we have learned from this experience and are updating our documents to avoid future confusion."Despite the documents I signed not being these "updated" ones, Union Hill still demanded I pay and kept the entirety of my security deposit.

But the apartment I lived in for a couple years (101 E 28th Terrace) smelled like mold and had four leaks and they never fixed the drip/freeze in my fridge I asked to be fixed a couple times. Plus I had to pay $2000 to break lease after spending a lot of money to buy a house plus an additional month's rent (about $1100) when I wasn't even living there.
Anna Pierson: When I first moved in last July, everything that could go wrong with the apartment went wrong. Major leaks, broken dryer, broken laundry room door, non functioning AC, etc. It was quite the hassle trying to get everything fixed while attending school full time. Union Hill is money hungry. At the end of my lease, they tried to charge me for everything in the book. They refused to check my roommate and I out of our apartment because my car pass wasn’t turned in because I had to leave town for a death in the family. They tried charging a water fee when water was included in the rent. They tried charging me another time for being “short on rent” when I had paid in advance. Not to mention parking was the biggest nightmare in their expensive garage. The layout looks like it was made with 0 thought process. You wanna put your truck in the garage? Good luck. I cannot tell you the amount of times I scratched my door on the pillars in the garage because the spots were too small. It was the BIGGEST hassle and definitely not worth the money spent.

Rosy: I live here at Kinsely forest almost 3 years and I never had any problems with the previous management but the new management isn’t considerate at all I always pay rent on time but this was the first month that I faced problems with my payment that didn’t go through when I pay on time and they couldn’t sympathize with the fact that I been paying on time every month and they make me pay $200 extra late fees just for being 2 days late that I didn’t expect things to go that way I did ask for discount but the property manager just made fun of me. They will make you pay $200 and above for being late for only 1 to 2 days depending on how much your rent is you will pay 15% of your rent which is very expensive compared to other properties which is at most 5% for late fees. The property manager cares about the money more than the people. Please be careful when moving to this property
Clare Saragnese: I spent a few hours today driving all around the Northland looking at apartments, which looked beautiful online but turned out to all be duds, and decided to call the leasing office on a whim to see if they had any availability for a tour today. I spoke with Z'Mariah who informed me that she was booked all day, but could happily squeeze me in between appointments. Once I arrived at the leasing office, she took the time to sit down with me and explain all of the pricing, amenities, and the application process in great detail. Even though I'm sure she was stressed and super busy, she still made the time to be kind and answer all of my questions. I decided to fill out an application on the spot because of her. Thank you again, Z'Mariah!

I can’t wait to move out here, how the bill goes up and up everyday? New management ( Sherman ) is terrible and the lady who is manager is rude and can’t figure out anything.
Ronnie D: Fantastic property, professional staff, and my apartment is beautiful. This is my 2nd year so I am familiar with both property management companies, and I prefer Sherman, the newest ownership team. They are addressing concerns that went unaddressed with the previous management: pool security, package security, installing speed bumps, painting the fire lanes, etc. The lobby, the gym, the outside area and the pool are much better looking and maintained; the landscaping is beautiful. I’m confident things will continue to get better under Crystal Vaca’s expert leadership. Brandon is easy to work with, knowledgeable and friendly. Z’Mariah is amazing! I could write another paragraph about her level of professionalism, charisma and attention to detail.As someone who has worked in hotel management, I assume some of these negative reviews have been in bad faith. Sherman runs a tight ship, and if you prefer that to a loose atmosphere where anyone can swim, anyone can park wherever, and cars speeding in the parking lot, then maybe you would like the previous management, but not me. It’s a peaceful, luxurious, well designed property, and I find it being managed extremely well.
Kurt Romig: While management doesn't care about the complaints regarding cigarette smoke in the hallway or noisy neighbor issues, they'll be happy to inform you that your rent is increasing significantly at the end of your lease! Run, don't walk, away from this place.
Kinsey Ackerman: I would first like to note - pay attention to the most recent reviews if you’re interested in renting here - they are far more reflective of the current state of the property management. As well as if they were actual tenants.We moved into Kinsley Forest in 2021, and had a great relationship with the prior management team. They were responsive, kept the grounds and buildings clean, and solved problems quickly. We had an excellent experience until Sherman took over (they are the current management). We had issues with billing, incomplete maintenance requests, very poor communication from the office, overflow of trash and recycling into the street, etc.Communication with their management was like pulling teeth. It seemed we would have to call two or three times to get things resolved or most times, had to go up to the office in person. There were major discrepancies in communication from the various employees to the point that we had to start documenting our correspondence with their office. I would suggest doing this.We moved out two months ago, and still have not received our security deposit back. After calling, we were told they had to “resend” our check. Most communication will be like this from them - if you don’t follow up excessively, the issue will not be taken care of.Update: we finally received our deposit back.We do not recommend this property.
Travel Train Transform: I moved in here in February and I’m already ready to vacant the premises! Maintenance barely responds to work orders, the staff isn’t too helpful trying to resolve any sort of issues, and what type of “modern” apt complex doesn’t have any sort of parcel pending service? People work past bankers hours… The Admin fees, application fees, and all the other starter fees are ridiculous PRICED. I lived in some crummy areas in the KC metro areas this is by far THE WORSE. Not worth the base of $1200 per month for rent for a one bedroom without anything extra. I would give this a half star review if I could and NOT recommend anyone to move hereAlso I’d HIGHLY recommend documenting your conversations with this apartment complex as well! I had to wait nearly TWO months on waiting upon my security deposit where all they could say is “oh well we will try and resend it.” The check came but was not for the amount it was supposed to be! I called and they claimed they didn’t show in their memos I spoke with someone paying rent a day later upon move out! HIGHLY FRUSTRATING! Do not move here at all! I lived at better places than this in South KC!Management is not up to par whatsoever!

Brandon was the Agent that helped me and did a great job I really felt like home and the place I want to live with my kids.

Winston Jarquin: My wife and I moved here in February 2021 and it was great while north point was managing it. Thank goodness our lease ends in a month. They charge you a fee to put your bill together and then another fee to pay it!(The fees total out to about $1 and change but it’s the principle of the whole thing) Ridiculous! Also, the internet payment is mandatory whether you have internet or not! I’ve had mine deactivated for 2 months and I’m still paying them an extra $55/month. We were so ready to get out of there that we actually moved out and are paying the remainder of our lease and a new lease because we couldn’t stand the new management.

Management as great as ever, etc.Bad: To begin with, there was recently an altercation down the hall from me...- 2 guys got into a fight and wouldn't stop yelling at each other at 1:20 in the morning. I couldn't sleep. I didn't feel safe one bit.- BEWARE: FedEx service @ Kinsley Forest is the worst. I've lost expensive items due to FedEx's lack of responsibility and their laziness. There are quite a few of their delivery drivers who leave the packages outside of the apartment buildings (NOT THE OFFICE) and that gives others a chance to steal as they please.---------------------------------------------------------------------Are you looking for "luxury" in your personal space/apartment unit and nothing else? If so, this is where you belong!All I could say for this place is that the apartment units themselves are the "luxury". They're very spacious apartments, appliances are modern closets are large. Love the gym as well as the quick responding maintenance. I've never had issues with management, they are super kind.There are however a few downsides......Our first four months at this place were awful because my neighbor blasted music at some odd times (midnight until 2 or 3am, and then also super early in the morning). So the walls are thin and we had the most trouble sleeping, even after talking with him a few times about turning down the music.Walking through the hallway is sometimes rough because there is someone who smokes weed religiously and it makes the place smell awful. It's not the easiest to find parking as there are a lot of tenants.Ground floor apartments are not the best: obviously neighbors upstairs who stomp but that's not the issue... Do not get a unit by the AC or with ground floor access from the outside deck. You will not be able to sleep as the AC are obnoxiously loud. The apartment should allow discounts on rent due to such placement of AC units. It was not designed appropriately.Lastly, I woke up to puke and a red solo up at my outside door (ground floor "balcony"). There is easy access behind the apartment buildings and who knows who roams back there when no one is looking, definitely not management as there are no security cameras, etc.
Aleigha Harris: I have lived in Kinsley Forest apt for a year and half (just resigned my lease 1 month before the new management took over) and never had complaints when it was owned by North Pointe, as they were superior! The new management team, Sherman, is disappointing.I went to the office to check on a package that said it was delivered to the office. When I arrived, they said I could walk back in the package room to retrieve my package (package room door is locked so you have to walk through the office behind the consultants) and it was not there so I asked one of the leasing consultants for help. As we are trying to figure this out, the leasing consultant (did not get his name) told me that they had to lock the doors because people were stealing packages that were not theirs. But wait...you JUST allowed me to walk in and grab my package without checking to see if it was even mine? I could have grabbed anything and walked out. Doesn't that defeat the purpose of you "securing" the package room? As I am telling the leasing consultant that they need to have something better in place, his argumentative response was, "we are not babysitters" and "we are too busy to manage who picks up their packages".As a leasing consultant myself who manages 38+ properties in the midtown area, we can somehow manage to check everyones ID's, sign paperwork AND hand them their package while delivering superior service to 3,000+ residents. I would NEVER speak to my residents the way I was spoken to. I am not happy with the new management team. The manager did come out of his office and tried to redeem his poorly trained leasing consultant but damage was already done. I would suggest training your staff as I had ZERO complaints when it was owned by Northpointe.

Northpointe staff was OUTSTANDING - not only in their competence but they had the correct number of staff to manage this complex. They would actually solicit advise and implement the suggestions! Maintenance in particular was terrific. It’s a big shame that there is a new property management company that also now owns the property that doesn’t hold a candle to the previous management company. I feel sorry for the tenants - Sherman appears to be getting their ROI from cost cutting and rent increases.The units themselves are far from luxury. Just because you throw crown molding in the living room doesn’t make it luxury. I’ve lived in apartments nearly my entire life and it’s like they went out of their way to make these completely devoid of any sound proofing. No gypsum sound board, no concrete barriers (standard building code for multi family dwellings) means that I heard every conversation and bathroom visit of every unit around mine. Still, when I lived here the rent was cheap enough to put up with it, now not so much.The surrounding area is pretty boring but there was a charm to coming home to a complex that was secluded in a quiet part of town. If Northpointe still managed it I would still recommend living here but you will have to vet out the new management company and go with your gut (if you are ok with no sound proofing).

I was incredibly impressed at how well-maintained all of the Bourgmont properties were -- every location I viewed was being actively cleaned and updated in preparation for the next tenant, and the wonderful treatment from Chelli as a leasing agent truly solidified my decision to apply for Plaza 209! A wonderful experience so far, highly recommend checking them out!

Rachel Langer: I lived at Plaza 209 from July 2018 to June 2021.The apartments are nicely updated, they have a bike room in the basement that we used a lot. We enjoyed the residents.The management changed many times when we lived there, I never knew who they were. Some were friendly, some weren't. Not very professional and not easy to contact AT ALL.Many times there were packages stolen because of piggybacking into the building or doors being left open. The outdoor TVs in the community area were even stolen.We had 2 maintenance requests while we were there. One for the refrigerator water dispenser stopped working, made Jan 2021. No acknowledgment, no resolution.One for mold on our bathroom ceiling. There isn't a fan in the bathroom and one vent but it doesn't seem to help at all.

Nia Sanford: I lived here for a year and overall the place is nicely updated but overpriced in my opinion. I was at 209 from Oct 2019 to Feb 2021 and the management has changed probably 5+ times over my time there and I would not say they are the friendliest people to deal with. There is not much in terms of street parking because it fills up fast. If you want a spot in the lot there is often a wait list and it costs an extra $115 a month. I lived on the second floor and ever since the city worked on the water main a few months ago I had debris clogging all of my faucets. Management was slow sending maintenance to fix the issue (they left me without water over a holiday weekend). Oftentimes my online requests would be closed without any work actually being done. On a positive note the people living in the building are friendly. A week before I was scheduled to move out I woke up to my apartment flooded! Management was quick to respond to the issue. Unfortunately the clean-up job was not great. I had to leave for work and I assumed I would come home to my rug damp but with the majority of the water out. I was shocked to come home to a rug that was so soaked it sloshed when I stepped on it. They hadn't even bothered to move my couch off the rug to dry it. To top it off, I just received my deposit back which should have been the full $300 because when I completed the exit inspection with the manager she told me that "everything looked good!" They kept $100 of it because of “pet hair.” I used my Dyson right before I left so I am not sure I believe that excuse. How much more pet hair are you getting up after I run the Dyson?!
Andrew Leonard: I lived here for a year, in a 1BR. I would say as far the apartments, they are mid-range, decent but not worth the cost themselves by a lot. You are paying for the location, so if that is not your #1 concern, it's not worth it.However, the reason I'm giving a lower star review is the flippant attitude towards covid that they appear to have. After the initial couple weeks of taking it seriously, I have rarely seen staff with a mask on, in the halls or office. Similarly they have not encouraged tenants to wear masks in the halls. If they show such a lack of concern for a highly contagious, dangerous, airborne pandemic I'd hate to see how they handle other emergencies.Edit to respond to owner: there was no signage in the 5 months I was there during the pandemic about wearing masks. I am unsure if any of the emails asked residents to wear masks either. The sanitizer dispensors all were removed after a couple months as far as I saw. I'm not going to privately email the management because this is NOT a private matter, this is about the health of every single person. The fact is that again, almost no one, staff included, was ever wearing a mask in the halls or the office. It's inexcusable.
Mahak Chauhan: I lived in this apartment building for 3 years until June,2020 and while being a resident there, things were pretty smooth. I even recommended my colleagues to sign up.However, the management changed atleast twice. I recently moved out of KC for further training and they have still not returned anything from my security deposit($600). I called the office to explain my situation and she was extremely rude and inconsiderate. Thereafter, I emailed their manager, Ms. Labrina 2 weeks ago and still haven’t heard back from anyone.Please be cautious, because they say they will refund AFTER you leave the building and clearly it’s 4months since I left and still haven’t got anything from my security deposit.They do not take any responsibility and with the changes management, they have kept no records because of which I have to suffer.I am still hoping to hear back.
Holly Kirk: Just signed our second lease at Plaza 209! We absolutely love being so close to the Plaza and Nelson Atkins lawn. The apartment itself has awesome upgraded appliances, floors, counter tops, and bathrooms. The owner just needs to upgrade the hallway carpet and I’d have no complaints! New Property Manager (Allie) does a great job - very personable and is quick to respond. Highly recommend checking it out!

The appliances and countertops are nice! Management is pretty responsive and things are solved quickly. Great location. Parking is pricey and there is a wait list but if you have a spot then it’s nice to have the gated lot.

Grace Dorman: Plaza 209 has been a great place to live! My boyfriend and I moved in after the remodel. The apartments are beautiful and very soundproof. The location is great and you get a free year of membership to the city bikes which are located right outside of the complex. We were not bikers but have loved the opportunity to bike to the plaza or to get groceries. I would highly recommend living here!

In the room is clean, good smell, have a lot of plug to use, there are the private washing Machine and Dryer, there is a free small coffee cafe, fitness, bicycle room for fix or parking, there is a sharing barbecue oven, the relaxing area including sofa and TV for you. The neighbors are very friendly and nice. It very near the bus stop and plaza. It is very comfortable. The one important thing I think is very safety and good management. I would like to recommend!!!

Clare Stern: I've lived here for over a year now, and I love it! The easy access to the highway, the new Whole Foods, lots of mom and pop shops in brookside which are a 15-20 min walk away or a 5 min drive, the countertops, and most important, the amazing staff and property manager. My only complaints are the corner units can be a bit warmer becuase of the direct sunlight both in the living room and bedroom having 2 windows. The apartments are updated and look nice and in a great location.

Ralph is tactical & always has the place secured. He keeps his head on a swivel & stays focused, unlike other security guards we’ve seen at other apartment buildings where they do nothing! You can ask any resident at Power & Light & they will tell you Ralph is good at his job & I agree!
Adnan Islam: This place is awesome to live. The staff is easy to contact and very helpful. The location and amenities are great. What made it for us was that the inside of the apartments is nicer compared to other similar complexes nearby.
Kenna Alber: Please note the website is miss leading. There is no hot tub. It was filled in with cement. The pool is broken a lot and often leaks into the garage so make sure to not have parking under the pool. Also the north building has fire alarms go off numerous times a month in the middle of the night due to glitching. Lastly the elevators in the main building are EXTREMELY unreliable and break down often. I personally have been stuck in them twice and once the elevator slipped down a few floors when it stopped. If you have a pet this building won’t be for you. You never know how long it could be just to get your dog outside. I highly recommend looking elsewhere. Worst apartment living experience ever. After the elevators broke due to the people working not knowing how to shut the emergency water off and causing the building to flood and have long term issues that have been short termed fix but caused long term issues for the building and the shortcuts cause daily issues for residents.
Sarah Sipple: We're so happy to be here. Nowhere else has felt more like home! The staff is responsive and helpful (though rarely ever needed), the community is quiet, and the amenities are fabulous! The location is one of the best features, too- a very short walk to a grocery store, the streetcar, restaurants, movie theater, and more. It feels like luxury, but at a similar price point as other downtown spots with less to offer.

I live in another apartment complex run by the same parent company and I have zero complaints. I thought moving to Power & Light would be the same but it was an absolute nightmare.

There are a few things that could be better addressed such as the unfixable leak from the pool, or the smell in the Bridge hallway from time to time that comes from the carpet, or the trash pickup inconsistencies. These are things that should not be issues considering the amount one pays to live here. But those aside the building is wonderful and the staff is very friendly and kind.

I compared to the other luxurious apartments in KCMO and P&L Apartments offers way more: sq ft: pricing, personal garage pickup at your door, dog park, pool, hottub, sauna, pet of the month, varies events for residents monthly, media room, study room, and gym. Now that I have moved to Minneapolis, I miss the treatment from P&L Apartments. The apartments are very nice and well kept. I stayed in the north building on 6th floor. I had super tall ceilings, the place was ventilated appropriately. My neighbors were great. Honestly at times I felt like I lived in the apartment complex alone b/c I never heard a sole, the walls are thick. I referred a friend to this apartment complex, she lives in the tower building but she loves it too. In the Tower they usually have elevator issues but P&L Apartments are prompt to fix these issues. I did not really experience elevator issues in the North building. Overall I HIGHLY RECOMMEND if you plan on living downtown Kansas City, MO!

Every time we went somewhere, we kept comparing everything to Power & Light.The apartment has top of the line appliances and fixtures. The amenities are beautiful and elegant. The building has a "Gatsby" feel to it. The 31st floor beacon lounge you can reserve for baby showers, birthday parties, or just for whatever has the best views of the city.The location of the Power & Light apartments is perfect. One block for the grocery store and streetcar. Two blocks from KC Live where we have watched many Chiefs games.Katie and her staff are top notch. Security and the Maintenance team are on top of all your needs.We love it here!!

Anna Hatfield: I lived here a year and a half. Maintenance was always quick to correct any issues with the apartment. They do a lot of resident events. The rooftop is the best feature of the complex. The gym is really nice but always packed. Walls are really thin and you can hear everything. They will charge you an arm and leg with damages when you move out.
Emily Parker: I was having difficulty with my refrigerator, but maintenance was great in helping to solve the problem and eventually just installed an entirely new fridge. Management also reimbursed me for my groceries lost in the process. Thankful for how they handled the situation!

The spaciousness, my balcony, large windows that can open, new appliances, large closet, walk in shower, etc.-Communication from staff is great-Had a really positive experience touring. Didn't feel pressured at all by my leasing manager unlike most other apartments I visited.Cons-The compact parking spaces in the gated lot are super narrow and can be difficult to get into-Troost Ave traffic is pretty noisy if you live in a unit facing the street (this might not be an issue if you are on a higher floor)-Finding packages in the mail room is not the best experience. Packages are all lumped together and just organized by building. You have to look through dozens until you find yours. Feels very inefficient compared to other places i've lived but I’m not sure how they could improve this easily.-My unit did not come with a kitchen island like what was shown in my tour for the same floor plan. This felt a bit deceiving. Wish this was communicated before I moved in
Alexa Turano: I absolutely love living at beacon hill. I just renewed my lease and this will be my second year here. It’s so wonderful and everyone I’ve met here is so nice. I love the community they create with our resident events and the several spaces around the complex to chat with friends (up on the rooftop, gym and Vested Coffee) THE ROOFTOP is gorg!!!
Cassidy Butts: I have lived here about 1 month and I absolutely love it. The tour, paperwork, and move in process was very thorough and smooth. I really like the security of the property. The staff is very welcoming to pets and does so many fun things for the residents.
Lindsey Colner: I would be very cautious if you are considering moving into these apartments about the noise and thin walls. I currently live in the B11 loft and I am unable to sleep in the main bedroom (the only room with a door) because my neighbors living room tv is mounted on the same wall as my headboard maybe about 5 inches of wall separate us. If the TV is on, which is it everyday until the early hours in the morning, it is crystal clear to hear and impossible to fall asleep while listening to someone else’s tv. In order to sleep I have moved up to the loft area that doesn’t have any door or way to block light. It doesn’t help that the apartment management told me window shades would be installed before I moved in and I’m still waiting for them 10 months later. I find the whole situation very frustrating. I would not recommend and will not be renewing my lease at this place due to the noise in the bedroom and the poor layout of the apartments for such an expensive price.
