Independence Mobile Home Park: what do users think?
Nevin Marshall: It’s ok not to bad for a mobile home community
Orpha Detrie: One of the best parks to live. Pat is doing an excellent job managing and keeping the park clean.
Betsy Wilson: My friend lives there in a very nice trailer. Park seems well maintained.
Sumar Kelley: The man here berates and verbally abuses older women. He takes advantage of their age and treats them horribly. It's disgusting. Not sure what lot rent us for because they let trailers fall off the jack and refuses to fix them unless they pay an astronomical fee. Would not recommend living here
Patricia Crump: If I could give the male owner a 0 star, I would!!! I would not let my dog live there, let alone my mother!! VERY HATEFUL, NON PROFESSIONAL, SPITEFUL individual I have ever dealt with!!! If he treats new residents like this, lord, I pray for the community already there!!
Edward Corlew: That's where gma lives
Mike Garzee: 2 stars, just like every other trailer park
Anita Gunn: My mom lives here she just loves it and the managers r so sweet n helpful.i recommend this place for anyone 55 and older. Its quiet.
Kimberly Matlock: Lot rent is to high
William Swain: It was good
Marlon Todd: Very peaceful it seemed
ian paul freely: Residential. I didn't see any tweakers just retired folks.
Wynona Johnson (Annie): I am a CNA and I have a client there
Roy and Kelly B: It seems like a tight knit community rent is awefully high though in my opinion, but the mobile home was really nice .
Kim Sutton: Affordable mobile home parkFamily oriented everyone seems to get along well and they all look out for one another.
Clark Erdahl: Quiet and quaint mobile home park my buddy stays in. Trailers are in impressive condition and very affordable, and management are well meaning people who would rather work with aomeone rather than evict them at the first chance. Neighbors all keep fairly enough to themselves.
Larry Spencer: It was one of the best and nicest moblie home park i have ever seen in my life. Great work
Laya Down: It's not in Independence which is why it's so good here. Blue springs is night and day from the tweak city. No meth in blue springs. No homeless walking around. So mush butter.
Shirley Rupert: Love living there.wish to live there again.
Megon Riedel: Friendly
Phil Povolish: Nice place

Independence's Truman Estates Mobile Home Park: what do users think?
Melissa Burns Urnise: Kamryne the new assistant was so helpful and answered all my questions and made it a pleasant experience!!!!
M Bo: The owners / managers are crooks , they are heartless selfish lier scam artist they are rude qnd scandalous they don't care qbout the mobile homes being safe and sanitary they never fix anything or contact you back and they love to put people on the streets they don't take care of the property the weeds are over 4 ft tall and they are evicting everyone that's been there for a long time they are even forcing people out of their homes that the tenants own and accept emergency rental assistance and still filing eviction with Jackson county after get double what rent was owed qnd doubling it again for late fees , they are grimy qnd scandalous qnd it's nor a place you want to live
Ryan Lambirth: Have lived here going on 4 months now hands down better than most properties friendly neighbors quiet street everyone keeps to themselves unless you start a conversation neighbors watch out for each other and the owners are outstanding with keeping everything up to date
Jared Wilcoxen: I have a friend that lives there. I grew up in independence and the trailer park has been there before I was born. Like 50 years. It could have plumbing issues and there are sink holes. The lots are small , so the trailers are pretty much stacked on top of one another.
Dean Ginnings: Seems weird reading reviews from people that don't live there or no one that lives there has ever heard from
Austin Marsh: This park changed for the better overnight. I cannot wait to see what else they have in store!
Third IV Properties LLC: This place is really coming together thanks to new management.
Logan Moore: Agree with all the other reviews. This place is really making a turnaround. The new sign alone makes this park look better.
Steve: Since new management took over the neighborhood has been cleaned up and feels safer and its much quieter now!
William Drew: Happy to live here. New management is working hard to improve this place and I already thanked them.
xunlei lin: thank goodness new owners actually care about the tenants. they helped fix a leak at my cousins house on the very first day and were friendly to us a lot

Midwest Manufactured Home Community: what do users think?
matthew Dwier: Clean nice room
Poisonous Fog: Great community to live
Brandi Lasure: This seemed very rundown and dark. Didn't feel very safe
Shelly Livengood: Wonderful management and staff great place to live.
michelle cox: Looks a little rundown in a little ghetto and raggedy but I don't know I don't live there
PaperHearts: Wish I could give this place a better review. The staff is friendly, however they never answer the phone at the office. Anytime I had something wrong with my place I had to continuously try to contact them for weeks. The neighbors on the side where I lived is what really drove me out of this place. I had to call the police about 10 times within a year and a half of living there. The neighbors are very obnoxious and will keep you awake at night. We told staff about it countless times and they continued to ignore everyone's complaints. At one point they were even stealing from other peoples lawns. The trailers looks nice, but they are made very cheaply and things break at the touch of your finger. If you guys enjoy listening to teens scream and yell outside, rev up motorcycles all night long, staff that doesn't really care, drunk people coming up to your house and barging in to sit in your living room, then this is the place for you.
Aaron Alvarez: Very expensive. No updates and alot of older homes with no parking. Or sidewalks. Just mobile homes in a park. Nothing special.
Mark Griggs: Immediately/Urgently Replace Management (Denise)is 100% Worthless and Not doing anything for the Property or the Residents/ Community at All!!!! Who is Working & Helping the Residents is (Shay) the Property Maintenance Woman! (Shay) is doing and Performing Extremely Well, (Shay) Needs to be the Manager of Midwest Manufacturered Homes Company/Properties.She is very Response to the residents Needs on the Property & She Tell the Truth & Doesn't Lie about stuff!Truth is the best Resolve & Answer for all involved…….Furthermore! Please! Tear Down the Eye Sore of Unit:109 *Vacant* it is Abandoned & Attracting Wildlife Animals and Cats…Plus! there are (2) Large Raccoons that are Running around and Terrorizing the Property behind Units: 106,107,108, & 109, These Raccoons Need to be Trapped and Removed from the Property!!!!! ( Denise) of Management was made Aware of the Raccoon issues and Never did anything at All…… Please! Help Our Community! We Need Assistance Immediately!!!! Thanks very Much!!!!
Sarah Merritt: Great people
Tabatha Barr: My familys spot
Catherine Raines: This place is getting worse and worse. I use to like it but its gone to hell. Nobody cares office management has to go. She is rude and none helpful. We are leaving and so are a few other people we know. If I was anyone reading this I wouldn't take a second look.
Shelly Campbell-Butcher: Just bought my home was very nice and easy to do!
tyeler wright: Myra and Denise were wonderful! Super easy process and a splendid team. The park is full of decent folk. It's a great place to live!
Juston Harper: Clean, nice and centrally located
Shawn Kinne: Good plies
Brandon Beth: Piss poor management
David DeNoyer, RN: I am glad they have new management, but they still have a long way to go to clean up the neighborhood and improve the quality of its residents.
Dwayne S: Seen a guy almost hit with a truck funny!!
the life of puppets: I live HERE. DON'T DO IT... The yards have been destroyed and not fixed my water has been frozen 4 times and they won't put it under ground where it goes. The Mud omg The mud is awful.i get "o we will fix it "and NOTHING. The last straw really was when they cut my internet line, neither the company that's doing it nor the mgr seem to care ... even when they were told 'hey you cut my line" they LITERALLY JUST KEpT GOING.AND just like that. Boom everyones internet is out.
Charlotte Johnson: Manager was very nice and community was large and clean.

Fairmount Mobile Home Park: what do users think?
mk johnston: Very well taken care of. You can tell the manager cares.Everything in great shape
Ann Gates: This is a small Park but it's not a well-kept part it doesn't mow behind any of the RV trailers and the lots are very small you set practically on top of each other did not have a good experience there
Ph De: Very nice, quiet, well maintained mobile home and RV park. Manager/owner is very straight forward about rules and expectations yet is very personable and helpful. I referred to this place as a small oasis in a quite busy area. The people I met here were very cordial and respectful as well.
steve s: Primarily a mobile home park, but I rented one of the few RV slots for 18 months. great place...owners work hard, everyday, to keep it maintained and clean. good neighbors, very quiet. an oasis in the Sugar Creek area. Definitely recommend for any long term RV slot rental
Phyllis Roberts: I was so impressed with the gentleman's professionalism. He helped my brother and did exactly what he sid he would do when my brother wanted to fill out an application! It's hard to find his ability and gentleness in today's day and age!
Samuel Yanez: Moving into this place has been great.Pretty quietn and private area.Landlords are great and always reply to a call or text.
cindy bean: I rented a space here for 1 1/2 years. It’s a very nice, clean, friendly and extremely quite place to live. Nice location and close to many eating places, stores, etc. The owner/ manager is very nice and helpful and pleasant to deal with. I recommend this place very highly. The space rent is very reasonable also!
Jeffrey Bradley: Well kept and slightly secluded for being in town.Nice people
terri schwierzke: Very nice mobile home park. Like how simple it is. 675 for a two bedroom
Laya Down: Helped aunt Kathy out for paying lot rent and she loves it here when she comes up during the spring
Ben Olson: Moved here rather quickly when I got a new job in Kansas City. The staff was very helpful in getting everything setup. The small size meant that it was always quite and very low traffic. There are a few cats allowed to roam free which made my bird feeder a snack stop for them. Otherwise I would say this is an amazing place to stay either short or long term
Scott Farrand: Clean quite and a very great place to live
Linda Penn: Have enjoyed living in the park for almost three years. Nicely landscaped. Any maintenance issues dealt with promptly. My job required I come and go in middle of the nite and always felt safe. added note: staff have always been pleasant and easy to talk to from renting process through present day.
Jennie Tims: We have lived here for 3 years and have really enjoyed it! Staff and maintenance are prompt to respond and very friendly. Grounds are well kept and the neighbors are amazing! We would recommend this mobile home park to anyone!
Old Tech Man: Dump trashy homes the pictures make the place look way better than reality. Staff was very rude and clearly didn't want my business.
James Anglin (Wes): It's shady ASF. I would not go there at night. Bad neighborhood and hardly any streetlights.
Leroy Messmer: Its the best place to live.
Patricia barnett: Nice

Highland Manor: what do users think?
Sandra Miranda: I actually got approved today for my home in the community. I am super excited. It does look like a clean place to live a safe place to live and also a lot of fun things to do for the children! I had a good experience with Courtney in the office and with Jordan. Nothing bad to say about them at all! We are looking forward to moving in this next week! Driving around the community is quiet and peaceful. It's not trashy at all. And the grounds are well. Kept anyone that says otherwise are not looking at it from an outsiders view!
Dawne Butler: This is a wonderful community and I love living here. I love the changes that the new ownership has made. The dog park, the playground, the basketball court, and the picnic area are all wonderful new amenities and has added allot to this community.
jmcmob: Safe place to live. Excellent response to any questions I have by management. Easy online payment system. Gave my grandchildren extra days at the pool. Diverse and friendly neighbors. Beautiful clubhouse, play area and lake layout. Changes are posted well ahead of time, and usually reflect better or more appropriate services. New homes are being offered by management. We've enjoyed living here for the past 19 years. Thanks a bunch
Anita Nichols: We have lived here in the park since 1983; seen many changes through the years; many different management people; some excellent and some not the best but all in all it is a very good place to live
Marcio Nogueira: Excelente
Nora Phelps: Some really nice places, I even called because I'd seen some for sale or rent. But then I saw cats everywhere and I don't mean a couple I mean 15 to 25 at a shot.
Freedom Flies: I have a friend that lives there. You do have to sign a years lease every year. They don't do month to month.
Brooke Anderson: Renter/Buyer Beware!! Where do I start. The Manager Courtney was rude, unprofessional and dirty. She had food on her shirt and smelled like B.O. All the homes we saw were falling apart and their was a drug deal going on in front of the office on our way out. If you want to live in a trashy trailer park this is it
Micheal Dennis: Visited friends there park got amenities like fishing pond clubhouse swimming pool a few run down trailors but looks like the park is taking care of them and putting in new ones
Mike Foster: A very fine community let's try to keep it that way very safe and sound
Zula Summers: this a great place to move to.
Chris Cruce: Very clean and quiet community, very impressed
Kathy Arnold: I love this place but it's changed we need to put a gate up electric gate up to keep people out this morning at 3 there was five gunshots they got my neighbor's car and house we need to put in an electric gate up at the front to stop all these people coming in and it would help them stop dumping animals here to I'm sure everybody would like to till they start renting trailers till I start renting trailera month the security of that gate please consider this we have a beautiful community let's keep it that way I've lived here a long time trouble didn't start till t they started renting trailers that's when the trouble starts let's get a community meeting together
Liah Ardra: We just moved in but so far loving our new home. The employees have been super friendly and helpful.
Robert Milton: Good community and easy access to the highway
Nicole Vowells: My friend lives her, the 2nd bump from coming into the building still is awful but they finally smoothed out the first one
Arizona Ranger: Awesome place great pool and pond and club house and friendly people hear to.
EDDIE SMITH: Very very clean. Great play ground equipment in working order. They have good paved two lane roads in most of the park.plenty of parking . Nice recreation area with basketball courts.
Russell Polfer: We have a great community and with all of the improvements being made, new families moving here and our park manager working so hard to make our community into the best mobil home park in the world its no wonder the children who grow up here chose to stay after they grow up. (We even have a family that's lived here for five generations).
John Smith: Management has no authority to approve anything. Current residents get ignored and in some cases threatened with physical violence and getting kicked out without any causes. Reaching out to the community manager will only bring more grief. And now we have the community manager asking people if they have cameras on their home. Why would someone tell you if they had cameras after you are threatened with physical violence?
kim detel: Happy to hear of the new mgmt

Hale's Mobile Home Park: what do users think?
Sierra Kunellis: They stole the property and my friend who is living there has to move under last second notice!! smfh. What's wrong with people?!
Candy Thomas: They are no longer Hale's Mobile Home. They are now Truman Estate's. They have been cleaning up the trailer park. They are now working progress right now. And it's starting to look better again and fixing up staff and so forth. They will in near future have a playground for kids to. I can't wait to see what it will look like in a year's time. The new ownership has employees with good attitude's so far. Update on this trailer park they are looking for people to move in their to rent trailers and I'm not sure about buying them to. Anyways they have gotten rid of some of the bad trailers and do tree work and plumbing work underground. They will be putting in soon a playground too. It has improved a lot since they took over. Update new owners are not taking care of the people very good they are kicking the people out of their homes their. They don't keep the place clean like the grass meowed. The person that's supposed to do maintenance their doesn't do nothing their but give the people who live a hard time their. People who are handicapped they give them a hard time and are trying to get them to move out of their homes. They also have problems with having trash pickup every week to? The new owners don't listen to the people that live there. They just give them a hard time.
Jared Wilcoxen: I have a friend that lives in this trailer park. I grew up in independence and it's been there for 50 years . It is a small area the trailers are stacked on top of one another , lots are small .
Blake Atkinson: Good place frendly peaple needs beter park and needs lights out side
Blake Grow: It's a dump
Ken Aguilar: I have good friends who live there and let's just say that if I could pay for them to move. I would
Logan Moore: Park is recently under new ownership/management and they are already doing great work upgrading the community. Excited to see the ongoing improvements. Looks like a great place to live.
Tim Earley: Crowded main road.

Hamilton Trailer Park: what do users think?
Kooki ARMY: I’m trying to find a trailer for my family and I hoping we can get something in this area ☺️
Bellum Dominum: The owner is a really good guy and maintains the property well.
Tammy Godfirnon (Tami): Rude bad customer service and they discriminate against ex felons
Irene West: The owner is friendly and honest. It's clean and there seems to be a quiet atmosphere can't wait to move in!
James Cox: I wasn't accepted due to my application. But would still recommend the place to anybody looking for a place to stay. The owner was a very nice person, and the property well kept
Dallas O'Neil: Real good place to live
Jackie Assface: Sucked a lot there
Rhonda Sams-Stroble: Great trailer park
Craig Hawkins: Nice place to live
William Cowan: Found out there were people using my camper without my permission, and I was the one who was in violation, they let the people come and go as they please.
Darla Muehlmann: It is usually quiet and everyone watches our for everyone else..
Holly Miller: Cheapest lot rent in town
Shannon Starshinesis Edwards: Cheap lot rent
Laya Down: Sister Kathy lived here and they don't tolerate nonsense which is good because at last train park off liberty they cook meth and bring unsavory characters around
Justin Hamilton: Family-owned RV/trailer park. Permanent or temporary rental spaces. Very reasonable rates!
Amethyst Workman: We recently stayed at this park for a month while passing threw to see some friends. Which our friends live in the park and referred us to stay here. Who clamed this is the best Trailer Park in Sugar Creek Mo. so we had to see for ourselve. We were not disappointed there is a lot to do around that area and we were very happy how things went! Rates are reasonable and would recommend to a friend

Independence Station: what do users think?
Ally Rudolph: Horrible roads, trashy looking houses, lot rent is way to high and goes up every year, parents don’t supervise their rude unruly children, broke down cars everywhere, what’s the purpose of signing a lease agreement if they don’t I force the rules!
Chris Ellington: Haha. What a joke this park is. I've emailed 3 times in the last week with no response. I have a down payment of $20000 ready to buy and they won't contact me back. I want pictures. I want details about some used homes to be ready when I come into the city. I think I'm going to have to go elsewhere. Oh my. I've just scrolled through other reviews. If it is as bad as some of these people say, I think I dodged a bullet here. Especially with the canned, cut and paste responses. Actually, I've heard about them jacking up lot rent every year without any improvements and was willing to overlook that. But, nah. I respectfully decline..
Tissha Turner: Independence station in Missouri would be a great place to live if they didn't allow people with violent warrants to live there like the renter lance wall has a girlfriend living at his residence Amanda Son who has outstanding warrants for domestic violence. I've informed the office about this and the fact that they have a almost 100 pound dog there with no shots at all but the office doesn't seem to care. 21608 east 3rd street drive. Allowing this at your park is putting everyone in the park in danger
Serrina Lyn: Holy over priced batman! If you can afford one of these trailers you're farther ahead to buy a house, your mortgage would be tons cheaper. Granted they're nice places but holy cow!!!! $1100+ on monthly rent and then still have to pay for all utilities. No thanks.
Blake Holt: I will first come out and say that Independence Station is a decently quiet place to live. HOWEVER, the roads are complete and utter garbage. They hike the lot rent YEARLY with little to no show to where the money goes. (It sure as hell doesn't go back into the community!) A volunteer group has started up recently and with community repairs and concerns, are told that any improvements that residents request have to either come out of resident or volunteer group's pockets. (Including cleaning up the trails to the "state of the art" (Yeah right....) tornado shelter. Which I believe is the problem of the park itself!) My husband and I have lived here almost 8 years now and we have seen FOUR (4) community managers come and go. At least 2 of them were fired. And, NUMEROUS associates and office assistants. As for the more recent community employees. They are AWESOME! Debbie, Seirra, Jill, Geoff, and Walker are amazing, friendly, and listen to concerns. They will go above and beyond to help out when they are available and needed! Unfortunately, they are LIMITED on what the regional manager and corporate will allow them to do. Hence, when our home is paid off. We plan on getting the hell out of here! It has progressively gotten worse over time and we are tired of it. The ONLY reason I give them 3 stars is simply because of the current office staff! Otherwise, I would only give 1..
Gregory Jackson: Staff was friendly, they informed of current homes available and walk through a few of the options. I will be looking forward to becoming a resident.
Marcus Meriwether: My super hot pot dealer lives here!
Terrie Ingram: High application fee. They take forever with the background check. You have to call them every day and consider your self lucky if someone answers the phone. For a yes community they sure like to say no. Nice trailer park but definitely not worth what they are asking. Oh who am I kidding.... I really wanted to live there😑
Steven Hitch: Garage sales 😂
Paul Morton: Love the trailer park that my friend and her family moved into a couple of months ago.
Alyssa Sanders: EDIT TO ADD; I have called the resident relations dept several times, you get a recording to leave a message and then get no response, also, it shouldn’t take me calling an out of state number to get my basic lease policies enforced.**Edit complete: I am a homeowner within this “community”, lived here about 3 ish years and things continuously go downhill. Our lot rent is raised annually and the grounds or roads here are not properly maintained. We pay $500 a month in lot rent and cannot see where it’s going. This has been a big issue in the winter time as we have a lot of large steep hills throughout. A lot of the little lease policies that are in place are not enforced unless the manager decides she wants to enforce them. Things such as street parking(we have very narrow roads), off leash animals(only an issue when the particular animal bites, which we have had issues with), to basic things such as the pool being open on time or being shut down multiple times per week for entire days or needing to visit the office during hours of operation and can’t because no one is there. The management here seems to have zero integrity as they do not keep their word( GET EVERYTHING, EVERYTHING IN WRTING if you ignore my review LOL), They seem to like to provide the resident relations number, but you can call and leave 20 messages and get no reply, resident relations doesn’t care either. I regret buying a home in this park 100%, the community owners do not care about your comforts or satisfaction, just their pockets. This has gotten to the point where I have had to consider filing against them in court bcuz they won’t enforce lease policies in THIER OWN LEASE! Literally the manager shrugs her shoulder and says nothing she can do. Take your money and give it to a community that will put back into it and actually cares bcuz independence station doesn’t care about respect, honor, integrity, none of that. When I did rent from them, getting maintenance to fix anything was impossible, I had to hire an electrician that was literally electrocuted in my home. The maintenance staff is nice but the community manager won’t let them do their jobs! They have more interest in maintaining and renovating the office than they do customers who pay $1200 a month to live here. Slumlord capital for sure! Also utility workers bury trash instead of picking it up, this place has turned trashy ghetto
Jamie Wright: I'm waiting to see if I'd be able to move here. My little girls would love it here! They are exceptionally excited about the pool and playground! I think this would be a great and safe community for my girls.
Lisa Price: We've been here for 1 1/2 years. Don't need much done but been waiting on for a year now for a new front storm door because it was bent before we moved in. Nothing seems to be getting done about it. We put it in & maintenance has told manger several times about this
Kevin Ryan “KCLoud816” Treece: Make sure you do a proper inspection of the home before you move yourself and or family. I have seen some pretty horrible mobile homes that have been polished up.
T-Eazy90: We shall see how they handle problemsUpdate 3 weeks later still in the same dump!!! Independence station is run by liars and thiefs! I've been lied to for months now about the black mold issue here and completely taken advantage of, avoid this place the manager is a crook and completely incompetent. Don't fall for any of the lies or false promises. Even going above the management here didn't get anything done.. now I have to pay a lawyer to run this place through the mud, I wish I could give no starsHere we are 5 months into this deal, black mold infestation, unlicensed contractors, false promises, and still not relocated as promised. Now the regional manager dodges calls! What joke AVOID THIS DUMP!!
David Whitworth: Clubhouse is mock up of Southfork ranch
Jessica Drake: I love this place have been here almost a year. The gals upfront are amazing andore than just office ladies. It's peaceful and cozyJessica Carneal
James Carneal: Great management and very friendly people all around! For the year me and my Wife have been here we love it!
Margaret Stroud: Visited friend
Shawn Morris: Place is terrible. Our shed was broke into 3 times and our car once
Khary: Entrance is inviting, landscaping seems to be well maintained but I did see a lot of stray cats roaming around, excessive amount of dog feces around trailers , car parts and whatever else you can imagine behind trailers.
