Not to mention, the pool area is awesome! Real resort style! And the lights at night are even better. Temperature controlled garages are great for winter and summer months. You would not have 1 regret living here!

The staff members (Abby, Landon, and Sabrina) are some of the most affable and nicest people you’ll ever meet. They’re also highly responsive and very easy to work with. The apartments and amenities are quite new and modern so I definitely enjoyed living there. Great community and neighborhood as well. You may have to drive to get to the nearest supermarket, restaurant, etc.. but you’re still in close proximity to the plaza, westport, etc.

If I ask any questions, they kindly answer and try to deal with them.For a year, only pleasant things happened surprisingly and I think this apartment has good energy.I highly recommend it and there are many other places here to support my happy life, such as swimming pools and a dog park.It was the perfect first home for me and my husband!

In walking distance of both Westport & the plaza with all the amenities from a dog spa, bike station, great gym (yoga & cycling room), media room, conference room ,refrigerated storage & parcel lockers. We really have it good & I don’t think there’s more to ask for. The staff are all very friendly & helpful. It all just makes for a great living environment. I highly recommend it if you’ve narrowing down a list.
Cameron Hampton: I toured this place the other day and it was incredible! It honestly felt more like an upscale hotel resort than an apartment complex. The whole complex was really clean and everything is brand new. The gym looks amazing with high-end exercise equipment. The staff was very friendly, knowledgeable and accommodating. The floor plans are well designed and the prices are reasonable. It's in an awesome location on the Plaza which is a huge bonus for me. I'm definitely considering 44 Washington for my next apartment. Thanks for the tour, guys!
Lauren Abbott: Between the phenomenal amenities, warm & helpful staff, prime location, and extreme cleanliness, I can truly say I couldn’t imagine a better apartment experience. After touring a dozen places in KC, this one stood out for good reason. Landon, Abby, and Sabrina go above & beyond for every resident and personally make sure each experience is better than expected. I’ve lived in luxury apartments for 6 years now, and this is by far my favorite! From the constant cleaning by professionals in the common spaces, to the top notch security/key fob entry- I feel safe, which is a top priority for a young professional like myself. There’s nothing not to love about 44 Washington; which is why I feel very lucky to be able to live in such a wonderful community, and would recommend signing here to anyone interested!
Mark Kaufman: This apartment is amazing! We moved in around June, with COVID going on we didn’t get to see the apartment before moving in but Landon and Abby, the leasing agents, made the process so easy and worked with us to make sure we were prepared to move in! The pool and gym are a great plus to the property and everything feels so new and clean! Plaza living is the way to go!
Rachel Fletcher: My boyfriend and I moved into this apartment complex in June! It has been nothing but great! The gym is amazing, there is a variety of workout equipment and it’s never too crowded. The pool is so nice to look out at, whenever we have guests over the always talk about how it makes them feel like they are at a resort. The other nice thing is the apartment is so close to the plaza. I have lived downtown and the plaza and I 100% like plaza area better! There is so much storage in the kitchen, I really like the double sink in the bathroom, and the white walls make it feel crisp and clean! I highly recommend these apartments.

Abby has been extremely helpful and accommodating with the apartment tour and answering all of our questions during our apartments search. We really like the modern designs, complex amenities, friendly management team, security of the building, and overall great location.The management team is very friendly, responsive and pleasure to work with should we have any questions or maintenance requests.We would definitely recommend 44Washington to anyone who's looking to move to KC or looking for a new place to live.

Love KC: The apartments themselves look nice and the appliances are nice. Maintenance is quick to respond. Everyone in the office is friendly, attentive, and thoughtful. The staff is the best part. However, there are some major issues with this place.I used to love living here for the first couple of months. However that has changed.First, it is unacceptable for the movie theater to be without a TV/projector for over a year. Not to mention the downstairs common room has been without one as well. We all know it was flooded previously (does that tell you something about the build quality?), but blaming the issue on COVID is just an excuse at this point. TV/projectors are in plentiful supply. The "game room" is broken as well, the common area downstairs has no refrigerator. The build quality is also not that great, as they have single pane windows which makes the utilities more expensive and environmentally unfriendly. You will roast in the summer and freeze in the winter. Except in the winter the condensation is so bad you don't get the view you pay for because the windows are covered in ice/frost. The window also block no noise. You'll hear every scream, honk, car burnout, blazing music that passes by. Granted when you move downtown you expect some noise, but the poor quality of the windows exacerbates the issue. Honest to goodness, double pane windows have been around since the 1930s. How is that acceptable? Finally, given they are now charging nearly the same rent price as One Light....... why would you pay to live here, when you could get a well maintained building with functioning amenities like One/Two light or any other place downtown? When you take a tour, keep in mind that almost NOTHING will be "fixed shortly". You'll be paying for things that aren't present. They are charging the price as if you are making no compromises, but I assure you, you are making plenty of sacrifices.In my honest opinion, pay only a little more for a TRUE more luxury experience at One Light, etc. Avoid this till they are more realistic with the pricing of their apartments and amenities (they lack). They have had nothing but excuses for these shortcomings. But if you want to save $100 on rent to have 1/3 the amenities (if they are functioning), be my guest.I send my love to everyone in the office for the hard work you do, but people need to know what they actually get when they sign up for the place.We will plan to explore other options downtown, cause this place doesn't live up to the name.
Justin Delvasori: In the recent wind storm I be became aware of the cheap build they took for this building. They advocate the view but these cheap single pane glass windows are a safety hazard as well as an aesthetic eyesore. They never clean the windows like competitors one or two light, nor will they fix the window electronics that “prevent or help the windows from fogging/frosting.” Nice office staff but they’re liars too. Used to love it here but can’t wait to ditch this hole

My move out experience was simple, no excessive charges or nitpicking although I do take pride in how I vacate. Our experience at The Grand really set the bar high & I miss this place & their staff already!UPDATE: I have officially moved into my new apartment & I absolutely LOVE living here! The building is beautifully kept, staff continues to be extremely friendly & helpful. Parking is never an issue. Everything I want is in walking distance. I feel EXTREMELY safe here. There’s not a bad view in this building. I chose my unit, it’s quiet, I cannot hear my neighbors, no riff raff and best of all my first power bill was $25! I made the right choice by moving here. Come see it - it does not disappoint!I have been apartment hunting for over a month now. I’ve looked at 15-20 different places & I didn’t want to rush into a decision. After touring The Grand, I knew I finally found my new home. The building is in a great location & is absolutely amazing! I had a great tour with Hannah, she was very patient, answered all of my questions, showed me several units & was very thorough. When I left I knew I had to apply. The application process was super quick. I am so excited to begin the next phase of my life as an empty nester & I can’t wait to move in!

Before finding The Grand I was extremely stressed moving from a house in the burbs to an apartment downtown while trying to find something extremely dog friendly… but luckily stumbled on this place. Right away the staff was very easy to work with and helped ease my worries while clearly answering any questions I had. My pup absolutely loved the dog spaces and made best friends with management who always seemed to have her favorite treats on hand. From day 1 - I only ever had pleasant interactions with all of the staff and many neighbors who quickly became great friends. Maintenance team was hands down the best and quick to respond to any of my concerns. Couldn’t have made a better choice with this pick.

The MOST animal friendly which we loved and the building was always the cleanest and the team is always quick to responding with anything. The place is immaculate and the staff I interacted with were incredibly helpful and friendly. Love that they have a rooftop turfed dog park and dog spa, living downtown can be hard with larger dogs and limited places to take them out. Great spaces to entertain company too.

Anna Hatfield: I lived here a year and a half. Maintenance was always quick to correct any issues with the apartment. They do a lot of resident events. The rooftop is the best feature of the complex. The gym is really nice but always packed. Walls are really thin and you can hear everything. They will charge you an arm and leg with damages when you move out.
Emily Parker: I was having difficulty with my refrigerator, but maintenance was great in helping to solve the problem and eventually just installed an entirely new fridge. Management also reimbursed me for my groceries lost in the process. Thankful for how they handled the situation!

If we ever need maintenance to fix something, they are there within a day resolving the issue. The custodial staff is incredible too! The conference room is great for studying, the gym is in great condition, and the pool is nice in the summer.

Their turn around for work orders is literally same day!I love all the amenities the complex provides for their residents. Would recommend Beacon Hill to anyone.Pros-Building is well maintained. Everything from the common spaces to the landscaping.-Maintenance is amazing! Quick, friendly, and helpful!-Monthly resident events are always fun and thoughtful-Location-Love my unit itself. The spaciousness, my balcony, large windows that can open, new appliances, large closet, walk in shower, etc.-Communication from staff is great-Had a really positive experience touring. Didn't feel pressured at all by my leasing manager unlike most other apartments I visited.Cons-The compact parking spaces in the gated lot are super narrow and can be difficult to get into-Troost Ave traffic is pretty noisy if you live in a unit facing the street (this might not be an issue if you are on a higher floor)-Finding packages in the mail room is not the best experience. Packages are all lumped together and just organized by building. You have to look through dozens until you find yours. Feels very inefficient compared to other places i've lived but I’m not sure how they could improve this easily.-My unit did not come with a kitchen island like what was shown in my tour for the same floor plan. This felt a bit deceiving. Wish this was communicated before I moved in

Lindsey Colner: I would be very cautious if you are considering moving into these apartments about the noise and thin walls. I currently live in the B11 loft and I am unable to sleep in the main bedroom (the only room with a door) because my neighbors living room tv is mounted on the same wall as my headboard maybe about 5 inches of wall separate us. If the TV is on, which is it everyday until the early hours in the morning, it is crystal clear to hear and impossible to fall asleep while listening to someone else’s tv. In order to sleep I have moved up to the loft area that doesn’t have any door or way to block light. It doesn’t help that the apartment management told me window shades would be installed before I moved in and I’m still waiting for them 10 months later. I find the whole situation very frustrating. I would not recommend and will not be renewing my lease at this place due to the noise in the bedroom and the poor layout of the apartments for such an expensive price.

Camilla Kachar: Best place I’ve ever lived in Kansas City. When I had to move out (moving cities) I honestly was so sad about leaving this apartment. I never had any safety concerns, any minor issue I had was quickly addressed, the management always kept us up to date about any issues or anything that would involve us or our building/neighbourhood. The place is always clean, the apartments are well built and appliances were amazing. I literally am obsessed with this place and I am devastated I have to leave it. I would recommend this place to anybody and everybody!
Anna Boor: Best apartment I’ve ever signed a lease with. Brooke and William made it so easy to get everything signed and ready, helped me understand the process and lease extremely well, the moving process has been seamless, and my apartment is beautiful. Marco even noticed we were struggling with a box and came over and offered to carry it for us. If you’re looking to get a place in Kansas City, this is the spot you want to be!! Meaghan Traxler: This is hands down the BEST apartment I have ever lived in! From the quality of the leasing office staff to the care that is put into making sure residents are comfortable. I have story upon story of the leasing office staff showing kindness to me. One point I was waiting on a phone call and didn’t have a charger so one of the ladies let me use theirs at their computer. I couldn’t speak more highly of this place. This apartment complex was clean, organized, fun, lively, events every month to attend and so many adorable golden doodles live here. Cleaners are their every Monday morning to make sure the hallways are kept well. You can watch the fireworks from the swimming pool on 4th of July weekend and any event that happens at the WW1 memorial. Seriously, if you can only afford a small studio- go for it! Living here is 100% worth it! Buy the parking pass- not a lot of good street parking on the weekends and evenings. I was happy every time I came home to this place. There is a reason they win awards.

The staff here are great and super friendly, and our dog, Murphy, loves getting treats from them everyday! I love the quick response from maintenance and management, and the consistent resident events were a very nice perk after a year of lockdown in the city. I used the gym, pool, roof, grill, and coffee bar all the time.The elevators are probably the quickest in the crossroads and it gave me a lot of peace of mind to live in such a secure building. I will miss living here and how pleasant and easy it was! You cannot beat the north facing/top floor views.

Brooke and Kaitlin are very intentional on creating a welcoming atmosphere and plan great resident events! Also Jason, who leads the maintenance work, is always super helpful — he took time out of his busy schedule to help me drill in shelves as well as mount a TV when I first moved in.The best part of Arterra is definitely the friends I’ve made while here :) It’s an incredible location in the Crossroads Arts District, and also a very safe one. Arterra is also pet-friendly, offering doggy treats and highlighting a pet of the month. My little dudes received the sweetest gift last month when they were highlighted! They are obviously big fans of the apartment building too.Oh, and the rooftop pool! (There’s just so much to love.)
Jen Elder: We can’t speak highly enough about our time at Arterra and their amazing team! The amenities, location, and views are the very best that Crossroads has to offer, but it’s the genuinely caring and fun atmosphere that made it truly feel like home for us. We moved from out of state and were immediately and warmly welcomed. I never expected the team to learn our names, let alone our pets! The building has an intimate, boutique feel - we never felt crowded at the pool/grill/social lounge and we made great friends at resident events. If you want perfect city views, steps to the streetcar and delicious restaurants, and an incredibly responsive building team, then Arterra is your place.

I had little to no maintenance problems and when they occurred they’d be fixed within the hour.The absolute best part is the residents. I am leaving with some very close friends and everyone has a solid sense of community within the building. Arterra is a great place for a young professional moving to KC or someone who is looking for a way to meet friends in the City.Although Arterra is one of the more expensive housing options, you can’t put a price on the socials and close knit community Arterra has to offer.

We could not be happier with our decision to lease at Arterra! Izzi is phenomenal and the few little maintenance issues we had were taken care of immediately! Morgan Beal: The maintenance team here at Arterra has easily been the best part of my experience as a tenant - specifically Derrick. I was recently in a frantic emergency where I needed access to my puppy's vaccine paperwork while being out of town. Derrick came to the rescue on his day off after I frantically reached out to maintenance for help getting the paperwork from my unit. He saved the day for my puppy and I cannot thank him enough!!!!! Him and his teammate, Jason, are always happy to help and have responded to maintenance requests quickly and with a friendly attitude. It has been incredibly refreshing to have a maintenance team that actually gets things fixed AND keeps the tenants updated on any information pertaining to a submitted request. 5 stars and 2 thumbs up for Derrick and his maintenance team!
Anthony Porter: Im very disappointed with their policy relating to noise. If you have a neighbor or anyone In the building that wants you gone, all they have to do is make a few complaints in spite and there is nothing you can do about it. There should be some sort of arbitration or protection against bullies. Just very disappointed in the lack of care I have experienced at this facility.

Andrew was at the property before our scheduled time and was in contact with me to make sure I got there safe. He knew all of the details associated with the unit we viewed, was knowledgeable and helpful when I had questions, and has been in contact with me since about other units becoming available.No doubt 5-star experience.
Molly O'Brien: Finally was able to get ahold of someone to schedule a tour to look at some of the available units. Waited 20 minutes for someone to show up for the tour.. they never showed. Called their office and nobody answered. While I was waiting, I was able to look at some of the reviews of the management, turns out multiple people had the same experience as I did. Could have been a cool place, maybe, but unfortunately the management aspect is really lacking. Which makes me glad I didn’t get the opportunity to sign a lease with them.

I have been trying to call to set up a tour with them for the past couple of days and they do not answer despite me calling during their normal office hours. I also received emails saying that they will contact me, however, I have yet to hear a single word from them. I'm very disappointed because the images of the available apartments online look so nice, but management definitely seems to be lacking.
Joie Wells: I thought these apartments looked really nice online. I called early March about these and it took 3 tries to get through to someone. When I did, they said they had availability in my time range. I talked about a date to come in and set up time. Only for them to be closed. I assumed I misunderstood or got my time wrong. I’ve called back and left messages multiple times to see if they still have availability since then and cannot get anyone to answer or return my calls. I call at various times and different dates. Not sure if they’re at capacity but you could at the very least answer or call back to say that. Hope that whatever is going on for them gets better.
Brooke Carson: Been searching for an apartment for awhile and was so excited to tour with Artisan KC. When I first reached out, I got confirmation emails that I’d hear from them soon. Weeks went by with nothing. So I finally called, had an appointment sent up, was very excited. 30 minutes before the appointment I got a call saying the key to the unit was missing/didn’t work (can’t remember which), and they would reschedule for tomorrow. Trying to be understanding, I happily agree. I arrived downtown very excited to finally see the apartment, met with the touring lady, and she takes me to the second floor. She told me to wait there and she’d be back with the key. I waited 15 minutes and was about to see myself out when she came back saying the key was still missing. This is when I was really starting to become frustrated. She told me she was sorry and they would call me back to reschedule. That was over 2 weeks ago. It’s very unfortunate as I was very excited to see the place and have heard great things, but if this is how they run touring, I doubt it’s a great place to live from considering the management. Very disappointed.
Quartney Taylor: The apartments looked great from the photos so I scheduled a tour. Unfortunately, when I showed up to the building the leasing office was closed and after waiting 10 minutes no one showed up. I called multiple times while waiting just for the phone to go straight to voicemail. I followed up the next day and was told that someone was there (which isn’t true because we would’ve saw each other) and they didn’t use my number or email that was asked for when I scheduled the tour to find out my location or figure out if there was an issue. Extremely unprofessional service and an inconvenience of my time.
The W Podcast: We love Stuart Hall Lofts! They were so helpful with our out-of-state move earlier this summer and did everything they could to help ensure things were ready when we arrived. Gabi at the leasing office has been the real MVP though! She answers all the questions and is so nice.Stuart Hall has a decent Gym, especially when you compare it other apartments/lofts in the area!At Stuart Hall you are right in the middle of everything which is a ton of fun.
Lauren Stokke: I am extremely frustrated with these apartments. Be EXTREMELY careful when dealing with money with them, because they are keeping not only $300 from me, but also the other girl I was planning to live with after denying our application. Our income did not meet the requirements of 3x the rent, which they originally claimed was not a problem, but they then contacted me saying we had 3 days to get a roommate to meet the income. Of course, we were unable to do this, so I am haggling with my credit card company because I do not want to pay a deposit on an apartment I was denied. Their communication is lacking and unclear, and I hope they can adopt more professional attributes. Very disappointed.

Tyler Conover: Artisan KC has been great, I have lived at Emery Lofts for five years now. The location is excellent and the space you get for the price is unparalleled for downtown. The staff, managed by Lauren, is very responsive and if any issues do happen to arise they make sure to fix it within 24 hours. If you are looking to live downtown I highly recommend looking at Emery lofts.

Rafael Jones: Love, love, love living at Stuart Hall Lofts. The location is great and convenient to everything. My apartment is light and bright, very quiet and has great views of the city. The one maintenance request that I had in two years was completed quickly and the guys are great. Not to mention, my leasing representative, Lauren E., is so friendly and helpful.

They respond to maintenance calls super fast which is really important. Lauren Epstein in the leasing office is very friendly and great about addressing lease questions in a timely manner.

Jordan “JG” Gallant: The Power & Light Apartments are great & have nice amenities. Most importantly, their security is top of the line, mainly for one reason… & his name is Ralph. Ralph is tactical & always has the place secured. He keeps his head on a swivel & stays focused, unlike other security guards we’ve seen at other apartment buildings where they do nothing! You can ask any resident at Power & Light & they will tell you Ralph is good at his job & I agree!
Adnan Islam: This place is awesome to live. The staff is easy to contact and very helpful. The location and amenities are great. What made it for us was that the inside of the apartments is nicer compared to other similar complexes nearby.
Kenna Alber: Please note the website is miss leading. There is no hot tub. It was filled in with cement. The pool is broken a lot and often leaks into the garage so make sure to not have parking under the pool. Also the north building has fire alarms go off numerous times a month in the middle of the night due to glitching. Lastly the elevators in the main building are EXTREMELY unreliable and break down often. I personally have been stuck in them twice and once the elevator slipped down a few floors when it stopped. If you have a pet this building won’t be for you. You never know how long it could be just to get your dog outside. I highly recommend looking elsewhere. Worst apartment living experience ever. After the elevators broke due to the people working not knowing how to shut the emergency water off and causing the building to flood and have long term issues that have been short termed fix but caused long term issues for the building and the shortcuts cause daily issues for residents.
Sarah Sipple: We're so happy to be here. Nowhere else has felt more like home! The staff is responsive and helpful (though rarely ever needed), the community is quiet, and the amenities are fabulous! The location is one of the best features, too- a very short walk to a grocery store, the streetcar, restaurants, movie theater, and more. It feels like luxury, but at a similar price point as other downtown spots with less to offer.

The apartments are spacious and modern and the complex has great amenities. The common spaces are very well kept and the pool is perfect in the summer. I live in another apartment complex run by the same parent company and I have zero complaints. I thought moving to Power & Light would be the same but it was an absolute nightmare.
kevinmaster5000: Most google reviews are due to building management asking you to review as soon as you move in, thus overall positive. Building has both structural and management issues, making it overpriced because same service is provided at lower tier buildings.
Andrew: Living here has been wonderful. There are a few things that could be better addressed such as the unfixable leak from the pool, or the smell in the Bridge hallway from time to time that comes from the carpet, or the trash pickup inconsistencies. These are things that should not be issues considering the amount one pays to live here. But those aside the building is wonderful and the staff is very friendly and kind.

The pricing was fair especially w/ all the amenities that are included such as 15 spots guest parking. I compared to the other luxurious apartments in KCMO and P&L Apartments offers way more: sq ft: pricing, personal garage pickup at your door, dog park, pool, hottub, sauna, pet of the month, varies events for residents monthly, media room, study room, and gym. Now that I have moved to Minneapolis, I miss the treatment from P&L Apartments. The apartments are very nice and well kept. I stayed in the north building on 6th floor. I had super tall ceilings, the place was ventilated appropriately. My neighbors were great. Honestly at times I felt like I lived in the apartment complex alone b/c I never heard a sole, the walls are thick. I referred a friend to this apartment complex, she lives in the tower building but she loves it too. In the Tower they usually have elevator issues but P&L Apartments are prompt to fix these issues. I did not really experience elevator issues in the North building. Overall I HIGHLY RECOMMEND if you plan on living downtown Kansas City, MO!

Every time we went somewhere, we kept comparing everything to Power & Light.The apartment has top of the line appliances and fixtures. The amenities are beautiful and elegant. The building has a "Gatsby" feel to it. The 31st floor beacon lounge you can reserve for baby showers, birthday parties, or just for whatever has the best views of the city.The location of the Power & Light apartments is perfect. One block for the grocery store and streetcar. Two blocks from KC Live where we have watched many Chiefs games.Katie and her staff are top notch. Security and the Maintenance team are on top of all your needs.We love it here!!

bhavana purighalla: One Light has been an amazing home for the past two years! AD has been an amazing and wonderful life style coordinator and has always had great events. Some of my favorites so far have been the holiday party the derby day party and just the pool activities every weekend. Another great story from my time at one light was when I got sick and my friends helped me through the two months I was sick..they helped me through it and had a party for me when I was off meds! I love my one light family and I’m grateful for my one light family :)

Randy: The maintenance group truly knows their work. Fast service, very knowledgeable, very analytical in solving my problem. In my case, the solution was not obvious. It took a lot of rationale thinking to drill down and determine the root cause. And they stuck with it discovering some hidden defects and resolved those issues as well. Excellent service and I was impressed! Nice work!Had a chance to experience this group again. They are excellent. Got to me right away and resolved the problem. Great team!These guys don’t walk, they run all day getting things done. What a great group!Always impressed with their work and commitment to getting repairs made quickly!

The Genesis gym is included for free.The market store is downstairs and can be acessed without goingoutside when weather is bad.There is a green roof park on top of the garage ,that our dog loves to play at. The maintenance team is amazing and our dog (Dobby) loves seeing them.The house keeping department keeps the place clean and beautiful. We have lived in downtown for about 5 years now. There is not anything like this place! Your only limitation is how social you want to be!

Sterling Kromas: OneLight KC has been one of my absolute favorite places to live. I just moved here in June and am very grateful for this place. The staff are amazing and attentive to any requests, the amenities are top tier (with possibly the best pool in downtown KCMO), and the location is perfect! With a grocery store on the first floor, complimentary access to Genesis Gym on the second floor, and the KC Street Car that services from union station to the Rivermarket... I don't drive during the weekend.The community here is wonderful, I have made new friends in a very short period of time. The complex has multiple events per month for the tenets of the building and makes it fun and inclusive for all.I face the west side of the city and have an amazing view. I have very minimal issue with noise, however, this may be different depending on the apartment view you have.There is 24/7 security/door service that monitors the entry areas.I have really enjoyed my time in OneLight and would recommend this complex to anyone.

Everyone from the maintenance team to the leasing office is so prompt in response time/requests they have really set the bar high for my future home. Sierra, the property manager, is the absolute best!!I will miss 45 Madison, esp the amazing gym and pool amenities and mostly the awesome people who have made my time here so enjoyable :)

The complex is really well managed and Sierra goes above and beyond to make sure things are taken care of to the best of her ability and the communication is really great here.When I've had maintenance needs they've always been fixed quickly. On top of that the walls are pretty well insulated so when my neighbors throw parties, I really can't hear it from inside my bedroom.Just a heads up, be wary of the parking in the area. My car was vandalized the one time I parked it in guest parking for a couple of nights. These things happen and it's not managements fault, it's just a reality of Westport. If you're on the fence about the parking garage, it is so worth it!

The staff has always been so helpful to any needs I have had, and maintenance issues have always been resolved quickly and satisfactorily. The location is great - walking distance from the Plaza, and just a short drive to everything downtown has to offer. I took a job back in my home state, but will always fondly remember my time at 45 Madison.P.S. if you can snag a unit with a west-facing balcony, the sunsets are dreamy.

She was kind, professional and helped minimize the stress during the moving process. Upon moving in, there were some home cleaning products and wine on the kitchen counter, which was such a wonderful surprise.After moving in, there were several things around the apartment that needed to be fixed. Each time I let Sierra know about the various issues, she helped get the maintenance team on it right away. Ryan Harrington: Way too expensive for the quality. Only good thing was the location if you enjoy downtown life, but still have great accessibility to outside areas.

Collin Higley: Had previously left a one star review and it looks like they had it scrubbed.The only plus about living here is the I-35 access. The cons far outweigh that pro. I've lived here for over two years in two different buildings. 1st unit was great, moved for a better floor plan, and it's been a nightmare since. Shoddy materials and construction have led to flooding and getting barged in on naked in the bath tub by someone that can't communicate with the residents at all due to a language barrier. Led to being out of the unit several days for them to "fix" the issue multiple times that continued to leak into the hall. The security features are trash. Key fobs are junk, constantly have to replace batteries, and have had a new fob that still doesn't work as it should. Garages get broken into because they have no handle on their stuff. They threaten the residents about having video cameras everywhere which is false. Doors are easily ripped open by intruders. Doors don't lock when they should and then get broken completely shut. The gate that's supposed to be secure is hardly ever working, mostly just slams in the wind. Got unruly neighbors that management refuses to take any real action about. I can't recommend living somewhere else enough.

Allyson Braggs: I love this community. I have had nothing but good experiences with the staff and the property. Whenever I have had any issues they are handled fast and properly. The office staff learn your name and smile and really try to get to know you personally. They have also handled COVID well. Masks are required of course, they keep everything super clean, and since everyone is ordering online all the time the lockers have been upgraded - so I never have to worry about my packages. I even transferred apartments this year - and they made that process SUPER simple for me and they were so helpful. I am definitely staying here as long as I can.
Susie Lippert: We love the area but our floor smells horrific. The building mgmt has checked and said it is someone smoking but it has been going on for probably a year now and everything in my apartment smells. I don't have time to move right now but I will be moving as soon as I can.I dont think it is the managements fault and they have acknowledged the problem but I have never experienced this even in buildings that allow smoking.Make sure you walk the building and floor you will be living in before you sign a lease. .

They charged him all sorts of bogus fees upon move out when he is one of the cleanest tenants, always on time with payments, and never had noise complaints.Everything else with the complex is good, but when it comes to treating tenants like people, don't expect it from this group. And to me, liking your management is a serious consideration.

Corey Halderman: I lived at this complex for 2 years. I moved in May 15, 2017 and was told the pool would be open by Memorial Day. The pool did open until Labor Day that year. I still enjoyed my time the first year despite the pool not being open the entire summer. I moved apartments within the complex my second year. I lived in building 5 on the top floor and got experience a sprinkler line bursting in the middle of winter that flooded half the building. A contractor told me it would likely happen again next year. When I told the leasing office I was moving out the agent got snotty with me and they stopped helping me. One example is my key to my apartment and garage didn’t work for a couple days and I had to go to the leasing office multiple times to correct it before it was finally fixed. I moved out and only got $17 out of my deposit of $550 because they had to replace the carpet and clean the apartment. I left the apartment in near spotless condition and even vacuumed the carpet in the bedroom which cost $362 to replace. Keep in mind I was the original resident in this apartment. I would highly advise if you’re going to spend this kind of money to look elsewhere. Unfortunately, this is by far one of the worst renting experiences I’ve ever had.

Traci Meeds: Here's a little background ... I have been a home owner for almost 25 years. Last year, I decided to scale back and rent an apartment. I looked at so many apartments. I had quite a list of 'requirements' that had to be met. Summit on Quality Hill not only met all my requirements, but exceeded them! Bryan helped me with my lease and he has been my 'go to' person ever since, answering even some of my silliest questions about apartment renting. Not only are the front office staff fabulous to work with, but our maintenance crew (especially Josh!) is amazing! They work tirelessly to maintain the complex (this was a brutal year for them with this winter's snowfall, but sidewalks and parking lots were always cleared). This is truly a nice little community within the heart of the city. The office hosts fun events [usually something every month], like wine tasting, pool parties, dog park happy hour, etc. If the dog park isn't your cup of tea, just wait a month and attend the next event! And if I don't know anyone at an event, I can always count on Bryan to be there! If you're a renter, don't miss this great community!

Lisa Keller: I’ve lived at Summit for a little over 1.5 years now, and I’m heartbroken to say I have to leave (work is transferring me out of town)! This location is incredible, and I’ve walked to work every day since I’ve moved here. It’s also within walking distance to the Power & Light District, or a quick drive (or Uber) to Westport or the Plaza. Maintenance is always quick to fix any issues I’ve had, and the amenities are great for the price. I’ve always felt safe walking around the area, too. The leasing office staff know me by name and are always so helpful! Honestly, the worst part about living here is trying to find something even remotely comparable in my new city. Would highly recommend for anyone looking for a new place in Kansas City!
