Faith D: This place is very nice, don’t get me wrong. Clean, lots of security and has good amenities. Even the staff is very nice and friendly! But, the walls are absolutely paper thin. When I first moved in, I had to transfer units because the person above me had surround sound like an AMC theater. Union Hill did handle it correctly by letting me transfer units, but I’m not sure why the person above me wasn’t asked to remove that or do something about it as I’m sure other residents could hear how loud it was. The new unit I transferred into is better, but, can still hear everything, from cabinet doors closing from the person below me, to the the bass from the persons sound bar to the right and left of me. It’s the most frustrating thing.
B Place: This is not worth the money. The walls are paper thin, I can hear the garage door open every time. I heard my neighbor sneeze. Seriously, I heard them sneeze multiple times. They do basic work to remodel inbetween tenants, somebody is always working on something outside so I just hear drills for about a month straight all day while I work. The first day I moved in they told me that my garage door clicker might be working or might not, also my dish washer was acting funny so “let them know if it’s not working”. My first day! I’m moving in….that’s not what I want to hear. Every time I use the washer and dryer the pipes leak into my apartment because condensation from all the lent being clogged in the dryer vent that leads outside. I try and unclog it , still happens. Elevator has problems most of the time. During the summer the Gym AC was broken and they couldn’t fix it for about 2 months. But if the gym entrance door breaks, they’ll leave a sign up about how we should be more careful and explain how to open the gym door because we need to listen for a click sound before pulling, while we stand outside….next to a busy street…but it’s 90 degrees inside. The fact I can hear everything everyone is doing around me alone is worth not moving into these apartments.

Gracie Schweighart: We absolutely love living here! The leasing office genuinely cares about the well-being of each of their tenants, the location is perfect, and the renovations are amazing. We have had a few issues with the windows, water heater, etc. which is to be expected when living in an older building, but the leasing office and Troy, who is part of their maintenance team, have always completed maintenance requests within 24 to 48 hours - including installing a new washing machine! We would highly, highly recommend this building to anyone looking to live downtown!

james nechleba: They've gone through a bit of a sea change in terms of management and ownership and needed some time to find their legs, but it looks like they got them. Nice people doing their best and will worl very hard to find solutions to the inevitable problems that pop up with every apartment complex.

Axel Lycan: I moved in June 15th. I put in a request for my windows to be fixed because I couldn’t close them on the 17th. My window fell out of its frame on the 18th due to a strong wind opening and tearing it off the frame. I received a large piece of plywood to cover it up until the middle of September because they couldn’t find a company to handle a window replacement. After the replacement window in the middle of September, 4 months later. I still could not fully close two of my windows. Now in winter, my large gaps from my two windows are bringing in drafts and keeping my bedroom specifically, much colder. I’ve tried to call, no answers, i’ve sent multiple emails, and gotten spread out replies or none at all. I have received one refund for part of my energy bill in the 7 months i’ve lived here and am currently dealing with a new management company buying the current one so even that is in question on a credit. The main contact has been Tiffany who had reached out recently on a Thursday after multiple emails she has ignored to say that “I deserve a phone call”. I replied for us to have a meeting the next day and the next email I have received from her, was a company wide email about new smoking regulations on Sunday. I was completely ignored again. I even had a list of questions I received from the new office admin, she also has not replied. New management or old, the treatment is the same. I would love to move out. This has been a headache from the first week and Tiffany specifically, and whoever had it before and currently, could care less. I’ve been more than patient at this point but after more than half of your lease being up, you have to give up on them. Anything said at this point is just trying to save face to new residents. Go find a company that will respect the fact that you call the place that is just their job, you home. But this isn’t it. 1.23.22

Maddie Ricketts: Aside from the beautiful brick walls, the highest of ceilings, the giant closets and the granite countertops - our leasing agent, Lauren, made the decision to move to the Opera House Lofts- the easiest decision. She was by far the best agent we had encountered (and we saw a dozen different places before here). She was knowledgable, friendly, and real with us - unlike the usual robotic and faceless leasing agents. It really made us feel welcomed and appreciated, that's why this place deserves 5 stars.
Jacob Wildman: In short, W 7th is underrated, and a quietly cool place to live. It's not perfect, but I sincerely loved my time there, and miss it. I lived on the 6th floor for two years, including during the pandemic, and interacted with neighbors, maintenance, and the office staff often.Staff: During my first year at W 7th, the staff across the highway at Richards & Conover building was friendly, though not very knowledgeable. From my understanding, the staff was new, as it was recently under new ownership. This was reinforced by them getting more responsive and knowledgeable by the time my wife and I left. Tiffany in the office was always fair and quick to respond, and the rest of the staff was helpful, too. I have no reason to assume that'll change unless new management ever happens. Do note that you have to pick up larger-than-mailbox packages at the leasing office, and they aren't open 24/7. If you have meds or food or something that get shipped, plan accordingly.Maintenance was great most the time; so-so occasionally. I only had to do a handful of maintenance requests during my time there. I remember only one lingering for beyond a couple days - something about the request being put in after hours and slipping through the cracks. A neighbor had a more harrowing story about a leaky roof that went unfixed for a while, but I can only speak for myself. B+Amenities/Building: These were pretty barebones, but I'm not the 'amenities' type anyways. Game rooms and dog parks are great on paper, but I just don't end up using them. I'd much rather see money go into making the units nice. At W 7th, you have access to a pool at the leasing office (across the highway unfortunately, but it's a nice pool at least), the gym on the bottom floor (pretty nice - newer machines, most of what you could need, besides much in terms of bar weights, and typically pretty empty), and on-site parking. The parking was nice, and at or below average for price around town. I remember hearing someone's car got hit in the great catalytic converter pillaging of 2021, but that's the only drama I witnessed, and that was on the surface lot. In the garage, I never had a single problem, and it was nice to have a heated garage in the winter.DO NOTE: The elevator sucks. As in, it probably broke, on average, a couple days out each month. If you're on a high floor, or worse, have accessibility issues, THIS IS NOT THE PLACE FOR YOU. If that doesn't bother you, then awesome.Unit: My corner unit was beautiful. The bright, open spaces were wonderful, and the windows let in lots of light. They were relatively well-sealed. Considering the age of the building, having a few $$ electric bills in the winter isn't very surprising. I ranged from paying 90 - 240, and about 160 on average. The floors are incredibly dense (concrete core building), so you won't hear much from below or above, but can't say the same for the walls. I've been in worse apartments, but it won't win any awards for hiding the sounds of your neighbor's parties. Some units had very new appliances - mine didn't, but never had any issues with them. Early on, a windy rainstorm exposed an apparent crack in the side of the building, which let in some water in the bedroom. They seemed to have fixed everything quickly though, as it never happened again, and they sent out a carpet cleaner the next day. That was nice.Overall, I liked West 7th a lot. The location is great (not far from farmer's market, not far from concerts and bars), and the price is pretty solid. It's not a flawless experience, most of which can be blamed on the building. The elevator and roof just aren't great, and I understand those are very expensive issues to fix for good. There are nearby options, like Old Townley, Flashcube, or Roaster's Block depending on your preferences and budget that are worth looking into. But for being an unassuming building, in a good location, with the right price, I don't regret a thing.

One of our favorite parts of living there was the beautiful views of downtown and the close proximity of the River Market.Tiffany and the office staff are amazing! They are always friendly and helpful. The maintenance guys are fast and go above and beyond for our community.I highly recommend this property. They are quick to fix any issues, keep the hallways and elevators clean and will address issues promptly.

Kelly DuBois: Most of the reviews on this page are from a year or more ago. I moved into the Richard & Conover building in February of 2019, while under the previous management. I cannot attest to the experiences under the previous management. However, the new management (Tiffany & Nikki) have always been outstanding during my entire time there. I had to move out early because of a divorce and financial issues, and the management went the extra mile to come up with a reasonable and agreed upon solution under my buyout contract. I had a leak in my sink that I discovered shortly after I moved in. And it was promptly fixed the very next day. The new management here takes great pride in their community, and upholds there policies when they are not met (pets not on leashes, people not parking where they should etc).And lastly, regarding any comments about being able to hear your neighbors. I am 45 years old, and have lived in several apartments in my lifetime. Let me say IT'S AN APARTMENT..... No matter what kind of apartment you live in, you will be able to hear your neighbors. So if you are looking for a "fortress of solitude" get a house in the country.I would highly recommend this community. It has very easy access to anything downtown. And the management is outstanding! Thank you Tiffany & Nikki for all you have done for me!
Aungelina Taglia: I would never recommend renting from this property. At West Seventh the elevator went out almost weekly. They rarely answer the office phone - it is frequently out of service or unavailable. And when you go to the office, they are often not there. The property management company is about to be sold for the second time since I moved in in March. I moved out only after 6 months because I was forced to bring a city investigation out on them when they refused to fix my windows (fire hazard). I found out through this process they have hundreds of windows across their properties they refuse to fix. I have had some bad renting experiences, but this was by far the worst.

Nicholas Kotschwar: I've lived in a loft before and had so many issues with things not being done as promised.I recently moved into the Opera House Lofts and this place is gorgeous!A few things needed to be addressed once we moved in and the ladies at their leasing office were on top of it.You could tell the sense of urgency and within a few days the issues were fixed top notch.I also found out that they were under new management than the previous company that owned the buildings and you can tell a huge difference.I would recommended anyone looking for a loft to check KC Loft Space out, hands down the best service from the front staff I've ever heard of.Everyone is so friendly and nice, the hallways are always kept clean and it is so nice that there is a secured entrance as well as a GYM!Go check them out!
Joe Zone: I lived in 7th Street lofts for almost 2 years. Mangement was great, only positive experiences. They knew me by name and were always friendly. No hidden fees or nonsense. I only moved out to get some roommates in order to save money. I have and will continue to recommend these guys.
Nikki Minton: Gorgeous apartments! I visited a friend recently and was able to stay in the guest suite (how convenient) and loved the feel of the community. I was greeted very kindly by Hannah at the front office. I loved all of the restaurants and coffee shops right around the corner too!

Maura Graham: Your packages will be stolen constantly, management has no system to put up any sort of safeguard against this and couldn’t care less to fix the problem on any level.
Emma Boxx: I’ve lived in the Board of Trade Lofts for two years. I started in a 2 bedroom unit with a roommate and then moved into a one bedroom with my significant other. Overall, I’ve enjoyed living here, but there are positives and negatives.Pros:-The lofts are really nice and super clean upon move in. I’ve loved my spaces at BOT. My upper floor unit has super high ceilings which makes a one bedroom feel much bigger. Updated appliances are a plus.-Maintenance is quick and the guys are super nice.-Noma was the best leasing agent when I initially moved in and resigned to a different unit. Super accommodating when I needed to extend my first lease in between moving in the building.-It’s been awesome having an aquatic/gym facility available. The Kirk Family YMCA is right across the street and very nice if you want another option.-The location is phenomenal, we take great advantage of the streetcar and love having neighborhood staples like John’s Big Deck within walking distance.-The apartments are pretty affordable for downtown KC. I looked all over when I first moved and you can’t beat KC Loft Central and their quality.Cons:-This is a big building with lots of residents living in it. For the most part, the building is pretty quiet but who you live around really will make or break things. My first unit had noise issues with my neighbor, but it wasn’t as bad as what I’m dealing with now. I have a person next door who blasts music and talks/yells super loud past 1 am on weeknights. I hear almost everything from their unit. Even phone alarms in the morning and the person on the other end of their phone calls. I’m usually understanding when it comes to noise, but this is getting very old and has affected my schedule and peace. Expect to hear people’s kids screaming some mornings.-Laundry room facilities are usually trashed by other residents. Other residents will leave their laundry sitting all day. My floor has only had one working washing machine for almost a year. It’s fixed and then goes down again.-Constant package stealing. They need lockers or something, it’s getting ridiculous. Four packages delivered and not to be found in the past month (and yes, tracking shows pictures in the building).-Hot tub is frequently closed.-Trash valet is a required $20 a month and they often neglect our trash even double bagged.-The hallways and elevators always smell like cigarettes. People let their dogs pee everywhere.
Madeline Shriver: I live in Trolley Lofts and the management couldn't care less about what's happening here. Packages are constantly being stolen, the elevators are always breaking, and the water is shut off without warning quite often. When complaining about said issues to management, they always have an excuse and they literally don't care enough to try and help residents at all. The apartments are in a great location, but it doesn't make up for the drafty windows and the thin walls/floors. Using the laundry room or any amenities is hit and miss also as the dryers and washers hardly work and the gym/clubhouse are just underwhelming.

They take no responsibility for all the horrible situations that continue to happen in their apartments.Leaking within units, not preparing and insulating pipes for the colder weather. Amenities almost always needing repair or not working any longer.Not doing anything when I complained about men sifting through my laundry.Water is regularly turned off or the air conditioner doesn't work.Oh, and they use the "historical building status" as a reason to not better insulate their windows, but they absolutely can.It's always an excuse and then they raise rent, claiming it's the market rate, when nothing else seems to be fixed or managed well.Maintenance guys are amazing though. I will say that. Phil especially needs a raise, because he goes above and beyond to make up for the lack of help from property management. Also, Juan is fantastic too. He always came when we needed him.......Shea, one of the the leasing agents, was so incredibly helpful throughout this process. She answered all of my questions quickly and precisely.Finding a new place after traveling for theatre programs seemed daunting, especially when other companies either never responded despite having availability listed on their website or would not allow me to tour the space I'd be moving into, just a "demo" space.It was very nice to see Shea and the rest of the leasing staff be so professional with the process. And super easy to get to I-70high way. When we visited the area front desk was awesome ! So kind and helped with questions we had . Always on time to our emails. Never saw the loft before moving in . They provided me with a tour in YouTube that was amazing . However when we saw it in person , FELL IN LOVE EVEN MORE . Been living there for a couple days now .•laundry On every floor.•Can’t hear neighbors at all.•Street parking does suck :/ but you can pay for a parking garage.So far very satisfied with our stay here !LOVVING IG SO FARR

Seth Pollock: The walls, ceilings, etc are extremely thin… another notes is the parking garage is so tight that if you don’t own a car it’s gonna be a pain. Another thing is they remodeled the parking garage, so for the whole month I have to park on the 3rd floor roof of the garage, walk down the whole thing and around the corner to enter my building because they’re doing construction by the top entrance door from the garage to the building… have them work hours when people are at work and leave walk space for your residents to enter into their building. Would live somewhere else.
Jared Miller: I lived here at 308 West 8th Street for 8 years and loved every minute of it! Great property, only a few blocks from the KC Streetcar, and walking distance to all the great amenities downtown KC has to offer!

M: Dog feces can always be found in the stairwells of this building. Management is no help. Further the parking lot is a rip off and overall pain. Often you will find the gate not working or being asked to park on the street because maintenance is occurring on the building next to the lot.

Bryan LeBaige: It's basically a terrible place to live. Two years here and I cannot wait to never set foot in this dump again.There's a frat house on the first floor. Literally. Don't expect to sleep on any given Friday or Saturday night. I'm talking 3-4am, every time. Don't hold your breath hoping the building "quiet hours" will be enforced. They won't.And don't worry, you'll be able to hear them. The walls have essentially no noise insulation at all. I can hear my neighbors talking on the phone, walking, sneezing... The only solution is to run your AC fan 24/7.You will find dog feces and urine in the building on a regular basis. One resident has two giant hyper aggressive dogs that piss on the entrance to the building every day, twice a day. I hope your enjoy the smell of dog urine because you'll get it in abundance here.Maintenance is predictably terrible and slow. The front office staff changes on a regular basis which tells me working for this company sucks as much as renting from them does. There's an at best 50/50 chance any package you have delivered will not just be left in the hallway for anyone to steal, because the staff is constantly gone.The building itself is old and filthy. The cleaning lady basically cleans the lobby windows and then leaves. Nothing else is ever cleaned, ever. I once found a smashed glass jar of salsa on the floor in a stairwell. It remained there for at least 24 hours.The building is not secure FYI. Technically it is, but several of the doors don't really latch and close so people just wander in from the streets. Which is awesome given the volume of homeless in the area. Dunt worry though, KCPD is here a good 2-3 times a week.And on top of all this, you now get to deal with active construction in the building next door, which starts at 6am with no end in sight. Which has also basically shut down every avenue for on street parking in the area.In short, move here if you hate yourself. Otherwise move along.
Jason Cowan: I'm not one for reviewing anything, nor playing into others finicky, whiny reviews, but it didn't take me long to figure out that this place, though visually very nice, is awful. Long, drawn out application process and communication is non-existent. Approved. YAY! Oh no! Something life changing happens, forcing us to rethink our living situation. $700 deposit back please (three [weekend] days after we were approved)? NO WAY! IT'S OURS!! I guess that's $700 that we won't have for a newborn baby. Bummer!

The walls are paper thin (we could hear the conversations of our neighbors at all hours of the day and night), the finishes are not great, and there are no amenities (the gym is minimal and the equipment is always broken). The office manager at the property was great when we first moved in, however the most recent manager is never in the office, she does not return calls in a timely manner, and she is neither friendly nor helpful. For the price, there are better properties available in the crossroads and downtown Kansas City.

Luke Console: Lived in Stuart Hall for 6 months now and I can say that it's just alright.No balcony, no rooftop, no pool, half ass gym, thin walls, loud neighbors. I do really enjoy the layout of my unit, but other than that it's nothing special. Rent is over 1k (I've add the parking that I'm paying for into that).If I could do it over again, I'd go to Piper Lofts. Same Area, and a bit more in cost, but they have better amenities and a cleaner look to them.

If you are looking for an apartment in the city I advise you to look elsewhere.Cons about Stuart Hall:Piss poor maintenance staff- maintenance issues take a month to get resolved and then they blame you for the issue when it is clearly faulty.The girls at the front desk are not any better than chatting to dogs with half a brain.The walls are paper thin and you can hear your neighbors even when they are having a quiet conversation. (So if you do not want privacy this might be the perfect place for you!)Everything in your apartment that you do not bring in will fall apart.Parking sucks!! Expect to not find parking or pay $60/ month for an uncovered spot.There are only about three working machines in the gym and they advertise a hot tub but it has never worked. Also with the tanning beds, you can tan as long as you do not work Mon-Fri 9am-4pm.Pros:People who live here are nice and the place is dog friendly with good views and high ceilings.If it was managed by a different company it would be awesome but since they are managed by who they are the place will forever be horrible and give me nightmares about living in an apartment/ loft situation again.

KALYN DECKARD: I wish I could give this complex Zero stars. When I first moved into my apartment there was flooding within the first week. Despite this, I decided to carry out my lease and even resigned for a second year. Fast forward to today- I cannot move out of this complex soon enough! I have lived here for almost 2 years as a responsible resident who has always paid rent on time. This complex lacks security and is short staffed. They are unwilling to work with me on safety concerns they are in violation of. The vandalism of cars, homelessness in the area and lack of security footage are my main concerns with this complex. My car was stolen twice from street parking right outside the complex and they are not able to provide me any video footage of the occurrence. I moved my car to their gated lot for "secure" parking which is a joke because the security is lack there of. The gate is a 3 ft fence that you do not even a fob to enter the lot. My car was vandalized after putting it within this lot if that tells you how secure it is. They advertise that they have Homeland Security on stand by however they are only on the clock 9pm-5am. A homeless person was camped out on my floor and i tried to call around 7pm to get security out there to take care of the issue but they told me they wouldn't help me until 9 pm, they told me to call the police and that they would call me at 9pm to check in. I never received a phone call.The top management (Jaymee) is unresponsive and unwilling to work with you on adjusting fees.The walls of the complex are also very thin, so you can hear your neighbors conversations, walking around, music, etc. I would think twice before choosing Emery lofts or any loft under Artisan KC.
Meghan Beaver: Worst living experience I’ve ever had. The best decision I made was only signing an 8 month lease. Throughout my time living here I had several maintenance requests that were never addressed (including a leaking roof for 6+ months that caused damage to my property), had to walk up/down 6 flights of stairs at least twice a month when the elevators stopped working, had my car broken into in the “secured” parking, was accused of having an unauthorized pet even though it is explicitly listed on my lease that I have a pet, had to call the police to report a homeless man living in the hallway (after I reported it to the apartment twice and received no response), had my locks changed and my belongings rummaged through by the staff in the building within my lease (even though I was up to date on rent and compliant within all rules of my lease). I was then threatened by the staff that I would be sent to collections if I refused to pay them additional rent for an apartment that I did not have access to. I spent months filing complaints with the better business bureau and Missouri attorney general to finally receive my security deposit back. Living here was one of the worst experiences of my life.
Todd MacLean: I love these apartments. Many seem to be newly renovated with new appliances. This location is fabulous … walking distance from the TMobile Center. What a fun place to live. There is a great community room and fitness center. The staff are helpful, kind, and love dogs.
P D: Filthy dirty entrance, homeless people at every door, dead trees and plants, etc. called the KC Health Dept three times about the dumpsters, old furniture and dozens of opened garbage bags rodents every day. Its gross negligence over the past year by the owner.

They are constantly scamming you of your money - they got rid of our apartment reward system without notification and lost over $100. Packages never locked in the package room and parking gate consistently broken. You will also enjoy the homeless that live in this building and never get taken care of. I wish I would’ve read the reviews before moving in - please avoid these buildings at all cost.

Think of every terrible thing that could happen in an apartment leasing situation and multiple it by 100.... that is how your experience will be for the duration of your lease living here.Cheap. Paper thin walls, low-grade fixtures, no amenities, heating/cooling does not work properly, no street parking, luxer package system doesn’t work, no washer/dryers included in any unit, over-priced units, and, just to re-emphasize, the management is awful.Do not live here or at any other property in KC that is run by Lincoln Property Company including Stuart Hall Lofts, Library Lofts & 2109 Broadway Lofts.
Echo Jones: I scheduled a tour got there at 5:07 and it ended at 5:13 - lady who showed me the apartment barely said a word and made me feel like the tour was a giant inconvenience to her. If you’re looking at the apartments don’t bother scheduling one it won’t be worth your time. I don’t know if It was a bad day for the leasing agent, but after that I’m not even interested in looking at their other lofts.
Adrienne Gessler: These older reviews are from a different management company. Sadly, this building has been on a rapid decline since the change. I lived here for years and this used to be an amazing place to live. Now, the location is great, but that’s all you get.Management is absentee - they are never at the building, almost never answer calls or emails and when they do they are not interested in customer service. The cleaning crew seems to have been largely limited or removed. For example, a spilled Caesar salad has been rotting in one stairwell here for 4 weeks as I type this. The building is supposed to be non-smoking, but frequently reeks of smoke.The noise issue is out of control and pretty much constant. It’s never been quiet here because the walls are thin, but now residents are free to do whatever they want, so you may find yourself (from my personal experience) attempting to hold a conference call or nap with a migraine while one neighbor blasts weird flute rock music at full stereo volume all day or another performs what sounds like a clumsy daily 3 hour CrossFit routine involving a 400 lb live bear. Management will not address these issues. In my case, I had proof things were off the rails, including video and had used a phone app to prove the music was 90+ decibels and the response was a weird gaslighting of "a little apartment noise is to be expected" and some commentary about how people run dishwashers and washing machines during the day. Which was ... not relevant to the situation at all. Basically, if you have a problem you are on your own.The other big issue is deliveries. The recently installed package management system is terrible. I’ve had 7 packages stolen this year (before this system only 1 was stolen over many years) and the response was basically “s*cks to be you.” Even when your stuff isn’t being stolen, it can be an ordeal/nearly impossible to get a code to pick up your delivery.The only positive thing I can say about living here now is that maintenance has still been responsive. There are lots of options in this price range and, personally, the current living environment is laughable in comparison to the rent prices being charged.Edit: In response to the implication no complaints were filed, that's untrue. In case I wasn't clear enough above, the company line is "anything goes during the day." After a while I did stop reporting the issues because it was pointless. Anyway, people should be aware of this before they rent, it's a significant quality of life issue.
Tyler Navas: Overall, it is great. What the other reviewers say is true: exposed brick, high ceilings, location, ample street parking, price, etc. The big knock is sound insulation. I don't mean from the outside noise -- I actually quite like the outside ambient city noise! I mean the incredibly thin walls. I'm talking paper thin. You can hear your neighbor verbatim, talking at a normal volume, from across the unit. Of course, it's incredibly annoying, but it's also a privacy concern. You should be able to have personal conversations at home and know you have that privacy.I've asked maintenance about this a couple times already and they basically just said, "Tough, there's nothing we can do about it." That honestly just sounds like "We don't want to spend the money on making a decent wall."Fix that, and you have an absolute gem of a place. Until then, the lack of privacy is pretty much a breaking factor.
Nate Stafford: I lived at EBT for 4 years, and it was in the heart of my favorite neighborhood in Kansas City. The location is excellent. The leasing agent, Lauren, was the best! She cares about the residents, is incredibly responsive, and was always welcoming and fast to act when issues arose. The maintenance team was prompt, and always completed work well. Some of my favorite neighborhood hangouts were no more than 2 - 10 min walk away. My wife and I are going to miss Lauren and this neighborhood!

Such a great location but and even better atmosphere.

Office staff is very friendly and was very accommodating when there was a mix-up with the storage unit and the prior tenant hadn't moved stuff out. I had an issue with my AC unit on a Sunday, I called the office and they had some out in about 20 minutes to look at it, they weren't able to get it fixed that night, but thankfully it was a cool night and I opened the big windows. Service man was at my door the next morning, and got it fixed. The building is SOOO quiet I have yet to hear a peep from my neighbors. The attached garage parking is very convenient. The rooftop space is really nice spot, but could use some additional seating that isn't sun loungers. The gym is really large with newer equipment, and it never seems to be busy. Overall I'm very happy with my decision to move to Congress Lofts!

alec ma: Before moving in to these lofts, I was skeptical. Despite seeing the negative reviews and comments, I decided that the location was too good to pass up and lived here for the past year. It was the best decision I could have made! The management is friendly, communicative, and overall show genuine interest in making it the best enjoyable community for ALL.With minor blemishes in the year like the elevators breaking down, or fire alarms going off, the care and respect I received from Nick and his team overshadows those memories by a mile... and then some.PBL is one of the best economical and central lofts you will find in downtown. It's EASY accessibility to public transportation, the street car, and close proximity (2 blocks away) to Power and Light will be something I extremely miss next year. I couldn't have asked for a better place to have lived in for my first year in KC.
Dre Minor: After looking at the reviews, I had to leave a review. I've lived here in pbl for about six months now. I haven't experienced any of the issues that have been said. I've never seen not one homeless person what so ever "roaming" the hallways or anywhere. It's a locked building the maintenance guys are awesome! Any repairs are taken care of extremely quickly. The management has changed over once since I have lived here which is a bummer because the prior manager knew me by first name and that I was great to feel that I was a resident and not just a rent payment. Now this is in the downtown area of the city and yes there is some homeless downtown but not in or around the building. I love the area. I no longer can drive so being so close to public transportation is the best. Within walking distance to power and light district, the free light rail to river market and close to most major banks how can one complain? Decent price for a good size downtown loft with many amenities
Kelley Accurso: I tried not to leave a bitter review but this place was an actual nightmare. The management was never consistent and did the least to provide a clean, respectable place to call home. Because it’s somewhat inexpensive and in the city, the amount of “riff raff” from the neighbors was out of control. Parties and drugs, always vomit in the halls, loud guests, disrespectful neighbors who would throw trash right on the floor, leave their pet waste at the back door... from what I understand there’s a new manager there doing a better job now. It’s in a cool spot downtown near everything but there’s better places to live in the area in the price range. There are several bus stops on this corner which attracts a lot of homeless people (it’s downtown, so yes there’s homeless everywhere) but we had a big issue with homeless people coming in the building and sleeping in the stairwells, gym and halls. I had a better experience with Old Town Lofts in general.
Penguin Team: This place has gone progressively downhill for about a year now. Which is sad, because it used to be a great place to live. Recently, there was dog poop in the stairwells (even though it's supposedly a dog free building) & dog urine can often be seen on the floor & in the elevators, there's blood on the floor in the lobby that management was notified about days ago, trash in the gym is overflowing, & the entire building is filthy & smells. The elevators are constantly breaking down & they just mopped the individual floors for the 1st time since before the beginning of the year (it's almost April) Also, little pieces of the facade have been falling off the building & into the parking lot for the past couple months. An elderly resident recently said to me after commenting on the condition of the building, "I know I'm older & on a fixed income but that doesn't mean I don't deserve to live somewhere clean."Complaining to management is useless, as they just say "we're making changes" & "we're in the process of hiring new people". This has been the excuse for months, yet things continue to get worse. I cannot wait to leave!! Move here at your own risk!
ShooserD2xx Fry: I currently live here and can’t get out fast enough. Management has abandoned the building, we’ve had so much staff turn over, and they previously weren’t meeting expectations. This building is a 16 story frat house with constant parties, the whole building smells like marijuana and the elevators are constantly down. Randoms have copies of keys and use them to go on the roof and throw parties. Homeless people roam the halls and stairwells. Currently we don’t have anyone to keep up with cleaning so everything is just dirty. The gym is a joke, the equipment is broken and dirty. I’m embarrassed to live here. If you have any standard of living and want to have pride in your home, stay out of Professional Building Lofts. Nothing here is professional.

Laura Brown: Simply put… DO NOT rent here. UNLESS you’re ok with management that doesn’t really care about improving this place. I want to give this place more than a one star, but they’ve made that difficult to do. Yes, the apartments are spacious and many of them have great views but that’s about all I can say that’s positive. Especially with it being summer now, expect your AC to go out occasionally and to pay a nice AC bill with your apartment still feeling like it’s 80 degrees. Packages stolen, water leeks, smelly dishwasher, humid fitness center, cars broken into…. I could go on.If you do rent here. Good luck.
Madeline Shriver: I live in Trolley Lofts and the management couldn't care less about what's happening here. Packages are constantly being stolen, the elevators are always breaking, and the water is shut off without warning quite often. When complaining about said issues to management, they always have an excuse and they literally don't care enough to try and help residents at all. The apartments are in a great location, but it doesn't make up for the drafty windows and the thin walls/floors. Using the laundry room or any amenities is hit and miss also as the dryers and washers hardly work and the gym/clubhouse are just underwhelming.
Sailor Dahl: I’ve lived here for four years now it’s finally time for me to leave my review. This building and the management company that runs it are comical at best and infuriating at its worst. Just this last year we consistently went without hot water for months and it’s such a regular issue that we’ve become used to it at this point. The building is in near complete disrepair, windows and ceilings that are incredibly drafty, regular mold problems, and facilities that are completely neglected. The elevators are unsafe and regularly out of commission same can be said for the laundry facilities. I’ve been gaslit by management on every single one of these issues each time I’ve tried getting something fixed. I’ve heard everything from “we’re doing what we can” aka nothing at all, to “we had no clue this was an issue” after I’ve reported something several times. Maintenance workers have told me they can’t fix some things because they don’t have the tools or materials, which is insane considering the rent we pay. They should have everything they need to keep this building running. Of all things to break the camels back, the building security has completely broken down resulting in stollen packages left and right. This week a very important package of mine was stolen and the management admitted to me that they couldn’t do anything about it because the cameras weren’t even properly pointed at the mail area. They then told me I should just have my packages shipped to the board and trade building. They’d rather me walk across town every time I need to get a package instead of addressing the issues the whole building is facing. When we first moved into the building it was a lovely place to live since at the time there was a property manager located on site and she did a great job of supporting the buildings needs. Since then, they’ve closed her office and management completely neglects this building in favor of their other properties. If you were thinking about living here I wouldn’t recommend it. Every month this building gets worse, and the rent goes up every year.
Alex Webber: The location is great, the apartments look beautiful, but it’s all a facade. If you live here I hope you don’t enjoy privacy because your neighbors will hear everything through the walls and floors. EVERYTHING. Your water will be shut off at random, sometimes for over 24 hours without any reimbursement. The AC won’t turn on for 10 days after it’s 80 degrees outside each spring. Kcloftcentral doesn’t listen to its residents and despite all this they will raise the rent every single year.
TheMa11ory: Do not move into this building if you like running water or working elevators. There were so many issues and always an excuse about how it was “out of their control”. It was hard to transport an infant up and down 6 flights upstairs or bath said infant. And they have the audacity to raise rent. Don’t do it. Don’t live here.
Leigh R: Think twice about renting at Trolley Park unless you really enjoy leaks into your apartment more than once a year.I lived in unit 101, and had three serious leaks into our apartment in 2022. The most recent one being the absolute worst of the three.On Christmas Eve, a pipe burst in several places and caused a ton of water to rain into the ceiling. My partner and I were woken up at 7:35am to the fire marshal banging on our door, asking us to vacate the premises. We had to shut off our fuses and grab what we could. It was absolutely devastating and nothing could have prepared us for this.Property management did not want to meet us even halfway on the situation, nor did they act as if they had anything they could do to help us.We even got mixed messages from management and the leasing consultant. Management said there wasn't a until available for us to shift into, while the leasing consultant told us otherwise.We weren't even pro-rated the rent for the time period we were asked to vacate by the fire department and when the water restoration company Zipco needed to place large fans in and outside of our unit. Additionally, they placed a rather large dehumidifier inside of our unit with hoses draining dirty water down our dish washing sink.We were told on several occasions that the unit was "livable" and to choose to reside someplace else while this was happening was, "our own choice". But that it didn't change the fact the unit was habitable.It was not. It smelled awful from the water damage, many of our belongings were completely ruined, and it took MULTIPLE WEEKS for Zipco to dry the apartment. In no way was it safe or comfortable for any person to live there.So, be warned. If you tour 101, you may be entering an apartment that will definitely leak again and didn't have any outlets removed. The outlets by the hallway touching wall had water pouring into them. There is a fire risk.Also. Property management will not support or help you when these things happen. They just want to protect their assets and don't care about the tenant.
Turner Marsolek: Used to be a nice place to live but management has started to neglect it. Horrible insulation, drafty windows, elevator rarely works, have had none or inconsistent running water for 7 days out of the last month, and car break ins about once a month.
Angels Won: You can hear everything above and below you and some of these tenants have no self awareness. Talk loud, okay loud music, weed smell over entire floor hallways. There are no beautiful views like one women claimed in her review, Lori Marie. On all 4 sides are building or parking structures. Constantly fixing things like faucets, plumbing etc. Laundry room is a joke, takes 3 hours to do. For the amount you’re paying you’re better off somewhere else. Somewhere less liberal of a community. More classy.
Avery Esquivel: The AC and heating never works; it’s always dangerously hot or cold. The water was turned off three times in one month and the gym is shut down indefinitely. Construction noises constantly. The “free” washer and dryers have ruined my clothes multiple times (flooding with dirty water, not drying them and making them stink so bad that I couldn’t even re-wash them). One time I was locked out of my apartment because the electronic key system wasn’t working AND the elevators were turned off and they told me I should that there was nothing they could do. Thin walls and the windows that everyone loves are so drafty that they let snow in so we had to seal them.
Tristan S: Windows have bad drafts, can see daylight through the seals, snow was blowing into my apartment through them while closed last winter. Low water pressure. My ceiling leaks about once every other month, tried contacting property management but they rarely respond to my emails. And they raised rent this year. Nice view and good gym though.
Lori Marie: Some updated elements, Gorgeous views, huge windows and exposed brick. Easy parking, easy access to everything, beautiful quiet district. Easy move in experience.
Matthew Sables: Great place to live first year in KC. Down town area is awesome and the location couldn’t be better-close enough to the highway for work & right in the hustle and bustle of downtown. Meredith in the office is amazing. Always easy to communicate with and always went above and beyond whenever she could. Thanks again Meredith!
Charlemagne: We have lived here 7+ years and have no complaints. Yeah there are things that happen here like ac, water and the occasional tenant stuff; however we have also heard of worse at the other lofts and apartments. Welcome to the real world of renting. Management here is great, they have done a lot to make it nice here. The staff is great too. Overall, rent isn't cheap esp. if you want shiny and new. If your seeking utopia I suggest moving in with the parents.

Erika Carey: I was tenant here for 1 year, and would absolutely never rent or do business with this company again. I was always on time with my rent and gave notice in compliance with the lease terms. When I went to retrieve the final items that were left in my apartment, since I still had possession of the unit, $700 worth of property was stolen out of my unit from someone with a key. The door was locked when I arrived, and my other items that were of no value to them were still there.When I contacted management about my stolen items, I was told to file a police report because, "they didn't do it, and they don't want to be responsible for this." The assistant manager, Katie White, as well as the general manager, Shelly Higerd, said that they had asked their employees and they couldn't accuse any of them for this. They also stated that they have no system in place to investigate theft.There are security cameras at the entrance and exit of the buildings. When I asked Katie White if they had viewed the tapes, her response to me was, "that would literally take a week, I'm not doing that." She also suggested that my own family and friends stole the property, as they were the ones helping me move.The management team at KC Loft Central has no respect for their tenants, which was demonstrated throughout my entire time living at Soho West. For someone considering renting or buying from one of KC Loft Central's properties in downtown Kansas City, I would strongly advise against it.
Laura Newell: Had a horrible experience with this place. Never fixed our broken window over a two year span. Had AC break down for months multiple times and had quick fixes. Management is unorganized and not on the same page. They lost our move in check list and charged us for things that were problems when we moved in. Very unhappy with this company would not recommend.
